Built a home with SK Builders in 2022, closed December 30th in 2022. I have a temporary drain ditch running through the entirety of my backyard. was told before closing that once 80% of the homes being built on my side of the road are complete they would come back and fill in the ditch. Over 80% of the road is complete and months back they came and filled in almost every one else's but mine. Have been calling multiple times a week and get no call back. when someone does answer she says she will have someone call back. no one ever calls back. Finally about 2 weeks ago they called my wife and sent someone out to look at it. But ever since then we haven't been contacted back with a resolution nor will they answer the phone. Also have a list of items that needed replaced/fixed that the project manager made me sign and also signed, said they would be back within two weeks of closing to fix/replace said items, and almost a year later and none of those items have been addressed. have a picture of the signed document with both our signatures on it. We have started on our fence to fence in our yard but can't complete it until the temporary drainage ditch is filled in. When we started on the sides of our fence Brandon the now project manager of the neighborhood said the ditch would be getting filled soon. which was almost 5 months ago so we were just going to finish the back when it was completed. now we have both sides of the fence up and are having to wait to finish the back till SK completes the job they said they were going to do. so now the wood isn't going to match colors because we put the sides up in June thinking it wouldn't be long till we were able to do the back since the project manager said it was going to be completed soon. we are also getting hoa complaints because our fence isn't complete.Business Response

I built my home at lot 95 in ******* Park (*** ******* **** Road, Taylors, SC) and had my inspection last December of 2022. There was an issue with the area around the roof where the flashing would continuously come off and the area under the roof around the house didn't have a strip of wood to attach the flashing too (I do not know the correct language here except to say it wasn't done properly). So this summer after spending much effort trying to get SK to address this problem from December through Spring, a bunch of strips of wood were dropped off at my house and are still there today. The wood is just sitting there in a bundle and it is getting warped from the weather though I did have someone move it as it was just sitting in my driveway and I had major surgery in June and could not have a bundle of wood in my driveway with a wheelchair and assistive devices to ambulate. I cannot get ahold of Henry who was my SK contact person (864-********). I called the SK warranty line and left a message. I just cannot seem to get anyone to address this problem and almost a year later I am worried my home that I need to care for as a single woman at 62 might be damaged. It seems no one will help me and I have to advocate for myself as I have no family or significant other to help me out. I wish someone SK would take care of this problem and I have no idea whether I have any damage to my home from this being left unresolved. Can someone please help get SK to come out and make this repair. It should be be a big deal for them as in the grand scheme of things, it should be a situation that could be repaired fairly easily and without much time invested, but I do want my home warranty problem resolved. We purchased our home 12/2022 and were told the ditch behind our house would be filled once construction was done and we have emailed called texted and even stoped the guy over construction over them doing it and nobody will get back to us it’s a liability for us we have small children and can’t access our full yard due to this the rest of the row has been filled up to the house beside of us and us we are the last house so very aggravatingBusiness Response

My wife and I purchased a new home from SK Builders in the summer of 2022. We had our one-year warranty walk through in July 2023, during which 17 items were documented by the SK warranty representative for repairs. Per his instructions, we took off work on August 4th, 2023 when these repairs were scheduled to take place. On this date, 6 out of 17 items were addressed, and 11 were not (see list below). Furthermore, one of the items (master bathroom tub repair) was actually made worse due to painters stepping in it while still wet, and we can no longer use the tub.
It has now been two months since these repairs were scheduled. We have emailed SK Builder's warranty email multiple times, left messages on the main warranty line multiple times, and exchanged dozens of text messages and calls with SK's warranty representatives (Chad and Andrew). In spite of that, we still have 10 of the original items still unresolved, and the master tub issue has also not been addressed. We would like SK Builders to coordinate a date with us in the near future to address these remaining items.

We built our house back in August of 2020. From the time we moved in and currently drainage is completely absent in the back yard and we’re getting multiple houses worth of water in our yard. Water is standing for days and muddy. Our back concrete patio is unlevel and water flows onto and towards the house causing mold and concrete to deteriorate. We have submitted multiple requests to have this address. During our one year walk through they initially stated there was nothing they could do, then after another compliant of the patio flooding they added a smoothing agent to the top layer of the concrete which did nothing and is now chipping up due to the water flowing towards the house and remaining on there for days. We’re demanding that SK installs French drains throughout the yard to divert this water somewhere else to avoid the river and pond we get everything it rains. It attracts mosquitoes and pest. Also the concrete needs to be leveled and sloped away from the house.Business Response

and repair. Then fence and additional concrete was installed.They added a fence and sidewalk. They were told that would not be warranted.

