They are treating us terribly, and constantly increasing our rent while others living here are living on subsidized vouchers. We are paying upwards of 2,200 a month and they refuse to provide us with a utility bill. Our water keeps increasing and we don’t know why. One of the people living on a voucher yelled obscenities at me in front of my four year old son. We are going to end up with an eviction because the rent is just too high but we have no choice but to go month to month and vacate. They bought the property and upped the prices and did some really silly things to the property. My son was almost seriously injured on the playground because a part of it is broken and you can’t tell until you lean on it. There is a lot of illegal substance use as well right in front of me in the middle of the day. 4 year old in tow! 2,200 to live in a place with these issues is unsettling.

Our apartment community does not participate in the housing voucher program. All residents have undergone the same screening process to meet our leasing requirements. Regarding utility billing, water and sewer charges are allocated based on the apartment’s square footage and the number of occupants, as outlined in the lease agreement. This information has been communicated to the resident. We take great pride in our community and are committed to providing a high-quality living environment. Over the years, we have made significant improvements, including extensive property renovations, upgraded interiors, new amenities, and a monthly food truck for residents to enjoy. Rental rates are adjusted in alignment with the Knoxville apartment market to maintain fair and competitive pricing. Additionally, we have removed the resident’s month-to-month fees.

My experience with this company has been horrendous and never came of any resolution. I am working on different ways to hold this company accountable for their actions. I recommend others with the same frustrations continue to leave reviews, and contact news media to help spare others from the same expierence.

This building is in violation of several tenant laws and someone needs to take them to court. The roach infestation is completely out of hand, the place is filthy and smells horrible, neither elevator is working and it’s not ada accessible, and they really need to fix the door lock at the entrance so the homeless drug users stop coming inside.

      Brookside Properties, Inc.

      Date: 10/07/2024

The community is treated for pest control on a bi-weekly basis and just completed a full treatment for roaches a month ago. There are no current work orders for your apartment regarding pest issues. There is a working elevator- both are in the process of being replaced inside and out. The community is up to ADA standards. Both entrance doors are completely functional. The community is battling guests leaving the door open for others to enter with lease violations and fines. There is also a security company who monitors the cameras and patrols the community throughout the day and night.

Brookside Properties needs to be shut down!! They are charging tenants for a water main break in a 60 yr old Apt complex and the property manager could care less!! She should be fired ASAP!! There is a cockroach problem complex wide, the grounds and trash cans are never cleaned and the pool is green!! The breezeways are filthy and the list goes on & on!

      Brookside Properties, Inc.

      Date: 10/04/2024

The grounds and trash are cleaned every morning. The pool was green for a week due to filter issues and has been resolved. The community is treated for pest control on a weekly basis & has a quarterly preventative spray, your apartment has not notified the office of any pest problems. The community is working with **** on the pipe break credit. Water only increased about $30 this month.

I am being charged top dollar rent in an old, decrepit building called The Abigail in Knoxville, TN that needs holes in the roof repaired, as well as the ceiling sheetrock replaced after the water leaked down through it onto the carpet of my apartment. Every time I have asked when the roof/ceiling will be repaired, I'm told "we're collecting quotes from roofing companies" for two months now. The property manager currently in office ignores me. I tried to reach their corporate office and what do you know? They have a "full voicemail inbox" so that you can't leave a message, and you can't even reach a live human being to speak to. I will be exiting my lease early if this is not resolved ASAP, and I will NEVER rent from this company again. They are straight up con men.

The current property manager took over in July and has been in constant communication with *******, and other residents, regarding the leak and bids from vendors. One was just approved to proceed but unfortunately can only move as fast as the property owners allow.

I would give a zero it you were able. This is the absolute worst complex and worst management I have ever seen in my life. The place is over run with cockroaches. We had mold in our apartment since we moved in and it was pushed off and never addressed. We went to office with complaints about neighbors urinating down the stairs and out in the yard and were told we were harassing them for complaining. Then we were given a notice that we could terminate our lease early and when we did so they tried charging over $4000 and now want $1900. Do not rent here no matter how desperate you are. It is supposed to be a max of 5 per unit and you have apartments around you with 8 to 10 people in them. Had our bathroom flooded numerous times from people upstairs and instead of replacing anything just painted over the water damage.

