      ** maintenance department and contractor's are top notch, professional and know the in/outs of the services needed. I've been with IH since 10/2018 and I can honestly say this about the maintenance **** from putting in the service request whether s/w CS or online portal. (5? across the board)

      I received a email today saying my rent was late. Either pay them or move out. I have been with this company since 2016. Always pay their high rent. There are no need to threaten the leasers. I thought this company was getting better but apparently not!

      ******* ******, a plumbing technician for Invitation Homes did a wonderful job in repairing an issue with the water flow on the Master Bedroom toilet. He arrived on time and made quick work of it. Thank you!

      I am writing this review for ***** ********, my Invitation Homes maintenance technician. ***** is always a pleasure to have at my home. He is punctual, friendly, efficient, and does excellent work. Today, he not only completed the task within my maintenance request, but he noticed and completed an additional service that improved my home. ***** is an exceptional technician and I am appreciative of his continued assistance.

      A tree fell on our home on 2/15/2025. It's been a nightmare trying to get invitation homes to have a sense of urgency to ***air the home ever since. Our living area and third bedroom, which is the nursery, has been unlivable. We even have to have plastic up to maintain heat in the upstairs bedrooms for my small children in the home. The third party maintenance team/call center never knows what is going on. Everytime you call in to get an update. You have to keep ***eating the same situation to every different person you talk to with this call center. On top of that, they will close out work orders to half of the work that's been done. To appear as if all the work is done. Below is the current status of the home as of 4/28/2025. More 2 months later and work still hasn't been completed. I have a newborn and 2 year old which has made this situation a living nightmare and utterly unlivable situation for us. To top it off, we haven't even lived in the home but 2 months since this has happened. Yet they expect us to pay full months rent until this garbage has been fixed. And calling corporate is completely useless because you can never get ahold of a property manager to hear your story. They just pass you off to customer service *** after ***. ** the main person who maintains the lines. Would definitely not recommend. Definitely will be calling an inspector on this work being done as no one has come to check the work or even assessed how it's being done. Also, they don't have inspectors come to check on structural work being done. Another red flag. We definitely called one to ensure the work will be properly and safely done. Whenever they decide to actually do work.they will not compensate rent until ALL ***airs have been completed. which will be what 3 more months from now? So you'll benefit by still getting rent while we suffer??

      Invitations homes is the worst company I have ever rented with. You cant talk with anyone over the phone. They are very unprofessional. I was charged for them to fix a kitchen drawer that they glued together. They have outrageous fees added to the rent. Definitely will never rent from them again! RUN and dont look back if youre looking for a home and come across them.

      Invitation Homes has yet to provide a safe, up to code rear deck for our rental home. The current deck is proposed to be demo'd, which we were notified over a month ago in a voicemail they had approval on but have only asked for & rejected vendor quotes. We feel they are attempting to drag this out as we have renewals coming up in a few weeks. Our renewal agent went silent on my roommates and I after attempting to increase our rent almost $200. We found out our property was vacant for a long period of time, yet we've had constant maintenance requests (multiple repeat requests on the front porch, back porch and entire fence...not even mentioning electrical and kitchen sink issues) due to Invitation Homes inability to perform bare minimum maintenance before we moved in back in July 2024. They were sued by the *** just 2 months after we moved in for several different reasons. They send the lowest rated possible vendors to do the bare minimum in areas we feel will not pass code inspection. Their local office has chosen not to communicate with us directly, hence why we're at where we are. Terrible, dishonest company. Also, they allowed an entire section of fence get so rotten after semi strong winds one night it fell over in our neighbors yard, which they allowed to just lay in their yard for two weeks, then instead of having it disposed of (we aren't liable to clean up their vendors mess, but have had to consistently), they had the audacity to leave the section of fence in our yard another 3 weeks. They wouldn't have gotten it had we not had to remind them and open repeat requests. It's also had impact on our jobs (have had to pull away bc their vendors ring the doorbell, even though we aren't required to be home).For them to avoid legal action, we are at minimum expecting full demo/rebuild of fence started no later than this weekend and they go down $200 on our current rent to avoid legal action.

      You escalated it to a team who aren't going to be doing any repairs until after we move out because you took the majority of the lease to take us seriously. You didn't finish half the stuff on our move in request list back after we moved in like you were supposed to. Thanks for having a couple of maintenance managers come out, but it's a "too little, too late" effort. Our deck has not been up to code since we moved in, so why would we want a week of construction to enjoy a "new deck" for a couple of weeks? Invitation Homes is in violation of contract by not providing a safety deck during our entire stay. This isnt the fault of the last two guys, but other people in the local office. I also don't appreciate the rude woman who talked over me a week ago when I was attempting to call the local office about an update, but like most other things with Invitation Homes, we got zero follow up on her. Why wasn't the deck demo'd before we moved in?

      It takes me a lot to go to the BBB to leave a review but I have had enough of this shady a** company and their unlawful practice. This company is worth 20+ billion yet they act like cheap a** when it comes to their tenants and they never take care of them. You think a company thats been sued for 48 million would care a little more but they literally keep doing the same s*** that got them sued in the first place. It started off when we first moved in, we purposely looked for a place that was available a month before our last lease was up so we can slowly move into the new place without *******, but invitation homes was over a month late past their available time and we had to last minute find a storage unit, get a U-Haul and scramble for places to stay at otherwise wed be homeless, invitation homes did not care at all and when we asked to be compensated they basically said they did not care and couldnt do anything about it. When we first got in the house was fiflthy, grease caked on the walls of the kitchen and we basically had to reclean everything, didnt wanna argue with them because at this point we were ready to move in. This year during the coldest time of winter hitting records low temp for Washington state our heater broke and once again invitation homes took their sweet a** time in responding although we begged and urged them this is an emergency because the house was inhabitable at the time due to freezing temps THEY DID NOT CARE and didnt even offer a hotel room for us too stay. It took them a week to finally fix the heater, again whole time we were freezing, dogs crying because they couldnt stand the temp. Now our window was recently repaired, we did not cause damage, most likely caused by weather and now they dont want to cover the repairs. Ive been calling for days and weeks and no one wants to respond to me. Do i need to get an attorney for someone to respond???! STAY AWAY FROM INVITATION HOMES.
