Gave them 1000 dollar down payment on a new home. After site evaluation and appraisal were done the sales person informs us that some of the options we were told were available were not available at all. We decided to cancel the order and just get our money back. It's been 10 months and only have received 200 dollars. They are saying that they do not owe the rest because of the evaluation and appraisal being done. Even though it was there sales person who told us we could get the options we wanted when in fact we never couldBusiness Response

Mr. , We are very sorry to hear of your frustrations, however, once monies provided have been allocated and distributed to closing costs. Those funds are no longer retrievable if a customer decides to no longer move forward with the transaction.

So your telling me that even though it was your sales person who told me I could get what I wanted then was wrong about you guys just get to keep my money? How do you think that is ok? I have multiple text messages from your sales rep telling me that we can get all the options we requested only to then find out we cannot. Again completely his fault not mine.

I went into the Fredericksburg office and was assisted by a salesman named. In our first conversation he told me he would not be doing a lot of work to help with the purchase, I would have to do most of the research and finding land on my own, which I found off putting but agreed to. After doing my research on loans and finding land I wanted to purchase, I went back to Clayton to put a bid in and apply for financing. I informed Jeff that I wanted to apply for a usda loan. After securing the land and picking a house we realized we were out of usda requirements for our area. My fiancé and I decided to step up and take on a FHA loan which meant we now needed a down payment. On top of my fiancé needing to do the clearing for the driveway and house his self and also the decks when the house was delivered. Jeff later instructed my fiancé that we did not have a easement that he said we did before we purchased the land and now a driveway had to be added from the main road over 600 feet away. My fiancé then cleared the land as soon as the permits arrived. While working the construction manager met him onsite and instructed him that he should stop and it would be cheaper and easier for them to finish. He suggested that it would be easier to get a easement from the neighboring property, Something that the salesperson did not even try or suggest. We contacted the owner and purchased the neighboring property because they were interested in selling. After waiting for over a year with only two days of work from Clayton we were then financially pushed out of FHA requirements and was told there was nothing that could be done. My fiancé then found that the usda requirements had been raised so there was still a way for us to get our home. We had to sell one of our cars to make it work but we were willing. Clayton then raised our estimate again to match the highest loan that FHA would offer us. Even though we already have a driveway now. pushing us back out of USDA. There is more.Business Response

After speaking with the Home Center there was several issues that came up on the Construction Project and Financing of the Project. Building Facilities have had to raise pricing several times over the last year, these costs cannot be locked in until the home is online to be built. As well as those costs increasing, we have Land improvements such as wells, septic's etc. that the materials have increased in cost and those costs have to be passed to the customers as we do not make any money off the improvements. Any questions pertaining to the cost of the project would have to be directed to your Lender. Our Home Centers reserve the right to choose not to sell a home if they feel they cannot meet the customer's expectations, because in the end we want our customer's to have a good buying experience as well as excellent customer service.Initial Complaint

Purchased a manufactured home from Clayton homes of dalton ga. Was about 4 months late due to supply chain issues which I understood. I tried to make sure everything was lined up once the mobile home arrived on there lot that it would be fairly fast delivery. Everything was done on my end but mobile home sat on lot for over 2 weeks. Home center knew it was fairly important because the lease was up on our house at this point. Once home was sat on my property we were about another 3-4 weeks waiting on contractors and what not. Never heard of any update unless I reached out multiple times. Once we came in the home and done a walk through we pointed out several things that were wrong and were reassured that everything would be taken care of. We have been living in the home since December 21, 2021 and they have came back and fixed very few things. We have a huge hump down the whole centerline of the trailer where it wasn't leveled correctly. Siding on the whole backside is wavy and there are several pieces that have came loose. A spot on the front porch has the house wrap exposed. The interior trim pieces and countertops are so flawed I can't explain. All in all a horrible experience through and through. I was really hoping since I was buying a Clayton home that the quality would be better than other manufactures but it is not. Several problems with there contractors that they use from stucco, HVAC, setup, and all. I would not be upset at all if these problems would have been dealt with in a timely mannor but the home center nor Clayton corporate doesn't seem to want to do anything about it. They got there money and there done. Be aware with who you deal with. It was bad that one of the contractors told me I shouldn't have dealt with the dalton location for this very reason.Business Response
