This company manages my apartment complex, University Place in ******, **. We havent had working air conditioning in months, we havent had hot water in days. The management doesnt have voicemails set up, they dont reply to emails. They make no effort to get back to tenants or remedy situations. I pay almost $600 in rent monthly, and its reduced because of AHP but these are things were supposed to have. Its dangerous in the Texas heat to not have air conditioning, my apartment was genuinely miserable until I installed my OWN unit.

I was a former resident of ***************, Apt. 924 however, I moved out in March 2025 due to my lease being completed during thattime monterey Circle switch management multiple time. It was time to receive my deposit back when I received what I should be getting back. There was discrepancies because it wasnt correct. I provided them with a lease and advised them that I have not been paid the correct amount minus whatever fees or for whatever damages that was done from the original deposit amount Ive been in contact them for about four or five months I have received no update. Nothing of that nature Ive been in contact with Miss **** ***** and Imtrying to contact Mr. ****** ******** who overseas the property on monterey Circle however I have been unsuccessful with correcting the mistake that was made on their behalf if possible I would like someone in the higher up to take a look at and advise me what is the next step and why do I have to wait so long for a process that I was advised would only take upto 60 days this company has been uncommunicative. They do not help and this is the only option that I have in order to fix this issue on hand.

Since 4/24/2025 I've had a number of unbearable problems. My apartment wreaks of raw sewage, I've made work orders, sent emails & messages. Maintenance has came however there's been no solution. Since day 1 my house has been disturbed the garage gate. My unit shakes anytime somebody enters or leaves. I've brought this problem to the leasing office several times, made work orders, sent emails and messages... no solution. This gate problem literally gets worse by the day. On 5/9/2025 I paid rent via money order, which was my 2nd time paying rent due to their portal being down the day rent was due. I expressed the issue of what happened and nobody followed up, nobody looked into it, and the agent that was most concerned ended up being terminated. So I never got reimbursed for my $1,500, and might I note that this isn't the first time a money order was stolen and I've personally talked to a few other residents this has happened to despite ***** ******* claiming nothing had ever been stolen. They lie, manipulate, extort us with hidden and unknown fees, and make the tenants out to be a problem when it's literally the higher *** not doing their jobs. My building is only 35% full..Why is it an issue for me to transfer but they let the white nurse who's sleep schedule didn't align with her ***tairs neighbors transfer with ease. Meanwhile I have a pest infestation, money stolen, a unit that smells like sewage, and a unit that shakes anytime somebody enters and is progressively getting worse over time. As of 5/24/2025 my unit became infested with fruit flies, I've spent $80 on supplies to stop the infestation nothing has happened, within the past week I had to throw out $150 dollars worth of food due to them finding their way into the containers, bags and boxes they were in. I have red marks and bumps from fruit flies landing on me and my skin reacting to the bacteria. Today 6/17/25 Shaye just looked me in my eyes and said I never brought these issues to them so here we are.

My lease appears to have been altered, they're refusing to accept paperwork for my daughter service dog because they dont believe shes disabled as its not a physical disability, their words. Asset living has failed to contact me after two weeks of calling daily about my property manager. She used her position of power to show up to my work and haze me and yell out her window negative things about me and continued to speak with my manager and give me threatening looks every time she saw me. My heat has been broken since April 2024, my balcony lock is broken and they refuse to fix that. They keep trying to evict me over late fees that appear out of no where as I pay my rent on time. They will add them on and then refuse to accept rent until said late fees are paid with no record of where they came from. Ive left voicemails with the regional manager, their supervisor, and the vice president and they have all failed to contact me once. I know I signed a month to month lease as we were planning on moving and suddenly its a 12 month lease so theyre about to take another almost 2k from me and no one from the company will help me resolve my issues and the property manager is to hostile to continue to work with.

On April 1, 2025 I move from ******************************************************************************** at *********** at ***********. I provide a 30 day notice advising them I would not be renewing my lease. The new lease rent amount increased approximately $380 more than I was paying with the prior lease($970) monthly. Due to this enormous increase I was forced to move. I made several phone calls inquiring about my deposit refund, however I have not received a response, thus the reason for this complaint.

