      My wife and I started are process with Stanley Martin (SM) in May of 2021. Due to their new purchase policy, we signed our contract until July 2021. We were told that our home should be complete by March/April 2022 but to cover possible supply delays, they would list June 2022 as they completion date.
      The Neighborhood Agent did a great job at explaining the SM Process and she told us that Sm was working under one umbrella to combat delays with the pandemic. She said they were working by contract date so that if we needed something that was preventing us from closing, they would pull that item from another home/neighborhood to ensure that completion was timely.
      Here we are nearly 17 months post contract signing. The dream sold to us has become a nightmare. What should be milestones within the process have been overshadowed with mishaps and miscommunication.
      We live nearby so we are able to drive by at least once a day. Most of those days the construction phase has been a ghost town. When work was done, it seemed like the workers would make it to everyone’s house but ours. A home that was contracted two weeks after us closed almost 2 months ago. The last target completion date provided to us by SM was November 18, 2022. Yet our home has seemed to have little to no movement in over three weeks and now another home that contracted even later than the first one is closing this week. This home is same floor plan as ours. They had their garage door installed almost two weeks ago. Now, we are being told that ours is on back order and it has pushed our completion date back again. When I asked for clarity on how these homes are being worked on and ours is not, there is no response.
      They have put us in a financial bind and they don’t seem to care. I know that they are not responsible for the leases we enter or they choices we make but they are responsible for providing buyers with honest communication and updates. I feel that we have been discriminated against.

Our VP of Production informed us that throughout the homebuilding process, his team was sensitive to the delays and did their best to keep you informed of the progress of your home. We kindly appreciate your understanding that each component of the home comes with its own set of timelines and selections.

      I moved into my home May 2021. July 2021 I have filed several warranty claims regarding the grading of my backyard since then I have submit over Six more claims the last one in September 2022 when I first submitted a claim they said that I had to wait a year so my clay can settled in for them to reevaluate my backyard the water is so bad it is sitting on my foundation of my home causing it to mold 2 to 3 inches I have reached out through email several times have not got any respond back. several builders have came out and claimed they took pictures they say one thing and do the other I also have reached out to the manager of service department Erin Who would not return any of my emails who is very rude . this company is very unprofessional I am not the only one in the neighborhood that’s having this problem with re-grading problems. I have documents on my part that I have reached out to them several times I also have builders coming to my house by the name of Roland and Randy stating we will fix the problem .when I speak to service department they deny the claim because of me putting a fence around my yard or adding rocks revokes my warranty. well when I first made the claim I did not have any rocks on any fence around my property. They say a lot of stuff over the phone just to brush me off and we all know that if it’s not in writing or email it’s not valid the company is very unprofessional Erin would not give me her managers phone number or name so I can speak to someone higher up. Please be aware of this company they don’t care about their satisfaction of their work or the home buyers! Very unhappy for a first time buyer

      Dear BBB,

      Even though this customer is out of warranty we have offered to spot check the grades in her yard one more time. In the past we have checked her yard multiple times after it rained and found that the draining of water falls within normal ranges. She did not bring this to our attention until after her warranty ended but we are still offering a helping hand.

      Painting workmanship , is very POOR, all the baseboards and trim work is very POOR workmanship. You can see every nail that was put in baseboards, they never puttied the holes and only put a very thin paint coverage on all of them... Stanley Martin said all of these issues are cosmetic issues and would not correct.!!!! REALLY ON A BRAND NEW BUILD......They put in the cheapest carpets they could get there hands on ... Sooo SAD ... A Brand New House!!! We had to move all the towel holders in bathrooms because if you put a hand towel on them it covered up the electric outlets , but yet they never put in any bath towel holders in the master bathroom, except in the room with the toilet and who would want to hang clean bath towels in a room that you **** in???? Poor design... Poor Workmanship.. Poor Execution...

      I wish I could give 0 stars. Dealing with Stanley Martin has been painful and stressful. The quality home we were promised was never delivered. We have had continued HVAC issues (for a year), the roof leaked, the yard was graded poorly so we constantly have standing water, the water pipes froze our first winter in the house, the kitchen cabinet doors are warped, and the list goes on and on. We have fought with the builder, the warranty team, anyone we can get in contact with to try to get them to fix the ongoing issues but no one wants to fix them. The warranty team claims "that isn't under warranty" the building team claims the warranty team will fix it, and we are stuck fighting with everyone trying to get our house up to the standards we were expecting. We have been greatly disappointed in Stanley Martin and hope others will read this and choose another builder. We spent our life savings buying this house, we don't have another 40k lying around available to fix the issues we are running into on a brand new house. Our neighbors are all facing a myriad of similar issues as well and are being met with the same resistance.

      Everyone who thinks about moving into a Stanley Martin Condo just know the noise level is extreme. We were sold on the fact that noise was to be reduced in these condos however hotel rooms are more quiet. I can hear every step of my upstairs neighbors and I can hear their conversations. If you do not like noise then stay away from SM condominium.

      Update on my experience in the greater mid North Carolina region. We would NEVER purchase from Stanley Martin again. The subcontractor "The Home Center," at their own expense, replaced a number of boards in our floor which has mitigated some of the issues with the original installation. They also ripped our the kitchen backsplash for the second time and finally, we have a backsplash that is pretty close to meeting our expectations.
      Other issues - we have given up on and are having to handle them ourselves.
      However parts of my front yard are still a nice swamp. A year ago, SM said we can fix this by installing a French drain. However, that resulted in the growth of green and black algae on the curb and street in front of my house. They closed the drains up and the ground turns from soggy to swampy. They have opened the back up and I'm back to this unisightly black residue including soil as well as the aforementioned growth.
      The manager has told me to purchased a power washer and plan to clean the neighborhood street and curb on a weekly basis. For some crazy reason, I find this to be an inappropriate answer.
      There have been zero responses to my BBB complaints.

      DO NOT DO BUSINESS WITH THEM WITHOUT A YOUR OWN REALTOR AND ATTORNEY. You NEED representation. DO NOT use their bank or anything recommended from them. they lie and take advantage of their customers. Fast build - poor quality. They take advantage of military families and bully you into buying with them. The company commits unethical practices and need to be investigated. there are so many homeowner that are having issues with their homes, less than three years after purchase. Neighborhoods are unfinished and they have bogus HOA fees. They take advantage of your ignorance regarding home buying and sell you crap - over appraised. The bank is in on it, inspector, sales person, warranty company, attorney, builder, HOA fees, fake closing sales pitch as the bogus fees cancel it out - its all a SCAM. The contract is not fair for the seller and buyer. Its one sided - only in the seller favor. SCAM. Get an attorney for builder issues, warranty neglections, fake promises/ incomplete neighborhoods, floor plan discrepancies, pushing dates back, increasing bogus prices, bullying tactics, etc.!!!! they have ruin so many people lives by taking advantage of their ignorance.
