TL; DR: NEVER RENT FROM THEM! I've lived in my rental for 3 years. Not once has there been any preventative maintenance. Now that I'm moving out (January 2023) they want me to pay ALL my utilities from October until January. Why weren't my monthly utilities paid the month I was paying rent. They think I should repaint the entire house upon vacating. Plus they'll charge $450 to have the house cleaned if I don't PAY someone else to have it cleaned upon my vacating it. I paid my last month's rent in full but they're trying to charge me $70 for a 6 day "month to month" fee PLUS rent for 6 days that I won't be living there to the tune of $350. They claim they'll reimburse that, but I'm not paying it because I won't be living in this sleazy, crooked property management company's house any longer. Over the 3 years I've lived here they've raised my rent by $175/mo and wanted to raise it another $90/mo to continue to rent here for another year. If you're smart you'll stay far away from Progress Residential! DO NOT RENT FROM THEM!Progress Residential Property Manager LLC

1 star------ NEGATIVE REVIEW -----Renters beware this company will allow you to give them $385 in order to secure a house and apply for it only to ask you for your actual bank account login and password to verify your income. If that sounds outrageous to you like it did to me please keep that in mind they also will not refund your money after giving you this cazy application process. Also their customer support is horrendous. I spoke with more than 10 people receiving different information from them all. I asked to speak with a manager/supervisor so many times and was never transferred to speak to one. It is Christmas and times are HARD, there is no way they believe people just have money to throw away!!! I honestly like to think of myself as a good customer in general however after dealing with this company I felt the need to warn people from making the same mistake I did and wasting almost $400. This is unacceptable and a disappointment on so many levels. And the company can only say they will call you back. I can't believe that they still are able to do business and take people money and nobody has stepped in to correct the policy and processing that they use and have. The world is already hard enough and then have to deal with a large company and be treated so poorly is JUST!!!!!! ( No words)Review fromElaine S

1 starWorst Rental Property company ever. Quick to move you in and horrible at responding to service calls. Repair Technicians come a week or more after call or don't show up at all. Supposed emergency calls are no different, so if you A/C, Heating or other stop working, you're out of luck for a prompt reply.Review fromJessica L.

1 starI wish I could leave a negative amount of starsProgress Residential is an actual nightmare!! We moved out of our home after only 1 year due to the poor management of this company!! There were so many issues that I dont have enough space but absolutely no communication at all in that company! They never respond to their tenants! We were without a working restroom and shower for 3 months and when we were suppose to have money take off our rent because of it, it took another 5 months!! When they finally contracted a company to come in and fix the water damage from their old pipes, they found electrical damage and mold and told Progress but of course progress did nothing about it. They also expect their tenants upon move out to repaint the entire home from top to bottom even if there are no damages!! They charged me $960 because I didnt paint! I was only there for 1 year and there were NO DAMAGES at all to the paint! We created 1 black scuff **** when we moved in from our furniture which I scruples off! We are a very careful family and had no pets or small children in the home, that home was well taken care of while we were there. I also paid a cleaning company $400 to do a move out cleaningand left the receipt which is required by progress, the home looked beautiful! Even better than when we moved in and Progress still charged me $195 because they stated the cleaning wasnt sufficient! They kept a total of $1,175 from our $4,800 deposit for these things! I literally cried multiple times throughout our 1 year because of the constant issues in dealing with this company! PLEASE PLEASE do not rent from this company! I wouldnt live in a home of theirs if it was entirely FREE! Even free isnt worth the headache! I have never ever dealt with such stupidity like I have with Progress!!Review fromCekkedria A

