      We have a tree on our property that is a hazard and extreme dangerous. The dead hollow tree was presented to dr ********************** prior to the closing of our house and they chose to do nothin about it . The tree is now very close to coming down and will damage our room and possible loss of life due to it being in path of our bedroom.       I am rejecting this response because:This hollow tree will fall in the near future and pose a threat to the property and human life. Our master bedroom is in the direct path of the tree when it falls. We have proof we emailed DR ********************** on numerous occasions to remove the tree prior to closing on this property and all attempts were ignored. Once again our safety is at risk and were requesting to have the tree removed prior to extreme damage to our property or worse loss of life.

      DR ********************** installed a 1.5 ton ac unit into our home which is **** sq ft. This is too small an AC unit according to multiple AC contractors that have looked at our home. I filed complaint against DR ********************** and even got our attorney involved. I thought something would happen but they refused even though our home will not cool below 79 degrees on a hot summer day even though all of our blinds are down and worst is that this house originally did not have impact windows so I had them installed after the fact. It still does not help. So I had to spend $12K on windows to hope that our AC would cool to a comfortable temperature. This is absolutely ridiculous that they have not fixed this issue or compensated me for anything. Completely unethical

      I did hire an attorney, however, DR ********************** failed to do anything and said there is no wrongdoing. Ever since construction this "express" home model, they now always put in impact windows whereas w our model failed to. I have multiple expert AC contractors that have mentioned numerous times DR ********************** failed to install a proper size AC unit in regards to size of house, direction house faces, etc.

      I have signed a contract with D.R. Horton ************************************* ******, Texas for 3,60,000. We have not received the closing date yet where it has been almost a year now. We have been receiving emails saying about the estimation date since April every month but that is being postponed every month. The purpose of providing an estimation date is for us to prepare accordingly. But there is no proper expectation set and due to which we are paying our Apt lease on a monthly basis of 1700$ for a single bedroom 550 sqft apt which is very much expensive for us. This is since last three months now and initially we were just paying 853$ for the same apt. We are not even able to travel to our home country to our parents now as we do not know when the closing will be done so that we can finish that and travel.       I purchased a new house from Drhorton CASH. I am a cancer patient. I was told that the unfinished work, defects,etc were all under warranty. I was left as if I was dead. I was the first homeowner. Other houses were not built yet. The old dented doors shrunk all around. The locks did not work. I used the garage to get in and out of the house. The unfinished garage doors have a big gap all around. Greys installed the door with hanging straps at the bottom. Elite Stone or whoever never came out to complete the cement job. The vinyl floor popped out of the cement foundation. A quick fix was done by ************ before I moved in...they promised to take care of it. They never did. It's like walking on biscuits. Master Brand Cabinets installed the kitchen cabinets. Nails were used on the trims. The cabinets are dented at the bottoms because of no support. There were missing trims. one cabinet was just put in place and the countertop was slapped on. The side boards are short. The handyman used glue to conceal the nail heads and big creases. Still waiting for the cabinets to be fixed. The bath tub has huge creases because it was not installed properly. Water gets into the creases, meldew oozes out from the sides... caulking did not help. The second floor squeeks and shakes. The steps were broken...fixed Dec/2021. The overhead light in the kitchen did not work...swollen ceiling. The shingles on the house was short. Whenever it rained, water spilled over the gutter and left a nasty line all around the gutter. The ***** is off...it was never taken care of. The garage and driveway cracked. The garden revealed construction garbage...name it and it was there. The sod had bees. COVID was an advantage to Drhorton, the contractors and sub contractors. Now, I am told that the ten year warranty will cover all that was supposed to be done from the eleven month walk....the guaranteed warranty. Paperwork is passed from hand to hand.. people complaining of not finding information ofw

