Unethical business practices!
Went to Clayton homes after applying for financing via the Clayton Homes website which sent me to Vanderbilt, where I was conditionally approved for X amount on January 10, 2025. Great, received a call from one of their sale reps, set an appointment and went found a home on January 24, 2025 valued at 57% of my conditional approval max. After speaking with the rep she reassured me that we would be able to keep the monthly payments under $1500. On January 29, 2025, I received a revised conditionally approval which showed the payments at $1778.98 which I then proceeded to contact the rep to inform her that I couldn't afford those monthly payments she then informed me those numbers were incorrect. After hearing that I proceed l to pay my Earnest money of $2500 on January 29, 2025 after speaking with her. I asked for a break down of charges regarding the moving and setup of the manufactured home on several occasions. Now on February 04, 2025 I received a flat construction cost of $71,000 to move and setup the home which on their website it clear states "The average cost to move and set up a Clayton Built home is between $2,500 and $15,000." Now it's understandable that there are other cost associated with this but even at the max $15,000 per clayton website, what are the fees that cost an additional $56,000. Never received an itemized breakdown as to how the cost to move and setup was as much as the home. They didn't show me comps to assure the cost was standard which, I'm sure it isn't and they Clayton Homes just basically maxed out the total amount that I was conditionally approved for! It didn't take me two weeks to send my $2500 Earnest Money and it shouldn't take two weeks to receive it back.Business Response

When you went to the Home Center you were approved conditionally and the Home Center based everything off of estimates for the land improvements. When your lender called, they went over numbers with her, and she immediately called us saying
that we had increased her home price by $4000 approx. We explained to her that
the add to's were also decreased by $4000, so it created a wash. We do not provide itemized breakdowns of costs as everything is entered into a set contracted price. Clayton Homes accounting audits our loans 6 months after completion, and if there are any over costs then Cash customers are received a refund and customers with lenders, the money would be applied to the back of the loan. As far as the refunds, these process from the corporate office and we ask you allow 7 to 14 business days to process and be sent to the home center. The home center then will notify you when it arrives to be picked up. We apologize we did not meet your expectionations and wish you well in your home buying.Customer Answer

I am rejecting this response because:I had met all the conditions of the conditionally approval. It was the deception on Clayton Homes part which is why I decided not to continue with moving forward and filed this complaint.
How is it possible to send an accurate estimate on land improvements when no one ever came to inspect the land/lot? Also it is generally not considered normal to send estimates for land approval for a mobile home before inspecting the land; a thorough site inspection is crucial to accurately assess the land's suitability and potential costs involved in preparing it for a mobile home, so it should always be done before providing any estimates for land approval.

Zoning compliance: Verifying whether the land is zoned for a modular home.
The sales rep as well as the general manager stated that the cost is standard in regards to moving the home and land prep but had this been true, I would had been informed of this cost during the initial meeting, prior to moving forward with paying the earnest money. Which, I never would have done had I know the cost prior to moving forward!
My advice to Clayton Homes of Elizabeth City is to not decive potential clients as people will do their due diligence and discover that this company tactics are unethical!

We moved into our Clayton home winter of 2023. The refrigerator was replaced winter 2024/January or February. The floor was torn at that time and the Calyton maintenance men, 2 total, explained they would place a work order to order a new piece of transition and measured the piece in place. During this same visit, I showed the men the recessed lights that have not worked since installation of the home, 1 light in the bedroom, and 1 light in the living room. Since this visit, both outlets, 1 in the bathroom at the end of the hallway and 1 in the bathroom in the master bath, stopped working. Both my husband **** and I have attempted to contact Clayton locally where the home was purchased, as well as have made an onsite visit to Clayton Homes, and none of the original maintenance men work there any longer, nor the store Manager we dealt with when purchasing the home. My husband finally reached a lady in the office, ***** *****, who stated she ordered the can lights, the crossover strip for the flooring, and door sweep. She could not order the kitchen drawer and would send someone out to measure prior placing the order. She then stated she would call me or my husband to arrange a service appointment, but this has not happened. We have been trying to work with Clayton to resolve these issues for over a year now, not realizing that maintenance workers and Clayton reps continue to "turnover" and likely our issues are not being managed or taken care of prior to the department turnover. I have an email dated 1/23/25 with ***** *****, and this is the last interaction we have had with Clayton Homes.Business Response

