I am trying to get an apartment in ******* and working with this company has been stressful,they didnt upload all my income i sent which caused me to get denied,then they claimed to have never received a rental verification that was never even sent to spartment than i stay in 4 years ago! The way approve shield conducts business and performs the screening process is very unethical, and unfair, and has no room for defense in the case of an error on THEIR end. I submitted AUTHENTIC bank statements and check stubs, both downloaded from the direct source in original PDF document and they denied me for false documentation. Thinking it MUST be a mistake, I email and text their customer support number and asked them if they wanted to do a bank verification to verify or validate that the document they claim (with no evidence) were false. I don't know anybody in their right mind who would give the company a chance to do so if the documents were fraudulent. I sent several replies to the initial email with evidence, all of which bounced back, I called the help number multiple times, all of which went the voice mail and the representative did not respond via text . Keep in mind that this same company did the screening for another application with a different apartment complex and said it was REQUIRED, which clearly shows a lack of consistency in their screening process. You never get to speak to the rep, handling your information, This company has NO customer service and does not allow an applicate to appeal any decision that they make and will not provide evidence to support their claim no matter how much you make, how good your credit and rental history is , or how timely you provide the documents. Based on the replies, I'm assuming the only way to get any customer support is to bring it the internet, which is PITIFUL and speaks volume on how this company handles business. Different communities may specify different requirements; this is not an inconsistency. Without speaking to anything specific regarding your application, ApproveShield verifies every piece of information that is provided to us. If a file is returned stating that fraudulent information was provided, then we have primary evidence to back up that assertion. Our advice would be that applicants only provide true and factual information with their application. Please review the adverse action letter sent to your email by the property through our system for the address where you can request file disclosure or any other items you may require. They lied and told the complex I was applying to that I should have a deposit because there are a lot of accounts in collection on my credit report. I don't have any accounts in collections on my credit report, I tried calling to get this cleared up to provide them with proof that I have no collections on my credit. As well as a copy of my credit report. Dispite calling and emailing over 40 times. I never heard back from them.Business Response

Because this is a public forum we are unable to address specifics however with respect to credit reports, we only report what is provided to use by the credit bureau. Specifically though, ApproveShield does not assign deposits, the criteria of the community is what causes deposits to be assessed. We have no say in whether or not that is done, it is 100% criteria driven. I applied for an apartment in west midtown Atlanta, Ga with my significant other, and my application was denied due to 'rental history'. I have lived in Atlanta for 3 years in the same complex, never been evicted. My partner is the same as well. Upon this, we pulled our own rental history report. There's nothing, no evictions, we don't owe any complexes anything. We make a combined 300K a year, provided all the necessary paperwork, and waited a full 7 business days even to hear back just to get an unexplained denial. I have been told in the past to look for apartments that specifically do not use approveshield because they vehemently deny legitimate applicants but will approve the scammers and fraudulent applicants. I now understand why. I even contacted my old complex to see if there was an error and the leasing manager ensured that there must be a mistake. I cannot get ahold of anyone at ApproveShield to talk through the decision either. Not to mention the $400 application fee! I need to move ASAP and this company has put such a huge hole in the process.Business Response

ApproveShield is a fair credit reporting act compliant consumer reporting agency that verifies information on behalf of landlords. All decisions are the sole responsibility and choice of the community that we serve, ApproveShield does not make decisions or set criteria for any given community. As I mentioned on our phone call, we reach out to previous communities for rental history information including on-time rental payment history, number of NSF payments, and if proper notice to vacate was given among many other items (this is outlined on the authorization form you completed). The community where you applied has specific criteria around all of the items listed above and while we won't report the specific reason in this writing, your rental history, as reported by your previous landlord, did not meet the criteria of the community where you applied.Initial Complaint

I have start my application toward an apartment lease on 22th. At first Approveshield contacted and responded me pretty fast asking for extra documents. However when I have questions toward the document they just give no response the whole afternoon. I have to figure out the type of documents without any instructions. Today I provide them with my supplements and again they have no response. I have no idea about the status of my new application process. I am really in hurry and wish to finish everything quickly.Business Response
