      Where do I begin. My wife and I purchased a home from Ryan Homes back in 2021 in **. We moved into the house in November. Not even 3 years ago. In that time period, we have had several workmanship issues. The ** unit failed twice. Once during the hottest days ever recorded. Turns out they installed a unit too small. Prior to that, we had an issue with our plumbing specifically the grinder pump in the front yard. They have already had to dig up my yard, install a new pump, as well as replace the electric control box for the pump. Fast forward to today where we are going through the EX**T same problem with the grinder pump. I called Ryan Homes and was pretty much told that we're out of luck. Representative was terrible. Also, that we would have to contact the vendors that installed the pump and the electrical components. get this, the contractor THEY chose doesn't service my area. So now we have to call in a vendor to come behind who knows what kind of work was done by their contractors. I am absolutely disgusted with this company and how they take care of their victims, because real companies do not treat their customers like this. they use cheap components and cheap contractors to poorly build expensive homes.

      RUN..don't walk from this mortgage company. The paperchase was unbelievable!!! It was WAY over and above any other mortgage process I ever experienced. It's never enough? We had to resubmit documents they already received a number of times. They even wanted my husband's divorce degree from 15 years ago. I was waiting for a request for a DNA sample! They claimed I owed $6.00--SIX DOLLARS to SC department of revenue. I showed them in our bank statement that we received a refund but that wasn't enough. I spent several hours trying to get a statement from the ******* of revenue showing $0 owed. We were able to provide all paperwork except for one requested as it was not available to us. We applied on April 21 and our closing date was August 7th. It was August 1st and we still didn't receive final approval We had already given our notice at our apartment so we had no place to go so we requested our money back several times so we could purchase another property. No one would respond to our requests for refund until we threatened other action. They strung us on. No one ever contacted us with final approval notification...I just received closing documents via email a few days before closing date. It was an extremely frustrating and unprofessional experience. I have since spoke with other people that have had a similar experiences with our local NVR office. Several other people outright cancelled their contacts due to thier experience. I would leave 0 stars if possible.

      I am a homeowner of a townhouse in ** since 2021. The builder is Ryan homes. The process was good, since I was working with them remotely. They sent me photos periodically during the building process. The house was closed smoothly on schedule. Then the things turned bad gradually since 2022. First furnace stopped working during a cold day in winter. Luckily, the warranty covered the service. I was told the coil was clogged. Then in mid of 2024, ac unit was leaking Freon. Although the part is under warranty. The labor is not. I paid high price to have it fixed. I called installation company, who liked to come over to work on it, but I simply lost trust in them. They are not BBB accredited and having no review.... Just feel very disappointed in **** home, who didn't take customer's interests seriously. Just like to share my experience with you

      We signed a contract for our Anchors Run **** Home in ***** Delaware on November of 2023 and we closed on our home on June 17, 2024. We were charged and paid a capital contribution fee of $2,200 to the *********************** (HOA). That was the fee the HOA clerk passed on to our independent private lawyer. However, we later found out that other families on our same block and closing after us were only charged $1,500.My wife and I were outraged. We called and emailed people associated with Ryan Homes and NVR and were told the issue would be escalated to Ryan Homes, NVR, and even Insight Homes, the developer and HOA for Anchors Run. Needless to say now I am lodging a complaint against all involved. The personnel were very careful to keep the identities of their supervisors anonymous. In addition we paid for use and upkeep of a non-functioning pool at the club house which we just found out might not be ready until some time next year pending approval of the development expansion plan. We currently do not have a mailbox at the club house like other owners and are forced to drive from ***** to ******** to pick up our mail after summoning a postal clerk to come outside the building to return to the building to search for and retrieve our mail.It is clear none of the named businesses gives a **** about us nor knows about the concept of good will. Reputable businesses would give us the money owed to us since other owners on the same block and closing after us were not charged. An increase on the capital contribution was in effect for *************************************** 2023 like us would not be charged the increase, EXCEPT for us. How unprofessional and prejudicial is that.What does it tell you if large businesses like those mentioned refuse to refund the money due us by their error. If $750 is going to cause them a hardship and they are willing to ruin their reputation over $750 this it speaks volumes about them. Remember CAVEAT EMPTOR!

      NVR is a predatory lender. Their business model is to entice people in by offering seller "credits" which get offset by their high fees and deceptive practices. They do not care about you or your good financial history - only structuring a loan that they can sell for profit. As a result their interest rates are garbage - well above the national average. This is in hopes you end up wasting most of the credits to "buy down" the overpriced rate to the level it would have been were they not dishonest. If you use this lender be prepared to do your own research. They will not provide any disclosures or educate you on your options outside of what they are legally required to do. The more ignorant you are, the more likely it is they can trick you into signing for unfavorable terms which is exactly how they want it.

