We have rented the same townhome from Progress Residential now for 4 years in *********, **. Anytime something needs fixing you have to submit a service request. Our refrigerator starting leaking, ruined the wood floors and after several attempts they finally sent someone out to install new floors. Problem is all of the wood and cabinets is a honey brown and they installed gray with white trim! Looks horrible! Suppose to be getting a new refrigerator now for over a month and had to call for the 3rd time about it and still know nothing. The garbage disposal has also been leaking for a month and had to call about it for the 3rd time and still know nothing, and it stinks! I have taken off of work before only to not have a technician show up but they don't pay me for lost wages but are quick to charge you if they come out and it isn't their problem. For the past 2 years customer service has been horrible and you are always calling AZ, not anyone local, and have to hold for at least 20 minutes which is unacceptable. The townhome needs a lot of work which they won't do until we move out but they have no problem raising the rent every year more than $200/month. I have rented the same house for over 6 years. Ive paid them well over $150k thus far. **************** has been disappointing, no one returns calls, cases are closed before anyone has reached out to you for the problem. When they come to fix, its a bandaid and they leave a bigger mess.Move out specialist didnt have my file, as I was going through the problems and what caused what. He told me he wasnt there to go over in detail, hes just marking to get it ready for the next tenants. Ive reached out by email more than 50 times expecting a full deposit over that tenure. He mentioned and marked walls, I said are you serious, youre not painting the house for the next tenants over a family with 4 children living in a home for 6 years. Tenants prior to us had a dog that ruined the carpet, I told progress not to worry about it because I have children again, and he marked those spots. I told the tech theyre supposed to replace the carpet after we move out. He said I dont know, I just record everything. The only thing I requested is use their cleaning service for $450 because if you pay for one and first meet the standard youre charged $450 anyway. Ive been waiting for some type of follow up and everyone is clueless. *** even reached out to the Regional Director **** which at least attempted to take care of us moving in.This is How we treat Army Veterans that sacrificed for these opportunities for Progress. Its definitely eye opening.Just give your tenants the curtesy and communicate with them, tired of excuses.Ill be on standby for someone to reach out. Ill fix this review if Progress makes it right after all these years and almost paying off the investment of the house. Move-out Inspection
Once youve moved out of the home, one of our team members will inspect the home and begin preparing it for the next resident. During the inspection, well compare the current condition of the home to its condition when you moved in and note any damage or items in disrepair. Once the inspection is complete, well prepare your final statement.
Security Deposit Refund
Assuming youve left the home in good condition and followed the policies and procedures below, your security deposit refund will be mailed to you. Your account will be reconciled to include any credits, adjustments or charges and the security deposit refund or charge statement will be sent within 30 days of your move-out date or sooner, depending on the laws of your state.

I would give negative if i could. February 2023 we did default, went to court, was able to pay the full amount, and was told we were in the clear. 2 days later was notified a partial payment was not acceptable. The said they applied a payment twice for 5k back MARCH OF 2022. almost a year later they caught it and we had to pay the full amount to get out of evections. Would not let us set up a payment plan for THEIR BILLING ERROR. And was back in court. The court accepted the payment plan. We had it set of to pay 4k a month to cover current rent and pay off the billing error. This last payment we made was never applied to the accout and they could not find it when we asked about it. We paid in person. And then this friday we had an eviction notice telling us to get out now. Since it was the weekend, there was no one to talk to, so we have to wait till monday. THIS IS WRONGFUL EVICTION. Speaking with lawyer monday as well as the news station and the property manager, but this is not the first time they have lost payments and taken a while to apply them to the account. Not to mention taking way too long to fix AC, had a water leak that took forever to fix (the mold in the walls have never been dealt with) and waiting 3 weeks for them to get someone out to fix garage door with exposed *******************.Progress Residential Property Manager LLC

I just sat here and read all of these reviews and all I can say is this is a total slum lord company. They give landlords a bad name! I have had the "pleasure" of having one of their properties as my next-door neighbor for about 8 years...it has been pure hell! I see first hand how they have treated decent tenants..no A/C in July, electrical issues, rodents the size of large cats! I have REPLACED the 65' fence that separates our properties THREE times with no assistance, they do not care about the neighborhood, the community or the hard working people that live here. At the present time their latest tenant has a 200 lb HOG!!! it ******* thru the fence so I have cattle wire propping the fence up currently, I cant even let my dog out in my backyard! And I really like these tenants! I have cut back the tree limbs for the last time I cant afford it! The lady at Progress told me the tenant was responsible for anything over 10' not only are these trees well over 10' some of them are over 6 - 8 ' in diameter. the woman asked me who planted them and I said "a bird, mother nature" and her reply was AND I QUOTE "birds and mother nature don't plant trees" I have never spoken to the same person twice. I wish I could post pictures. I own a rent house 3 doors from this and their tenant is currently paying $800 more with ZERO insulation, no a/c and no help...RUN DONT WALK FROM THIS COMPANY! We were excited to begin renting from this agency. After submitting all required paperwork (three separate times), my wife and I were denied living for not submitting all required paperwork within the allotted amount of time. Unfortunate, but my wife and I found living elsewhere quickly. In our denial email we were told our holding fee would be returned in thirty days. We are now outside of forty five days with no refund. I have contacted three times without even a response. Highly discourage anyone from renting with these folks.Progress Residential Property Manager LLC

