RENTER BEWARE! The location of the cabin is good as it doesn't sit high on the mountain. Also, the neighbor across from the cabin is very friendly. BUT, there are some issues with this cabin. As soon as you walk in the door there is a smell that hits you in the face! It smells just like mold and mildew! It took us sometime to figure out where the smell was coming from. Finally, we found that it was coming from the downstairs area where the other bedroom was located. While we were down there we also found out that the air hockey table didn't work! We had to close the door to that area and not use it at all.
Scarce amenities so I would bring your anything you can think of if you want to be comfortable. Didn't even have trash bags provided.
I called the office twice and spoke to someone who advised me that a manager would return my call. As of today, I checked out 3 days ago and still NO CALL BACK! VERY DISAPPOINTED!
We ended up paying for a 2 bedroom cabin and could only use one bedroom, and had to make other sleeping arrangements, and paid for an air hockey table that didn't work! Don't waste your money on a company that doesn't value it's customers!

1 starWhen I entered the (non-smoking) cabin it reeked of marijuana and cigarette smoke. I actually looked in the main level bedroom to see if someone was in there smoking because the smell was so strong . Even the bedding was saturated with a smoke smell. The shams on the comforter were stained and looked dirty. I called and Cabins USA said they would have someone come spray. I mentioned I would like to have new bedding as well. No one ever came. My son found a bag of sheets (no top bedding) and a can of odor spray someone had thrown on the porch the next morning. The cabin was not thoroughly clean- the kitchen floor was sticky, the pool had a grime ring around it, curtains and ceiling fans were dust covered, and decks hadn’t been swept. There were limited towels for a cabin with 5br/4.5 bath. So, on day 2 of my stay, I went to wash the towels and the washer did not work. I called and was told maintenance or towels would be coming my way. I called 3 more times and was told that they didn’t close until 11:30 and I would have towels there for 8 adults and 4 children. They never came. The children were bathed using dirty towels that evening. On day 3, I called about the towels and washer again, actually, 9 more calls ended up taking place. I eventually asked did I need to buy towels because we couldn’t go another evening without them. I was told they were short handed and that I would need to go to the main office and pick them up myself- on the parkway at 5:00, taking up a good amount of my time. I called for management to call me back because I was not happy. Management called me back and let me know there were more important things than my towels- people’s air and water. She eventually reimbursed me $300 for my trouble, as she should have because I paid out ***** of hard earned money. What I really wanted was towels that I didn’t have to beg for over a 28 hour period and a peaceful, relaxing time with my family.Review fromQuentin D

1 starI will never go through this place again. I made a reservation at the beginning of April for June 19th through 23rd. I get a call May 28th that the cabin Mountain Trillium has been sold and they no longer have the property and they gave me another cabin at the same price which was Whispering Whiskey. Fast forward to June 4th, I get a call again saying the owner of the cabin has shut down the property for damages on the same dates I originally booked. So in the midst of looking for a new location for the same dates 2 weeks out, I see that they still own Mountain trillium and uploaded brand new photos and it’s booked for the summer. Also, Whispering whiskey is now rebooked June 21st through the 24th, after my reservation was canceled by them, when I originally had the 19th through 23rd. This place has b.s. business practices to blatantly lie about changing my reservation, when the truth is they rented my cabins to someone else right after these “issues” occurred. All they had to say was that they double booked the cabins and could have at least gave me an inconvenience upgrade because they messed up at the last minute instead of given me 2 downgraded options. What’s the point of paying a deposit if it’s not going to hold your reservation and they give it to someone else? I posted this same review on the Cabins USA Pigeon Forge on google with pictures of the b.s. that they did if you want to see proof. 1 starI honestly wish I couldn't submit a star at all that's how horrible our experience was! This company is the **** ***** of the cabins! My Family and I booked a cabin 1/28/24 for a cabin that slept 16,arrival 5/24/24. We arrived at 9:30 pm due to the weather and didn't arrive at the home until around 10pm. Upon arrival, we walked into a cabin that smelled moldy and stale, and the down stairs bedroom was completely flooded due to leaky pipes and water dripping literally from the ceiling and light features directly onto the bed and carpet, and we were also welcomed by a huge FLYING ROACH laying there like they also chipped in to stay. That was 2 full queen beds down that we couldn't utilize and at this point the office is closed so we are forced to sleep any and every where possible. Called maintenance who came out immediately and tried to stop the leak and clean the carpet, but the damage was already done, so he took pics and stressed how he was going to show management everything and will also advise we can't stay! To top it off both arcade style games, neither of them worked . Friday morning, management called at 8:30am apologizing for what happen and offered us a DOWNGRADE to a 4 ******* **** **** ***** ** ** ******* ***** **** ***** ** *** ******** ** ***** ***** ** ******* **** ***** ** *** *** **** ** ** ** ***** ** * ***** Increase and that wasn't something they weren't willing to take a loss on and we couldn't afford to pay it either, we then selected another cabin but that cabin was small and we would have felt crammed. It is now 2pm on Friday, we vacated the other home at 10 am and are unhappy with the one they had available. We inquired about the upgrade again and the manager corrected himself and said it was a **** increase and not ***** we said we would take it, just for management to turn around 10 min later and say it's $*** due to memorial day weekend. What a complete slap in the face, I'm warning EVERYBODY DO NOT rent a cabin through them!Review fromJay L

