$931.92
DUE DATE 06/01/2025
PRINCIPAL & INTEREST $798.80
ESCROW $133.12
Also, I wasn’t told I couldn’t fix a walkway or plant anything. So I ended up moving my plants around and was told that my walkway would be fixed back, and my grass seed would be put back as well. None has been like I was told it would be. ******* ***** was the sells person. She did great work helping me get the home, but after the experience has been a nightmare. Very unorganized and poor communication with the coordination of getting the home ready to move in. I have called the Anderson location and left several messages for ******* at the Anderson office. 864-225-6875. He has not responded to any of my calls and its been since May 2nd, 5th, and so on I have asked about the payment situation as well as everything needing to be repaired. ****** has the list, ****** has been informed. I told them over and over things that needed to be fixed. I was also told the first time we walked through and took my picture it would not be loaded on the website and was and never taken down. A second picture was taken on May 2nd. Claimed they do that now, so they take two pictures when you walk though the home. First time I did not get my keys due to county would not pass till Clayton did the backfill for the yard. And numbers not being on the home the first go around. I want someone to help me. I get no response from the Calyton homes manager and the run around from the rest of the associates at Clayton Homes of Anderson. I have several witnesses of the calls I have made and text I have sent with no help !!

Ms. ***, thank you for your feedback. Both the
project manager and salesperson advised against landscaping because this could
inhibit the final inspection and connection of the electric lines. This was advised to you in text messages. At the final
inspection, there was an issue with positive drainage. Grading is not listed as
a Seller Responsibility on the Sales Agreement. However, the Home Center has
assisted with this, as well as the reconnection of the sewer and water lines.
These items were additional costs that the Home Center paid in an effort to
help get you moved into the home as quickly as possible. Unfortunately, we are
unable to assist with your mortgage payment.Business Response

The construction that they did on my home is unacceptable. Clayton homes has come out to fix leaks on my back porch 3 different occasions and the problem was never resolved every time they would come out. They also put steps to the front porch that were falling apart when they were first installed, they came out to fix them and they drooping once again, and they damaged my actual home when they came out to “repair” The last time I tried to call their number to have something repaired no one ever showed up since they were waiting on my warranty to run out. I’ve never experienced this kind of laziness with a company in my life and after spending well over 30k to add a porch/steps to my home I feel like I’ve been completely ripped off.Business Response

The quality of the home we received from your company is beyond unacceptable.
We purchased a brand new 2025 Farmhouse Breeze 72 model. From the outside, it’s beautiful — the contractors who handled the siding, porches, and foundation did a great job. But the interior of this home is a complete disaster and frankly, an embarrassment.
Here’s a list of just some of the issues we’ve encountered (I have photos and videos of all of this):
Large trim pieces (around doors, entries) are crooked, overlapping, or misaligned. 90% of the smaller trim strips are not even secured to the wall. There are nail holes everywhere, no caulking, no cleanup, especially awful in the bathrooms with white trim. Areas where trim was mis-installed the first time now have visible nail holes and damage left behind. Interior door and window frames are completely unsecured, some shift or wobble if you touch them. The ceiling has holes, poorly finished seams, and rough tape/mud jobs where you can visibly see thick lines across every joint.Door knobs were installed backward on both bathrooms, this caused one to put a hole in our master bath wall. Large visible gaps between the ceiling and trim, sloppily covered with white caulk or mud, looks like a rushed job with no final inspection. Floor has holes, cut marks, & isn’t securely attached to the floor so it is rolling up!
Pex connections were improperly installed throughout the home. We had multiple major leaks that caused water damage. Who knows what kind of hidden damage is occurring beneath the floors or in the underbelly of the home.
This isn't even everything!! We were thrown a home-warming party & so many of our friends / family members noticed visible issues with the home.
Price vs. Quality:
We paid $200,000 for this home. For that amount, we expected a solid, well-built house. What we received feels like a slapped-together unit with no quality assurance, no oversight, and absolutely no pride in craftsmanship.Business Response

Mr. *****, thank you for your feedback. The manufacturer of your home provides a one-year warranty. However, you have 60 days to report issues with land improvements or set-up improvements, such as decks or steps. This warranty period would have expired in December 2023. Additionally, when you reached out to our corporate office in November 2024, and in a previous BBB complaint in March 2025, the steps were not mentioned in your list of concerns.Initial Complaint

Purchased a new TRU home from Clayton Homes and it was a nightmare crime the beginning. The Clayton lot said my discrepancy list of repairs was the longest they had ever seen. So long that they had to defer me to the factory for service. Walls were so crooked and out of square they need to be reseated, doors replaced, they forgot to seal every window and hat to caulk them all. But the biggest problem was the leak from a failed valve behind the shower that was a slow leak that caused water damage. The damage became visible about 4 months after delivery and was brought to there attention. A couple months later they finally send someone out. The valve was replaced and so was visibly damaged panel and strip. I asked the to replace and treat the wet studs damaged from the leak and they assured me that they did. Several months later mold shows up in the ac vents. While cleaning the vents and ac system I find black mold growing through wall behind ac that is a junction with shower wall. I open the panel they replaced and found the source of the mold was the damage they covered up in the wall. During the months leading up to the mold found in ac vent I had pneumonia 2 times and the whole house stayed sick. My fourth child was born 6 weeks early with jaundice my entire house was seeing a chiropractor for back pain, childhood development slowed for my children, and mental health was on the decline. All symptoms of black mold intoxication. We lost our home and had to dispose of all our belongings. EVERYTHING! Insurance sent inspector and called it a manufacturing defect, mold inspection said the same thing. Clayton told us they would do any repairs or monetary reimbursement for their breach of contract and negligence. We lost everything and nearly our lives and they lost no sleep over it. I am a disabled veteran and just wish someone would hold this company accountable. Think twice before giving these scam artist a dime.Business Response

