      We are existing tenants since July 2021 and this is house #2 for us. Our experiences have been less than desirable and there is no accountability from Progress to resolve issues either in a timely manner or at all. These are the issues we have experienced:Erroneous Eviction Notice We had initiated a transfer for early December 2022. We paid our December rent in a timely manner and had yet to see the home that we had on hold. On December 9th, 2022, we were served with an Eviction Notice for a rental home we had paid our entire months rent to remain in the home through December. I made several phone calls to Progress and was transferred several times and not one person was able to help me. [Agent] had her manager file a case to refund ** the $40 Demand Fee, and there is no credit on our ledger for this amount. We are owed the $40 Demand Fee refund.Homeowners Insurance We began getting Ins Exempt charges for $14.95 back in June 2022. We continued to be billed $14.95 each month (June August 2022). I sent multiple emails asking for an update and no response was provided until late August. Now as of 1/1/23, we are being charged again - no response.Transfer to New Home (as of January 17, 2023)There is an associated transfer fee for mid-lease transfers and is a one-time fee which equals to one month of rent. However, our current ledger shows that Progress has charged ** two transfer fees in the amount of $3,145.00 for a move that only occurred once. Yet, our refund that was provided to us in the form of a check for $768.65. We are owed $3,145.00 on top of the $768.65. Our move was pushed out one day, not communicated with us and we incurred an add'l $713 for movers. We are being charged for paint patches in the previous home, which were issues when we moved in = $90. We are owed $80 for one day of rent due to the terrible lack of communication. Final utility bills are not being provided to support $212.44 in charges.

      We are continuing to have issues with the resolution of this matter. We did receive the erroneous duplicate transfer fee via check for $3,145.00. In reviewing the ledger for our account (provided by the Advocacy Team), our security deposit of $3,025 is being short changed in the amount of $2,017.63. We had $238.72 in move out damages only, we were issued a refund check of $768.65 and there is no reason that Progress can provide for the missing $2,017.63 from our security deposit. We are getting the run around from the Advocacy Team that our $3,145.00 given back to us is for our security deposit - that's incorrect. We have asked for this issue to be reviewed and escalated and no action is taking place. We also didn't get a credit for the $40 Demand Fee refund. The person who is providing updates is not providing actual resolution, just high level status updates that the case is being worked on and someone should reach out to me with details. To this date, 2/26/23, we have not been contacted to discuss the issue.

      Id give zero stars if I could. These people have been nothing but a headache since moving in, and tack on fee after fee after fee for ever single thing, and wont warn you about anything rent related if something changes at the last minute, which resulted in more fees being tacked onto ** for their faults. No one is helpful, everyone points fingers, the properties arent being managed well at all considering how bad the majority look even after their basic flip to rent out. They need to be investigated for their horrible business practices because Im tired of paying for their lack of competence. Its really putting a hardship on my family to do business with these people but were stuck here Just save yourself the heartache and headache, avoid this business at all costs. They dont care about anything but money and their lack of real responses to our issues more than proves it.

      Progress is a SCAM Applied for a property and was given a move in date on Feb 1st. The day before the move in date after overnighting the funds we were told the house was not ready. After multiple phone calls it is found that the previous residents never moved out and never planned to move out. We then asked for a refund and have been given the run around and finally told it would take 30 days. This company is baiting and switching by putting a house up for a few hundred dollars cheaper and then trying to switch you into another home. This same home is now listed back for rent even though they know it will not be available. Still waiting on my refund and have resorted to having to get a lawyer.

      Progress Residential has lost my rent and is now trying to evict me. I have provided then all banking information shown them the federal banking track ID number. My bank records, my transaction records and everything and they have just told me I'm wrong and still owe. Every customer service representative is hostile and combatative and unhelpful. The maintenance work they do schedule is very bad work and every single service I've had performed on my home caused even more problems and I was left to clean up a mess. The most recent repair was a leaking shower pipe and they just left a giant hole in my bedroom wall saying and I quite "they won't pay me to fix that" terrible company who I wouldn't recommend to my worst enemy.

      I moved into one of their homes a week before Christmas this holiday. They were supposed to have a zoom walk through, it didnt happen. It was in the 20s (degrees) for Christmas of which we suffered with below 60 temps in the house with a broken thermostat. We had over 8 work orders in the first week of living here. Then this month they they try to disguise utility charges for those repairs. Beware this company has very little customer service and nobody at corporate can answer a question truthfully.

