      This was hands down the worst customer service I've ever experienced. We jumped through countless hoops despite being told we wouldn't close until May. Then they told us we were now going to close in April, so we had to jump through another handful of hoops, including uploading the same forms, paystubs, and W-2s repeatedly. I uploaded about 100+ documents in 3 weeks to get ready to close early. Then we drove 8 hours for closing only to be told hours before that we needed to come up with more documents and another magical 7k in closing funds, which I came up with 10k in a few hours, only to be told that THEY weren't ready to close. They basically made up a make-believe story to try and stall, or they thought we couldn't come up with the money, but when we did, we caught them in the lie, and they just stuttered and mumbled and sent us to a manager who had no clue what was going on. This is AFTER THEY moved the closing up a month; we told them countless times we didn't need to close early, but they insisted and then delayed closing not once, not twice, but about four times in 2 weeks. Then, on the day of the closing, they waited until the very last minute to even send the documents to sign. Every day we dealt with them felt like Groundhog Day. I would upload the same documents and confirm my income repeatedly, and they would just keep asking for more documents and more proof of income as if I were hiding something or I was a criminal. Keep in mind, I brought home over 250k AGI, but they were acting like I had the income of someone working at ********** during the entire process. I verified countless employees (I work contracts), but they just kept asking for more and more documents; I think I gave them every paystub I had for about 6 months. DO NOT ever use an NVR mortgage; as of today, I'm still missing close to 7k in closing money that hasn't made it to my debt payoffs 2 months later.

      Poor Quality of work done. No help in resolving issues I had just a complete disgrace. Floors squeaking a few weeks after closing no remedy for that never will buy from this company again

      DO NOT BUY A **** HOME!!!Just after 1 month of living in my brand new **** Home in *************, I experienced MOLD, soot infiltration, and HVAC issues. Not to mention hundreds of cosmetic issues. Including rippling in my ceilings.They tried remediating most of the issues, never found a point of origin of the soot, no one wants to take responsibility. They built my home with moldy lumber.There was a total of $56,000 worth of expenses I paid but they are refusing to pay me anything over $25,000 and told me I should be grateful. During the attempt to remediate the soot painters damaged $25,000 worth of brand new furniture/items in my home. And both Ryan homes/the painters are refusing to make it right they paid me an amount but it doesnt even cover half of the other cost in incurred from this nightmare.Today is May 24th, and since my walk through in November they still have not replaced 16 drawers/cabinets, and there are still exterior cosmetic issues.3 people from Ryan homes that are high ranked, all agreed that my house should have never been delivered.

      POOR QUALITY, BE CAUTIOUS. I am new home owner with one of the constructions that Ryan Homes built (Oaklawn *****). There are lot of issues and its been only 7 days that we closed on the property. The day we closed on the town home, we had a small gathering at our home and one of the mother who was holding the baby touched the halogen light bulbs and that made a serious burn on the babies finger. We were made aware by the construction supervisor that these bulbs get hot but I did not think that they get super super super hot to cause ***** as soon as you come in contact. These bulbs sit right in front of your face when doing cooking at the range and anyone accidentally are going to get *****. When the construction supervisor was made aware of the situation, he swapped the halogen bulbs out to led. Construction supervisor is definitely helpful and reacts quickly about the issues. Next issue is with the bathroom showers not being caulked, so could not use the bathroom showers for 4-5days. Next issue, ran the dish washer for the first time and dish washer started to leak from the bottom. Next Issue, there is a soap dispenser which is part of the countertop, there is a small ring around this dish washer which is in contact with the countertop, when the dishes are done, the water can go sit around this ring and it will start dripping into the cabinet. I created a warranty request to address the leak issues and they sent Warranty manager (****) to take a look at this soap dispenser ring and i was given a education class on how to not leave water on the countertop by this soap dispenser ring. Ryan homes is aware of this water dripping issue at the soap dispenser ring because several other folks reported the same issue but i guess ended up with same resolution as mine (education class). For the dish washer i was asked to work with GE customer care directly. Issues can happen, nothing is perfect but just frustrated with these education classes rather than fixing things.

