Early withdrawals or refunds of invested capital are not permitted under the funds terms, which were clearly outlined prior to commitment.
While projected return figures such as 18 percent may have been referenced in marketing materials, these were based on estimated performance and subject to risk disclosures included in the offering circular. Actual returns depend on market conditions and asset sales, which have not yet begun.

I invested in 2021 and sometime this year will make 4 years. I used to see an estimated payout and receive dividends but not anymore. The app says payouts with start this year but every time I try to contact customer service I get no response. I read where they were looking into offering early payout which is why I contacted them. Im just looking to recoup my money because it seems to me and everyone else that this company is a scam and they hold on to your money with no return to their investors and it changes the expectancy every few months. I feel as if I want to pull out I should be able to no questions asked. All these properties theyre buying and none of them actually sell is weird, youre housing people and charging rent all with the investors money and keeping whatever profits for themselves to recoup losses. While some investors may have previously viewed estimated payout projections or received small reinvested dividends, the fund was never designed for short term returns or early withdrawals. Returns are primarily realized once properties are sold during the funds liquidation phase.
We acknowledge the customer's frustration with communication delays and the desire for early access to invested funds. To address this, we have implemented a dedicated investor support team and are actively responding to all open inquiries. In addition, we send periodic email updates to investors to provide transparency around portfolio performance and fund progress.
While we are currently evaluating the feasibility of an early redemption option for qualifying investors, no early withdrawal mechanism is currently in place. Any reinvestment of dividends or allocation of funds has been executed in accordance with the investment agreement and fund structure.

They won't let me take my money back, even with a penalty. They locked me out of access to my account, they wont respond to inquiries, and they haven't done anything with my investment. I initially invested $1,000 with DiversyFund, trusting that the company operated transparently and ethically. However, over the past five years, I have had no success in withdrawing any portion of my funds. Most recently, I requested a withdrawal of $64.32, but despite waiting over a month, I have not received the funds. Furthermore, I have attempted to close my account entirely, but ********************** refuses to process my request.I have contacted DiversyFund multiple times via email and phone, but my concerns have been ignored. I have not received any meaningful response or resolution. It is completely unacceptable for a company to hold investor funds hostage with no way to access them. DiversyFund invested $500 in 2020. It is now 2025 and my contract said 3-5 years for investments. The website says it will reinvest in 2025 without my consent or offering me my money after the property is sold. I want my initial investment back. Sent a request with the following wording, ",we can add your name to an early redemption list. That is an option we are looking into for investors like yourself who would rather receive their initial investment back instead of waiting for the returns that will resume as properties are sold next year."-DiversyFund. Hello I invested in diversyfund reit. It was not clearly communicated these are illiquid investments or that I would not be getting regular dividends. Its already been more than 5 years without a ***** in my hand. I have tried contacting Diversyfund support multiple times but have not heard back a single time. The marketing material did not specify that the term could be extended or that I could not end the investment early and neither was that communicated. In addition even though I am not an accredited investor Diversyfund jumped through hoops to take me on as an investor without properly explaining the risks and limitations. We want to be very clear that the terms of your investment were fully disclosed in the SEC-qualified Offering Circular, which you reviewed and signed prior to investing. This document explicitly outlines that the holding period for the fund is estimated at 5 to 7 years and may be extended by up to two additional years depending on market conditionssee Section 2.8 of the Offering Circular for the full language.
DiversyFund has never offered early withdrawals or redemptions, and this was communicated in writing during the onboarding process. While we understand that delays can be frustrating, your investment is governed by these agreed-upon terms and cannot be refunded early. An investor support representative will follow up with you again to answer any remaining questions you may have.
The clause that clearly states the possibility of an extension of the investment term is found in the summary section of the offering circular:
The Company currently intends to wind up its operations by December 31, 2023. However, it may extend that date by up to two years in the Managers discretion.

This clause outlines that while the intended term was up to five years, there is a disclosed option to extend the funds term by up to two additional years, which would have been part of the offering documents the investor signed and acknowledged.

I deposited $1,000 in the Fund in the spring of 2020. It was originally represented to me that it would be a 3 year investment. Subsequently, I was advised it would be 5 years of longer and the rate of return was significantly lowered. It has been almost impossible to get any information from this company. They do not return telephone calls, or emails etc. They do not send quarterly statements and do not pay dividends as they originally represented they would. They have the smell of a **** organization to me. Based on my research, they do not seem to be legit. I have reviewed the other complaints by ***************** on your website, and they are a carbon copy of my situation. On December 11, 2022, I sent an email to ******************************** requesting to close out my portfolio in the Real Estate *********** (Growth REIT) and have the entire proceeds ($528.26) of the account issued to me. In subsequent response emails sent by Alaba (DiversyFund) on behalf of ********************************, I was informed they could not close my account in the middle of the investment term and Growth REIT has an investment term of 5 years. So the liquidation will occur in 2024/2025.On March 31, 2024, I sent an email to ********************************. I did not get a reply email.On April 10, 2024, I sent six (6) emails to ******************************** and one (1) email to Alaba (DiversyFund) without receiving any response from them. I did however receive an *** Mail Failure Notice indicating that they were unable to deliver my message to ******************************** because "No mx record found for domain=**************************".
