Ive been a resident at one of their communities located in Pomapano Beach for over 3 years. This management company has just taken over for the **************** and the community has gone downhill ever since. No one answers the phones the property is now filthy not sure if they limited valet trash to twice a weekOlympus Property

This may not come as a surprise after I saw the number of negative reviews on this property, but I am adding my voice to those that have come before me: Don't trust Olympus Property under any circumstances.Olympus bought out my apartment complex, ***********, in ******* in 2023. I moved out in May of 2023 as I did not wish to live on that property anymore. A week after my move-out date, *********** billed me for final charges and fees, and I paid them within 72 hours of the invoice being issued to me.Now, fast forward to October, and I receive an Email from a debt collector because my final balance paid was reported to them as an uncollected debt. I tried several times to contact Olympus' billing team, and after being promised a supervisor callback and then not getting one, eventually they simply refused to acknowledge anything I had to say and were extremely rude to me. I was treated like a criminal for a huge mistake that THEY made.I contacted the debt collector to dispute debt. I forwarded to them a copy of the front and back of the cleared check, a copy of my statement showing a zero balance, and an Email from the property manager at *********** stating I had paid off my balance in full. I also forwarded this to info to Olympus.And then, out of nowhere, an Email back from Olympus saying they pulled back the debt. The debt collector confirmed it was pulled and won't be reported. And a call to Olympus' billing group is still saying I've been reported to a debt collector, but I'm hoping an overnight cycle will fix that. I will still call to make sure and request physical proof. I don't trust them.What is the moral of the story? Put simply, Olympus Property is evil. It is run by stupid, selfish, condescending fools. They will never stop to double check their mistakes, and you are setting yourself up for a host of troubles if you sign with one of their properties. Beware. If you hear that Olympus is taking your complex over, move out as quickly as possible.Olympus Property

WARNING: DO NOT LIVE IN ANY OF THEIR COMMUNITIES. This management company is unethical, unprofessional, and greedy and should be severely fined and shut down for how they conduct business. I lived for 2.5 years at one of their properties in *******, ******* called The *************** apartments. At first, everything started off great, then slowly but surely they started taking amenities away from the residents, and increasing the monthly charges without our consent. For example, there was a room located on the side of the leasing office that was incorporated into the construction of the building, that allowed residents to have their ****** and *** packages delivered there. They eventually closed the room, not allowing us to have any packages delivered there and paid a company called Fetch to deliver our packages by charging us $10 dollars every month. The whole community smelled like marijuana 24/7 because they approved anybody breathing to live there, and not to mention the big gang brawl that occurred at the pool that had a half a dozen cops show up. Lastly, don't forget about the drug deals that occurred in the back of the complex, or the cars that were broken into 24/7. Lastly, when I moved out which has been two months I still have not received the rest of my security deposit which by ******* law should be received a month after.Olympus Property

