      The management lies repeatedly to residents about multiple issues including construction to the pool decks completion date. Elevators are out of service repeatedly and inspections have been expired since August. The management said it was waiting on the physical inspection form to be sent. However, a resident searched public records and found it was only recently applied for, long after expiration. The management lies over and over to residents. I’ll just philosophy I work nights and a lot of residents work from home. That is nearly impossible with multiple jackhammers going at the same time right outside of our windows. The management lied to me
      Personally about them not using jackhammers as well. The gate to the resident parking garage is left open and there have been vehicle burglaries. There are doors to the outside street left unlatched and unlocked and the homeless man is repeatedly sleeping in our stairwell, which we often have to use because the elevators are down.

      Thank you for taking time to meet with me to discuss your concerns and thank you for choosing Camden to call your home. We understand the improvements we are making have impacted your living experience, and for that we apologize. I assure you the end-result will be beautiful and worth the wait. When the project is complete our residents will have a stunning area to enjoy. We held a town hall and discussed the timeline to be as transparent and forthcoming as possible. Delays have been unavoidable. We have offered residents access to our sister community next door so you all can use the amenities including the conference room, resident lounge, heated pool, and fitness center – to have a break from the construction or have quiet space to work. While we too are anxious to have this space and the quiet that comes with it, it is Camden’s priority to ensure the job is done right. The beginning stage of this project is demolition, which is loud, but it will not last the duration of the project.
      We do have a service provider who performs preventative maintenance on a regular basis, but even still things can break. What is important is that we respond quickly to arrange for the repair.
      We have now scheduled our concierge to ensure the retail garage gate is closed at 8pm and to check the stairwells, followed by our maintenance team upon their arrival to the community at 8 am. Non-residents cannot enter the residential areas without CHIRP access.

      Don't move in here, save your money and headaches. The truth is we dont trust the work team at this point from this place since not proper procedures have taken place since day 1 to begin with after a flooding. I have asked for reinspection after damages twice and still did it wrong.Work was not well done up to code professionally. Flood restoration never came to our unit the day of the flooding incident; Using 2 towels, my own mop, and the water vacuum is not a professional flood restoration team. They promised a room at a hotel and they never booked a hotel I have recording and proof of it. They could have sent us to another emergency unit instead, but didn't.. Painting over mold or water marks isn't really fixing the issue inside the walls, which isn't professional either after water coming out from walls down to baseboards. No integrity in their parts, nor do they care about the well-being of tenants. Unit **** where flooding occurred, wet carpet was seating there for days, . If they have a mold addendum to sign when moving, question it, since this place seems to have flooding issues in other units. Dont move to unit **** neighter, workers half-***** all work and painted over instead of fixing inside drywalls properly by professionals because their maintenance supervisor Devin ordered that way. Apt. still smell musty! We cant wait to leave this place! People who made reconstruction is questionable about doing it up to code because some of them even told me they were not ***** workers here in the US.and they only follow orders of their contractor which I asked for business card and never provided one himself or by Camden. They all claimed it was safe to do all construction with us being present (minors too) because they didnt want to move us to another unit or pay for hotel cost.

      Thank you for your feedback. I know we have gone over this with you before, but happy to explain it again. The leak was caused by a moving company working for a neighbor upstairs. A sprinkler head was broken. It was an unfortunate accident. Emergency bells rang and we were able to shut off the fire sprinkler line within 5 minutes.

      A third-party mitigation team was called in to handle the restoration of your home on the same day. Once everything was dry the mitigation team did repairs, replacing drywall and repainting wherever they deemed necessary. Your home was cleared of moisture per the vendor.

      We would like to meet with you to address your concerns. We are regret any and all inconvenience due to the unfortunate incident.

      Don't move here. Location is GREAT, but I have several legitimate complaints to share: (i) upon leasing, Camden mgmt blatantly lied about upcoming construction that would severely inhibit the living experience; (ii) apartment hallways regularly filthy with pet excrement; (iii) residents regularly leave trash in hallway; (iv) Camden systemically tows its rent-paying, registered, and parking-tagged residents for small things such as backing- in (no lie, new rule) and other obscure reasons that are increasingly frustrating residents; (v) 1/2 of us have lost access to our balconies, due to construction hazards and crane operations; (vi) for more than 1/2 of my lease duration I will not have access to the pool or rooftop (active construction zone); (vii) it is so noisy here that you cannot work from home without severe interruption (again this was blatantly mis-represented prior to lease signature). To the management team, you are just a paycheck to a one-sided bargain. Never again, Camden.

      The construction disturbances are unavoidable as we work to maintain the community. We understand that it can be disruptive and do our best to minimize the inconveniences as we work to complete the very necessary projects. We look forward to completing all ongoing projects this Spring as well as resuming guest parking.

      Hallway Cleanliness: Please know that this is not reflective of our standards. When made aware, we immediately sent our staff to address the pet accident and identify who the offending resident is to keep it from happening again.

      Towing: We do our best to communicate towing policies clearly and effectively to all residents to ensure they’re fair and transparent.

      We sincerely hope you’ll give us another chance to provide the Living Excellence we pride ourselves in at all Camden properties.

