      ******** customer service! University Pointe in ******* is completely violating *** regulations by the elevators consistently being out of service. There is no sense of urgency to make repairs even though there are known physically challenged residents living on the 4th floor. American Campus Communities does not care about the students. Avoid like the plague!

      -no wifi, in lease to provide WiFi -cant even ChatGPT a response -doesnt respond at all -they want to waste ur time but u cant waste theirs -roaches at several properties -I have sent them several payments that they just deny getting and run me in circles

      Easily the worst place I have ever rented from. Maintenance does not care at all. They have regularly lied directly to our faces about repairs. Almost never show up to repair requests. Regularly close out requests without even showing up. I have called the emergency repair number for days and had nobody show up until I took the matter into my own hands.

      On June 4, 2025, I received an email from ********************* at 12:10 PM stating that pest control would be entering my apartment for inspection between 10:00 AM and 3:00 PM the same day. This notice was sent after the scheduled entry window had already begun, giving me no opportunity to prepare or respond as outlined in my lease.After receiving the notice, my roommate and I visited the management office in person to express our concern and seek clarification. During this conversation, the manager stated that our apartment was not actually scheduled for inspection that day. However, we were not informed of this change in advance, and the manager was ultimately dismissive of our concerns. As a result, we were left uncertain about whether entry might occur without proper notice on another day, and our concerns were not addressed in good faith.

      We want to ********************************************* team continues to be open to hearing the residents feedback regarding the recent pest control visit. While the pest control team did not enter or disturb the residents unit, we understand the importance of clear communication and respecting each residents peace of mind. We have taken accountability for the oversight and have already implemented our policy to provide all residents with a minimum of 24 hours notice prior to any future pest control services. Additionally, to avoid any confusion going forward, all future communications will clearly specify which buildings or units are scheduled for treatment.

      Over the past few months, after having several entries with only one day notice, I have been trying to ask why my lease says that only one day notice for entry is required, as state law requires two days notice. In response, I received the following from someone in the front office: The notices that are typically sent out less than 2 days prior are due to the fact its impractical to do so due to emergencies, working with contractors, and just general deadlines that management is required to meet. The emergency part obviously makes sense, but working with contractors and general deadlines do not seem like good reasons not to give proper notice. Also, there seems to be confusion about the wording of the law (A.R.S *******), which allows for exceptions when the circumstances are impracticable, which is not synonymous with impractical. I attempted to follow up, and after a week, I have not heard back from them. On the other hand, something I think most people would consider urgent was in July 2023, there was water leaking from the ceiling above the washing machine. After informing management, we were told we had to wait for corporate approval before any repairs were done. In the meantime, they cancelled our service requests, and we were given a 5-gal bucket instead. During this time, there was black mold covering that part of the ceiling, we couldnt really use the washing machine, and had to always be around to make sure the bucket didn't overflow. Im not even sure when it was repaired, because there was still a large hole in the ceiling when I moved to a different unit at the end of July. I have records of the service request being entered on July 12th, cancelled on July 19th, and a video of it still leaking on July 20th. It confuses me that gallons of water leaking from the ceiling is not an emergency, while something like furniture inventory is enough of an emergency to count as an exception to very explicit tenant rights.

      Regarding the water leak and subsequent repairs in 2023, we are truly sorry for the inconvenience caused. We recognize that a leaking ceiling is a serious issue and regret that the response did not meet expectations. The team has since made procedural adjustments to improve response times and ensure that urgent repairs are prioritized appropriately under the new property leadership. The leadership and facilities teams have also recently completed training on proper response to water intrusion incidents.

      Our daughters' while attending *** had three annual lease agreements with Stadium Centre. During their final year (2023), Stadium charged the three roommates a total of $900 in trash removal for a FURNISHED apartment. No documentation and no pictures were provided to support the charges. Now I'm dealing with a collections agency. This matter could have been resolved with basic commonsense. Stadium has built a very good product, it's unfortunate to see a business excel in so many other areas yet fail at basic commonsense problem resolution. If you are a parent or student renting for Stadium or any of the other apartments, BE SURE TO TAKE PICTURES before turning in your keys.

      We are writing in response to the complaint regarding the charges associated with the lease agreements for the apartment at **************. Our records indicate that during the final year (2023) of the lease, the residents noted were charged trash removal and paint damages in their furnished apartment. All charges were documented, including photographs, that supports these move-out charges and made available on their resident portal.

      Communication was also attempted with the residents and guarantor several times, via email, text message and phone about balances owed.  Unfortunately, communication was never received back from the residents or ********* during that time.  It was after the account was reported to a collections agency that a formal dispute was received. Once an account is provided to a collections agency, we do not correspond further with the account holders. While we take pride in the quality of our services, we regret that this situation has led to frustration.

      This company is one of a long list of predators ripping off unsuspecting young adults, along with student loan lenders - they are all cut from the same exact cloth. 1. They force recent grads to continue to paying rent even after graduating. You have to "break the lease" in your graduating year, or are forced to pay $400 fee to graduate. What's wrong can't imagine a lease that ends when the student graduates rather than stiffing them with a bill to graduate! What a nice graduation present!2. When they implemented changes to their lease contracts regarding new utility provisions and billing (********* campus), they forced tenants to pay late fees stipulated in the new contract, but that *** themselves caused by delivering notices to tenants over two months late. Are tenants supposed to notify themselves of every word in the contract? Predatory BS

      Thank you for sharing your concerns. We genuinely value feedback from our residents and their families, and I am sorry to hear about your recent experience. I wanted to take this opportunity to provide some clarifying information regarding your concerns. 