I would not recommend Waterford at Peoria apartment complex unless you don't care about inhaling secondhand smoke. We all know how dangerous secondhand smoke can be. They claim they are about people's comfort and want the residents to be happy. They are more concerned about writing fake five-star reviews on social media or deleting legitimate complaints and concerns. Their way of dealing with the situation is to ignore you completely. That in itself shows how shady they are as a company. Both my sister and I have expressed our concerns about the smoke that is coming down on us from the tenant above. The smoke is so bad that we end up with sore throats, eyes burning, and trouble breathing. Even if we were to end our contract, which we could rightfully do, it would just end up being another person's problem as they will move in thinking they will be living in a clean-aired, smoke-free apartment. This is an excerpt from their so-called "strict" policies: "We kindly urge all residents to be mindful of the impact that smoking can have on the health and comfort of others, as well as the cleanliness and safety of our community. We want everyone to feel at ease within their homes and while enjoying the community's amenities." Unfortunately, I am not able to have comfort in my own apartment because of the rude and rule-breaking tenant above me, along with the fact that management doesn't care. I would not recommend this property management and definitely not ******************* apartment complex unless you don't care about inhaling secondhand smoke. I've recently contacted Olympus property to discuss the issue of the nonsmoking policy being breached by both management at my complex and the tenant above me who just moved in, which means they signed the contract agreeing to abide by the rules. There is a "strict" nonsmoking policy that the new management does not enforce. I have lived here for almost 15 years and never had issues with any neighbors or management until recently. The tenant above me is constantly smoking, and I have complained numerous times. New management doesn't do anything about it and ignores any emails or calls. We all know how dangerous secondhand smoke can be. They claim they are about people's comfort and want the residents to be happy. This response is unsatisfactory. Your team has never come to my apartment after hours. I have expressed to you that when I smell the cigarette smoke on my end of the apartment, it is mostly after business hours, with it being the strongest after midnight. You flat-out told me that you are NOT sending anyone after hours. Any landlord or management knows that a smoker will do it once the office is closed. They are not dumb. Reach out to the leasing office for what? So you can continue to gaslight us? Your attempt at proof was asking the person if they are smoking as if they are going to tell you they are doing it.You claim to have conducted multiple investigations, but the evidence of secondhand smoke infiltrating my apartment is undeniable. The persistent odor, the harmful health effects, and the sheer frustration of this ongoing issue have made it clear that the problem remains unresolved. It's disheartening to see that you consider this a non-smoking community, yet the tenant living directly above me is clearly violating this policy on a regular basis. I have documented the times and dates of these incidents and reported them to your management team as instructed, yet no meaningful action has been taken to address the issue. Your response suggests that you have not found any violations during your investigations. However, I can assure you that the violation exists, and it's impacting my quality of life in my own apartment. The non-smoking policy is in place to protect residents like me from the negative consequences of secondhand smoke, and it is your responsibility as the property management company to enforce it effectively. Instead, you are breaching your own nonsmoking policy. I want to emphasize that I have been a resident at this complex for nearly 15 years, and I have never had an issue with another tenant or management up until now. With the prior management with the smoker we had before this one, they took care of business, and the smoking would stop. However, when new management took over and the tenant knew they were leaving, the smoking started again. You did nothing, and she continued until she left in July. Now, this new tenant has come and immediately has begun the cycle of smoking and disturbing our peace. My sister calling you when it affected her during the day is totally different from when it affects me at night. I have expressed to you that this person has smoked nonstop late at night for the past two weeks. I asked for you to put in writing why you would not come after hours, get a cigarette smoke detector or a professional air quality specialist, and you said you were not going to do any of that. So basically, your response is to save face but not offer help or resolution. I am not experiencing the comfort and peace of mind that I should be *********** as a long-term resident in this community, and I sincerely hope that you will rectify this situation promptly. Your commitment to ensuring the well-being and satisfaction of your residents, as stated in your "non-smoking policy," must be upheld in practice, not just in words. ***************** (FL) should be audited. Avoid this apartment complex. Don't believe the false advertisement/ professional photography.Issues in 12 months:1. Moved in & had 2/6 outlets working in my room, maintenance came twice to fix the issues,I had 4 working outlets throughout the 12 months.2. Took a 27 hour road trip to come home to a non functioning lock on my front door at 3AM, called the emergency number multiple times, called locksmiths, they couldn't get me in, ended up sleeping in my car.3. They punish PAYING residents due to their inability to keep the outsiders out. Curfew is at 8 PM for amenities including the pool. They hired a guard service who bullies the residents but allows the outside trash to roam free. The police even patrol, what a waste of tax payer money. The exterior gates were consistently broken.4. My bill was incorrect for the first 5 months and was being overcharged. Not to mention some of the ridiculous monthly charges. Ex: Fetch package service fee, pest control or lack of I should say, charging $35 extra to have a second car parked in the lot in a (2) bedroom apartment.5. Fire alarm went off for (9) days in a row in between 2:30AM - 3:30AM. They blamed their vender. Management has no spine.6. They entered my apartment 3X throughout the year to tac a device to the wall to test for radon, never has an apartment complex entered my space more in a 12 month time frame.7. Paid for amenities not available & no updates provided on next steps. ********* *************** Lack of maintenance response team, asked for my hallway to be cleaned as there was cooking oil spilled in the middle of (4) doors including mine. Asked for the area to be cleaned, was told they were power washing in (2) weeks. Had to send a nasty response to get it cleaned 6 days after, all for maybe 10 minutes of work.9. Some of the apartments have mold issues & they are willingly leasing the apartments. They are lucky ***** people a day are relocating to **.Olympus Property

