      So unprofessional from the day they started taking applications hours and day changed weekly. You wouldn’t know until you went up there. It was hard to get in contact with anyone. At one point I signed a form for a tentative move in date for April. It changed, no one called me. They are supposed to update you within 10 days. 3 weeks ago I was called to sign papers for compliance. I was told to put in a savings amount. I told them I can’t remember what was in my account at that time and that we could look at bank statements. I was told to put an amount as long as it wasn’t a large amount. I said what’s in my bank account now is a different amount. I was told to leave everything like it was because it would “open a can of worms”. One of the workers called someone outside of the room. Came back in and said to keep everything the same. 2 weeks ago I followed up with a move in date and via text message I was told “Compliance ended up denying your application for falsifying information hold fee was sent back to you via mail and should be back to you within 14 business days” I went to their location and no one could explain why I was denied. I had to find out who compliance was myself. I emailed and called Reva with no response. Lawsons ridge finally emailed me stating that compliance never reviewed my application and that I do not qualify for low income housing. I asked for someone to please explain why. Still haven’t heard from anyone. I gave these people everything they asked for. I also told them I had owned a home and sold it last year and was told I didn’t have to put it down. It came up that I owned a home and I provided all documentation. I kept following up to see if this would affect me and didn’t hear anything. I know someone who’s a vice president of a Property management company and this is not how y’all are supposed to operate!
      This place is a joke!

      Tiffany (front desk worker) at the Villas needs to be fired or receive an attitude adjustment. She is rude and obnoxious. She lacks any decorum and would rather keep up animosity rather than accept an apology even though I felt none was needed ony part. I clean my dads house and one of his garbage bags broke leaving a trail of garbage. As a courtesy I went to office and let front desk worker (Tiffany) know what had happened . She turned around heading towards a door in the office while stating to me I guess you have to clean the floor. This comment took me back and my response may have been rude or short. After a few words she abruptly told me my father will need to clean it up. My dad is 81 years old taking dialysis 3 times a week. He pays his rent and never complains (I do the complaining for him). This company is a disgrace and should be cited for their practices towards the elderly.

      It's disgusting that Intermark continues to make so much money off of vulnerable people for years and provide them with the worse possible standards of living...false promises...staff at the properties and corporate office do NOT exist. I moved out of The Cooper at Forest Acres March 2023 which they no longer are managing as of April 2023. I have been calling and leaving voicemails weekly since then and no one has gotten back to me. I paid my last months rent in March because my statement showed that it was due but no one said anything until I asked that the last month was paid when I moved in. Its May 15, 2023 and I still haven't received a penny or response.

      Ms. S**** contacted our office on May 15th at 4:38 PM via our company website. There are no records of her call prior to this. Her email was replied to at 4:46 PM by the Director of Operations with confirmation that her refund was processed only a few days after move out. Ms. S**** confirmed receipt and was thankful for the timely response. Ms. S**** also admitted to delays in her mail due to the new construction that she was living in. We have offered to cut a new check and have it mailed to a different address.

      This company is a joke they’re trying to run me out of my apartment by threatening me with a lease violation in return got an attorney for a separate matter. Jan2023 I overpaid my rent Feb2023 I go on RP they still haven’t made adjustments I reached out via phone email and went to one of the sister properties that she’s assigned to and still NADA but sends me 2 different late rent notices with different amounts oh and one of them has eviction filing fees dated 2/3/2023 already added in the rent how so rent isn’t late yet smh this is stressful I’m definitely looking into a civil suit

      Slumlords! Avoid at all cost. Purposely makes you pay for money worth an app, which opened my bank account up to FRAUD. Had to get a police report and close my account altogether. I hadn’t written a check in years, all of a sudden when I used this app to pay rent two duplicate checks for thousands of dollars were cashed.
      They do illegal practices, like make you backdate paperwork on leases, so they can remain compliant.. eventhough you go months without a lease. Then, require you to pay back rent all at once or file for eviction.
      It is going on a month since I’ve asked for my toilets to be repaired (for 48 hours I had no place to relieve myself), and fix a leak. If I could post the pictures of the black mold and leaks on here, I would. They didn’t do anything to fix the mold, just covered it with a board and left a halfass job. They keep promising someone is going to come fix it tomorrow, but tomorrow never comes. My favorite excuse: the plumbers can’t come fix your mold problem because if the rain.       If I could give them zero stars I would. This management company does not care about their residents at all. You can never get assistance with anyone on the phones. They will not return your call. They have you pay your rent and make maintenance request through a residential portal app which is a joke and malfunctions leaving you to pay pay late fees and at risk for an eviction. They don't respond to emails either. They increase your rent and you don't receive advance notices. They can't keep the leasing office staffed and there are apartments that have been empty for months. Black mold in the apartments, old appliances that half work and the crime over the years has really increased. I regret ever moving to this place.

      The office put me on a path that cost me a couple hundred dollars more in my light bills over a few months.

      Our a/c unit went down in March and the office/ maintenance said that our blower board had burnt. They had *********'s Hvac come out to fix it. Our light bills started shooting up. The bill for March year ago was $94.60 and this year was $124.07. April was $90.21 year ago and $133.70 this year. May $96,30 then to $179.45. June $128..13/ $216.06 now. July $118.44/ $175.44 now. ******** Energy had came out on June 30th and said that the heating strip was running at the same time as the a/c was. I was told by maintenance that it's summer time and that bills are high but ******** Energy said that mine are just down right high. The office had *********s hvac to come back out on July 12th 2022 and to check/ fix the unit. I was told that the guy back in March and rewired the relay switch back into the heating strip causing it to run at the same time as the A/C unit. That caused my light bills to go as high as they were. *********s hvac is telling the office they have no record of them coming out and that not responsible for my bills being high and that there is nothing they can do. I have the work order where they had come out and fixed it and the office saying that *********s hvac is the only company they use for the a/c units.