1 starMe and my family booked a cabin with this company in February like we do every year for the 4th of July holiday week. We get a call first from someone claiming to just "confirm" our reservation and to ensure that we don't exceed the cabins capacity. We have been booking with this company for 8 years so it sounded strange but we confirmed. We then got a call from them the following day saying that the owner sold the cabin, they had another cabin that was available but there would be an extra charge. We asked if there was a discount that could be applied since we were inconvenienced by this. It wasn't our mistake, things happen, we understand. Representative told us no. We would have to pay. We asked about different cabins and finally settled on one that was in our price range, they then stated that they don't do downgrades, they could only up charge. Manager was extremely rude every interaction we had with him. We have been long term customers and expected more from this company but will never be booking with them again. We have a reservation for Christmas, and can't get a refund. Stated that if we canceled we would forfeit our deposit.Review fromJeremy K

1 starHands down the WORST experience I've ever had in coming to the Smokies. We arrived on Thursday to Cardinals Creek II, and had no internet service, as well as no service whatsoever on any of the 5 TV's. We called, and told them, and they said try re-setting the modem, and told us it was upstairs behind the bed. We looked, and looked, and never could find it, so we called back. We were told they'd send someone right out. Well, that didn't happen until late afternoon Friday, and once the modem was finally found, it was behind the wall, and unreachable. Who puts a modem up that high, and hides it behind the wall? To make a long story short, we were there Thursday to Sunday, and never once was able to watch TV, nor access the internet. Lesson learned, I'll never use Cabins USA ever again.
Noteworthy details: Trust me, if you're looking to have a good time, book with someone else, other than Cabins USA.

1 starWe arrived Thursday and rented from Cabins USA. When we walked in it smelled like weed. Our internet and cable TV wasn’t working. We called early this morning to report it. They told us to reset the modem. We searched and couldn’t find it. We called back and told them we couldn’t find it. They said to check the bedroom. We searched all three and couldn’t find it. We called back and they said check the attic. We called back and told them it wasn’t there. They said they would send a tech. At 4:30 a tech finally showed up. He said he checked the house below us and it didn’t have internet. The cabin was rented and the guests were about to arrive. He came on our cabin and searched and searched. Finally he found it. It was next to the ceiling in one of the bedrooms. It had been painted the same color as the wall. He couldn’t reach it and had to get a ladder. He reset it and it still didn’t work. He checked the cabin above us and it didn’t have internet either. They don’t have any cabins we can move to. We are not able to watch TV and really wanted to watch the NCAA games tonight. They should make sure everything works before a guest arrives. Customer service cut me off a couple of times. We will never rent with them again, and suggest you don’t.Review fromRobert M