      Brookside Properties, Inc.

      Date: 09/12/2024

The apartment's work orders regarding the bathroom leak were completed and maintenance took care of the water issue so mold would not develop. The resident admitted the cockroaches came from a water cooler within the apartment and never reached out to the office after *** ************* treated the unit. The residents moved out without notice, therefore still owing rent and have been sent to collections. They are locked out of the resident portal and unable to communicate with the community that way.

      Jolene G

      Date: 09/12/2024

This is actually hilarious. The work order from our bathroom ceiling being soaked with water about 5 times consisted of them painting over the spot. So if paint stops mold in the ceiling then ok. The mold that was never addressed was in our closet on the ceiling that maintenance was made aware of and nothing was done. As for the cockroaches maybe tell the whole story. They got in our water cooler due to them being in the apartment from the 10 to 12 people you let live in one unit. Get your story straight no one was ever told they came from a water cooler. And I'm sure your records show different because you have deleted any correspondence in the portal to cover your ***. And as far as no notice you sent the email stating we could terminate our lease early. Unlike you I keep documents and pictures to back my story. The manager here is nothing but a useless idiot who should not even be in charge of running a property.

Worst property management company ever and I'm so happy they r gone halaluha and Amen. Disgusting staff and miserable everything for the exception of Kimee F**** *********. I will miss her very much. That Cindy K*** is a misery with no heart. Goes on plenty of vacations while innocent tenants end up on the streets. Please go online and read all the horrible reviews on every review site. 1 star across the board with heartwrentching stories from tenants whose lives were turned upside down by this idiotic company. It's all about GREED AND MONEY. Ascent Asheville . Let the celebration begin and good riddens. Whatever goes around surely comes around in spades. Its called KARMA. ?? ??

We are genuinely sorry to hear about your negative experience with the management team and any distress caused during your time with us. Our goal is always to provide a comfortable and supportive living environment for all our residents, and it's clear that we fell short of meeting your expectations. UPDATE! 09/20/24 WELL Brookside, you have no idea how happy ****** Apartments of Asheville are that u r no longer and gone. ******* came in and saved us. We no longer have to worry about anything including homelessness. No more worry about having to pay for repairs in units. No more $$$$ rent increase. We r finally back to normal. Great maintenance team including Cody and new maintenance supervisor Dillon. You are crooks and karma will find you. Be ashamed of yourselves all of u. Thank God the investors caught on and fired you. You really should go to prison. I hope you dig a grave so deep and crawl in. For the 1 year that u bombarded our Sanctuary and tried to destroy us you should spend many years in jail. Thinking about suing u for the money u took and the pain and suffering u caused. Not being able to sleep or eat. The property manager, the regional manager and the whole office staff should never see an ounce of light nor know any peace ever. Better go on your multiple vacations and spending sprees before you have to pay for what you did and took from the innocent tenants who you hurt so much. Everyone knows what you did. Eventually you will go out of business and maybe find yourselves homeless as u tried to do to us. May the universe forgive you for all your dirty deeds and evil ways. I will pray for your demented souls. Amen

I moved in February 2023 and the apartment complex was taken over by brookside by April or may I went the entire summer 4 months total with no ac I had to fight with them about a tiny window unti as well as my electricity bill so bad they only gave me -a small credit that barely covered anything and was more like a smack in the face after I argued about it for months, I have had constant issues the renovations have issues as well now the siding was messed up and all the sunrooms flood nothing has been done I have a child with severe allergies and breathing issues which the complex is aware of, the ascent which it is called now also takes forever to put a work order in and ignores calls and voicemails and more now I have not been able to use my toilet for 2 months I have emails and everything for records and with a leak I called constantly they did give a credit to the water bill, as well as the water bill they keep stating is over 200 a month for my unit which is not possible and they give no help to see why I was told I can’t even leave without giving a 2 month notice and paying 4 months worth of rent!!!!!!!! The appatment has gnats coming from every where as well as a constant mildew smell and I can’t use many things if I run the water or drains or dishwasher it stinks so bad like sewage and nothing has been done about that either half the amenities are constantly not allowed to be used or have. Time limits on them we just finally have started being able to use the pool everything else the geokeys never work so we can’t use them anyways I’m not sure what’s going on but at this point I have called brook side properties directly for 2 weeks now with no way to leave a voicemail and no one ever answers!!!!! I just want to move I will have to seek out a lawyer to cancel my lease and sue the property if it comes to it I just want out!!! And I pay my rent on time every month never been late!