      Extreme communication issues, along with fidelity issues and quality of work. As homeowner of a new construction house, we closed and entered our home in unresolved status. Work pointed out on both of our walkthroughs had NOT been completed prior to close. Potential fraud on Closing Documents as there were check marks on items that were still unresolved 3 months after close. As homeowners, we were tasked with providing all the areas that were not completed. We spent more than one working day to catalogue and communicate these issues and submitted to the superintendent. The superintendent never responded to our needs. We were repeatedly told at the time of the walkthroughs that we would not be abandoned, that all our issues (as we had NUMEROUS during the walkthroughs) whether or not they were written, would be taken care of after close. They were not and the fact that not everything was written due to the lack of ethical behavior by the superintendent is, without a doubt, the most manipulative and egregious action for a new home builder to stick with new homeowner. We had to wait 3 months for BASIC items in the home to be completed, taking more days off of work. We still don't have communication of timelines for replacement floors, cabinets (which nearly all **************** faces and frames were damaged and reported during both walkthroughs), and grading to our land, which is mostly unusable. We were given a line that our land is within code and signed off, yet we have major gullies (forms a horseshoe in our backyard, holding water, mosquitos, and making land even more unusable each day due to sinking). The side yards are so extremely pitched we lose usability of them too. We have been tasked with managing the communications rather than the company, costing us even more hours of our time. We bought this NEW HOME to not have to deal with any of these issues. It has been an absolute nightmare, with a lack of communication and extreme dishonesty.

      I am rejecting this response because:

      5/25/22 Pre-Occupancy Inspection form, 5/27/22 closing. We immediately reported that the home we entered after close did NOT reflect what we saw in pre-inspection, that there were concerns about potential fraud on that contract. We were told on 5/18/22 during our first walk through that our request to have the yard level would not be a problem. We were fully anticipating that to be corrected at our final walk through on 5/25. It was not, yet checked off and text was added by Superintendent. As homeowners, we have spent the past 6 months working with the City and numerously communications (and an innumerable amount of unanswered attempts)with DR ********************** to get this rectified, as our back and side yards are over-sloped and unusable. We had the City state that the yard plan we have is ONE of the plans that could be approved, not the only. So we have been circling back with DR ********************** for months trying to have them even dump the necessary dirt in our yard and we will do the work. Repeatedly, they have ignored this stating that the plan was approved. Again, it was NOT approved by us, the homeowner, nor at any phase in the process were were informed that our flat 1/4 acre property would be encircled by a moat in the style grading they did, creating several other issues for us! Not once in the building process when we visited our home under construction, was there any time, until 5/18, that this moat design appeared (we first signed our contract on 1/13/22 seeing the property in person and returning several times during the construction process to check progress). Additionally, among the long list of terrible workmanship that has taken 6 months of unprofessionalism to finally rectify, was a completely drywalled laundry room. The water line for the washing machine was completely encased in the wall. While that was rectified, we now have a further issue in the laundry room with an overwhelming amount of heat and humidity whenever the dryer is in use. There are serious safety concerns. Fire as well as mold and pests (we live in *******) are a serious concern with the climate conditions of the laundry room. Attempt on our behalf have been made to yet another DR representative (the 3rd we've been tossed to) and those have also been unanswered. In sum, as brand new homeowners, we have spent weeks of our own time working on trying to get resolutions and resolutions of our brand new home. Prior to filing a lawsuit, we are reaching out to you to see if there can be another mediation solution.

      My wife and I signed a contract to purchase a home in ************ ** during the end of June 2022. The builder is D R Horton. The home was already under construction and they told us the home would be ready as early as Aug. 28th 2022. Since then there has been almost no activity except correcting problems that they have made along the way. The sales agent does not work at the subdivision and although I have made numerous requests to have the sales manager call me, she refuses to call. They will not give me a new closing date and when we talk to the building supervisor he tells me what they are going to do which never seems to get accomplished. My request is that the sales manager call me. Communication is the key to resolving disputes and this company does not communicate with their customers.

