    I rented the Smuggler’s Run cabin last month, April 2025. It was the first trip with all my kids and grandkids together. We were so looking forward to this trip. The cabin sleeps 13 people, they literally had THREE dining chairs. The pool water was 64 degrees, according to their maintenance man, so cold the kids didn’t get to use it AT ALL. There was a broken heater vent cover on the floor that three of my grandchildren could get a foot stuck in. There were broken handles on some cupboards and a couple shower doors. The place was dirty. Huge spider webs, spiders, bugs. They did bring us 4 chairs after we called and the maintenance man replaced something with the pool heater. They claim that they did an inspection the day we arrived, if that’s the case then someone doesn’t know what to look for. If this place is privately owned and they are using Cabins USA as a management company, they may want to rethink that. Wouldn’t suggest this cabin to anyone.
    Extremely disappointing for my grandkids.
    Oh and the shuffleboard needs work as well. I do have pictures to back this up.

    Do not stay at these cabins!
    Booked A Romantic Journey. Stopped by to unpack. Tons of trash in the sofa sleeper. Went downstairs and the carpet down there was so trashed! The entire downstairs felt like a dungeon. The parking was terrible.
    Went back to office and they upgraded us..lol..to B and D Hideaway. Let's just say it was not an upgrade. The carpet was terrible! Furniture worn. Needs up dating. Not all hot tub jets worked...maybe 4 jets.
    Kitchen table legs ready to fall off. Bedroom tv not hooked up. No room in Bedroom closet because of Christmas decorations.
    Would have stayed somewhere else if a refund was an option. Never again.
    Only reason 2 stars was given is because of the sweet lady in the office. Her name was *****  Cabins USA update your cabins and remove the carpet! Unhappy guests!

    Terrible customer service. I booked my cabin March 2024 for Jan 2025. The day of arrival they advised me the road to the cabin was inaccessible and if it cleared later the week we could check in to the cabin. So we were never offered to move to the original cabin. The cabin they offered didn’t compare to the one we originally booked. We had to stay a week with raccoons in the vents. I checked on their website a few days ago and they had rented my cabin out to someone else during the time of my stay. And of course the manager didn’t return my call.

    Stayed in cabin until 1/2/25. We checked in on 12/28/24, upon arrival we always check bedding to make sure everything is clean and free of insects. The first bedroom had crumbs and stains. The second bedroom had drugs in the sheets along with more stains. The floor was GROSS as well as the baseboards and fans. We called the office right away at 5:20pm and was told someone will be by. They showed up right before 11pm with the wrong size sheets for US to put on the beds. No comforters. We stayed up till 1 am washing the bedding so our kids can sleep in a clean bed. We were told by the dispatch supervisor that sheets were delivered ONLY as a courtesy. They next day came and it seems that someone came to “clean”. We spent another day vacuuming and mopping so that our kids could relax and play (pictures included). The next day we tried to light a fire outside. The propane tank was empty we called the office again and was told they have no idea when they can have someone out but we are free to purchase a new tank. At this point we washed their sheets, cleaned their floors and now have to purchase gas to use the fire. I asked to speak with a manager, was told multiple times that they don’t have one, in fact I was told by the dispatch supervisor that “I am the one ma’am”. This has been far from a vacation, spent most of the time cleaning to ensure our kids were not exposed to drugs and lord knows what else and the fact that they could care less is absolutely disgusting. Sorry, they offered to reimburse 100 for the cleaning fee (which we never got) and when asked if that was it I was responded with well is your shower working. So the fact that we had drugs in the cabin is totally acceptable not to mention we were told this was a smoke free cabin and we have 2 people with asthma. Reading all the complaints in this site it’s not surprising that drugs in the bed is no big deal. WOW!

    We stayed in A Rocky Top Ridge this past week. It was filthy and had several maintenance issues. Office was notified immediately and was told housekeeping would come reclean. Never showed. I took pictures and we cleaned bathrooms and kitchen and dishes. Went to office next morning and again housekeeping and maintenance notified to resolve issues. Maintenance came at 815pm and fixed everything. Housekeeping never showed up the entire stay. I have been a repeat customer and never had this ever happen. I am appalled at the customer service from Cabin USA. Especially when one of the biggest issues was black mold in showers. That is just lack of housekeeping doing their job. I was offered a free night stay on a three night booking for my inconvenience. Totally unexceptable. I should be getting a refund Especially since we had to clean cabin before we used anything . This cabin was beyond normal wear and tear. I get everything not going to be spic and span, but this was lack of normal housekeeping. This was absolute filth. I was promised nothing but lies from Cabin USA