      This Lender has been trash since day 1. At the beginning of the process, The closer refused to call me when they didnt have stuff they needed. She continuously ask me for things I had already sent. She ask for wet signatures on stuff for days before then telling me I could just e sign. Had to beg for updated loan statements. Ive had to send in the same documents multiple times. ********************************* and ***************************** have been complete trash. Trash closer and processors. Take your business elsewhere as NVR is not the company you should use

      They are Horrible they loose paperwork and tell lies. Down payment keeps moving . We have two days to close and they still dont have it final approved. They say they received paperwork then somebody else ask for it!!! They could care less do not go through them or you will have a lot of sleepless nights.

      Working with NVR was one of the most horrible experiences ive ever had. I wish i had known about some of these common complaints prior to working with them, and had gone with another lender. NVR does not communicate well, they do not explain anything to you during the process, their employees lack the knowledge needed to make this a comprehensive process for a home buyer. They work primarily through email and are careless with your information. More often then not, they will without a doubt make several mistakes that causes nothing but frustration and aggravation for the home buyer. They, couldn't care less. The closing costs they give you are not worth the level of uncertainty you have when using them to handle not only this large of a purchase for the next 30 years of your life, but all your personal financial documentation. Skip NVR, go with someone else, you wont regret it. I wish i did every single day of this process. Even after closing, closing no one from NVR bothered to show up to, im still getting documents to sign that went to closing incorrect, on their part. This is typical of the entire process for them. Trust me, if you complain, you'll just be passed around from employee to employee like a bowl of chips that no one wants. That's how they treat home buyers. Dont lose sleep, go literally ANY other lender.

      I am contacting customer ******************** and corporate offices regarding my new home built by Ryan Homes. My wife and I purchased the property on May 5, 2023, we have had concerns with plumbing, appliances, sod, and the house settling, causing nail to protrude from the walls and ceiling. I am hoping to get a resolution soon. I have reached out to customer care and have finally contacted the better business bureau. Disappointed thus far with a purchase that was over $430,000.00 on a new build

      NVR/Ryan Homes is horrible. We are sorry we ever purchased a Ryan Homes through NVR. They made so many mistakes in our paperwork. We have had so many issues in our Brand New Home. We have made over 124 calls for issues. We both have had prefect Ryan Homes in the past. Cheap labor is being use and the quality of work is not good. Too many issues and things had to be fixed and somethings had to be fixed more than once. Our bathtub had a squeak and we found out Ryan workers tried to cover it up by putting spray foam, dirt, trash, and boards under it. They had to take the tub out and clean all the mess from under the tub and put in a better tub.Our deck started warping and extra wood had to be put under the wood. Chipped wood was under our dishwasher, some of the kitchen cabinet doors are not solid, hear squeaking from the flooring sometimes, the shower door in the Master bathroom is cheap and not sturdy, The kitchen floors had to be adjusted for the spaces in it, the door locks had to be adjusted, had to have the ice maker in our refrigerator replaced two times and then the panel in the back had to be replaced, we have stepped on too may tacks from the carpet, had to had a couple shingles on the root replaced, had a swell in our back yard with standing water. Ryan had to correct this by having a large pipe put in the ground. We were not told about a swell in our backyard until our orientation by the PM Manager and after NVR/Ryan had our down payment. We would never recommend NVR/Ryan Homes to anyone.We have lines showing in our ceiling that needs to be fixed, we have a stinky smell in our bathroom sinks that needs to be cleaned out by a plumber because the baking soda, hot water and white vinegar isn't helping much at all. We barely believe anything that we are told from the Warranty Manager. We had 2 leaks from our HVAC. We plan to sell in 2 years and never buy another Ryan home. We regret buying a Ryan Home.A new home shouldn't have so many issues as we had.