      My house was constructed on debris and we are now experiencing erosion in the flower bed. We have our gutters cleaned so there is no reason that we should have this type of erosion. Pictures are attached.

      Hi,I purchased **** with D.R. Hortong Last Year September. ON 11-month inspection review we found few issues and Build is not ready to fix those. The issues are 1.Bedroom #4 , when we walk ,the floor is touching the duck making hitting sound 2.Sump pump pit cap was not fitting properly. No insulation to duck work [ I have attached the pictures]3.Thermostat ( a/c) & sump pump malfunctioning. Sump pump runs many times even 4 or more days after rain 4.Droplets noise in first floor ceiling when we run hot water in hall bath 5.Floor trim has splits @ GR, LR, Loft @ BR #2,3[which we were told to add during 11 months]6.There was a gap between cabinets and walls 7.We saw many dry wall issues in Garage and holes to the column @ House side. Holes to the attic @ 3rd car garage 8, Floor was dipping down when stepped on it @ Great room below electrical sockets 9. Window condensation @ Kitchen window @ Back Yard Door 10.Landscaping issues water getting sagged @ back tap and @ Condenser 11.Vent and light was missed in Living room 12.Two holes missing for oven and microwave installation and brackets were not installed for the oven @Kitchen 13.Cracks for the poured @ basement @ exteriors walls We had walked through and I provided all the details to the Builder's Customer care Manager.

      Its been a year and 13 days since I moved into my freshly built home. Many of my warranty issues have yet to be addressed. Today I received an email dismissing many items that werent even repaired so due to my ptsd with psychotic features I replied and asked that none of the folks from the local office ever come to my home. I asked to deal with someone else at the corporate level for the sake of handling my warranty complaints. Ms ****** took the opportunity to say via email:I have received your call from corporate via email, and the email from **** regarding your warranty items. It is safe to say that based on your response, you have rejected the offer for warranty repairs. We will be closing any tickets that are currently opened based on this refusal. Thank you and have a great rest of your day. I can not believe I bought a brand new fixer upper. I only want my stuff fixed without having to deal with the local office folks that do not respect my time!Theres a huge community group chat here and definitely not enough characters remaining to explain how much success ****** and those that work under her have gotten away with, This sewer smell has also sent me to the hospital once already! Horton has sent multiple professionals to the home and have found no foul odors or issues with the plumbing that might cause such odors. As all work must be reviewed / scheduled /performed at the local level his comment effectively rejects any further work at his home.       Division customer care has never called me.  In fact, for the past ***** months I have only communicated with **** and ******* at customer support and many times did they assure me that someone from corporate would contact me and never has anyone called.  The local warranty folks are rude, disrespectful and frankly I am tired of their dismissive nasty tactics and attitudes.  I did not waive my right to warranty work.  I asked that I wanted my warranty work overseen by someone in corporate.  I have PTSD with psychotic features, and I do not want to put myself in any particular situations with particular people who are incapable of honesty.

      In January 2022, plumbers came and put cameras in my pipes.  In the report they mentioned I had a huge suction issue since my plumbing was installed terribly incorrectly.  I complained about this smell from Aug 2021 till Jan 2022, it took that long to actually get support.  Then I complained about the smell from January 2021 till current.  2 weeks ago, a plumber came, no tools, no nothing and using only his nose decided I had no plumbing issues.  Using only his nose, he also decided that the water pressure in my house was not too high.  This is the attitude that upset me very much.  How does someones nose dismiss actual data from a camera?  And how does someones nose dismiss actual data from my medical records that prove I have been ingesting sewer gas? And how does someones nose dismiss medical data?

       

      All I want is my stuff repaired.  That is it and I don't think I am asking for too much.  I even have windows that are not tempered glass.  My circuit breaker box still has not been labeled correctly.  The circuit breaker for my AC condensers amperage is way too high!  I have roof shingles that should have been inspected a year ago.  I have concrete that is cracking and needs to be epoxied.  And so much more!  You can put stock in the local warranty folks, if you want but please at the very least come over and see for yourself!  Or call folks from the horizon uptown ********** there is a reason why the average warranty request per house here is in the double digits!