    We are staying at Pool N Around and have been since Monday. We have had issues since the very beginning, have had numerous in person visits by staff, had to go discuss in person,and not counting the numerous phone calls. To say we are aggravated would be an understatement.
    Monday - cleaners didn't clean well, no sheets left for pull out couch, ice maker not working, and electric fireplace not working in upstairs bedroom. (Main floor)
    Tuesday - brought sheets and changed the beds sheets. That is about how far the cleaning went. That morning the upstairs heat acted weird. We went in person this day about the sheets and to talk things over. Tuesday we had a few maintenance people come. The last person was a tech for that specifically and he said the person that stayed here froze it and that it couldn't be fixed during our stay because fridge had to be shut down and all kind of stuff. I also spoke with Amy about some of issues as well. She was to check back in but haven't heard from her. She mentioned compensation but things get worse.
    Wednesday - our electric fireplace went out downstairs.
    Thursday - pool temperature was even colder than Monday. Only two days we had tried using it. The water felt like river water. Our downstairs unit went out at night. We froze last night and temperature got down to 54 by Friday morning. Pool was supposed to have been looked at , chlorine, etc.
    Friday- pool water no change. Guy came to check heat. He ended up checking over the electric fireplace, didn't attempt to fix. He was going to put order for HVAC people and ended up bringing heater for tonight if they don't come. We ended up losing a whole floor, including movie room, bedroom, pool,and bathroom. He said that the contactor was fried and was replaced. He left by 11 today. The temperature is now 62 downstairs still. They may have sent someone since it rose some but still unacceptable cold.

    We recently stayed in Romantic Evenings that we stayed in in 2017 which then was very nice, clean and well maintained and privately owned…to our surprise this cabin had the same bedding it did in 2017 (we bought a blanket to sleep under), a horrible mattress, broken refrigerator handle, the tiles on the floor of the shower were broken and lose, dishes in the dishwasher were dirty ( it is required to run the dishwasher before departure!). I sent a comment along with our checkout text and never received a response. We will not be staying with Cabin USA again in the future. This is the second time in a year we stayed with them and had issues with cleanliness or how the property has been maintained. Very unclean and not properly maintained!

    Don't rent from them, their cabins are horrible and unsafe. The customer service is terrible and they won't return calls if you have a problem. Our deck was falling down over the mountain side, they only do inspections on their cabins rarely. Beware, go some place else for rentals.

    I wished I had read the Google reviews but I trusted their 5 star rating.
    I am asking for a refund.
    This was one of the worst cabins I have ever stayed in.
    Bed bugs, spiders, roaches.
    Mold that could be seen and breathed in.
    Carpet is so nasty and needs to be taken out.
    Blinds torn down off the windows and pushed under the beds.
    One less King bedroom than advertised. False advertising.
    Shower rods broken and kept falling off the walls.
    Air set on 68 and the temperature was 82 on 3 of the 4 floors.
    These are issues that should be resolved and honestly never happened.
    It's sad to pay high price for a night for a place like this.
    Again, I am asking for some type of compensation. That is way too much to pay for a place with the problem you have with bugs. The roaches crawling up our bodies and running to hide when the lights came on. Brown recluse spiders that is very dangerous. Bed bugs biting. This place should have been sprayed a long time ago and your company taking better care of these homes.
    I hope to see some compensation to say the least.
    Then to see these cabins in better shape.

    We stayed at A Perfect Stay Cabin and wish we hadn't! I had my elderly parents (which this will probably be their last vacation to Pigeon Forge or any place because of their age and health).
    We were so disappointed for paying out so much money to find the cabin in rough shape. Cobwebs everywhere, dirty floors. Our feet were black so we kept our shoes or dark socks on the whole time while there. The window were so dirty and dusty! I actually took pics of part of the windows. There were tiny red/brown bugs inside the cabin. I was laying in bed the 1st night and felt something on my hand. It was a bug! On our last day we fixed a pot of coffee and when we moved the pot there were bugs crawling around!
    I am not one to bash any place or anyone at all, but with this being with my family, especially my parents and was supposed to have been a wonderful vacation filled with wonderful memories, wasn't all wonderful memories! We will not stay at Cabins USA ever again and advise anyone planning to book a cabin, make sure of what you're paying for. The cabin could be such a wonderful and awesome place if it were to get cleaned up and maintained. I forgot to mention that we could not get the main television working the 1st 2 days until someone finally came up and figured out the the cord was bad on it SMH.....
    TOTALLY DISAPPOINTED!
