I have a major leak from my roof. My bathroom ceiling is soaked. It leaks in from the ceiling & also from a light fixture. I called Clayton Homes of Lowell back when we had our first leak & was referred to my insurance since it's water damage. They said they wouldn't cover it. So, we sprayed around where we could. It is still leaking! I called clayton homes of Lowell again & was referred to insurance, again. They came out inspected it & found nail pops, no sealant or bad sealant, soft roof, etc. They will not cover anything due to a "manufacture defect". Now im worried about mold too. I have only had this home 2 years & the roof needs replaced. This is ridiculous for a 2 year old home! I would like to see if you could resolve this before I take things to the next step. Thank you.

I have reviewed the response made by the business in reference to ********* ** ********, and find that this resolution is satisfactory to me.

They had their roofing contractor come out today to re-seal. I will know by this weekend if things are still leaking. My ceiling was not tended to, so I still have the water stain.

Clayton homes has an open case with corporate for me. If things are not resolved, I will be changing my response here.

      Sincerely,

Our roof has a leak. This leak started right after our 1 year warranty ended (December 2022). We contacted Freedom Homes and ***** ********* told us we would have to contact the extended home warranty co. After numerous visits from the home warranty co they stated that the roof doesn't have a leak. We have since had Big Lick Roofing conduct an extensive study of our roof that shows no waterproof barrier was placed before the roof was installed. There are also numerous other things wrong with the roof. Because the home mover that installed the roof neglected to put a waterproof barrier down before laying the shingles we now have a leak in our master bathroom and kitchen. The leak in the bathroom has made our ceiling mold with black and white furry mold. I have been trying to work this out with ***** ********* to no avail. The last time I went to Freedom Homes I spoke with ******* ****** and he stated "Stop coming by. We are not going to do anything about this. If you feel that we are at fault you need to get a lawyer". This how was purchased in November 2021 for $300k. For that kind of money we should not be having to deal with this kind of issue.

Good afternoon, Mr. ****. Thank you for taking the time to share your quotes and documents with us. We have reviewed all of the documents and will not be offering service on your roof. Your one-year manufacturer's warranty expired 11/23/2022. There were no roof issues reported during that time. Homefirst Agency is the holder of your extended warranty policy. They have inspected the roof on two separate occasions through your Home Buyers Protection Policy and denied the claim both times because they felt the roof was property installed and didn't find any issues.

As for the damage to the master bathroom, we don't show that any quote for repairs was requested until March 2025. That is almost 3 years after the warranty expired with no reports of issues. Homefirst Agency did review the initial claim request and denied it because certain homeowner responsibilities and maintenance was not completed per the homeowner's manual. You are responsible for checking and resealing your roof vents annually.

We apologize that we are not able to complete your service request.

I bought a mobile home from Clayton Homes of Snowflake Az which included the property, installation of the mobile home and the mobile home (an all in one package). We moved into the mobile home in April 2025 to discover that the pad for the home was not built to Apache County code (the pad should have at least 6 feet of ground extending out from the mobile home pad then gently sloping down to 10 feet. They did not do this on one corner and I called them on this. I learned 2 weeks ago that the other side of the pad has problems and the mobile is sinking causing the cinder block facia to crack and pull apart. I can not get any response from them so I am starting with you to see if the BBB can help me get some answers before I contact a lawyer and sue. Thank you for your consideration.

*** ********* thank you for your feedback. We're sorry to hear about the issues you're experiencing, and Clayton has committed to addressing the issues with the block skirting. The statement that the foundation has not met Apache county guidelines is not correct--the home and its foundation have gone through multiple inspections and all have passed. We look forward to working with you and our subcontractor to address this concern and return the block skirting to normal.

Bought 2025 Clayton Breeze 16x76, Was lied to almost from the beginning (the price and identical to one on lot). Trailer was placed in mobile home park. The mobile home is falling apart and only built Feb 2025. Outside siding is bowing along with inside walls and floors. Flashing is dented. Back door is allowing rainwater in which can lead to future floor problems. Caulking around sink is coming up. When contacted local Clayton dealer (Killeen TX) have been told "manufacturing problems" on various issues. Local home center came and "fixed" the front door. In doing so put a very large screw on the outside of the drywall. None of the screws match for the hinges. Was told this happens. Decks cost $2500 per local dealer but yet on Facebook the very same decks are listed for less than $800. Manager received $3000 from the mobile home park and once we found about it was told it was for "transportation". This mobile home is literally falling apart at the seams! For over $90K it is absolute worse we have seen built!

*** ********* thank you for your feedback. We're sorry to hear about the issues with your home. Clayton provides a one-year manufacturer's warranty that covers structural manufacturing defects. The facility that built your home has been in contact with you and is working to schedule the repairs to your warranty concerns. Clayton does not dictate the cost for the decks; this is subcontracted labor and we cannot speak to advertisements on Facebook. You are correct that the Home Center receives costs for the installation of homes in the community--the community wants homes on their property but it would cost them more money to install them themselves, so the $3,000 is paid to Clayton to offset the cost of transporting the home. This is ordinary, common practice for any builder to receive when installing any type of home in a community or housing development.