We purchased the mobile home we are residing in from Clayton Homes on 10/27/22.
Clayton Homes recommended to roll Home First Agency as our home insurance and warranty carrier since they would fully cover the home of any damages.
8/17/23 I submitted a work order to Clayton Homes to inspect dips in our flooring around our air vents and a drip I had heard in our bathroom ceiling vent. The work order states that the caulking around our ceiling fan vent was not caulked properly in the first place and they "resealed" it. The work order also claimed that dips in our flooring around our air vents were caused by the home settling and the inspector heavily encouraged us not to seek out removing our linoleum flooring as it was a very normal thing to experience in a new mobile home.
12/18/24 I see mold coming from the bathroom ceiling vent. I call Home First Agency to see if my policy would cover the mold coming out of our ceiling vent and hump in our floor around our floor vent to make a claim.
12/26/24 An inspector contracted with the agency comes out to our home and does their inspection. I notice they took several pictures of my kitchen (but I did not understand why since neither of my claim issues were regarding my kitchen), the floor vent and ceiling vent. They take a moisture reading and tell us they will write up their inspection to deliver to the agency.
1/15/24 I am called by the adjustor and told that my policy will not cover either claim because it wasn’t due to storm or wind damage. The agency reiterated with me their refusal to release inspection photo’s as it is their “work property”
Due to Clayton Homes shoddy craftsmanship and lack of actual repair I now have black mold in my bathroom and moisture in my floors. I have to pay for mold remediation. I have only had this house for 2 years, this should not have ever been a problem in the first place, much less 2-3 years in.

They told me that they would take care of the problems well before the warranty expired. They have been putting me off, now it's been a year and a half. I have a kitchen island and utility room counter top that has raised area on them. I have a scratched mirror in my master bedroom. There's a low area in the kitchen floor. Guest bathroom curtain rod mounted too low. Defective cabinet door in utility room. Ceiling trim pieced together where a full length board would have worked. structural manufacturing defects that are present at the time of manufacturing.
The home center and home building facility have made multiple visits to the home
and have addressed concerns each time. All warrantable service has been
completed and we will be unable to assist further.
You did purchase
extended coverage through the Home Buyer’s Protection Plan, which will provide
warranty service through April 2028. Please keep in mind that this coverage
extends only to structural manufacturing defects. If you believe this applies

The items you listed were not present on your initial walkthrough documentation, meaning they were not reported as defective at the time you took possession of the home. As a reminder, the warranty covers only defects that are present at the time of manufacturing.
If you have documentation from Home First stating that these defects came from the manufacturer and are not the result of wear and tear or deferred maintenance, we are happy to review these documents with the home building facility.

Purchased a home for Clayton in Lumberton, I have numerous texts saying they would fix the issues. They sent bad contractors and all of them did subpar work. My new home has had leaking windows and doors since we purchased. DO NOT BUY FROM THIS COMPANYBusiness Response

When the factory built the home, they did a shabby job on building the floors and now I am left with bad floors in my home. ******* ******** from the factory does not want to take the responsibility of fixing the floors in my house knowing this is an issue that came straight from the factory in the beginning. I have reached out to Clayton Corporate office but have not received any justice. When I did my walk-through, I could not see the issue with my flooring because the issue lies under the linoleum and laminate flooring. Clayton sent out a Contractor who documented everything that needs to be done and gave it to Clayton. Everything was turned over to the factory in Nashville, NC because they built the home. I have spongy & squeaking floors due to the factory not putting enough nails in the floors when they first built the home and now the floors are giving away. I signed an agreement 5/4/18 for them to fix some issues in my house; however, the flooring in my kitchen was not included b/c this was a hidden area underneath the linoleum that has surfaced over time b/c of shabby work. The problem came from not putting enough nails in the flooring when they first built the house. A fair resolution would be to fix the floors in my house as they should be fixed. A fair resolution will be to fix what the contractor wrote up for them to fix. The contractor made them aware of the problem and gave them an estimate of what it cost to fix the floors. I also have a crack in my ceiling they attempted to fix about 4 times and the problem kept coming back because they patched it instead of fixing it like they should. It would be fair for them to fix the ceiling also. **** from Clayton Homes took a picture of the ceiling when he came out 12/5/24 to look at the floors first hand for himself; however, my main focus is the floors. Fixing my floors the way they should be fixed would be a fair resolution.Business Response