1 starPlanning on using Cabins USA for your cabin rental in TN be warned they are the biggest scam to exist! We rented Smoky Mountain Memories in January 2024. It’s a 15 bedroom cabin of horror. When you walk in the door and first thing you see is a plywood on the door. Looks like you walked in a crack house instead of a $2,500 a night cabin. To the right is the kitchen, boasting of beautiful long kitchen island and cabinetry. What we found was pans and dishes in the dishwasher with rotting food. To your left is the small the living room (with what look like semen on the chair) and then a door to be able to walk to the porch. Well what a surprise you couldn’t go out to the porch because the door didn’t open. We had an inspector come out and let us know that had been broken since November. When you walk down to the lower level, you see the game room with all the broken games and the indoor pool with algae and debris from prior stays. Also it smells like you walked into a garbage dump! The septic tanks seem to not have been emptied in forever so we have the joy of sleeping with the smell
of feces during the whole stay. In one of the bottom level rooms, there was dead bugs on the window sills. In the upper floor one of the rooms had a leak that would land on the head of the person sleeping in the bed. We had to remove all the bedsheets from every room and wash the sheets. We found hair and stains in the sheets in every room. The whole house needs a deep cleaning. All the baseboards had a huge layer of dust and every corner of the home was just plain gross. To add insult to injury the upper management (Neil, Will and Gustavo) solution was to return the cleaning fee. That’s after calling for 3 straight days. It was really insulting that we had to spend our vacation cleaning and doing laundry to be able to sleep and just be semi-comfortable in the cabin. You can believe all these negative reviews!!! Not just this one! Their website is apparently controlled by them since they didn't post my comments I left there so I'm posting a complaint here.
We stayed at the River Paradise DOG Cabin! Not kidding! Its pet friendly, not people friendly. No need to let your pet go outside when they have 3 floors to pick a spot to go. Pet feces was found in many areas, some only found when stepped in. Too many urine spots to count on the carpet and wood floor. Plus the beautiful woodwork throughout must taste like a delicious dog bone. Want more? Do you like dirt, dust, cobwebs, dirty windows and filthy upholstery? Plenty of that too. How about left over food in the pantry and a coffee filter with 3 weeks of mold on it. I would've loved to use that hot tub too except who knows how long its been out of chlorine and the water smelled bad. Maybe because it was still running?? IDK... Don't go barefoot in the bathrooms either unless black dirty stained floors, tubs (toilets black too) and a cracked floor tile doesn't scare ya. Washing your clothes during your stay? Go down to the river and wash them there. Hot water is not connected to the washer and the stain of overflow sewage at the water supply is there for a reason. Not to mention the aroma it generates for all to enjoy. Oh, be careful with that heater in the downstairs bedroom...we didn't use it since it sounds like it will explode. Go ahead and complain to Cabins USA management...maybe they'll generously refund you your "cleaning" charge. Which, I wonder if the last person who stayed there was charged to a fee to clean? Hmmmm

False advertisement at its finest …checked in on 7/5/23 got to the cabin I booked which was the water log with my two sons to get their minds off of a traumatic event that happened a year ago with them losing their dad, along with my 7 month old baby, we walk in & the cabin stank I immediately start checking amenities all the bathrooms were dirty toilet seats & even inside toilet bowl, wall light switches had dirt stains I actually wiped everything down with Lysol wipes myself and made a 80% difference and we don’t even want to speak on the dirty showers/tub. Get to the bedrooms pillows had stains on them as well as the sheets as if it wasn’t clean but I said maybe it’s just stains so I then go to the master bedroom where I find sex stains on the comforter and the sheets to the point where I took pictures at this point of the entire cabin so I’d have proof if needing to seek legal help after this experience. Floors and ceiling fans were dusty, upstairs there was an old used wash rag hanging from the mantle when you look down to the living room area from the pool table area. Pretty much can tell that housekeeping did the bare minimum and did not change sheets or wash dishes they straightened up but didn’t clean anything! I get to the theatre room couldn’t get the tv or surround sound to work and those chairs had stains as well along with the floors , now being that I have a crawler this really disgusted me that I can’t even let my baby get down on the floor at all throughout the entire cabin due to the filth. The hot tub was yellow and moldy and would not heat up can tell it hadn’t been cleaned the pool was broken the pump didn’t work my kids were then devastated. I reported all of this within the first 20 minutes of me checking in which was right at the check in time at 3pm. Was told maintenance would come and I’d get a call right back & resolution within an hour , time passed hrs passed.