      I have 3 main problems:
      1. LUV homes during the downpayment stage indicated that a clothing washer/dryer combo or a TV was part of the home price. I selected the washer/dryer combo. After I complained about their workmanship on the skirting, they switched their position and claim it was not written in the contract. Since they control delivery of it, I have not recieved what was promised at the beginning.
      2. Skirting workmanship. LUV homes convinced me to hire their contractor directly to prepare the lot for the home. This contactor is also used by LUV to install skirting. Due to the lot preparation not being finished, and the home delivery onsite was premature, the skirting is also installed poorly. LUV homes refuses to address the issue, and simply states the skirting installation is proper. Again, as a consumer I have very little recourse for their stated decision.
      3. Scheduling of maintenance work appears to be vague. There are several reported items growing 30 days old, and I am told it is because the factory needs to replace the vent-a-hood because a light bulb is missing. Seems to be a similar pattern story with this business.

I would like to warn the public that might plan to do business with this entity to ensure that every minor detail that they are promised should be written down.

I would also like to warn the public to never use LUV contractor directly. While LUV homes is convincing that you will save money by directly hiring them to prepare your lot, in the end you have very little ground to stand on if there is an issue between the prep work, and the final product installed. Because LUV is absolved of responsibility for the direct contract work allocated.

Good afternoon! The customer and retail center has been contact. The customer was informed that his dirt and skirting were in the margin of the quality standard expectation. He was also advised he can get with the Manufactured Housing Association. The washer and dryer were not on any sales agreement or on the order for the home. Thank you.

      Customer Answer

      Date: 06/18/2025

Their response to you is why I filed the complaint.  Because we have a different opinion.  From day one the washer and dryer were stated to be part of the deal.  They even offered to give them if I would stop complaining about the skirting.  I guess I have no other recourse than to contact the manufactured home association.

We closed on our house beginning of June 2024. We moved in on August 10, 2024. Since day one we have cracks in ceiling, we have faucets that fell off, we have soft spots on floor in several places, we have broken vinyl siding. We have gone back and forth with the dealer Clayton Homes in Corinth Ms saying the repair guy would reach out, he came one time nailed some trim and said he had to get supplies for everything else and has never been back. The dealer tells you to text him directly you do and no response. You email or talk to dealer they say you are on the list and then never hear back.y wife emailed dealer and they added repair person to email and he never responded. All we want is everything fixed like it's supposed to be and should have been. I feel like we shouldn't be fighting to get these things fixed still almost a year later.

They came out and fixed half the doors in December 2024 and forgot to bring the other half and the farm doors said they would come back out with the rest. This manufactured home is only four years old and the shingles are coming off. We had two roofers come out and each said we will need a new roof in a few years due to the bad installation and shingles. These shingles should be good for 25 years.

      Business Response

      Date: 05/23/2025

      Good morning, Ms. ******.

The 1-year manufacturing warranty has expired. The shingles have a warranty through their manufacturer Certainteed. Since the home is outside the manufacturer warranty, we recommend contacting your homeowners insurance. They will send an adjuster out to inspect your roof. If they deny your claim due to "manufacturer defect" you can email us the report to ********************************** You can also send over the roofers report to that email. Once we receive the adjusters report we will open a case for you and send the report to the plant that built the home. Thank you.

CLOSED with Clayton home in December 2024 .They have yet to finish setting up and completing installation of my home, electric, water or septic tank. I started the application in October 2024 and was approved with no money down. Bret is my seller.Buy it seems from the start he felt some type of way because I got approved for no money down .I told him witch home I wanted and everything I would need because nothing has ever been put on the land. So I would need new construction. So he said he would gather the cost of everything so he could tie it into the loan.I said ok great. So,after speaking with the mortgage company they said everything was being written up they just was waiting on Bret to tell them the total price. And first off,Bret told me he would need $1,000 dollars before a contractor would go and look at my property. Remind you I've gotten approved for no money down. So it's not like I'm just trying to get the contractor to go for nothing. But after he see I wasn't going for that he didn't ask anymore. Just call me and told me that a contractor named Trevor would be contacting me soon. Witch he did. And then was told he couldn't go look or do anything with property until I close. So I said ok,and then once I closed he still haven't seen the property and was still delaying and finally told me to find people closer to me to do the work I needed done. So I did and he would just pay them. Witch was for clearing of the land and house pad. But still didn't see the property until the land was cleared. He paid himself 2400 on top of what the land clearing charge and 1400 onto of what the guy charge to build the house pad witch was my neighbor. So he supposedly is the contractor but haven't put anything together. No electric no water no septic. House just sitting and I'm due to start making payments soon. I'm not sure what they are trying to do but it's alot of money unaccounted for.
