      Been trying to see there propertys for rent for 3 weeks and they keep telling me that there not available then they say go look at this one and told the same thing they dont know what there doing

      Horrible! Unsafe, dirty building, drug addicts coming in to sleep. My rent increased by 45%, dogs on my floor barking all the time. It's awful.

      If I could give 0 stars I would Unfortunately starting to regret giving this rental company another chance. I figured it would be better now considering it has new management. I was told the unit we were assigned was a renovated unit, apparently that just means new flooring, paint and baseboards with appliances that dont work properly. However getting maintenance done is a headache and doesnt get properly done or in a timely manner. Ive had to make 4 different calls to have work orders put in for the same issue and its still not addressed. Still waiting on work orders to be done from when we moved in the last week of April. Theres a pigeon infestation that isnt being dealt with at all. My balcony is covered in pigeon s*** and they constantly are trying to make a nest there and laying eggs. No one ever calls you back if youre trying to get ahold of someone. They also did not listen when making our lease and made it for longer than I had asked for multiple times I dont know that I would recommend this company to anyone at all. They just want their money and arent to worried about anything else. The priority seems to be renovate vacant suites but not care for the tenants with issues in their suites.

      Avenue Living sucks!I've lived here for 7 years and they just increased my rent by 45%I'm a senior on a fixed pension and this increase will kill me!!!!These greedy ****** ****** ** **** *** ****** *****

      I read reviews and moved anyways because of my desperation. This was not worth it. Rating 0 if I could..Walk in inspection lady marked everything working after signing and paying then things started falling apart. One burner doesn’t work, every sink leaks, it’s been moulding and falling apart under the sink, they bubble and have flooded in my kitchen.. my room flooded and I called maintenance only to be told they could do nothing and it was my problem… didn’t even offer to pay for the huge amount of laundry that got wrecked and my dresser. I’ve had tenants harass me and my two kids, which I’m pretty sure is the same lady constantly making complaints and damaging my car… yes I’ve had my car damaged while sitting in the lot on the side that has grass… I’ve slipped in their parking lot in winter because they never did the lots. They jacked up my rent 400$ from 1400 to 1800 while still advertising apartments for no more than 1500$ in the same building online. I’ve always paid my rent and due to unforeseen circumstances have been late a couple times but right from the beginning the building manager and assistant treated me like I’m the worst tenant and crap person. Very stuck up. I’m chronically ill and have a disabled child. I keep to myself. I’ll say hi but otherwise a very shy and introverted person. I’m very done with this place. I’m moving out this month. Never go here. Especially in ShPark.

      I have been living in my place for 6 yrs and when I moved in "Midwest" was taking care of my area and now for the past couple years "Avenue Living" has taken over and what a difference in management. When "Midwest" was running it the area was kept clean and well kept I had no complaints but now that "Avenue Living" has been here these places have went downhill with dirty parking lots to dirty filthy yards etc. It is not a nice place to live anymore or comfortable enough to raise a family. I know it is not that easy to move considering the rental increases everywhere and with all these different companies out there trying to back you into a corner to sign leases or they will raise the rent, it makes it hard for anyone to move. Do not get me wrong I do not mind signing a lease if the place is worth it but coming from being a longtime tenant here these places are not worth the price to live or get locked into a lease agreement otherwise your paying ridiculous rental prices. Among the dirty neighbourhood complaints there is way more things wrong with living here but I will not get into it; with that being said I do not recommend anyone moving into "Avenue Living" It is sad to know how management can wreck a decent place to live by simply taking over the establishment.

      Oh my goodness I would definitely not recommend Avenue Living to anyone. When looking for apartment the leasing agent was very kind and helpful. Once the lease was signed the nightmare began. The office staff in ************ are horrific, deceptive and ignorant. They will ignore requests and state they are dealt with which leave you dealing with their errors for months on end. I cant Imagine how any of them continue to be employed. If at all possible rent elsewhere. One star is chosen as there are no options to choose 0

      My advice is to stay away from avenue living. I have been lied to,ambushed on rent increases,and ignored about repairs they promised to fix. My advice again is to video and record every conversation with any of avenue living employee. Get signed receipts and work orders. Dont believe anything they say. I gave them the benefit of trust and they kicked me in a the teeth with it. I know choices are few but if you can avoid this company...DO SO!! When my lease is up,so am I. I give a negative 100 for my rating. And they dont deserve that. Have a nice day

      This company is incredibly shady. They have charged me outrageous fees which are not in the lease agreement. I brought what I thought was a mistake to their attention and they said they would fix it. Didn't hear anything for several months at which point they presented a statement with multiple additional late fees because they didn't actually take care of it. Tenancy laws state that any fee which is incurred due to a late fee not being paid is a penalty and not allowed. They do it anyway. They have now sent an eviction notice due to overdue late fees. You cannot be evicted for unpaid late fees if the base rent is paid. This is blatant extortion according to the Canadian Criminal Code. But being a landlord/tenant dispute, I am sure I cannot bring criminal charges against them. Also, I cannot file a BBB complaint due to the same. This company is pushing, bending, breaking laws with impunity. This is very stressful and I don't wish it on anyone. PLEASE reconsider moving into an Avenue Living property if you have an alternative.
