October 18,2023: I gave the project manager of the company $2,250 for the down payment on a new roof. His name is *************, phone # ************.He cashed the check the same day at ***** Fargo. He was to remove the old shingles and inspect the plywood for damage. He was to install 1450 square feet (15 squares) new class 3 shingles; clean and haul away all debris; provide all warranty documents. After that he was to start asap. Total cost was to be $7700. About 2 weeks later Allstate came out to inspect the condition and damage of the roof. As a result it put the start of the project back a few weeks. Eventually in December he told me that he had gone to apply for the city permit to start. He never got a permit. I kept asking about it. He said no permit yet. Finally on February 7, 2024 I sent a message to him .He said the city didn't reply to the permit request. He asked me how I wanted to proceed: replace the roof or cancel the contract and return my deposit money. I told him to return my deposit money and cancel the contract. I told him where to send the check. Nothing happened. I called the company in ****** at their number at least 10 times. The phone rings about 20 times and then disconnects. I told him I was starting up a case file with the BBB. No answers yet. I told him that maybe he should talk to them so they can avoid the bad publicity. Roofer charged a old lady 600 extra for a 4 x 8 board and a few 6x8's when the job price was to included 10% of wood replacement and this is for a 500 sq foot roof the totally took advantage of her while she was home alone and said $100 dollars of wood was 600 when the job was also suppose to include 10% wood replacement then even ignored and told me 2 bad spots didn't need fixedBusiness Response

I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me. thanks i would still like for you guys to look into this extra charge i got on the roof everydat to check progress and i can point exactly to the spaces where boards were replaced and not even 10% was which was included ine the the price of the job so to even get to 600 dollars of extra wood you are talking about alot more wood then was used a 4 x 8 and like 5-6 6 in or 8 in wide 6 feet long boards that was the the total used so please look into this extra charge and see how it came out of thin air.Initial Complaint

I signed a contract yesterday promising me a roof repair would be done today and completed tomorrow. The roofers arrived late and left an hour later after removing tiles and told me the project manager would come back tomorrow to try to sell me a new roof. I texted the project manager telling him I did not want to replace the whole roof, just repair the area that is currently a problem and that I wanted this done by tomorrow (2/14) as promised. He has not gotten back to me (6.5 hrs later) and there is no manager in the office at 4:45pm.Customer Answer

I requested a general contractor on ****'s List for work on my mom's home. The home is very dilapidated as she is 73 yrs old & it was constructed in the 80s. The company took advantage of her ******** gender. They asked for $100k to complete all the work. This amount later went up to $118k to include windows & electrical rewiring. They wanted $60k to start & $30k at the half way **** and $10k at the finish. The work began in July and I was told that it would take 2 months and that they would finance $40k of the project. That didn't happen. When they told me that they couldn't finance the rest of the work, they demanded another $38k or that they would have to stop working. They insisted they were at the halfway ****, but the floors were not complete, the electrical was not complete, the windows were broken out and new ones not ordered, and the workers had broken in the doors so that the house was no longer secure or in a livable state. An independent inspector was brought on to inspect the work which revealed the foundation was still sloping and not leveled and the electrical work that was done was deficient among other problems. When this was brought to the project managers attention, he still insisted on more money to continue working even though I had already given $60k with no visible progress. Finally I was told if I pay $19k I would see some progress. When I paid another $19k, the company still didn't work on the home. I eventually stopped payment and this continued until I realized that the company had no intention on completing the work, they only intended to take advantage and pocket the money. I had to bring in other contractors to repair damage and complete unfinished work. I asked Ybarra to provide a breakdown of what the $60K was spent on. They refused and even asked for more money or that they would place a lien on my moms home. Ybarra misappropriated the $60,000 given to them, and left my moms home in shambles.Business Response

I am rejecting this response because:
I reject this response because I have multiple text, videos,and images that show that the company was notified of the deficiencies and was provided the results from the independent inspection. When the inspector determined that the foundation was not repaired and was considerably sloping among many other deficiencies,I received a message from the company asking that my elderly mom not allow individuals to come to the home. This was an attempt to hide their deception and extort us for more money. I also have video of multiple deficiencies of the work that was done in the bathrooms (toilets so close to the cabinets that you bump your legs as well as the hot and cold water reversed which poses a serious danger to my elder mom who has to remember that the hot is now cold and cold is hot). Most disturbing is the video that I have of all the old flooring and debris being dumped underneath the home obstructing the inspector from checking the plumbing that was supposedly completed. I spoke with ****** in corporate who was notified of all this. Her response was that was already dilapidated. I asked her if this justified the company taking $60,000 and not performing work. *********** continued to threaten us for additional money and issued threats to place a lien on my moms house unless we gave them more money. We did not ask the company to stop working,they walked off the job because we wouldnt give them more money. Their words were unless you write another check, we will pull the workers. The independent inspector was appalled by what he saw when he inspected that home. *********** refused to correct the defects and damages that they already made and left the home in shambles (broken windows, wires pulled out, unlivable, front and back doors unsecured). When I asked ****** in the legal department to send me a breakdown of what the company used that $60,000 for, she stated that I needed to have an attorney contact them. What this company did to my mom is shameful and unlawful. I request nothing short of a refund of $40,000 as they walked off the job and it is costing me more money to correct these deficiencies.Initial Complaint