      I have been a tenant now for 3 years and had no complaints until now. 1st- 3 weeks ago called the customer service because the house next (also owned by Progress) to us has squatters that have been disruptive and racing in the street almost hitting a neighbor and nothing has been done. 2- made another complaint months ago about a leak in the bathroom toilet and that the tiles in shower had sunk in. When the guy came he fixed toilet, but did nothing with shower, because he didn't work with that, made another report same guy comes 2 weeks ago and breaks the tiles and tells us it's rotted and we can't use it anymore and he would make a ticket, 2 weeks paying full rent and one shower useless without anyone calling to fix it. This is where I get upset last month my husband lost his job, we had never missed a payment and called to notify we would make partial payment at the beginning (when we are supposed to do) and the rest in 2 weeks and because of this we were penalized $125, now it was good to charge us the penalty, but how do we penalize Progress for not providing us with 2 complete bathrooms we are paying for in our contract. A couple of our neighbors also informed us that most of the houses in this neighborhood when they were built did not put a covering in the showers to avoid rotting and a lot of them have had the same issue. 3- after the hurricane this past year there was water damage in garage ceiling we reported this a guy came once and nothing again till this day. I think that after 3 years of loyal customers we deserve a little better and would LOVE to talk to someone about all these issues because I'm tired of getting nowhere and we shouldn't be paying the rent we are when one of our showers is unusable I honestly think I'm being reasonable with all of this. And the squatters next door nothings being done and we have Ring footage of them coming into our property and checking out our cars, which if something were to happen PROGRESS would be responsible for.

      My rent is due on the 1st. I helped my family out in ******** with some money due to the snowstorm as I knew I was being paid on January 6th. I sent a partial payment in of $1,400 on the December 31st which left my balance at $766.52 and checked my lease agreement. I found out that I would receive a $125 late charge if I waited to pay it on the 6th. I emailed ******* who I am assigned to on if I could have an exception as I'm 43 and have never been late on a rent payment. She said no that unfortunately they couldn't accommodate (though their website claims to be looking out for their tenants) ******* stated the late charge would not go into effect until the morning of the 4th. Most companies when they state the morning, they mean 8:00 or 9:00 am NOT Progress they mean 12:00 am. I had to borrow money from friends and stay up late the night of the 3rd waiting for the last amount to come in and paid it at 1:13 am (I have the time stamp) and they charged me the $125 I spoke to 4 different people explaining that nowhere in my lease does it say eastern standard time. If you mail in a rent, check it goes to ******* which if you go by that time is 11:13pm so my rent would have been on time. The app they use to make payments if you went by the location of the app is in ********** so it was only 10:13. Please do your research they are a national company, and I would hate to have someone else have this experience. In the ************* for the month of December they have 55 complaints on the BBB website. Same thing if you are the homeowner wanting to rent through them do your research because I'm sure they don't look out for you either.

      I saw they listed a property on Zillow, I had to access a tour through an alternate app, the app sent me a code to enter the rental, but no gate code to get into the community, Im on a lunch break, I call Progress Residential no one there can find away to get me in, I was out there for 1 hour, finely a resident let me in the gate. Everything looks fine in the unit, I apply for the rental, uploaded my ID and financial in formation, then take the next step I cant proceed, I call them Im told someone put a hold on the rental already. Ok, so my important information is left there not knowing if it is secure. A week later I see the property available, so I proceeded to forward the application, the application move in date is 1/10/23, I put my move out date for my current place is 1/17/23, I paid $50 x2, $250 holding fee, $35 fee, total $385. I get an email that background check and financial history are verified, 1 week goes by, so I call about the lease if its ready. They claim *** takes 30 days to verify the application, there is nothing visible in the details about *** & 30 days. Two days later the lease is emailed for signing, I started reading it, our move in date on the lease is now 2/6/23 and no one contacted us about the changes. When I contacted leasing agent, she just transferred me to another agent like she couldnt be bothered, theyre waiting ***, I called the *** theres no information regarding my application for the rental, and I am told it doesnt take 30 days to approve new applications. I call back Progress Residential, my move out date is 1/17/23, and where are we to go, pay movers put our belongings in storage then pay movers again to move in 2/6/23. I was told if I dont sign the lease 48 hrs I will lose my $100 application fee and $250 holding fee. Their only solution is to find another rental, when I have a week to move. I feels so racial, lies after lies and threaten to take our money.

      I feel as though I have been scammed by this company. We have been trying to move into our coming soon home for about ******************************************************************************************************** removed from the market. We were set to move in one week, and have now had our estimated move in date pushed back 4 times. Each time our date has been pushed back, we have received less than a 24 hrs notice before the anticipated move in date. We are now looking to POSSIBLY (it is still not set in stone) move in over 28 days PAST when we were originally told we should be able to begin the move-in process. I have called the company multiple times, asked to speak to a manager MULTIPLE times now, and have not been able to get in contact with any manager. They told me that I could not be transferred directly to a manager, and that one would reach out to me. No one at all has reached out to me. We can only get in contact with general employees who just communicate our estimated move-in date and try to upsell us to more expensive homes outside of our target area. We have had to scramble to sort out where we will live in the meantime until we can move into our home that we have been waiting on since October of 2022. It is now January of 2023 and we still have no answers.

      I wish I could give them 0 stars. They falsely have put me in eviction status and now have to fight them in court after 2 years of renting from this company. Do not rent from these criminals!
