Please please please do not rent with this company. I have rented from 6 different places in Colorado, and this place will take your money like no other place. We received $2700 worth of charges for "damages". I left the place similar to every other place I have lived in and they all charged me around $400-$600. They gave us a $400 charge for no 60 day notice even though I have an email proof of it (hoping to get this charge dropped still). We got a $600 charge for landscaping even though when we moved in, theres no sprinkler system in either front or back yard and the backyard was covered with weeds. We pulled all the weeds a few times to keep it manageable, and during the moveout tour the person said as long as it is in similar condition to when you moved in, don't worry. Got a charge for a window screen we didn't have when we moved in??? Charge to haul off old appliance? Honest to god didn't add an appliance to the place, why are they charging us to haul off something we didn't bring??? THEY WILL CHARGE YOU EXORBITANTLY FOR ANY LITTLE THING THAT COULD POSSIBLY BE WRONG. PLEASE IF FOR SOME REASON YOU CHOOSE TO RENT FROM THEM, DOCUMENT EVERY POSSIBLE THING THAT COULD BE WRONG NO MATTER HOW SMALL. Would hate for anyone else to be sharked by this horrid company.Invitation Homes

Invitation Homes only receive two stars from us because they did take care of some work orders while we were living in the house. We moved in in a house that turned out to be a nightmare. - The house is advertised as "smart home", we had a thermostat that had a 1999 sticker on it. They still insisted on charging us the smart fees of $10/month and it took 4 months to get them to stop charging us for the fee. - We received random keys upon moving, no mail keys, no garage keys, and we never received the key to the community pool (which was in our lease) during the two years we lived there. They told us to "figure it out" with USPS to get a mail key. - The smart box that is required to be plugged in at all times caught on fire, starting a kitchen fire (it's located in the kitchen), thankfully, we were home, but they did not care and did not compensate us for the inconvenience. - Our living flooring (the cheapest version of laminate you could find in the market), flooded, not once, but twice. Each time it took over a week to fix and no one offered to help moving around our furniture. - Kitchen started to flood by the time we had to move out, there was over 5 inches of water every single day in the kitchen, took them over 20 days to respond to the work order, which they started working on when we moved out. - Breakers caught on fire, had them replaced twice - Had to replace the AC unit twice, left us without power/AC for over a day in FL during a 95degree day/night - We had a termite infestation, which put us in a hotel for 4 nights - apart from the hotel nights, nothing else was compensated to us (wasted food etc..) - Garage floor was mysteriously leaking a yellow liquid - Mold in kitchen cabinet that no one cared about upon moving in And many many other problems... and they had the audacity to not give us back our deposit.Invitation Homes

Wish I would have read the reviews on this company before dropping $150 for application fees. I kept checking the status of my application throughout the day. Only to see just after 5pm, the status "Application Canceled" . I know I didn't cancel it and I know Invitation Homes did not screen my credit for sure as there are no Soft or Hard Inquiries since September 2021. This company is scamming people out of their hard earned money, by collecting Application fees and then Canceling Applications. This company needs to be investigated and a class action lawsuit brought against them. I called them several times during business hours and their sad call center just forward messages to local leasing agents. The local(Tampa) leasing agents don't call or email like they are supposed to. The local leasing agents depend on the foreign call center to hide behind. I want my money back as I will not be doing any further business with these scam artists.Invitation Homes

As many others have stated, if I could leave zero stars I would. Our house was completely stopped up so we put in an emergency work order. The 'plumber' that was sent out pulled up in a car, no tools, and asked where 'our sewer was'. I asked if he meant the the stop up, and he said yes. After looking at it for a few minutes he said he was going to Home Depot to rent a snake. Home Depot is less than 10 minutes from our house. 2+ hours later he returned and snaked the line. He said he was unable to get it, then asks me for a ride to Home Depot to return it. I contacted Invitation Homes to let them know this wasn't a reputable plumbing company and to send an actual plumbing company to assess the situation. They finally send someone out with a camera snake to let us know the line was broken in the ground and would need to be dug up for repair. I contacted Invitation Homes again to start a new work order for the line to be repaired. Who did they send out? The same 'plumber' with no tools and no ability to repair the problem. This is just one example of the issues with getting work orders completed with this company. We pray our AC never goes out, because the likelihood of it being properly repaired is next to zero. Invitation Homes will respond to this review saying sorry, please contact us, but I have spent numerous hours on the phone trying to resolve issues with no result. I would HIGHLY recommend avoiding this company.Invitation Homes

Invitation Homes is the worst company in the world to rent from. They are incompetent, unprofessional, and rude. They take months to fix broken items in your home and when you move out try to keep your security deposit. You'll also never be able to speak to anyone from the local office.Invitation Homes

We did speak with a representative who attempted to offer us an additional $248.80, which we declined. The representative then went on to further show her incompetence by emailing me a home with pictures and a invoice that we didn't live in. The representative then told us we were charged additional charges based on sending us information with the wrong house. Absolutely nothing has been resolved, but we are about file with small claims court.Review fromJeff B.

We moved into ****************************************************** on 4/30/2022. We have had over 8 work orders for this property. The **** wasn't working properly. It broke down twice. They finally fixed it and we discovered other problems in the unit. The dishwasher needed to be replaced and the plumbing in the house was horrible. The toilets were overflooded and f**** came up into the showers. It took them 2 months to correct the issue and they left holes in the ceilings. It is now 7/21 and no one has patched up the holes. You constantly have to chase them down to handle their responsibilities as landlords. Unfortunately, we signed a 2-year lease and I know our experience will not get any better. As soon as we received notice of this review, we contacted the resident to verify if there were any work orders that have not been completed. The resident told our property manager that everything was fine and have been resolved. When we checked our records for this resident, we noticed a work order had been placed on 8/9 and our third party vendor attempted to schedule with the resident several times with no response. We also attempted to call last week to follow up with the resident about the work order, but we were unsuccessful in reaching her. We take pride in making sure all work orders are responded to within 24 hours, and we are glad this issue has been resolved.Review fromAlicia S

this company requests 3 times the rent as a lease requirement. With rents at $2500 per month that is an income of $7500 dollars to just be considered for a property, THAT IS ABSOLUTELY DISGUSTING AND THIS AND OTHER PROPETY MANAGEMENT COMPANIES ARE THE REASON THAY SO MANY PEOPLE ARE HOMELESS IF I COULD LEAVE ZERO STATRS i WOULDInvitation Homes

If I could give 0 stars I would. My husband and I submitted all necessary documentation to rent a home. They then asked for more detailed information to proceed with renting a home. After everything was submitted, I got a confirmation email stating that my application was received and "we will receive email updates every step of the way along with my leasing professional". I have called my leasing professional multiple times during business hours. Her phone goes straight to voicemail. When I reached out via email, she stated that my application had been cancelled and that we didn't submit all of the necessary documentation. I forwarded her my confirmation email, and then I got an invitation to "lease now" which at this point I do not trust, nor would I want to enter into any commitment with the lack of communication and horrible customer service this organization and Leasing "professional" provided... or the lack thereof. DO NOT PAY THEM ANYTHING. We lost our application fee money for no reason at all. We will take our service elsewhere.Invitation Homes