We didnt even move our stuff into the house and were scared because of the neighborhood, forcing us to leave. They are charging us over $3000 for an early termination fee for not even moving anything into the house. We already gave them about $3000 before move in. Terrible business, they are even charging us $450 for a cleaning feeIN A HOUSE THAT WE STEPPED IN FOR ONLY AN HOUR. HOW DIRTY COULD IT BE FOR US TO BE CHARGED A CLEANING FEE. Their phone lines are set up so that you can only reach a customer service agent that is no help and will transfer you to another clueless agent. If you want to dispute anything, the only way you can reach them is by email. Calling them is not even a question. This business is a trap that makes some questionable legal moves that *** be boarder line illegal. Please, if anyone reads this reviewDO NOT GIVE THIS COMPANY ANY MONEY. I would give Progress Residential a negative rating if I could. Long story short (but I'm available for more details) AC went out yesterday tech wasn't available til next day. Service call was received 4 pm, my husband and I called back multiple times for hours, got the run around and finally got a hotel confirmation 9 pm. We work construction and get up a 2 am for work so now we've worked all day and will only get a couple hours of sleep for the next work day. Ok so now it's the next day, tech was scheduled for 11 but didn't show til 12:30. Found out the capacitor was burnt out the compressor was gone to. Tech said they had to order parts and with the back log e pect about a week before they can get back. All this information was related back to Progress Residential by around 1:30 pm. It is now 6:30 pm, we've been on the phone with people getting transferred to everyone except a responsible party of Progress Residential that can make a decision. We were told they don't send out hotel ti keys until 8 pm. I'm not understanding if you know at 1:30 it's not fixable that you would make residents suffer in a 99 degree 2 story home until late at night. Mind you we have two daughters 15 and 9 so you are now putting my kids at danger and I don't take kindly to that at all. This process is ridiculous and shows no care for the tenants. Now if my rent was late (which it never is) they would be calling me and I'm sure the property manager would be on the phone then. This is it for me, I am contacting all that I can, the news will hear from, social media, I will scream to the roof tops this company is bottom shelf and I will suggest anyone to rent from them. Run and find a reputable company that knows how to care for the tenants and landlord. This is absolutely ridiculous. Time to break the lease and move on and never look back. This is not a good company to rent from. I was doubled charged for utilities and an extra month of rent when I moved out. I was told to submit a ticket and I did. Only to be told that I am a past resident and I have to send an email to their past resident dispute department. I asked for a phone number and was told all disputes are only handled through email. **************** said that nothing will be processed through them as I was a past resident. I would have to wait 30 days for this issues to be resolved and get my deposit.They do not have customer service for past residents was told sorry and closed my ticket.No assistance thus far and still showing a balance for rent and utilities even though I dont live there.Progress Residential Property Manager LLC

I have been really happy with this company till recently. First I called at the end of June to see how to access the community pool. I still have yet to receive a call back. I call again today but still no one knows anything. When I first moved in I was told there was a specialist assigned to me but she knows nothing. But what has made me mad is the other day I signed up for a payment plan. I had a 35 balance I had to pay before they would do the plan. So I paid and they setup the plan well when it processed in my bank yesterday it was returned because there was an issue with my deposit. I did not realize this someone calls me at 6:15 central time while I'm at work and unable to answer. I did not know the payment was returned or that my arrangements was going to decline. I also didn't know that after the 12th the would not accept the plan. Now why didn't someone call me sooner in the day??? I could have fixed it. Now I may have to go through the whole eviction process and pay more money. This frustrates me so much!!Progress Residential Property Manager LLC

I wanted to be able to retract my negative comments from my earlier post because I just knew after renting with company for over six years that in the end would do right by me. Well they have proven to be the ingenious company that so than many consumers have said they are. After all was said and done, they want to basically keep my deposit due to stupid reasons? They have found a way a to nickel and dime me to the ppont that Im speechless! When I moved in last year, the house wasnt cleaned to my standard or by their move pit standard! But I just cleaned the house myself. Now that I gave notice and will no longer rent with them, they want be *****! $500 for touch up paint? $100 to take a curtain rod down?$375 to pressure wash the house. Please take into consideration that I lived in this house one year! DO NOT RENT with this company!Im not done with this matter!Progress Residential Property Manager LLC