This correspondence is in response to your BBB Complaint dated January 24, 2025, concerning a complaint by
Mrs. ***** (*******) ****** ("Mrs. ******") against CMH Homes, Inc. d/b/a Clayton Homes of Rocky
Mount, NC ("CMH"). Mrs. ****** purchased her home November 8, 2016 and the home carried a one year
limited warranty that expired November 8, 2017. In 2018, Mr. & Mrs. ****** sought legal counsel (Batts,
Batts & Bell, LLP) regarding issues with their home. At that time, CMH went and inspected the home on
March 28, 2018 and through Mrs. ******'s legal counsel, a resolution was reached around April 4, 2018. In
lieu of anything they would not accept repairs on, a confidential settlement was entered into and Mr. and Mrs.
****** released their claims against CMH nearly seven years ago.

I been in my brand new Clayton home for 2 years. I have had problems from day one. Over the past 12 months we have had problems with the roof leaking. We had something come fix it and contacted insurance. It is still leaking in different spots.A new home should not be leaking after 2 years. Late August 2024, we purchased a mobile home from Clayton Homes of Knoxville (CHK). Several mistakes along the way that delayed the project, resulting in thousands of dollars we had to pay in terms of short term rent. Finally, the project is on hold because CHK hired someone to provide a service, but this (unlicensed) vendor performed work that they were NOT asked to do. They, the vendor and CHK, expect me to pay for this additional service that I had no idea about. The additional service in question is a french drain, and it's very shoddy workmanship. They'd like me to pay $2200 for an 80 ft long, 6 inch deep, and 6 inch wide trench with a bit of gravel and 4" pipe in it. It was also put in prior to the mobile home so naturally was crushed during the installation. Their claim will be that the drain was required by the state. I challenge that, however, even so, I should have been given the opportunity to negotiate price or find my own alternate vendor. So, now we're stuck paying short term (AirBNB) rent while they hold our home hostage...a home that I paid for in full, with cash, four and a half months ago.Business Response

I feel the public is served better knowing that if they choose to do business with Clayton Homes Knoxville, there is a fair chance that their project will be delayed unfairly and costs will be driven up.

Mold is not covered under warranty at any time. However, as a courtesy to Mr. *******, Clayton has agreed to help him by completing some additional service outside of the warranty period and outside of the warranty coverage. Mr. ******* has been made aware of the repairs that Clayton is doing--the attachment shows a letter that has been read verbally to Mr. ******* and was sent to him via certified mail. Let's start this tail at the end of 2020 we, being my wife and my mother shopped around for a new trailer okay so we went to Clayton and they showed us a brand new trailer brand new then everything was going smoothly and so about a week before closing then out of nowhere they come up with this trailer and took advantage of my mother who has Alzheimer's they charge this twice as much then we would have paid at an interest rate that would make your toes curl I'm not putting this complain up here for me I'm a lost cause I've got a giant hole in my roof I've got cracks in my foundation all this is documented did they do anything to fix it not a thing but you know what if I can stop one person from buying one of these piece of junk trailers that also release formaldehyde during the summer then maybe I can save somebody's life because these trailers are death traps Tell me I don't know where to begin the entire roof is made of 3/4-in plywood the floorboards were uneven we complain about that in the first year at least four or five times the electrical systems were messed up and so much more I told her to do there was a crack in the ceiling and all he did was put some putty over it instead of a dressing the fact that the foundation had done twisted this whole trailer oh and the top it off that brand new trailer was about 2 years old so this is my story from Clayton mobile homes don't buy anything from them they have destroyed our lives and they don't care they have flaked out so hard that our insurance company now wants to digits because they wouldn't fix anything so that's my story and to those people up there at Clayton knew about all this I hope you all can't sleep at night because I know I'm not the only family this got these problems you are taking billionaires money building cheap little homes that don't even have couldn't find a stud amount of anchoring in so you know Y'all got a problem with what I got to see y'all know who I am and I hope that my 10 millionBusiness Response

Good afternoon! Looking back on the history of this customer, in October and November 2021 there was damage due to a fallen tree branch during a storm. The home was inspected by the HC GM at the time, and it was determined the customer would have to file an insurance claim since it was storm damage. The customer did file an insurance claim and was paid out for repairs. The customer does have an extended warranty with Home First Warranty. They can file a claim by calling 1800-804-9389. Their extended warranty expires in November 2025. As for the interest rate, that would be something they would need to discuss with their lender. We have no control over financing.Customer Answer

