  Avoid Palm Harbor at all costs.What was promised as a quick, easy path to homeownership turned into a 9-month nightmare. From July 2024 to April 2025, my fianc and I endured delay after delay, miscommunication, and gross incompetence.We were pushed through four different loan officers, misquoted $10,000 on our well, and forced to make nearly 500 miles worth of trips just to handle paperwork that shouldve been streamlined. Their utility expert placed our septic in the worst spot on 11 acres of land, right behind our bedroom window and over tree roots that now require removal.Our home delivery was delayed repeatedly due to permit oversights. When it finally arrived, the trim-out crew was late, careless, and the workmanship was abysmal: mismatched caulking, chipped cabinets, damaged floors, a missing custom door, and two defective freezers , one of which they left with a handwritten sorry note.Every step of the process was riddled with errors, delays, and indifference. We spent $271,000 and got treated like an afterthought. Their definition of factory standard is laughable, if you want quality or accountability, look elsewhere.I regret ever setting foot on their lot. Please learn from our mistake.

  Absolutely con job from start to finish! We started with one price ended up with a different price. They milk you on every little thing ( including number of shelfs in the cabinets) We asked to use our contractors to connect the house and prepare septic. They refused that. Their subcontractors literally destroyed our home. Electrical contractor caused failure in septic and water pump, plumber left 1.5 inch wide gaps in shower traps causing our subfloor to go soft and grow mold!! AC contractors left gaps in ducts causing our AC to run all the time and produce mold in walls. Calls went unanswered for weeks. When they finally came out to look at it - I was told that it will take up to 8 weeks to fix the house ! We had to leave the house 3 times before due to issues I mentioned and now 2 months! Its a one year old home! Its shameful and its criminal to do this to people! We had to move out from our house due to mold and currently living in a rental. Im looking for others with similar issues - and will go from there! Stay away from this place! You will lose time and money doing business with them!

  Palm harbor manufactured homes are the worst. We bought a brand new one in 2021 they give you a 5 year warranty. We have been getting cracks in the walls and they dont care and wont do anything about it. They say its only warranted for 1 year. Even before now when we have had other problems and still do they dont care and wont take care of the problem.

  They Placed my home I purchased from them in a utility for easement a petroleum pipeline and are not taking accountability for the contractors they hired. Nobody checked the records they just put the house and now want me to pay thousands to move it.

  Don't buy a home here, the sales office in ********** lies about the numbers and uses non credentialed contractors to do their dirty work over charging customers and getting paid on the backend. This place will rip you off, go somewhere else and read the reviews! ****** and ******* are ******!

  This is by far the worst home we have ever spent money on. It is such poor quality. We had "tray" ceilings and they were made out of *********. The ** has never worked properly and in the beginning they wanted to cut a hole in the roof. Then we were told to take the side off the house. I would NEVER recommend a Palm Harbor Home to ANYONE.

  Bought a 2600 sqr ft home a year ago . Beside all shot ******************* ship the heating and cooling system has not worked adequately from the first day. Had to call warranty, they sent a guy said it works fine . How can work fine when half the house does receive air throughout like the kitchen does !!! Its currently 95 out and the inside of our house is at 84 , with air running all day and one is so hot you cant go in it . I have had an out company come to the house and tell there is a duct issue without ripping out my ceilings and they installed a 5 ton compressor outside with a 4 ton unit inside . Not big enough. In the winter it get so bad we had to buy a wood burning stove cause the house doesnt stay warm and unit system does not flow air to half the house adequately. I have had enough, we are not even in summer time heat yet and we have no cold place to in the house . All shade are drawn all day , we live in a cave . By far the worst choice of homes I have ever made but the sales team was really good . If I dont here back from palm harbor Im going to have take matters in my own hand legally cause being in construction for 37 years tells me this system is very fraud and installed correctly.

  Im going to keep writing reviews until someone response to me.....there are sooooo many issues wrong with the mobile home we just purchased, and Im tired of verbally complaining to ******************************, and ****** from North ***** locations (they keep moving around.) They are the rudest, most unprofessional, lying human beings that are still employed that I have ever met!!! I need someone to send me an email so there can start to be documentations of all the lies that weve been told. ****** started our 90 day punch list time frame without us even having our keys, up until now we still don't have the new keys to our mobile home, we were only sent a "passkey" which is really only supposed to be used so all the people setting it up could come in and out, and then it was supposed to change to our new and permanent key, which never was. We closed on our house back in the beginning of January and still not able to get our key....yet I was rudely told by ****** that I only have like 2-3 weeks to turn in my 90day punch list. I were never given possession to the house even though we were asking them over and over again when we would get it, because we already started paying the mortgage on it, and still nothing!!! ******** finally said that in order to appease us, we could have a passkey, now Im thinking that she now only said this because she realized that ****** had already started our count down for the 90 day punch list, and was trying to cover up this mistake. It doesn't make sense that they would give us access to a house that isn't even ready, it doesn't even have a REAL KEY, it only has a "passkey" and its such a mess! Almost nothing is set up correctly and it has plumbing issues, parts of it has leaking! I want an email to CORPORATE! Does Palm Harbor Home purposely refuse to communicate via email, in order to be able to get away with wrong doings???

  Palm Harbor Homes we purchase a home from this business. We are not very satisfied with there services.We told that we were to have ******** up in three months and ready for us to move in. That has not happen. They NEVER told us about who needs to inspect the homes who we need to contact. We are new at this. I'm very , very disappointed with them. My physical being has not rested. Nor emotionally can't wait to be in my new home. They are not helpful, when ask they get upset at us and our question.

  Wouldnt recommend this company we have had a problem since day one. Starting with the just delivered my house didnt ask where we wanted it. 2.My house was placed 100ft from two electric poles. I cant look out my bedroom window without an electric pole in my face.3. When I asked them to wait to put my padding out the man hung up in my face, (I was in the hospital at this time) time I got out the pad and house was already set and was told they were not moving it!4 . My padding was not built high enough for water to not go under my house so now my padding is washing out. Had to have it leveled 4 times within a 10 months of having it. (Because where they put the house is on a slope) Now I am being told that its my problem and they cant help fix the ground. My front yard right outside my steps is flooded everytime it rains I have to walk through water just to get into my home! 5. ***** was supposed to come with back splash but didnt they had to order it. I was living in my house when they put it in. 6. When ordering my house it was supposed to have a ceiling fan in the front room. Got my home and no ceiling fan. Instead they mailed me one in a box and said have someone put it in. But there isnt a holder for the fan. Sorry if I order a house it should be done how we planned it out. And we are paying to much for a house that we shouldnt have to fix these problems for atleast 4-5 years after having it. We just hit our year **** and really wish we would have went with a different company. Dont want to even leave one start but it is making me!