Ybarra Professional Builders (YPB) (YBARRPB794OO) repaired/painted portions of my house, garage and shed Aug 2 to Sep 7, 2023. Contract amount $31,360 gave $500 off since I provided quality assurance.The original contract and the change order both stated the bricks on the front of the house would be waterproofed. After a couple of rains, the bricks do not show any evidence of repelling water. On Friday Oct 13, I texted the Project Manager requesting the name of the product used to waterproof these bricks. As of Oct 20, 2023, I have not received a response. If these bricks were waterproof, then the waterproofing agent was applied over **** and insect nests rendering any waterproofing completely ineffective in those locations.The company claimed they would return to redo any work that was not acceptable. I am requesting YPB return to properly apply a second coat of waterproofing agent. (I have done some cleaning of the bricks, so another application should be more effective.)Consumers need to be warned that YPB has no construction standards, does not train workers or supervisors, takes shortcuts at every opportunity and does not provide quality assurance. (I was paid to perform this function.) If YPB is hired, the consumer must know basic construction and be prepared for battle.Customer Answer

Ybarra was contracted to do a bathroom remodel and to open up a wall in another area of the house.
They subcontracted this job out, unbeknown to me. The subs were very good and stayed on the job very regularly. Their work was very good.
Ybarra demanded I pay up for the second part of the cost, and even sent out an assistant project manager to collect a payment. I used a credit card for both payments 1 & 2. The original project manager never came back to check on the progress of the work. The job is nearly completed, however, my sub manager came to me today to say he could not finish until he was paid. Ybarra has not sent him any payment for his materials and labor costs. I tried calling them, but no one answers their phones. Now I am very worried . . . .. This is unacceptable that they don't pay their subs for 3 weeks and can't be reached. Are they a scam?Business Response

****** completely damaged our hardwood floors, used our Dyson vacuum to clean up THEIR mess, and left hardened polyurethane on our kitchen countertops and down the slate stairwell of the front door! They sent over a manager that was rude and completely inconsiderate and would not listen at all to our grievances. They screwed up 100% of the flooring and left grooves from the sander all over the floors. To top it off, they do NOT want to accept responsibility and want to try and fix it. I would never let them in our house again. I would recommend never letting them in your house.Business Response

On 12/05/22, Ybarra Professional Builders License #************ of Mountlake Terrace, WA began a master bathroom remodeling project at my residence. The project as I was told by the owner Tom would take 3 weeks and be completed on 12/25/22 as indicated on the contract. I have paid the business 3 of 4 payments thus far totaling $28,710. It has been 3 months now and till today the project has not been completed. There has been poor communication and numerous mistakes made throughout the build. I have reached out several times with the business and not happy with their untimely responses and effort to complete my project. My living space is left at a mess and my patience has worn thin. I entered into a contract with Ybarra Professional Builders on Feb 13, 2023 which included my 10% down payment of $2446. The project was to paint most of the house interior, remove/texture/paint popcorn ceiling, replace a stair railing, reno a half bathroom, and install new trim, baseboards, and interior doors.
The poor communication, workmanship, and quality issues I have experienced by this company is staggering.
Issues include:
No licensed general contractor has been on site to supervise any of the work being done.
Wrong type and/or style doors installed without my approval.
Doors hung improperly, not closing, hardware installed incorrectly.
Door frames installed off center or high off floor.
Nails punched through door frame.
Doors not installed at all.
Trim misaligned and not straight.
Popcorn not entirely removed from ceiling.
Huge number of dried paint drips, splatters, and pooling on painted surfaces.
Walls not patched prior to painting.
Paint damage to multiple items including wood floor, front door, trim, and window dressing.
Multiple work crew no-shows (including today - 3/20/23).
Free-handed/poorly cut drywall.
I’ve now paid this company $11,007. Ybarra has created a litany of new problems for me and has failed to deliver quality workmanship in virtually every aspect of the project. Their communication has been consistently poor.
I am attempting to address these issues in good faith, but I am having trouble getting responses from the more senior members of the company. I’m told I’ll get a callback “later today” or “in five minutes,” but they never follow through.
A Customer Relationship Manager reached out to me, asking to schedule an onsite meeting with me. I replied with times that worked for me, but I have not yet heard back. I have been unable to reach him via phone or email.
I would like Ybarra to:
Correct poor quality work.
Complete remaining work.
Compensate me for replacement of damaged items.Business Response

I submitted a request through angi.com for flooring from 3 companies. Portland Flooring Company LLC, New Leaf Renovations, and ****'s Floor N More. I get a call 30 minutes later from Ybarra Builders. I decide to not use them because of the aggressiveness and rudeness of their tele****eter. They call me again 30 minutes later. I tell them to never call me again. They call me again 30 minutes after that. I tell them again to not call me again. This goes on once or twice a day for over a week. They have been calling me for 3 weeks claiming every time that it was the first time. They also texted me after one of the interactions without an opt out and referencing the call in which I stated to never call me again. I know this is violating the law and I'm confident that it isn't just me that is getting these calls from them. The calls began on 01/23/23 and the last one was 11:29am today 02/16/23. On Monday 02/14/23 alone, they called me 4 times. This needs to stop.Business Response