It doesn't seem justified that we were lied to about the age of the trailer then when all the different parts started to break or crack or sink, when we called the Monroe office multiple times and made sure everything was documented and they would come out and either do nothing and tell us it's an insurance issue or cover up the cracks. It was obvious the trailer was sinking at an angle which cause cracks in the ceiling or the baseboards started randomly popping off but the worst part was they played us along until the warranty was was up then suddenly it's not their fault. ***** wouldn't answer my phone calls nor would anyone address the foundation issue. Now something is wrong with the electrical systems and when I go in the back yard I get electrocuted. I couldn't even pull the breaker on the AC unit due to the shock. I bet I got zapped 7 or 8 times just getting back inside. Now we have been cut from state farm. I did the math and just since I was born we paid them $635,000.000 and they paid out maybe 10 grand. Where's the justice in that. I would be better off saving the monthly payment. We could have a nice house by now but instead we live in a trailer that leaks when it rains and thanks to Bonner dirt contractors causing the water table to drop the whole neighborhood is forming sink holes. It's so bad I contacted the EPA but only to find the corruption runs deep here. I have evidence of forging paperwork from the committee to the EPA but no one will even look. I know about the chemicals buried out here just like wham brake has toxic sludge. I have done my homework and I have names and the actual papers. Nevermind better waterworks just built a "new" facility then the next year gets 11 million dollars for a new treatment plant. Wonder where that went. And after all that we still have toxic water to the point where it is killing people just causing health problems with anybody that drinks tap water or mean it's pathetic Northeast Louisiana utilities has a monopoly on our utilities which is not fair even by a constitutional standards there needs to be an investigation into the EPA dealing with this company I would be happy to turn over any evidence that I have and points you in the right direction to get even more because they forged a lot of signatures and they faked a lot of documents I recall multiple pages where the pH balance of the water was zero I hate to break it but that's impossible minerals break down into the water which cause it to either be acidic or base then they turn around and run straight chlorine through our water system trying to clean it out before somebody finds out but I hate to break it to him I've got a whole neighborhood watch page that has a special chat board dedicated to the quality of our water and it is sad we should be funded for a super fund site. Instead the government gives them more money and to top it off they have the audacity to charge us more for clean drinking water I don't even like the bath in this water nor do I want my pets drinking it I still think it's responsible for quite a few deaths because I know many people that had the same conditions to drink for tap water their entire lives despite thus begging them not to and they all came down with either kidney stones colon cancer prostate cancer or pancreatic cancer. Makes you wonder why they took that big section of woods and made it a game reserve private property but if you look at it from the air there's lots of spots where there are complete dead areas I mean trees grass nothing is alive in these areas. I know this first hand because my grandmother lived right on the edge of this club they dug a ditch right through her yard then they cut off access to the sand dunes which used to be a trash dump then suddenly when all this starts popping up they level it out and destroy the evidence And as the EPA better now here even once to take a look at it not that I'm aware of because I bet if they test the water they would be surprised but nobody seems to care about us we're just another number and a book like stomach experiments no records of what they dumped in the ground but I know my grandfather was the head of the lab that IMC he retired 8 months before the explosion and on his deathbed he told confessions he couldn't give locations but he said that if the government knew what they did everyone would be in jail and that terrifies me because my grandfather was not the man that talks and runs his mouth He's a man that when he speaks you listen hard from that plant then he died from mesophilioma from the asbestos in that plant. Bad evidence is out there and I'm willing to bet you can see it if you just look at the woods because chemicals like that don't leave living vegetation one buried in the ground. Sterlington rouge Monroe Schwartz are just a few of the places he named in theater carcinogenic chemicals used to create flame retardant material if I'm mistaken I think it's the only one in the United States with only one other in the world in Germany because of the toxic nature of these chemicals but you should do math from the time that company changed from Angus to IMC or whichever way went the Mercury level in the rivers went through the roof and so did cases of autism in the area right along with cancer and kidney diseases liver diseases but nobody has the guts to stand up to them well I have nothing left to lose so I say let's open and investigation because there's corruption and it goes all the way to the EPA and quite possibly farther. I have names papers hard evidence of all this just say the word and I'll hand it over but I'm sure you can find it cuz I pull it directly off of the EPA website