Mark the star to be able to leave my review but they don't deserve it since they are scammers if they had known I would NEVER go to SOVA.
I went to Sova 11707 Nansemond Pl, Louisville, KY 40245, 07/05/24 to apply for an apartment, 07/17/24 they approved me and sent me the contract by mail, which I answered by telling them that I would not sign without seeing the apartment first they never answered the email or called, then I called by phone they did not answer either so I sent them an email telling them that I was not going to take the apartment. Today 08/07/24 they send me an email saying that I must pay them $350 or they send me to collection. I don't know why they're charging me that money if I don't sign a contract and inform them that I wouldn't rent the apartment. I need help, please.

      Brookside Properties, Inc.

      Date: 08/09/2024

The community never received the email where ** ****** was asking to view the apartment prior to signing the lease. The $350 fee has been removed, as there was a miscommunication, and ** ****** is not required to remit any payment.

      Penelope V.

      Date: 08/14/2024

Regardless, whether they received the email or not, I’m under no obligation to pay any extra fees when I didn't sign a contract or agreed to accept an apartment. It’s quite ridiculous to be threatened to be sent to collections when I’m not associated with this apartment complex, specifically because I don’t believe that they would be able to that that. Thank you for removing this unnecessary fee anyway, since I was not planning in paying it.

Passenger Flats is the new slum of Chattanooga. Lots of drug using going on all over. Health issues with dog poop everywhere. Management refuses to enforce the rule which is contributing to the health and welfare isse at this property. Management is out of touch and is only concerned about the profits not the people. The real owners of Passenger Flats should look and see how terrible the property has become. Brookside Management is terrible. They should have a no star listing because this place stinks (literally of dog poop, pot, and sewer) I am sure with the needles I have seen lately that on property that it is only a matter of time before a child is hurt or there are other issues.

      Brookside Properties, Inc.

      Date: 08/09/2024

** ****** has expressed wanting to break his lease but does not want to remit payment for the fees to do. He has been offered to transfer and does not want to do that either. The community manager is working to remedy the issues raised.

      Scott W

      Date: 08/09/2024

I have expressed wanting to break my lease because the company is in violation of the Tennessee Code Annotated Title 66 chapter 28. They are in noncompliance for allowing drugs to be used on property, having fecal matter in common areas which is a health hazard and numerous code violations such as exposed wiring and receptacles not up to code and many more issues.
I offered to pay my two months' rent for my 60 days' notice and then leave. A move out date was agreed upon. The only disagreement is they want to charge me a two-month fee for breaking my lease. If i was the one smoking dope and leaving poop all over the place would agree that I should pay. I am not the person doing that I am the victim. To transfer me to another unit which is in the same or worse condition would not be healthy for me until they make massive changes here and i am unwilling to risk my life and health because of cooperate greed. I have called to Nashville and requested to talk to someone in upper management to come to an agreement and they will not return my calls. The regional manager Bobby has shown she is inadequate at her position with the company. Let me pay the 2 months that I live here and leave peacefully in September, or we can continue with this nonsense, and I will continue to inform the community and Chattanooga about the dangers they are facing living in this apartment complex.
Just for the record the building is supposed to be secure from people entering the one building is now secured after months of issues. the other building has duct tape holding it together the digital lock in broke and anyone can enter this area whenever they want. (has been broke for months) The tenets in the building are at the mercy of anyone who would rob them or hurt them because upper management is making cuts. I assume so they can finance the bonus they are supposed to get. There is garbage on 3 floors of the same building with rats and maggots and the stench is horrible and the tenets have to endure these conditions. I have pictures and documentation with statements from some of the people living here. They are afraid to complain because of retaliation from upper management.
