Invitation Homes has yet to provide a safe, up to code rear deck for our rental home. The current deck is proposed to be demo'd, which we were notified over a month ago in a voicemail they had approval on but have only asked for & rejected vendor quotes. We feel they are attempting to drag this out as we have renewals coming up in a few weeks. Our renewal agent went silent on my roommates and I after attempting to increase our rent almost $200. We found out our property was vacant for a long period of time, yet we've had constant maintenance requests (multiple repeat requests on the front porch, back porch and entire fence...not even mentioning electrical and kitchen sink issues) due to Invitation Homes inability to perform bare minimum maintenance before we moved in back in July 2024. They were sued by the *** just 2 months after we moved in for several different reasons. They send the lowest rated possible vendors to do the bare minimum in areas we feel will not pass code inspection. Their local office has chosen not to communicate with us directly, hence why we're at where we are. Terrible, dishonest company. Also, they allowed an entire section of fence get so rotten after semi strong winds one night it fell over in our neighbors yard, which they allowed to just lay in their yard for two weeks, then instead of having it disposed of (we aren't liable to clean up their vendors mess, but have had to consistently), they had the audacity to leave the section of fence in our yard another 3 weeks. They wouldn't have gotten it had we not had to remind them and open repeat requests. It's also had impact on our jobs (have had to pull away bc their vendors ring the doorbell, even though we aren't required to be home).For them to avoid legal action, we are at minimum expecting full demo/rebuild of fence started no later than this weekend and they go down $200 on our current rent to avoid legal action.Invitation Homes

You escalated it to a team who aren't going to be doing any repairs until after we move out because you took the majority of the lease to take us seriously. You didn't finish half the stuff on our move in request list back after we moved in like you were supposed to. Thanks for having a couple of maintenance managers come out, but it's a "too little, too late" effort. Our deck has not been up to code since we moved in, so why would we want a week of construction to enjoy a "new deck" for a couple of weeks? Invitation Homes is in violation of contract by not providing a safety deck during our entire stay. This isnt the fault of the last two guys, but other people in the local office. I also don't appreciate the rude woman who talked over me a week ago when I was attempting to call the local office about an update, but like most other things with Invitation Homes, we got zero follow up on her. It takes me a lot to go to the BBB to leave a review but I have had enough of this shady a** company and their unlawful practice. This company is worth 20+ billion yet they act like cheap a** when it comes to their tenants and they never take care of them. You think a company thats been sued for 48 million would care a little more but they literally keep doing the same s*** that got them sued in the first place. It started off when we first moved in, we purposely looked for a place that was available a month before our last lease was up so we can slowly move into the new place without *******, but invitation homes was over a month late past their available time and we had to last minute find a storage unit, get a U-Haul and scramble for places to stay at otherwise wed be homeless, invitation homes did not care at all and when we asked to be compensated they basically said they did not care and couldnt do anything about it. When we first got in the house was fiflthy, grease caked on the walls of the kitchen and we basically had to reclean everything, didnt wanna argue with them because at this point we were ready to move in. This year during the coldest time of winter hitting records low temp for Washington state our heater broke and once again invitation homes took their sweet a** time in responding although we begged and urged them this is an emergency because the house was inhabitable at the time due to freezing temps THEY DID NOT CARE and didnt even offer a hotel room for us too stay. It took them a week to finally fix the heater, again whole time we were freezing, dogs crying because they couldnt stand the temp. Now our window was recently repaired, we did not cause damage, most likely caused by weather and now they dont want to cover the repairs. Ive been calling for days and weeks and no one wants to respond to me. Do i need to get an attorney for someone to respond???! STAY AWAY FROM INVITATION HOMES.Invitation Homes

Horrible property management! The property manager ******* was very rude and unresponsive. I was charged triple water and sewer through them and despite leaving the house in good condition, they practically took my entire $2100 deposit. Had a major flood twice with heavy rains and they did a "patch up job" Scammers! Dont rent from here.Invitation Homes

I am quite pleased of the response time for a HVAC maintenance matter (a/c malfunction on hot?? days). I reported the issue using the Invitation Homes maintenance portal. It was assigned immediately followed by a reputable ************, Double G, calling and scheduling a time and day for them to come out. . Within 1.5 days, I am back relaxing in the cool. Im truly grateful for the attention given to the matter and the expeditious response time and Resolution. Tremendous Thanks to ****, the Professional and Courteous Technician that restored my familys comfort with a properly functioning A/C. (Ahhhh). YAHS Blessings???Invitation Homes

I would recommend renting with invitation homes. I will admit that I read reviews for EVERYTHING. And reading reviews about invitations I almost went with a different company. Im glad I decided to go for it. Ive been in the home for 2 years now. Absolutely no issues with them at all. I am actually very pleased with them. I havent had many issues but the few that I have had have been promptly resolved. For example the other day my well system went out. I put in the work order and the next day someone was out to diagnose it. They said the system needed replaced. They had to submit it and wait for it to be approved. I honestly thought it would take awhile. I had received the email the next business day saying it was APPROVED. The next day guy was out which was today and had it replaced and running fine. The few other issues were also resolved just as quick. Please do not let the negative reviews keep you from renting with them if youre needing a rental. Go with your own instincts. I want to add I do feel that I am not a problematic tenant and pay my rent on time every month. Not sure if people having issues are not so not problematic lol. Anyways figured I would let everyone know. Thank you invitations homes for helping when needed.Invitation Homes

Review based on maintenance ticket. The process of putting in a work ticket for my home was simple. The representative that I spoke with to get my issues documented, and someone scheduled were done in a timely manner. The technicians that have shown up for the tickets that I put in were always professional, courteous, and proficient in identifying the problem and correcting it.Invitation Homes

The entity fails to comply with the requirements outlined in the landlord statute. Despite several attempts to address the undisclosed fees, the amendments to the lease that augment the tenant's obligations, while not being upheld by Invitation Homes, remain unrectified. **************** took six months to respond to a maintenance request and does not provide timely replies, resulting in financial costs for the tenant. They increase the base rent amount upon renewal to "market value" yet do not maintain the home to ensure that it achieves market value standards. The new lease assigns maintenance responsibilities to the tenant, which diminishes the benefits of renting; it becomes more prudent to own if the costs are to be incurred out-of-pocket and not by the landlord. Furthermore, there are requirements for the home to be in move-in condition at end of tenancy, but ** does not inform about the necessary repairs that need to be addressed despite being asked. This company does not comply with the laws of landlord, have several pending court cases of people suing due to hidden fees and obligations. DO NOT RENT from this company.Invitation Homes