      - Lease Term: The lease start/end dates in addition to the payment plan is listed on the first page of the lease agreement. In this situation, the leaseholder signed a same-space renewal lease that extended their original lease (9/23/2023-8/31/2024) for another year (9/1/2024-8/30/2025). 


      - Early Lease Termination: We understand that situations may arise in which a students academic standing may change such as graduation. Leaseholders who signed a lease through the end of summer but have graduated in June have the option to cancel or maintain their lease through the summer months. The standard early lease termination fee is typically $400.00. As a courtesy to graduating students, the standard lease termination fee is reduced to $250.00. Please note that off-campus housing companies do not typically allow for lease cancellations, regardless of academic standing, and leaseholders would typically maintain their lease or find a replacement tenant on their own. 


      - Electricity Set-up: The lease agreement includes a Utility Addendum that leaseholders review and acknowledge since it contains necessary information regarding establishing electrical service in the residents name (one person in the unit). The policy also explains a $25.00 fee per billing cycle would be charged if the electricity set up was not completed. 

      We recognize and apologize for the delay in providing the bill back charges that occurred after our September move-in process. We are actively working to resolve any of those timing issues in the future and have been implementing new notifications to leaseholders to provide additional assistance with the electricity set up process.  Please note a contributing factor to the delay is a result of our attempt to avoid electricity billing/usage disputes between old residents and continuing residents within a unit. We delayed the start of the bill back charges to avoid any concerns with current/continuing residents paying for electricity usage by former tenants in overlapping electricity billing periods. Continuing residents paid $0.00 for overlapping time periods to help address these potential billing/usage concerns, even though electricity should have already been set up in their name and have been paid for by the continuing residents. It had taken some time to review 300+ utility accounts, assessing charges split between leaseholders, and notifying residents of the charges. While there was a delay in providing the bills, we did not apply any late fees associated to these charges and we have maintained flexibility with payments on these charges when requested by leaseholders.

      We have been trying to reach the Villas at ************** since November about a studio apartment for my daughter. We were assured that plenty of studios were available and guaranteed a unit after submitting our application, which included our sensitive personal information. Despite repeated follow-ups, we have not received a lease or any clear updates. Every time I called, I was told the leasing manager was unavailable, at lunch, in a meeting, stepped out, or away from her desk. I was assured the lease was being worked on and would be sent by the end of the day, but this has not happened. After nearly a month of follow-ups, I finally spoke with the leasing manager just before Christmas, only to learn she was unaware of our application. She also stated the front desk had provided incorrect information and that we would need to wait until December 31 for confirmation. Adding to the confusion, I was previously informed that the lease renewal deadline was December 20, and I would receive a lease shortly after. Later, the leasing manager said the deadline had been extended to December 31. This inconsistency, with ongoing delays, has been extremely frustrating. Your website still shows "limited availability," Additionally, a December 19 social media post stated: "Secure your space today, move in tomorrow ! ???? We have limited spaces available for immediate move ins. Visit the link ?? in our bio for details & to apply today! ??" If no units are available, such posts are misleading and should not be made publicly. I have also been promised callbacks that never occurred, raising concerns about the handling of our sensitive data. This lack of transparency and mismanagement has left my daughters housing for January uncertain. If no studio is available, I request written confirmation of this, along with an explanation for the contradictory information, delays, and misinformation from your staff. I would like to know how our personal information has been handled.

      Villas at ************** has a variety of spaces available for immediate and Spring move-in, either due to vacancy, leases ending in December 2024, or current residents that are looking to re-let their space for the remainder of the lease term. If a resident chooses to re-let their space, they have the option to bring a specific person in to take over their space. Due to this, our availability for immediate and Spring move-ins can change daily, which leads us to advertise Limited Availability on our website and social media. When the ************** was made on December 19th,Villas at ************** did have availability in some floorplans. The ************** was not specific to our studio floorplan. Management apologizes for any confusion that was caused by our changing inventory. Our goal is to always provide updated and correct information. Management will be reaching out to the reviewer directly to resolve the matter.

      This rental company has been an absolute nightmare, if I could give them zero stars I would. They have an interesting "marketing" experience to have your children sign up for leases a year in advance. They use scare/panic tactics to get kids to sign up, prey on them to sign their friends up for "discounts" on their own rents and then find loopholes on following through on their end of the agreements. The leasing agents/manager ****** has been a nightmare to work with, we refuses to talk with you, is always unavailable when we call and will not return calls or emails. While our boys have made mistakes of their own (not setting up the utilities with the City of **** and moving into the wrong rooms) Campustown has not made any attempts to contact the kids on the utilities and instead paying the utility, charging the boys (5 of them) for the utilities plus a 50/month/kid fee. The boys learned of the error and reached out right away to see what they could do. The City has already sent the bills to Campustown and Campustown will not make any attempt to allow the boy to bring the bill current or offer a waiver of the forthcoming fees. These boys have sat in the office for hours waiting for an opportunity to talk with ******, I myself have attempted in person to talk with her and still nothing. DO NOT RENT FROM THIS COMPANY, their business practices are predatory in nature.

      We apologize for the confusion regarding utilities. When utilities are not set up in the resident's name, a monthly processing fee is automatically assessed. Once we were made aware of the issue from the roommates on 12/16, the affected accounts were reviewed.       Poor rating due to issue with return of security deposit balance that I'm still waiting for today (November 8, 2024) after a July 28, 2024 move-out. Accounting had no record of security deposit paid. Was getting multiple emails of balance due and threats of sending to collections. After multiple calls, emails and showing proof of the paid security deposit, it was credited to my account mid October, but still haven't received. Makes me wonder if this is a regular practice/error that people just don't bother to fight. Be aware.