We closed on our home in January. Since then, our bathroom floor, that has been fixed 3 times, it’s completely uneven and has bumps. We’ve been waiting for months on repairs. Our land floods when it rains. Drainage is completely absent and we’re getting 3 houses worth of food in our yard. Water is standing for days and muddy. We have a toddler who can’t enjoy her yard because of this. Our pipes are leaking in the primary bathroom under the sink- they were supposed to fix our concrete prior to closing and fix the siding on our house- the first floor toilet appears to be leaking- the water has an odor and bad taste - the fireplace isn’t working -the hvac isn’t working from the start - there’s an odd odor in the garage - the primary bedroom door to the bathroom isn’t closing -the office door isn’t closing -the tiles in the primary shower are decaying, they haven’t fixed the shower head rings in both upstairs showers - the front door blows open and doesn’t stay shut

I have continued to call and call and have not heard anything from the business about rescheduling someone to actually fix the shower or the additional issues including the vapor barrier code violation and bad install and the odor in the garage as well as a pipe being out of code too- these aren’t just warranty problems they are safety and health problems - I nor my spouse should have to hound these people to fix these issues - they find plenty of people to build the homes they crank out so they can spare people to address this - I am also demanding to have a different plumber assigned to our warranty work given the plumber is almost impossible to contact and we were told we had two other plumbers to choose from who won’t come out because they don’t do warranty work for sk - this is not okay and they allowed leaking pipes to go unaddressed for weeks. This has caused extreme anxiety at the amount of problems that have gone on since closing on this home and the lack of communication and timeliness is not acceptable.

SK Builders built my home & deck & installed my septic tank system. On 9/1/2022 when I had my septic tank pumped out the tech told me half or more of my septic tank was under my deck along with the plumbing & the other tank opening, & if I were to have plumbing issues my deck would have to be removed to access the septic system for repairs. This was news to me all of that was installed under my deck since I had added my deck option prior to construction like I was told to do so by SK’s realtor, Vanessa H*** of ********* Realty. At my house options appt with her at the SK spec house she said SK won’t build a deck over an installed septic tank so make my choice soon, which I did prior to construction, but they built my deck over my septic tank anyway illegally unbeknownst to me until I learned about their deception this past September. Also, while at my appt. with Vanessa a resident came in who was very upset with her because his ARC request for a new deck had been denied by SK. She reminded him he had chosen not to add a deck prior to construction & he knew SK wouldn’t allow it after septic installation so now it was too late, but apparently not too late for my deck. For my septic tank installation SK Builders violated DHEC Regulation code 61-56 Onsite Wastewater Systems #504.3 "Capacity and Design Limits" (4) Access To All Port Openings pg. 98, & also violated the “APPLICATION CHECKLIST FOR PERMIT TO CONSTRUCT A SPECIALIZED ONSITE WASTEWATER SYSTEM” by not giving me the manufacturer system recommendations management sheet. Due to the improper septic tank installation under my deck there’s increased moisture & poor ventilation causing mosquito infestation & wood rot. SK & ********* we’re made aware of this issue 3 months ago & both choose to ignore my request to fix this issue. SK Builders should be held accountable for illegally building my deck over my septic tank regardless of how long it’s been especially since they violated their own policy & my trust in them.Business Response

DHEC regulation code 61-56504.3, is code pertaining to construction of tank itself and not onsite installation procedure. DHEC code for septic is no part of waste water system is to be placed within 5 feet of structure. DHEC does not recognize an uncovered deck as a structure. After review of original complaint and conversations with SC DHEC personnel, customer was notified that this was not warrantable.