I am writing to file a formal complaint regarding a Three (3) Day Notice to Vacate dated May 16, 2025, which I received at my residence located at ****************************************************. The document was issued under the name and law firm of *********************, ******, ************* P.C. and contains a series of unverified and defamatory claims against me. Texas Property Code Section ****** sets out specific requirements for how a notice to vacate must be served, including delivery by mail, hand-delivery, or posting. Instead, it appears that the leasing office was handed this letter (or possibly created it themselves), and they took responsibility for delivering it to my door. If this was a legitimate legal notice from a law firm, why would the attorney not directly serve it per the statute? This further raises red flags about the legitimacy and handling of this document. I am writing to formally report what I believe to be an improper refusal of rent, misuse of legal process, and possible constructive eviction by the management staff at this property. On Thursday, June 5, 2025, at 10:08 AM, I called 911 to request a police officer ****** me to the leasing office so that I could safely and properly submit my rent payment. I informed the staff that I wished to pay my rent. A leasing agent directed us to Assistant Manager ******* ******, who then stated she was unsure if she could accept my rent due to the vacate notice. I explained that I pay through Flex, and at that time, **** had sent me a message stating that the complex was no longer accepting rent from me. These actions appear to amount to constructive eviction and retaliation, both of which are prohibited under Texas law. I fear for the safety and housing stability of myself and my daughter. I am requesting a full review of this situation and that appropriate action be taken against any misconduct or abuse of power by the leasing staff or property management. Thank you for your time.

My experience living in this community has been increasingly unacceptable due to a long list of unresolved issues, lack of communication, and overall negligence.1.Broken Entry Gate: The security gate has been broken for months, compromising the safety and security of residents.2.Trash and Valet Issues: Dumpsters are frequently overflowing, and the valet trash service I am paying for is unreliabletrash is often not picked up at ******** Pest Control: No pest control services have been provided since I moved in, despite this being a basic part of apartment maintenance.4.Severe Roof Leak and Mold:A major ceiling leak began in January 2025. While a roofing company was supposedly called, the issue was not resolvedwater continues to pool in the ceiling.I have reported this repeatedly, only to be told that the cause cannot be pinpointed and that the leak is due to Mother Nature.Mold has now developed, and I am experiencing worsening health symptoms as a result. This poses a serious hazard, especially given my pre-existing respiratory conditions and frequent migraines.Despite reaching out to multiple staff membersMaegan *******, ******* ****** , ****** Blackand even the Asset Living corporate team, I have received no meaningful response or resolution.5.A maintenance worker entered my apartment while I was away and used my personal restroom, leaving the toilet seat up and candy wrappers on my counters.I reported this and received no follow-up or ********** is deeply concerning that maintenance staff are hired through a temp service and appear untrained and ***************** past years, the community was infested with rats, and now stray animals roam freely around the ************ waste is constantly left on the grounds.Breezeways are filthy and have never been pressure washed or properly cleaned during my lease.

I am writing to escalate an unresolved matter despite multiple attempts to address it with the assistant manager of The Crossings at *********** and representatives at Asset Living. We contacted ***** Key, ******* *********, and **** *******. Although ***** ****, the regional manager, responded, no meaningful resolution was provided. From move-in to move-out, we experienced a severe pest infestation. We had to store food in sealed containers, avoid using cabinets, and rely on disposable dishware. Weekly pest control visits had no effect, and we reported this regularly. With two children, the conditions were distressing and unacceptable. An infestation specialist confirmed this stemmed from surrounding units. Even after the upstairs tenants were evicted, the problem persisted. The on-site office was aware. In addition, we dealt with frequent disturbancesyelling, loud music, and drug-related activitysome of which we captured on video. Within our first week, my husband and 7-year-old son witnessed an overdose and residents being handcuffed. We were told the involved tenants were removed, but this was false. We later discovered the property houses a drug recovery group, large enough to require two vans. This was never disclosed during leasing, and we were misled about the nature of the community when we inquired. When we raised our concerns, we were told the assistant manager couldnt waive early termination or move-in special fees. We reached out to higher **** ***** **** responded by minimizing the incidents as low blood sugar events and ignoring pest issues. He later apologized that we were dissatisfied and asked questions that suggested he hadnt reviewed our prior emails. We are not seeking financial compensation. We are requesting that all fees related to early lease termination and repayment of move-in specials be waived due to uninhabitable conditions and misrepresentation. Our family felt unsafe in a home that should have provided security.

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this proposed action would not resolve my complaint.

The office at The Crossings of *********** was made fully aware of our concerns. However, they informed us that they did not have the authority to waive any fees on their end. As a result, we escalated the matter through the proper chain of command, but unfortunately, that also proved unsuccessful and yielded no resolution.

We are simply requesting that the lease-break fees be waived, considering the horrific living conditions we were forced to endure. Given the circumstances, we do not believe this is an unreasonable request.

      Regards,
