      Hate I was switched to them without any type of notifications from anyone on the switch. I filed exempts from 2019-2023 which lowered my taxes which lowers my mortgage because of change in my income & disability statistics decreased my taxes but to no avail has anything changed as of yet 6/2025. It's always a different story with the operators, steps to be taken, steps to be taken. I bet if I owed I'd talk to someone that doesn't have a repeat button I'm their mouth. I've NEVER in 6 1/2 years been late paying my mortgage & every time I look @ my statements it's always double an amount owed. Work this out LoanCare WORK THIS OUT!!!

      This company is absolutely the worst! I hate that my loan was transferred to them. I entered into a repayment agreement for one month while I was facing hardship and set up automatic drafts as agreed. However, my escrow payment increased significantly, which raised my monthly payment. Instead of notifying me about this change, I was hit with missed payment notices because my prearranged auto-drafts which I was explicitly told I couldn’t cancel once scheduled were no longer enough to cover the new amount.
      This led to late fees being added every month without any communication from them. When I contacted the company, the automated system said I was only ****** delinquent, but online it showed I was a full month behind on my mortgage. Every representative I spoke with gave me a different past due amount, and I couldn’t understand where any of them were getting their numbers from. It’s frustrating beyond belief!
      Additionally, the escrow minimum requirement is a joke, and the way they apply the escrow portion of each mortgage payment is inconsistent and confusing.
      This company is a complete disaster and honestly shouldn’t be in business. I’ve even started recording every conversation with their reps because the information they provide is so inconsistent and unreliable.

      Customer service is a waste of time. Will not send you a payoff statement and keep lying to you saying they did. Holding up on closing for a week now. Worst company ever.

      I live in Florida and was impacted by both recent hurricanes. Loancare offered a program to help with payments while we recovered. I was in Loancare approved forebearance and they did eventually approve moving the payments I missed to the end of the loadn term. This was great until I got a notice that my credit had been impacted. Loancare reported me to the credit bureaus for not making a payment in 90 days while I was in approved forebearance by them. While all the forebearance process was taking place I aske dmany many times if this was going to impact my creedit they everytime I was told no. When I called today the first person told me I needed to send in writing proof to loancare that the credit report was wrong. They are making me prove to them that they approved forebearance for me. This is rediculous. Thankfully I did escalate and was told by a member of the learship team that he would expedite a review but that would take minimum of 2 weeks. Why offer this prgram if you dont have the controls in place to stop this from happening. The whole point of the prgram is to make it so people dont have credit issues related to a natural disaster.

      What ever you do, save yourself a whole lot of trouble, do not us loancare. I have tried over and over to get help from them, i have spent over 10 hours on the phone with them and talked to supervisors, they have escalated my problem 4 times and yet nothing has been done. I was told last year that my mortgage insurance would come off may 2025, I called to take it off and now they tell me it will not come off until march 2026, now they tell me i have to get an appraisal and they will only use one company that has already lied to me and they will not use anyone else, I have been dealing with this issue over a month and nothing has been done, they just keep wasting my time and keep telling me they will call me back. what ever you do go with another company, there are many other banks out there, don't waste your time with loancare

      They are handling my hurricane claim money for repairs and have failed at resolving issues with their customer service team and processing of my repair paperwork. Their website not only does not reflect any issues that they may have with the paperwork but their customer service team don’t even properly look at your paperwork. They have canceled the payment twice over errors where it should not have been canceled and my home is at ***. It should all be done in a good timely manner. I’m going on nine months out from the hurricane and my home is still not completed and forced to have to live in a travel trailer in my driveway waiting to get repairs done. I have been sitting for two months to get my repairs done, but they always find a reason to stop the payment processing.

      April 2025, received a letter from Loancare stating that our mortgage payment was being raised by $******a month, they said this was as a result of our Escrow account being deficient, they provided a list of "possible" reasons for the increase . They said we owed $****.00 for a $****.00 Escrow deficiency, but that even if we paid the $****.00 "Fee" our payment would still go up $****** per month, We called them to address this and got no answer as to "Why" but were offered a repayment plan, we declined, 2 days later we got a letter from homecare saying that they were raising our payment to $****** because we did not have home owners insurance and if we did not provide proof of insurance they would raise it even more ( Our loan included Taxes and Insurance) , we called them again and They told us that our original provider had been mistakenly changed, and that They fixed it, but our payment was still going up. We reached out to our original loan officer and She Thankfully offered to see if she could help resolve this issue. She called them and they told her that it wasn't going up because of insurance it was going up because of a taxes, Our taxes did go up a whopping $**** ( Seven dollars) , they said it went up several thousand, but, gave 2 different "Possible" amounts, they again offered a repayment plan that for three months our payment would go up appx. $***** and then go up to $****** per month for the remainder of the note,and that they could Re-modified the plan again at any time, and if we "ever" decided to sell we would need their "permission" to do so. Every time we speak with them the story changes as to why our payment is going up the Only thing that remains consistant is the $****** increase. They didn't pay our original Ins. provider than added their own, we feel that this was an Intentional, we are registering complaints with ******** ********* ***************,and filing suit if all else fails. they have done this to far to many good people.

      Beware of Loancare!! During Covid we had to assist family with financial support and had no choice but to enter forebearance for approximately 14 months.. at the end of forebearance Loancare sent us a packet with a mortgage modification telling us to sign and initial and return by FedEx by a certain date (because of Covid spacing restrictions nobody from Loancare walked us through the new terms of our mortgage as is normal when signing mortgage loan documents)..
      we did this and have been current with our mortgage payments since June of 2022.
      My Wife and I decided to apply for a ***** **** last month and was immediately approved.. we have been waiting for documents to sign for funding only to find out YESTERDAY that Loancare entered a LIEN/JUDGEMENT against our Home/Property for $******* for approximately 14 months of forebearance!!! Our mortgage is only $***** so in effect Loancare unethically obtained a LIEN for $******* against our Home/Property for only 14 months of forebearance preventing me and my Wife from any kind of ***** **** as they WILL NOT NEGOTIATE.. Loancare also will NOT allow us to drop our PMI insurance (Private Mortgage Insurance) even though we have much equity in our home..
      We are now fighting back against Loancare and their predatory business model.. I am 68 years old and retired.. Loancare took advantage of Forebearance during Covid to pad their financial bottom line and screw my Wife and I with a horrible mortgage arrangement..
      We are now unable to obtain a..
      Heloc or drop our PMI and if when my Wife and I pass away our children will have to deal with a $******* predatory LIEN..
      We will fight Loancare with everything we have..
      I REPEAT.. THERE WAS ABSOLUTELY NO DISCLOSURE REGARDING THE LIEN!!! Loancare took advantage of the Covid spacing restrictions to take advantage of Forebearance (ILLEGALLY) to screw elderly customers..
      BEWARE OF LOANCARE!!!
      EVIL PREDATORY MORTGAGE COMPANY. Don't do business with them!!!

      They have us so upset. They acquired our loan 3/7/2025 and it has been a nightmare. They keyed in the wrong account number and said our payment was returned. I asked to repeat the number and they had the wrong account number. I just don't know what to do anymore with these people. Any suggestions? It's actually a zero star rating.

      Impossible to contact via web, email, or phone. The processed my mortgage FOUR times when I already had paid and nothing was due. The first two drafts went through and the second failed due to insufficient funds and I was charged fees by my bank. They said they were sending a refund months ago that I have yet to receive. Fortunately my mortgage has changed servicers, but they also sent the wrong info to the new servicer, who then tried to charge me a fee based on wrong info. I called and they had it resolved in 3 business days but it's taken LoanCare four months and counting.