“To SK Builders,Your interpretation of the SC DHEC code is inaccurate. You’re saying it only pertains to the septic tank itself, but when maintenance is done on a septic tank it’s AFTER it’s installed in the ground, NOT before. This particular SC DHEC code doesn’t mention types of approved or non-approved structures to have proper maintenance clearance. You violated this DHEC code when you built my deck over the installed septic tank(regardless of structural type), when you didn’t allow sufficient area to enable maintenance service to the baffles and tees in the input section of the septic tank under the access opening, which also includes no access to the septic plumbing. The only access point to the septic tank is through the output end that’s located just barely on the outside of my deck, and the majority of my septic tank is buried under my deck rendering it inaccessible for any maintenance or septic tank plumbing repairs. If any tank or plumbing repairs arise then my deck will have to be removed to access this input end plus this is the end normally accessed for proper maintenance tank cleaning, but mine has to be cleaned out through the output end because of your improper building of my deck, which any reputable online builder site will tell you not to build a deck over an installed septic tank because there’s no access to the tank and it causes moisture issues.Because of your lack of integrity and common building knowledge by building a deck over the installed septic tank, there has been and continues to be moisture issues with my deck causing decay, mold, increased mosquitoes and wasps, safety concerns, which ultimately has limited the enjoyable use of my deck. Basically I don’t go out there anymore unless needed. Based on your instructions after I paid my earnest money, you said if I added a deck I must make this selection prior to construction, which I did at my appt. with your realtor when choosing my options. Adding a deck was a SK option, not a special addendum request, but regardless you don’t build a deck over an installed septic tank. SK thought I would never find out that they had built my deck over the septic tank, but I did!1. DHEC Regulation 61-56 Onsite Wastewater Systems(septic tanks) #504.3 "Capacity and Design Limits" (4) Access Openings pg. 98 states for septic tanks "Openings in the top of the septic tank "SHALL BE" provided over the "INLET" and outlet tees or baffles with sufficient area to ENABLE maintenance service to such tees or baffles.As far as the placement of the tank being 5 ft from the house foundation, how would you even know that mine is 5 ft away? The reason you know is because you purposely built my deck over the installed septic tank without telling me even after you told me that you wouldn’t and couldn’t do this prior to construction. You lied about this just like the other things you promised to me prior to getting my earnest money. The 5 ft placement of the tank has no bearing on the issues that SK has purposely caused.You also didn’t address this part of my complaint. I'm the party ultimately responsible for the care of the septic tank that was installed by SK Builders, and wasn’t given the manufacturer’s recommendations for care of the septic tank and system from SK Builders at any point of construction or at closing or at anytime afterwards.2. Removing the whole deck area that’s covering the septic tank.2. Repairing the damage on the remaining part of my deck.3. This customer is siting DHEC code Regulation 61-56 – this is for Fiberglass Reinforced Plastic Tanks Standard – her septic is concrete. Application checklist for specialized system is for Engineered system, which her system is not. I can provide copies of these if needed.
Our site manager that works with Septic Tanks – did speak with a manager at DHEC. If it was a covered Deck, it would be different. However this is not.

The past two responses from SK in regards to my complaint have had nothing to do with SK lying to me after I paid my earnest money that they “WOULDN'T and COULDN'T” build a deck over my septic tank. I was told by SK Builders that if I wanted to add a deck then I would have to let them know before construction began, which I did just as they asked and told their realtor during my appt. for choosing my home options. Also during my appt. with SK’s realtor when choosing my options, your realtor said I should add a deck with my screened porch because it would add good re-sale value to my home, which I did, and long before construction began to have the septic tank relocated. And then during our appt, a resident, who was already living in a new SK home, came barging in very angrily because SK had denied their ARC request of adding a deck after construction. SK's realtor reminded this resident that SK Builders "WOULDN'T and COULDN'T" build a deck over an installed septic after construction. After this resident had left the office in a huff and threatening that they would build a deck over the installed septic tank regardless of SK Builders denying their ARC approval, your realtor told me this resident knew full well from the very beginning to add their deck option before construction began because the septic tank had to be relocated, and the realtor also added that SK will never approve this resident’s deck request. After I moved into my new SK house this same resident came by my house wanting to look at my deck and said they were getting their deck built over their septic tank regardless of what SK said. At the time I thought I sure was glad I had made my deck option when I was supposed to, but unbeknownst to me at the time I would be dealing with the very same issues that SK had denied this resident’s deck request for.
I also contacted the Greenville county DHEC Environmental Manager about SK Builders building a deck over my septic tank and this is his response in regards to building a deck over an installed septic tank…” As far as a deck over the tank- as long as you can get into to the tank to do maintenance and knowing if you had to replace the tank (very rare) you would have to remove the deck. You do not want the deck over the drain lines though.”
SK knew full well not to build a deck over my septic tank regardless if it’s covered or not because there wouldn’t be proper access to the septic tank, access port openings, inlet tee, outlet tee, baffles, plumbing, and this would cause moisture issues too. They were irresponsible and cutting costs at my expense.
Another deck issue that my buyer broker noticed prior to closing with SK’s foreman was when we were having our walk-through. She noticed that SK Builders had used unacceptable hardware to build my deck with, which would have greatly shorten the life of my deck so she told the SK foreman we wouldn’t close until he redid the whole deck with the proper decking hardware as well as adding a hand railing to the front porch steps. SK’s foreman begrudgingly complied to both requests especially after I talked with the building inspector about SK not adding a hand railing to my front porch steps since it was very high and unsafe without one. The building inspector told me that SK had to add one when the porch was at a certain height because it had to be done up to code. He also said mine qualified and to make sure that SK didn’t add dirt to the outside of the porch foundation to make it look shorter than it actually was because that’s what builders will do to get out of adding a porch hand railing. When I told this bit of info to SK's foreman he was angry that I knew this and said the building inspector shouldn’t have told me this. SK’s foreman did build & add a handrail begrudgingly to my front porch, but he built one that was very primitive and so ugly that I had no other choice than to buy another one at **** ***** and have them install it after closing so that my steps would look decent and be safe unlike what I was getting from SK. If I had submitted an ARC request after closing for a hand railing that looked just like the one SK's foreman had built I know that the SK ARC committee would never have approved it. These are just a few of the construction issues I had with SK, so SK not taking responsibility for my deck and septic tank issue now is just par for the course. If my buyer broker had known that the septic tank was installed under the deck she would have made sure this would have been corrected too before closing. But instead, she and I trusted that SK Builders were true to their word and there wasn’t one speck of septic tank installed under my deck. During this walk-through, SK’s foreman had ample opportunity to tell us the septic tank was under my deck, but he didn’t. All that he did in regards to the septic tank was point out where the opening was on the tank for a cleaning located just barely on the outside of my deck while knowing full well it was only the output access port opening and that the rest of the tank was completely under my deck! He’s the one who built my deck and supervised the construction of my house so he would know that the septic tank was under my deck as well as SK.
SK also didn’t respond about not giving me the manufacturer’s recommendations for operation and maintenance of the system, and the consulting PE’s management plan to meet regulatory requirements as noted below.

