      I hear of others having issues with Invitation Homes, but my experience has been positive. I am especially pleased with the maintenance. They have responded promptly with my requests. I, like everyone, think rental properties are too expensive, but that seems true everywhere. Overall, a positive experience.

      DO NOT RENT THROUGH THIS COMPANY!!! This company overcharges and has so many hidden/different fees. We pay an air filter fee every month and only receive a filter every 90 days. Their is a smart home fee every month and no smart home features in this house. They say the locking front door and the thermostat are the smart home features. When you call to see what all the fees are they give you very generic answers. If you have a set up fee it should be a one time fee and not shown on your bill every month. We have been living here for almost 6 months and the rent has gone up over 200. I would save your money and rent through someplace else this company is very shady. It is very hard to get into contact with this company. When we had questions we sent an email to them and was responded with "this is not my department and I need to forward you to a different person". We did not hear from them for over a week and had to call to get answers. It is very disappointing.

      I have been with IH since 9/3/19 I have had over 140 maintenance visits mostly for A/C. I have been charged trumped up charges the last 3 - 4 months. Pet fee of 350.00 which I've never owed a pet. Abandon Vehicle administration fee of 35.00 for a car I never owned it broke down and was on the streets in front of my house for a few days. Late fees of 100.00 for their negligence and false charges I refused to pay unless removed, They never painted my house bed rooms just spot painted looks terrible. They go up 4 % on rent every year no matter if you sign a 2 or more year lease. They told me they would reimburse me for some maintenance visits as I had loss of wages being home for all these visits. I sent in requested reimbursement as instructed by email. Along with a list of things they never addressed in the beginning. I have pictures and dates. I received rental assistance during covid and money was disbursed to them and was cheated which I've filed a complaint with housing authorities and Goverment funding for tenant rent release miss use of funds and requested an audit on what I was charged since I've seen so many trumped of charges recently. I've never been late with any of my payments. I will go on to complain to many other entities that will help and assist me. They don't care about their tenants. Dont call you back in most cases. I'm fed up trying to work with them. Moving is very expensive and I work over the road a lot just to come back to all kinds of issues Old and new. All the features they add like filter mailing 10.00 a month and smart home features that are described in my original ad two out of three has been addressed no camera doorbell. And every time they come out to address old issues this last time charged me over 200.00 as tenant responsibility when it never was addressed. I could go on and on for hours about my IH maintenance and neglect. Thank you for allowing me to share some of my experiences but I have all back up photos with dates and email

      "Please provide a star-rating for this business" Giving them even one star is a complete and total lie. Theres only one star associated with this commentary, because its "REQUIRED" by the website, and not a factual representation of this company.

      Invitation Homes scams people out of their money. They're trying to charge me for monthly renters insurance (which I already have through USAA), citing that it isn't applicable, and doesn't show as active in their system. No matter how many times I've tried reaching out, and proiding official PROOF of coveragefrom USAA, they keep saying it'snot an "Active" policy, and keep tagging their insurance on to my monthly bill. They also chargeme for services that ARE NOT being provided (filter delivery for my HVAC). I haven't reieved a filter yet this year, but I'm being billed for it each month, and still have to pay out of pocket for new filters. They refuse to give me a credit to my account for the out of pocket expenses, and keep forwarding me to their 3rd party vendor for the filters to work directly with them. Oddly enough, it always goes to voicemail, and no matter how many messages I leave, I never get a response. They're a shady **** show of a company. If I find the expenses on my bill again, it'll definitely worth breaking a lease over,and pursuing legal action against them.

      I was a customer of theirs for years. It was nothing but headache after headache with this company. Sadly, they were about the only option in South Florida to rent from. The house we lived in had legit mold and they would just come in and paint over it. They went on for a long time. I made numerous complaints and all the while never missed a rent payment. Stay away from this business. Always had horrible plumbing issues. Just an awful company.