Both myself and my roommate had our vehicles broken into to which we were told: "We have no responsibility even though we have a closed and gated garage" (Whose door breaks down and it's just permanently open more often than not) Their solution wasn't to install cameras, but to hire a courtesy officer who I've never once even seen on "patrol". There was a nice little pile of dog p*** at the bottom of the stair well in building 3 that had sat there for months. People would pile trash into the trash chute rooms and would seemingly never get lease violations (Because it continued to happen to frequently).There are police officers called to the property nearly every weekend. I lived in an apartment overlooking the main street watching anywhere from 2 to 6 police vehicles unloading into the apartment buildings for various reasons. We had issues with our bill a few times and the charging of our accounts. For instance, on the final month, we were told one price (Due to having to move to the month to month price thanks to the roommate forgetting that it's a 60 day move-out notice, not a 30, which falls on us for sure.) BUT come to find out, when we go to pay our last months rent, it's around $300 MORE than even their month-to-month price. I've brought many issues to the Apartment Manager ****** only to get told that they have no responsibility for any of the issues that we've experienced. "Oh no, that's not our problem."On-top of that, I am almost certain that they make up complaints for their residents. After requesting to move out and terminate the lease early due to all of the issues we had, we were told we would be REQUIRED to pay nearly $5,000. No exceptions. The NEXT DAY I received a call regarding a noise complaint from our apartment. First one in almost two years in living there. I'm almost certain it was retaliation. No help for Veterans, either, folks. They told me to kick rocks more or less. Zero decisions from management made out stay here better.Olympus Property

I usually dont write these however I am very disappointed about the deception of ********* apartments and its management at Olympus. Me and my girlfriend did a tour in January which showcased a 2bed 2bath. During this walkthrough the front desk person ****** said what we were shown would be included in the apartment we were applying for. That included stainless steel refrigerator, white counter tops and modern sink. When we showed up in March for move in with cashiers check in hand we were shown something completely different. The refrigerator was not stainless steel, the counter top was wood and grey instead of white marble type counter, the flooring was old and brown not the grey flooring shown in the walkthrough and the sink was not updated and renovated. After discussing this with them he recalled that we were promised these and it was his s**** up. the only resolving he came to was either we settle for the one we have at the upgraded price or we move into another unit for more $$ that was guaranteed to have those upgraded standards. This was very disappointing. We reached out to Olympus propertys corporate Office and spoke to *** the regional manager. I told her the urgency of the matter and needed to hear an update soon to figure out our options since our current lease is up in 2 days and we would have nowhere else to stay. She said she would review with ****** and get back with me within an hour. 2 hours past and still no call I had to reach out to ****** to find out what they came to. ****** tells me the same speech of how they couldnt offer me anything (no credit, no discounted stay, nothing) *** finally called me back hours later to tell us that ****** could now not recall the convo we had of promised upgrades as well as no recorded calls, emails stating that. Even after ****** said to us that it was his s**** up for saying that. After minutes of speaking to *** she offered me a $50 **** Gift card. Which felt like a smack in the face. Definitely the worst company! Management is terrible! I lost my mailbox key two months ago, I paid for it but still got no replacement! Tons of requests sent but only got "still under copying". How ridiculous! It literally only takes 5 MINUTES to copy a key! If there are any consequences because of my not getting mail in time, I'm gonna *** them to hell! Don't rent their properties, expensive and ****.I'm so sad there are no negative stars that I can give! They don't deserve even one positive star!Olympus Property
