1 starMy husband and I bought a new construction condo in the Tuscarora Village neighborhood in Leesburg, VA with the promise of neighborhood amenities and other retail options in close walking proximity. We've lived here for close to 2.5 years now and no ground has been broken. Had we known then, what we know now, we would not have purchased here. The salespeople really sold buyers a dream and a broken promise. Stanley Martin continues to make excuses and play the blame game, while deflecting and disregarding valid concerns from the neighborhood. In fact, nothing they say can be trusted and should be taken with a huge grain of salt. On top of this, there is a serious lack of parking and the neighborhood itself wasn't developed in an equitable manner. One side of the neighborhood where there are townhomes is nicely landscaped with open green space and more parking options. The other side with the condos wasn't afforded such necessities. Something has got to give here as we are tired of unfulfilled promises and false hope. Other surrounding neighborhoods have amenities and pay roughly the same amount as we currently do in condo and HOA fees. Lastly, it also seems that they have no trouble continuing to build neighborhoods around us with more amenities. I really could go on and on here, but for now I want to focus on the external issues. The internal ones deserve their own review. I'd give 0 stars if I could.Review fromWaleed M

1 starPlease build the amenities at Tuscarora Village in Leesburg, VA which your company promised the residence. It has been more than 3 years for crying out loud. I feel misled and deceived by Stanley M***** reps who sold me the house. Very disappointing in them.Review fromMarcelo V

1 starDO NOT BUY STANLEY MARTIN! Stay away. They will lie to you and lie to you. After three years our community is not finished. And it is going to be a minimum of 4-5 more years (yeah right) before it is. They refuse to give us any amenities they promised. They lie and say they can but the Town says they can provide those for us today. The roads are not going to be done for another 5 years. Why would anyone want to live in a 25% complete neighborhood?
I have tried for 3 years to work with them but all you get is gaslighting and lies after lie. It seems like for 3 years I have been stuck in Groundhog Day with no end in sight.Review fromChristine W

1 star1 Star. What seemed like would be a great place to live, and home to live has turned into a nightmare. SM wants to pick and choose what they want to be a part of. We did our one year warranty follow up had things fixed however those things that were fixed quickly reappeared and even worse. When following up we were told we are "past our warranty." Constant knocks in the house we were told would go away after a year...2 years later knocks still present. When we moved in we were told the clubhouse could host a party, there was a oven to use, etc....oven has never worked and when I reached out to SM they stated the clubhouse was not zoned for a oven and don't know why a kitchen or oven is in there. HOA...is a joke. SM is the governing body until a formal HOA is formed, however HOA and SM bounce back with each other saying its one another's issue. Information was told they are to just collect money as a HOA and hire contractor not police the neighborhood, however when someone puts a for sale sign in the community SM HOA quickly reaches out asking the sign to be taken down. The reason being my guess is they don't want to compete with other owners in the area for a new build. Nothing is enforced. I signed a contract to only be easily aggravated time and time again. SM is only there to quickly build your house, and leave you high and dry with multiple issues and not uphold their end of the "deal" you sign. When you buy a end unit, you expect the common area to be beautiful...nope. SM says its not their problem the mud pit next to us.
Overall, I will never buy with SM again and they have ruined it for every SM in the country and possibly every other major contractor.Review fromMark W

1 starAs a recent buyer of a Stanley Martin home (1 month) I have only comments about their finish out. The painting subcontractor is perhaps my biggest issue. Paint is sparse in many places. You can see roller marks and primer through much of it. Many places that should've been caulked (like around trim) was not and there are subsequent holes. The ceiling paint shows big areas that were patch painted to save a dollar and look like amateurs painted it. The banisters throughout continue to provide moderate support while delivering maximum splinters and cuts. Silly cost saving items such as no lights in closets across from kitchen, no finish in garage with tape and bed showing, door locks placed inconsistently with one door locked when inside knob is vertical, one locked when inside knob is horizontal. Installing two french doors at Juliette balcony as the only working windows on that end of the house and not providing screens to make them useful. No dimmer slides on any of the myriad pot lights in the house. (of course everyone will want to operate their pot lights all the time at the highest setting). No towel rings in bathrooms. Single towel rack in master capable of holding one towel. No power outlet in the gigantic walk-in closet. (in fact, not one outlet in any closet at all. Lights only in primary closet and 1 additional bedroom closet. No lights in main floor closets, 3rd bedroom, main hall closet. Windows with warped sashes. For $800K this is perhaps the most cheaply built home I could've imagined.Review fromErin F