1 starThis location is highly unprofessional and the employees should not work in customer service at all! I inquired on the timeframe for move in and informed that I was on a tight deadline with the holiday (Thanksgiving) approaching. I was reassured that it was possible. However, after completing all steps including switching utilities and renters insurance over to the new location, I was informed by *********************** that I could not move in because her staff was due to leave early for the holiday and would not be working immediately upon returning either. I was told I needed to do a move in orientation, I asked if it could be done 11/23/2022. I was told blatantly No that it was too close to the office being closed. My move in orientation was scheduled for 11/28/2022 at 9:30 a.m. with *******************************. No move in walk through was granted. I scheduled movers for 11/28/2022. On Monday, 11/28/2022 at 9:30 I did not receive my move in orientation and when reaching out to ******************************* (my assigned onboarding specialist) I received her voicemail. And when emailing her I received an automatic response that she was out of office and would not return until 11/29/2022 at 8:00 am. I was not informed of this or given any corresponding information to complete my move in. I called customer care to which I was given another name and number to call. Upon calling that number I received a voicemail to which I left a message and received no follow up call. I then called customer care again and received another number to *************************** who claims to have sent me an email the night before regarding an additional fee that needed to be paid before I can receive the code to move in. I immediately paid the fee and informed that I did not receive said email. ***** then stated that she could not give me the code to access the house until the payment showed on her end. The code was given very late and I had to pay the movers more but the worst part is the home has MOLD, ROACHES, and is DAMAGED!Review fromKathy K

They are a bunch of random people on the phone all over the ** that transfer you and never do you get anything resolved, Tried to make me accept a roof damaged home or lose $350 . *** is even horrified by this slumlord big corp out of ******* taking advantage of the rental crisis. Also now have spam email and fraud charges on my account after applying online and giving them all of my information. Worst ever!Review fromCass S

1 starThis company is beyond horrible with service to match. I have been calling and emailing this company since October ************************************************************************************** fees that I truly do not owe. Instead of resolving this issue they continue to add fees and letters of possible evictions. This company never provides the necessary rules of regulations of HOA communities. They employees are rude. They are truly the worst company to rent from. When it come to serious maintenance issues they have no urgency of getting anyone out. Renting from this company has been beyond frustrating and mentally draining. Never knowing whats next.Review fromTyler M

1 starI am completing this review because it follows the pattern of complaints that this company has been receiving. Progress Residential is a scam. When I moved into my house, I found socks, beads, bandaids, and cockroaches throughout the house. Not to mention the hair, crayon/marker on the walls, and general dirt throughout the house. Progress Residential was notified of this and nothing happened. On March 24th, I contacted Progress Residential because my freezer had stopped working and I lost everything in my freezer. No one responded to my calls. I contacted the office again on April 3rd, 2022. Once it was repaired at the end of April, it worked for a few days and then would go in and out of service. On May 22nd, I bought groceries. On May 31st, 2022, it was all unthawed and needed thrown away as my freezer's temperature was **** degrees. I emailed Progress Residential that day and was promised compensation for the groceries lost and the time spent without a freezer. On June 1st 2022, we received a job request notification, but didn't have anyone contact me to schedule service and had to email them again on June 7th, 2022. The refrigerator was finally replaced on June 22nd, 2022. I moved out on December 4th and still have not received the compensation I was promised. I've had to open multiple cases with Progress and just found out today, from an employee, that they have been putting these cases in the wrong place. They have charged me late fees, extra rent, and month to month leasing fees AFTER I have already moved out. I have had to talk to many different employees at Progress Residential and each employee struggles to find the documentation of these issues. I have not resolved these issues with Progress Residential and I have had to call many times to get them to work on my case.Review fromBrooke H

1 starIf I knew what I know now about this company I would live in a cardboard box before I rent from these people. First day I moved in it was 30 degrees and the heat was not working. The water was not on and a guy had to come over and turn it on. And it just keeps getting worse!!Review fromKyle C

Also their customer support is horrendous the first girl I spoke to was nice and understood my issue however when I escalated to a supervisor she could not care less and would only recite policy to me ignoring the fact that as a customer I felt like I had been treated very poorly. I honestly like to think of myself as a good customer in general however after dealing with this company I felt the need to warn people from making the same mistake I did and wasting almost $400.