      False.  There are about 11 or 12 things that the local office forced close.  They are not closed, they were forced closed and resolved by the local office even though these items are still pending.  In fact, **** found another two items that he was supposed to resolve and fetch trades for.  So that is about ***** items.

       

      Also, I am going to guess you're from the local office.  Your bias is showing.  

       

      No items have been resolved.  I still have ***** items pending and I even have the third party report from my inspector, who found the vast majority of these issues.

      Your information continues to be false. On the 14th of June 2022 I put in the following warranty requests:

      Roof shingles are damaged and need inspecting.  The concrete steps need epoxy due to them being poured incorrectly.  Issues with my garage door.  Dry wall cracks.  Lack of tempered glass on a few windows as per state law.  Lack of tempered glass on front door as per state law.  Plumbing water pressure is too high for pex piping.  Exhaust pipes coming out of the tankless water heater are the wrong diameter.  Sewer gas smells out of all of the plumbing.  Water heater is not reporting the correct temperature.

      All of these items were submitted via DR Horton's warranty website.  None of them have been addressed, at all.  So please, lets end this back and forth.  Either show me proof that the trades came in and made these repairs or come over and look for yourself!  If you can stop trying to "******" me, that would be great.

      Not once did the local office call me to set any appointments for these items, On July 26 2022 **** came in with an alleged plumber who brought no tools or equipment.  And using only the power of his nose he decided to invalidate medical evidence of my breathing in sewer gas and also invalidated the pictures and video taken by a plumbing company back in January 2022.  This company told me exactly why my pipes were having a huge suction problem and yet, a Mickey ***** plumber invalidated actual data with his nose.  He did not go into the crawl space and look at the pipes.  He did not even bother to check the psi on the plumbing, instead only saying "no that is impossible" even though my own inspector measured it, made a report about it and took pictures of his gauge reading the very high psi.

       

      On that same day, **** said he was going to make another appointment with the **** folks so they could perform a particular test in my vents.  Yet that never materialized.    

      None of those items have been repaired.  And I have never denied wanting to get my items repaired, why would I considering the effort I have been putting into to get a hold of someone in corporate, daily!

      You have not repaired anything, I never denied service, and I also do not want the local warranty folks in my home due to how disrespectful they are.  If the next reply from you isn't an actual solution then just say you refuse to honor my warranty.  This way I can get the ball rolling on a law suit.  No need for contingency either considering this would only cost me three hours of my lawyers time.  I will also consider using our back and forth exchange too so please properly identify yourself.

      You have fixed nothing.  You can not prove that I typed/said "I no longer want warranty service by DR *********************** and that is because I never said it.  Again, in the words of my neighbors.  Stop trying to ****** me, thanks.

      We have re-examined our records and all warranty requests that were reported within the warranty period have been completed. All repair items found outside of the warranty period are part of normal homeowner maintenance of the home and we, respectfully, decline the customers request to provide additional work.

      I am rejecting this response because:

      The items I added onto your warranty website on the 14th of June, during my warranty period have never been addressed.  Please show proof that you did for the sake of respecting ******************* time.  I'm sure our resolution specialist would appreciate if her time was respected.  I sure would.  Also, please show proof that the items **** himself said would be addressed, also during my warranty period, were already handled.

       

      Stop wasting time please.  Enclosed is a screenshot showing all the auto replies from your website acknowledging all the warranty requests I made while also showing the date and time I received the emails.  Each email was received immediately after each warranty request was completed.  

       

      Either tell me you will not fix the items I added during my warranty time or tell me it will be honored and I won't have to deal with the dishonest folks from the local office.  Please respect my time and stop singling me out.