1 starBuyer beware and never buy from this builder!!! Almost every window needed to replaced in our home for faulty installation and product. Has taken almost two years for them to acknowledge and we actually figured out the problem after all this time of absorbent gas and power bills, they stated it was just the design of the house. Executives were condescending to me as they acted like as a woman I’d have no clue what I was talking about. If you can afford in this economy to heat and air condition the outdoors like we have for 18 months then this is your builder. We simply asked for them to pay for a small portion of the bills and that was basically laughed at. It’s zero stars!!Review fromTressa D

1 starDo not purchase a Stanley Martin house. We signed the contract with Essex Builders, who had an excellent reputation, in Elgin, SC. Stanley Martin bought out Essex soon after we signed the contract to build. I can truly say that they showed their inefficient early on. Project managers changed three times with one stating that he didn’t have experience building houses that took longer than 3 weeks. They fixed the small problems identified within the first two months. Stanley Martin stated that all other issues should go on a list and will be resolved in the eleven months warranty repairs. Don’t believe the hype! We have major drainage problems on the exterior of the house and under the house. There is mold on the insulation under the house, which is causing eye problems. ( You do know that 60% of the air inside your house comes from under your house.). All the interior doors were hung improperly. Some of these doors do not latch. They failed to finish the staircase upstairs. Our very competent house inspector found moisture in the wall of a downstairs bathroom, which can lead to mold inside the wall. Stanley Martin denies that there is moisture. Showing their poor workmanship, a worker came by to balance the a.c unit. He did not have any tools, looked at the unit, and took mulch out of my flower bed and put it under the unit. He did not speak English so he did not understand my husband’s complaints. We called the manager and he brushed it off. Those are just some of the items. Our list has about forty repair items that need to be addressed. They have done little in the past 6 months. The warranty manager has been less cooperative since he decided to voice his opinion that he couldn’t get workers because the nation is spending all its money on illegal immigrants and lazy people. I enlightened him about immigrants do not qualify for most benefits and most people aren’t lazy, but have issues related to low salary, affordable child care, etc.Review fromZack D

1 starI would give 0 stars is I could also. This builder has been a let down since I moved in. It’s been almost two years and they have yet to finish the roads in the community resulting in manhole covers sitting 2-3in out of the road. There is a retention pond that has become a swamp due do poor planning and now they are unable to get a certain permit to fix it?! They refuse to enforce the HOA with trash and trash cans everywhere, left out overnight for debris to spill out and spread all over the unfinished road and now animals are starting to take interest. They refuse to let our HOA turn over to the residents to address these problems, and all the while taking money every month from roughly 50 families with nothing to show for it. This business is not attempting to solve any problems, simply moving onto the next community and stealing money from the current residents of this one with no plan to change anytime soon. 1 starI would give 0 stars if possible. I am a home owner next door to a set of three homes they built over the last year. During their strip clearing of the property next door and I mean strip. They took out beautiful trees that were in no way going to interfere with the build process. Or in this case assemble process as all three houses were brought in on flat bed trucks. They never cut a 2x4 that I saw. In this clearing process they caused over three thousand dollars worth of damage to my property. They destroyed a garden taking out trees, shrubs, flowers, everything. For over a year they have told me they were going to fix it but they never did. Now they will not even return my calls. STAY AWAY GET A REAL HOUSE BUILT AND HAVE A NEIGHBOR WHO IS GLAD YOU ARE THERE!
