      House was built within promised time,
      They are not very honest with contract! I wouldn’t choose ryan homes again, a worst decision of my life! I was literally decieved
      Unfortunately its too late, i found alot of stuff to highlight, quality of woods is l not good at all,

      I just closed on an NVR home in the Peninsula in Millsboro Delaware. For the most part, the sales team (Kyle)were very helpful and professional and overall experience was very positive. The walk through just prior to closing was sub-optimal but the Project Manager was off as wife was having baby. He returned today (Andrew G*******) and was incredibly nice and professional and I was extremely impressed with his diligence and courtesy. I will follow up with further review to see if all issues addressed but thus far very pleased.

      Terrible terrible I have ceiling cracks and wall cracks also can see the separations between drywall I’ve been trying to contact Jason about it but he decided to ignore us and see if it blows by it’s sad to put your heart and soul in to your first home and have companies do this to you sad….

      If I could give less, I would. Half a million dollars for a new house and after 2 years I need to rip out the ductwork.

      Question: How does NVR/Ryan/Heartland earn an A+ BBB rating, when the customer review rating is 1.25 of 5? Just curious about the disparity, because I recently built with Heartland Homes and agree with just about every customer review on the BBB site.

      We have had nothing but issues since we purchased the home. As many others have pointed out, they use cheap materials, cheap appliances, hire contractors that do poor workmanship, and cut corners in anyway possible. To make matters worse, they are not accountable in any way and have found a way to be unethical in their contracts, warranties, finances, and contractors.
      We purchased our home in 2018. The first day we moved in, water flooded from the 3rd floor all the way to the garage after taking a shower. It was found that the new pipe in the shower wall had been cut and the wall was closed up as if all was fine. There’s no way the water was turned on during the inspection. A year later, the dishwasher backed up due to piping, year after that, the dishwasher overflowed. Then the furnace is rusting because water is collecting; water heater is leaking; water pump had to be changed; refrigerator hose has been replaced twice; paint job inside the home looks like my children did it; master bedroom closet fell and the screws weren’t even in the studs; roof started leaking in master bath; ceiling leaking in basement; smell in master bath sink; sink cracked in upstairs bathroom; grass had to be replanted on my whole street; water collected like a swap in back and we had to get a patio that costs thousands of dollars just to enjoy outside. I was told the furnace would eventually go out and was advised to buy a Carbon monoxide detector. I was told the HVAC unit is the cheapest there is to purchase where you don’t need a contractor’s license. One of their representatives justified the water heater issue as “he replaces his water heater every two years”. Everyone knows that is not true, but to say it out loud and insult our intelligence should be considered illegal. The worst yet is **** *****/NVR will then send the same contractors out that half do the repairs and justify their unethical practices, beliefs, and poor quality work. All I want is my home repaired PROPERLY.

      I want to express my gratitude for all the people that left their comments regarding Ryan Homes. While I'm very sorry for the tragedies you faced in dealing with what seems to be a highly unscrupulous company, your willingness to share your ordeals with others has probably saved many from enduring the same horrific experience. You have helped my husband and I immensely. We've been considering moving to the Greenville/Spartanburg area of South Carolina and had come across townhouses built by Ryan Homes and DRB Homes. They seemed to be just what we were looking for. We planned a trip in February to visit the area and see the townhouses. If we liked what we saw, we were all set to put down a deposit. Thank goodness I looked at reviews for these builders as well as D.R. Horton. I've never seen so many complaints against a company and it was heart wrenching to read about the difficulties people endured dealing with them. Their poor customer service was reprehensible and their licenses should be revoked. To all who shared their stories, you have my deepest sympathies and greatest thanks for sparing my husband and I the same heartache. I hope you're all in a better place now.

      A hidden defect was discovered in our home outside of their warranty period. The defect was codes related and an engineer provided evidence of the construction defect. This error would never have been visible during a visual inspection and an interior leak was the first sign of the problem. I requested Ryan Homes consider the warranty request due to the fact the step flashing was never installed and it was covered up by putting silicone over the seam. This is an intentional measure to cover up a known error. Ryan Homes would not honor the warranty request despite the evidence provided showing the error. They do not stand behind their work at all if they can use the limited warranty period as a way to get out of it.

      I live in the Liberty Knolls, Stafford location since 2015 when my home was completed. Three (3) years later I experienced a foundation leak in my basement, which Ryan came and supposedly repaired. Earlier this month (January 2023) I noticed a leak in the same area and contacted Ryan Homes again. They had me cut the insulation to expose the leaking area, taking pictures to send them. After not hearing from them for a few days I called to inquire on the status. I was informed that they will not repair it as it appeared that I could repair it myself. I informed them that they warranted my foundation for 10 years, as noted in their manual when I closed on this house. They tried to explain that it is now my responsibility to repair this leak and they will not come to do any repairs. I feel that they are being totally indifferent and not living up to their own warranty responsibilities as stated in the homeowners manual. I am considering taking legal actions against Ryan Homes for this matter.

      Ryan Homes advised that our house would be done in November which it was not..tried to force a closing even though there was damage to cabinets and other shotty work done throughout the house...Between Ryan Homes and NVR it was a nightmare start to finish. Everyone blames someone else for the delays and then tries to charge a "holding fee" if you dont close when they say...WORST COMPANIES -- BEWARE