      Buyer Beware: they will change your final paperwork at the last minute and not allocate your money which is the reason why you chose a new **** Home in the first place. Youre literally at your closing day and after looking at the situation and outcome you were in a corner. Been told no money was lost. In the end, it is the principle of the matter. If you are a first time buyer, please please keep all documentation and DO NOT sign the day of closing. In the end, they will NOT make right. They are not on your side. It is a shame and is very predatory. I repeat DO NOT SIGN at closing if something is wrong. For me, I had already closed on one house the day before and I was homeless. If you want your keys you have to sign. So again, I was done wrong and *****. I have the messages and emails. In the end, you get a so sorry. That is what you mean to them. And fun fact: your loan officer disappears and you find out after leaving a ****** review that he is no longer with the company and his manager was also out. They will not make it right after you sign.

      Please stay away from Ryan Homes, especially if you are a first-time homeowner, black or a woman. I will rate Ryan Homes zero if possible. I built a house with them in ****. I moved in on 4/25/24; today is 7/18/24, and I already have 4 complaints. They did a shoddy job with my sump pump, dishwasher, AC, and lawn. I already have mold growing on cartons in my basement. They have refused to come back and inspect it. They told me to buy a dehumidifier and run it in the basement. I bought two dehumidifiers that are running 24/7 to keep the moisture down. That hasn't fixed the problem. They said the humidity was because it's a new building. After complaining about the sump pump not draining, they came back to fix it. They fixed the dishwasher and the *** Their contractor planted a shrub right in front of the pipe that drains water from the roof, but they refused to fix it, telling me that it's now a maintenance issue and that I should fix it myself. My front door doesn't close well unless it's pulled before turning the key. This is less than 3 months after closing the house. Please stay away from them; get a third-party person to inspect as they build if they are your only option.

      This was the absolute worst customer service I've ever experienced. Lack of communication and they will not help to understand the process. We repeatedly provided all the requested information and continued to communicate without any response, or the response was just to repeat what we have already done. To make things worse we had to jump through countless hoops to prove a lean against my partner was fraud. Even after proving it, that wasn't good enough. So lost time at work and repeated all the investigation and collected all the information AGAIN! Then we were ghosted and left trying to find out what is going on, what the 'decision' is, will we be getting the house, and when is the closing date. The closing agreement amount kept changing, so we had to repeatedly (seriously, numerous times) reach out to have it corrected. *Without being able to get anywhere with the local NVR office, I reached out to whom I thought was the corporate office for assistance. At this point, we are going to be homeless. The run around, communication, and all the delays that have been repeatedly put on us have me to the point of tears. Instead of the excitement of buying a new house we are stressed beyond words. And no matter what we do, it's never enough. This is not a cheap home; we bought an over 350k new build. We have verified countless times with written documented proof that everything is in order and ready to go; but still the ghosting and then run around.DO NOT ever use an NVR mortgage; as of today, I'm still waiting to see if the corporate office will help in anyway.

      There is a hole in the drywall from the door handle. After investigation, I found **** had this kind of defect in the home. They did not install door stoppers for a few doors. I did not notice this at the final walkthrough. I did not know this until recently analysis this hole. I am not an expert; I am not able to direct **** what need to be done at closing the house!Now,, **** replied me "Even with the door stopper, it cannot escape drywall to be damaged". But this is really caused by their defect, no matter how small it is.This, imo, is a construction defect. **** stated it is out of warranty after one year. It is not a kind of damage, But **** did not deliver me a full house but a house with many defects!!!It is an easy fix. Just install a few cents door stopper and patch the small hole. But ****** attitude is always to refuse buyers' requests for whatever causes.BTW, **** does NOT care about BBB review at all!!

      I am a Realtor and my customer wanted to see models in a **** home community. I had not suggested Ryan Homes because I knew of the poor quality. I did take the customer at their request and registered myself with them with the Sales person. The customer didn't make a decision until 2 months later and called the Sales person to write up the contract. He did not tell them that their Realtor needed to be with them so he cut me out of the transaction. Even though I was with them and registered them at the first meeting. The customer was not aware that I needed to be with them at the time of signing the contract. I have never in my career (and I have worked with numerous builders!) have I HAD to be with the customer at that time. I talked to the Sales person's boss and she said she had not looked to see if I was in the database and then was beligerent. When I told her I was going to record the conversation she said I was being combative, (I never raised my voice) and she hung up on me. (They record phone calls though).