I am rejecting this response because that letter was a bluff by their attorney and hold no bearing to what I was promised and what I was told. This company should no be accredited considering the thousands of people across the internet that had similar warranty claims that we’re never repaired under warranty. This is fraud to take advantage of someone’s trust and say what you are going to do to fix something and only do what is visible. I was told by representative and repair technician all wet building materials would be replaced which included the studs. This was a lie. This is fraud and intent to defraud.

I bought the house is July 2023 I never moved in until January 2024.But was making payments on since October 2023 The 1st month I had 2 water leaks due to loose plumbing the 1st time they sent out their plumber same problem I called my own fixed the problem but not without having damage to carpet and walls asked for replacement wall panels told they don't have any to match they gave me the wrong color and print. I found a hole under my stove. They sent repair man he put a piece of metal over the hole said he would come back never came I called they said the problem was fixed according to repair man. I found patched holes in walls they filled in with drywall and painted over with the wrong color. All my cabinets are falling off the wall gaps in walls and ceiling cracks in ceilings all the trim is coming off the walls still have water damage to both walls because they claimed they could not get the correct replacement color just been one thing after another since I moved. Very cheap made considering I waited 6 months to move it should have been very well prepared given the time it took to set up just horrible I find new things all the time but since the 1 year warranty is out I am stuck paying for there mistakesBusiness Response

We purchased a clayton home and moved into it this January 2025. My mother paid cash for the whole thing plus an additional 4k for the dirt/ yard work. This was after we signed and paid they called for an additional 4k. And we paid it. Now after we moved in the land was not leveled out and/or the drainage wasn't correct because now there are big ruts all over the yard and Clayton homes is refusing to fix it. It's terrible and them refusing to fix it after some lame excuse is poor business when we paid in full plus.Business Response

We purchased our Clayton Home in March of 2022. Although there were some slight issues with how it was put together, including a poorly installed hot water tank, we attributed it to the company we bought the home from. Fast forward to January 2025. We leave our house for about and hour and come back to water everywhere in our house, gushing from the water main shut off valve. The shut off valve had split in two and the water had spewed into our house for over 2 hours until we could get the water turned off at the meter. Because it was the main entrance for the house's water, the outside shut off installed under the house did nothing to stop the flow. When we finally were able to get the water stopped, we called Serv Pro and they came out and dried our house out as best they could. We went through over a month of insurance claims, finding contractors to do work for us, and trying to replace all that we had lost in the flooding. A week before we were to have our new flooring laid through the house and a month after the flooding occurred, we received a
letter from Clayton Homes stating that this valve *could malfunction and they would replace it. Too late for that. Since we have submitted everything to our insurance already, we can no longer add claims. But we have had to replace our dryer due to issues with the water getting into the appliance, and we are currently dealing with HVAC issues. Water got into our duct work and our AC unit cannot cool our house. We sent a letter to the person indicated on the letter from Clayton to express our concern and make a formal complaint. But we have not heard back. We worked hard to afford our home, and now, almost 4 months later, we are still dealing with the consequences of Clayton's manufacturing error. They saved maybe 50 cents on the part, but caused thousands in damages to our home that we are still trying to repair.Business Response

I was seeking to put a home on my land in 2019 and 2022. When I contacted Clayton Homes about a modular, I found that their website says they sell modulars, but when you call them, they try to talk you into a manufactured home--they don't sell modular homes despite what their website/sales information indicates. This year, my sister was seeking to put a modular home on her land. She also called and found out that they pitched a manufactured though she found them by looking for companies that advertised selling modulars. Clayton is drawing in customers by claiming to sell modulars, and then trying to convince them to buy one of their manufactured homes, instead.Business Response
Date: 04/24/2025
****, thank you for your feedback. Clayton sells both modular and manufactured homes. The availability of modular homes depends on geographical area, and can also be influenced by budget and financing, lot size, and other construction factors. The difference between manufactured and modular homes is the building code they follow. All manufactured homes follow HUD building code, while modular homes follow state and local building codes. Some manufactured homes already follow state and local building codes as well, but this varies from county to county. We appreciate your feedback as we strive to ensure that our customers are purchasing a home that best fits their needs.Customer Answer
Date: 05/11/2025
It is interesting that you closed this case. I heard back, responded, and never heard back from the business. This business has been advertising the sale of modular homes for at least 4 years at the Lacy branch, and when someone calls about their modulars, they try to talk people into buying a manufactured home--because they don't have any modulars. If this isn't underhanded, fraudulent advertisement, I don't know what would qualify.