So it’s been nothing but lies and shenanigans by SK Builders from the beginning to the end while building my new home, and knowingly taking advantage of a Widow and child. SK Builders will make promises in the beginning before getting your earnest money and after signing their contract they’ll do as they please until you get a lawyer, which I did do for a few other issues that SK caused during construction, and would have on the deck issue too if I had known. SK figured I’d never find out that my septic tank was under my deck or it would be years later and too late for me to do anything about it.

I purchased my home in October 2020 and on Wednesday, November 30th I noticed rain from my ceiling during a thunderstorm. I called SK Builders and Warranty line on 12/30/22 twice, 12/01/22, 12/02/22 twice and left messages with the warranty line and someone named Eddy. I find it very unhelpful and inconvenient to be sent straight to voicemail and not actually speak to someone in warranty. I never get an answer directly and must await a call back because the only way of communicating is leaving a voicemail. After I left a voicemail, someone did send a roof worker to my house without me being present. I know this because I called to confirm when he would come to my home following work. He told me he would send pics of my roof to me via text. He spoke poor English and I was not told what was the cause or the type of fix this was to my roof. The SK warranty associate was the one who needed to contact me, speak with me of the condition and relay any important information. I needed to be present or at least kept up to speed with my home which is my investment! However my ceiling is still cracked from the inside with no response. This is unacceptable and **** poor customer service.
To this day, I have not heard from anyone from SK Builders and I am very unsatisfied. My home is only 2 years old and not having this issue resolved or even a call back to address my ceiling is not okay!!!Business Response

The warranty for this home expired October 30, 2021 through SK Builders. Still, the Roofing contractor agreed to go to home since he could review without going inside. Our understanding repairs were scheduled for December 14. We will reach out to homeowner.

Puchased a Newly Constructed Home from SK Builders January 2022 for 400,000.00
I have Warranty Reported ongoing problems SK has either Ignored, Not fixed or came to my home and did incomplete unsatisfactory , shotty bad and Messy work.
My Roof is damaged and badly gapped shingles and a hole in Roof that they never fixed.
My Lights and Electric in Home turn on/ off Glitching throughout the day
They damaged my exhaust range Hood and the Ceiling where Exhaust hood is installed
My vinyl is buckled
Hardwood Floors squeaks also a couple soft spots in floor in the home
Very Bad Sheetrock and crooked Chair Rail installed in formal dining room
Wrong Color House Vinyl Siding and Garage Doors as well as wrong Master Bath floor and soap ceramic tiles installed by SK,
When i bought this to SK attention during construction of the Home. I was told they werent going to change my home to the colors I chose and they just swept my complaint under the rug. ( BREACHED CONTRACT )Business Response