      This company charges multiple monthly fees for services that are not provided, TV’s don’t work last 2 years at the gym and the excuse is they have a contract with cable company and cable company can’t resolve the issue. We get charged for valet trash pick up which is horrible and daily pick up skips . Company violated their agreement on multiple occasions with no just compensation for such violations. Stairways are dirty and full of trash and bad odor.. Homeless people are sleeping inside of the pool area. Scottsdale old town Camden apartments are knows for car vandalism in parking garages It gets worst every day and management doesn’t do anything but raising our rent.
      Recreation areas and courtyards are dirty and full of dog poop.

      Camden Downtown (Houston) is listed as *************** community. It is not! I called and emailed them to get more information on how much Camden charges for residents to rent their apartment on Airbnb. They did not respond, therefore I decided to go to the leasing office in person on 10/26/2023. The leasing agent and manager were nice but they were not familiar with this program and had no information. They told me they were going to find out and let me know. The next day I went back on 10/27/2023. Again, I asked about ******.They didn’t have any written documents, pamphlets, brochures or anything that explains the rates, terms & conditions or ground rules. The leasing agent said he thinks his manager said Camden charges about 5% but he said he would check again.
      I submitted an application the same day. AFTER I PAID $415 dollars, I called again and asked if the leasing agent confirmed the rate for ******. They told me that Camden charges 20% for Airbnb and if I need more information and need written documentation on the terms & conditions for ******, I need to sign an entire lease! Ridiculous!!!
      I would like to request a refund for my application and administrative fees for $415. I was misled and the leasing agents and managers are very nice but uninformed.

      If I could giveno stare I would . The way the lease terminated is unbelievable. I moved to camden in February in good faith . Then the apt flooded from a burst water heater above me. It took two months for my renters insurance to settle . The whole experience went south after the flooding. Letters were sent to me to vacate . Court appearance and decision to work with property manager on a resolution . The only resolution the property manager wanted was me off the premise. The heavy machinery used to clean the flooding and the commercial dehumidifiers placed in unit were super loud, and caused health issues. The spider bites on top of that just added to the discomfort. Please investigate this company . And till this day they want to be paid for the lease until the unit is rerented. A convenience fee of 115 dollars is excessive to use a credit card to pay. Mail missing for weeks
      Reports of car break ins and theft. And above all making me homeless knowingly .

      This company should be investigated for fraud, unethical practices and illegal behavior. Filed an application on July 8th 2023 at Camden Sedgebrook Apartments. After I did my application it came back in seconds saying I needed to contact the leasing office. It stated that my rent to debt income ratio was unsatisfactory. That should have been a denial. So this complex claims they are approving me with the condition that I reapply again with a guarantor or give them a month’s rent as a deposit. Since I was unable to do that they felt that they could keep my $250 dollar administrative fee. I am fighting this. I have already filed this as fraud with my credit card company and to stop them from keeping my money. Don’t move here these people are a scam and will rip you off.

      This review is in reference to the Camden Gallery apartments in Charlotte. I moved out of my unit on April 22, 2023 and went rent responsible. I was told prior to move-out that it was not legal for the complex to treat my unit differently than other units when marketing it nor that they were legally allowed to make double rent on my unit. They removed my unit from the website on May 15th yet are claiming that I need to continue to pay until June 26th which is when the new tenant moves in. Camden is making double rent through move-in extension price increases and refusing to compensate me for this. Camden is making a profit off the unit's vacancy. I'm requesting a refund of the overage that was made by Camden for the tenant extending their move-in date past the standard move-in date (~$1800).

      Note: I escalated my concerns to the corporate level of Camden Property Trust to no avail, so therefore this review also applies to the entire corporation of Camden Property Trust.

      My time at Camden Amber Oaks has been far from the tranquil and nurturing experience I had hoped for. The challenges I have faced here have tested my patience, understanding, and ability to find harmony amidst adversity. Communication has been inconsistent, delayed, and lacking transparency. Maintenance concerns have been met with inadequate responses and prolonged resolution times.

      I believe in the power of compassion and empathy, and I implore Camden Amber Oaks to reflect on the impact their actions have on residents. Understanding and empathy can create an environment where concerns are heard, valued, and promptly addressed. The strength of a community relies on how it addresses residents' concerns.

      I hope this review encourages growth and introspection. Camden Amber Oaks should reevaluate their policies, communication practices, and commitment to providing a harmonious living environment. By fostering empathy, understanding, and proactive engagement, they can transform their community.

      In conclusion, I urge the management team at Camden Amber Oaks to embrace compassion, empathy, and resilience. May they use this opportunity to strengthen their community and create an environment where residents can find solace and fulfillment of their expectations.

      No one is saying that everyone will have the same experience, but these are just merely some thoughts to consider.

      This apartment company is absolutely unethical and unprofessional. As a Realtor who has worked in the business for 6 years I have never worked with a worse company. As many know, we Realtors work on a commission-only basis and are compensated by apartment management companies for bring our clients to their communities. Camden had a $1000 referral fee/commission listed and an invoice was sent by my billing team only a few days after my client moved in. We were notified that an invoice number needed to be on the invoice in order to process. We corrected this on January 9th, the same day we received the notice to correct and exactly 8 days after my client moved in. I have followed up regularly since then and have received few responses. I was finally told that I would receive the payment on April 8th, only to follow up and hear that they needed an invoice with an invoice number. A request which they had filled nearly 3 months prior. They are refusing to pay me a commission which was rightfully earned and agreed upon. And on top of that have not been filling any maintenance requests of my two clients who leased at their community. It is to the point where I am having to hire an attorney to demand the payment be sent.
