My family has been displaced since April the 1st because of water leaking in multiple places from our ceiling. We even had water leaking heavily from our light socket in our hallway. They act like everything is just fine with the apartment but they haven't even replaced the ceiling in the bathroom that looks like it's going to cave in if it takes much more water issues. To be honest the whole unit needs to be renovated. My family and I have been living in a hotel since this whole thing started which we have been paying for. I paid the rent today because they say they can evict us for non-payment of rent but they have not even offered any quarter and only took $15 off the rent for all of our and loss. How can this be allowed to happen their actions are very inhumane and unethical. What can I do about this issue cause they have cost us thousands of dollars because of their inability to keep the maintenance of their property up.Initial Complaint

The apartment complex has a mail room. Inside the room, there are two cameras. One camera is owned by the locker company luxerone. The other camera cannot be identified who owns it. I had a $400 package dropped off and now on Monday, February 10 and it was stolen from the room. When I asked the locker company about reviewing the footage, they sent me pictures of what they could send me from their one camera. I then asked the ************** and the locker company who had ownership of the second camera that has a view of the whole room. The ************** has no way to access that footage and Luxerone one has confirmed that they only have ownership of one camera. ************** has done nothing to help me otherwise.Initial Complaint

I am filing a complaint against Highmark Residential regarding multiple issues during my tenancy at *********************************************************Unlawful Eviction: I was given an eviction notice on February 6, 2025, requiring me to vacate by February 20, 2025a very short notice. This left me with limited time to secure a new place. The eviction followed ongoing, unresolved maintenance requests related to structural issues, such as the foundation and doors, which were never addressed.Unjust Move-Out Charges: After moving out, I received a move-out statement with charges for sheetrock repairs, which I believe were for pre-existing damage related to foundation issues. Additionally, I was unable to properly clean due to the short notice, but I was charged for it anyway.Unlawful Collections: Despite the court ruling showing no money judgment or rent awarded, Highmark Residential has sent my account to collections. I have been unfairly targeted for fees that were not legally imposed.I am requesting the BBB to investigate Highmark Residentials unfair eviction practices, failure to address maintenance issues, unlawful charges, and collections despite no court judgment. 11/29/2023 - Stepped on a rat in my apartment.- ************** about this and received no response or resolution.7/19/2024 - Took work van to shop for brake work - Technician found dead rat under chasis.- Office changed pest control company. They put traps down, but never maintained them. Now rats are back out into tenants vehicles and apartments. There are also no more traps being installed.01/22/2025 - Submitted a work order to get my **** fixed. No response.01/25/2025 - **************** Completed Email. Problem continued.01/29/2025 - Called emergency maintenance. Technician came out, said he doesn't know the system and will have supervisor look at it the next day. 01/30/2025 - ************* and went to the office to report that the **** still doesn't work. - Wife said Technician came and got it running again and then stopped working in 30 minutes.01/31/2025 - Went to the office and reported that the **** still doesn't work. - Technician came and I watched him open the **** and push the motor fan with an impact drill to get it running again. - Informed the Technician that the system is not going to work after it auto turns off. He said to notify him when it stops working.- 10 minutes later the system doesn't run again. Stepped outside and informed the Technician about it, but ge didn't do anything. 02/01/2025 - Third-party vendor came to troubleshoot the system.- Swapped the start run capacitor, but problem continued. Technician said the motor needs to be changed.02/03/2025 - Googled help for my issue - Called ************************* 02/05/2025 - Received a call from *************** who informed me to contact Legal Aid for Fair Housing - Called but they were closed. 02/06/2025 - Called Legal Aid again, and provided information about my **** issue.02/07/2025 - Received a call from Legal Aid whom contacted the office on the 12th.02/12/2025 - Manager contacted me to resolve issue. **** was replaced on the ******* family had no **** for 3 weeksCustomer Answer

The resolved the issue with the ***** The other issue is regarding the damages to my work van and the continued existence of Norwegian Rats that is a health risk to my kids and the other kids that play in the area. I was slated to move into a housing unit on December 01, 2024, I paid in advance for the month, including a security deposit and other applicable fees. However, on the move-in day, I discovered that the housing unit was severely infested with cockroaches. The infestation was extreme with pests visible throughout the unit. I immediately informed the leasing office and did not move in. Although they sprayed the unit, the issue persisted upon my return for inspection.The leasing office then offered me a full refund, claiming the check would be issued by their headquarters and could be picked up at their office at ***************************************. Despite weeks passing with no communication, I reached out to follow up. They requested via text message that I come to the office in person and sign a release form to receive my refund. Upon reviewing the form in person, I found it included a clause preventing me from speaking about my experience publicly in a disparaging manner and falsely claimed it was drafted with my input, edits and comments when it was not. I requested amendments to this form to remove those sections, but the leasing office refused to make any changes to the NDA.I sought clarification on whether my refund was contingent upon signing the release form, but received no written response. In-person, the leasing office verbally confirmed this condition. Consequently, I refused to sign the non-disclosure agreement (NDA) and have yet to receive my ********* happened to me Im almost certain many more individuals have also been silenced from speaking out regarding their experience in return for their rightfully owed funds. The public should have a reasonable right to speak out against unjust businesses without being strong armed, forced and or coerced from those businesses in an attempt at altering public perception in their favor.Initial Complaint

on 1/5/2025 I awoke and there was a tree that had fell from in front of my building at the property onto 2024 Chev Equinox. My car has sustained extensive damages. I reached out to the apartment complex to have a maintenance personnel knock on my door and ask me to help him remove the tree that had fallen. I file a claim with my insurance company and its $2,000 deductible . So I reached out to the apartment complex to reach some kind of agreement to help pay for the damages since there is no preventative maintenance done at the complex to ensure these issues dont happen. I was told they were not responsible and were not going to help. I was at my home in my residence 7 steps away from my door. Dear Highmark Residential Team I am writing to bring to your attention a charge that has been reported on my credit file by [Name of Creditor/Highmark Residential]. This charge is in relation to my tenancy at THE RESERVE AT ASHLEY LAKES which ended on 12/05/23. Upon review of my records, I believe this charge is inaccurate and unjustified. I request that this matter be addressed promptly and that the charge be removed from my credit report. Actually, you sent the check to the wrong address, again. Below is my email back to ****** **** on November 20, 2024. That was a month ago.Hello ******, thank you for getting back to me. I think you sent the check to the wrong address, again.The street address looks fine (*************************************), but the zip code is incorrect. It should have been "*****" not "37203".At any rate, I have not received the check. More importantly, my signed contract says I paid a security deposit in the amount of $300. I certainly gave sufficient notice, and I paid to have the apartment professionally cleaned. There were absolutely no issues with the condition of the furnishings. In fact, I left it in better condition than it was when I moved in. Therefore, I would expect the return of the entire $300.Please let me know the status of the $300 by return email or a personal phone ******* only seems logical that you electronically refund the security deposit in the same fashion that it was paid. You should have credited it to my payment account instead of sending it via snail-mail.Also, I have not received a final itemized invoice showing charges you made against my account. Would you please attach that to this email for my records?
