I invested money with this company five years ago. Initially the investment was for 3-5 years. Now its magically up to 7. My situation has changed and I need my money withdrawn. They were not transparent about their right to extend the investment period. There has been minimal growth in valuation of my investment which leads me to suspect that this business is actually a scam. I want my funds to be released as soon as possible.

    Business Response

    Date: 04/15/2025

We attempted to contact the customer by phone on April 4, 2025, and did not receive a response. A follow-up email was sent the same day to address their concerns, clarify the investment timeline, and provide updates on our support processes.

We understand the customers frustration, particularly regarding the shift in the expected holding period and the inability to access funds early. As outlined in the signed offering documents, DiversyFunds Growth REIT is a non-liquid, long term real estate investment with a holding period of 5 to 7 years depending on market conditions. While initial marketing materials referenced a general estimate of 3 to 5 years, the legal documentation disclosed a longer potential term and reserved the right to extend the duration to ensure favorable timing for asset liquidation and investor returns.

We acknowledge that the change in the customers personal circumstances makes the situation more difficult. However, the fund structure does not permit early withdrawals or refunds. This is a condition that was disclosed and agreed to at the time of investment. Growth in valuation is realized primarily at the point of property sales, which have not yet begun.

We want to assure the customer that the fund is expected to begin its wind-down phase in late 2025, with property sales and distributions taking place over the 12 to 24 months that follow. We remain available to provide specific account updates and answer any questions the customer may have.

We believe this matter has been addressed within the framework of the investments terms and remain committed to supporting the customer going forward.

I invested a large amount of money with DiversyFund in 2020. In June of 2024, I checked my account and saw that there was an available cash dividend there. I requested that it be sent to my bank account. I never received a confirmation of the cash being sent. It was never sent to my bank account as requested, though it is showing as "sent" in my DiversyFund account. I have not be able to reach any of the Finance people there. I was told that I would be helped, but nothing has happened. In fact, I sent a customer service request on July 16, 2024 for help to fix my account, and only received a generic message that they will help "look into this problem" on November *******. At this point, I do not know if this is a legitimate company or not. There are no phone numbers to call. Most emails go unanswered for weeks.

    Business Response

    Date: 04/15/2025

We attempted to contact the customer by phone on April 10, 2025, and did not receive a response. A follow-up email was sent the same day to address their concerns, clarify the investment timeline, and provide updates on our support processes.

We understand the customers frustration, particularly regarding communication delays and the confusion surrounding the dividend request. We have reviewed the customers account and found that the dividend in question was marked as sent because it was processed as a reinvestment, in line with the default auto-reinvest setting associated with the account. No cash transfer was executed to the customers bank account.

Regarding the investment itself: the customers funds are part of *********************** Growth REIT, which is a non-liquid, long term real estate investment structured with a holding period of 5 to 7 years, depending on market conditions. This timeline was outlined in the offering documents signed at the time of investment. While general estimates may have evolved as markets shifted, the underlying structure has remained consistent. We acknowledge that marketing and solicitation messages may have caused confusion, and we are reviewing our outbound communication strategy to ensure better clarity and alignment with fund maturity expectations.

We want to assure the customer that the fund is expected to begin its wind-down phase in late 2025, with property sales and distributions occurring over the 12 to 24 months that follow. Early withdrawals or full refunds are not possible under the funds structure, which is also clearly stated in the investment agreement.

We are available to assist directly and provide any additional account-specific information needed. We believe this matter has been addressed in accordance with the investment terms and remain committed to supporting the customer moving forward.

    Hello ******,

Thank you for submitting your request to the BBB.  As for refunds, your investments in our private fund are deployed in multifamily real estate.  Your account view only shows current principle amount invested, along with any distributions already paid, if any.  We are not allowed to add forward looking projections to your account view.  We have been sending monthly updates to all of our investors to show visibility into the performance of the underlying assets in your portfolio.  If you have not been receiving these, please contact us at **********************************************************.

It is our fiduciary duty to sell the properties you are invested in at the highest possible valuation in order to maximize returns for you and our other investors.  As previously noted, our expectation is to complete the liquidation of assets in your portfolio in 2025 as the commercial real estate market rebounds post-election.  That said, we are exploring an early redemption option for investors who prefer to exit the private fund early, and we can add your name to that list if desired.

    Kind regards,

    Your DiversyFund Team

To no avail there is no response. I have submitted a request for early redemption and keep you posted on that option. Still waiting to hear

I have been repeatedly requesting to withdraw my investment and have continuously been told no. I have buyer's remorse because I definitely feel scammed and I am so sorry that I ever got involved with Diversyfund. I feel that Diversyfund took advantage of my lack of investment knowledge at the time I got involved. They prayed on people who lacked knowledge which is why they now have so many complaints.

    Hello Ktasha,

Thank you for submitting your request to the BBB.  We understand your frustration while you wait for your future returns and the return of your principle investment.  Please note we have a fiduciary duty to all of our investors to sell the remaining properties at the highest possible valuation in order to maximize potential returns.  We expect this to begin happening in 2025 as the markets stabilize post election, rates begin to drop, and values increase.

That said, we can add your name to an early redemption option that we are exploring for investors like yourself who do not want to wait.  We will communicate back to you once we have clarity on when this can happen.

    Kind Regards,

    Your DiversyFund Team

I invested in diversyfund reit in 2020 in the amount of $5000. During the initial investment I was not informed nor it was advertise that they will Hold the invested amount for up to five years. I stop receiving any dividends over 2 years ago and the money seems to be frozen and no way to cash out even with penalties. I contacted them at least three times for withdrawal options to include closing the account and returning my investment and they said they cant until 5 to 7 years when properties are sold. They just added another two years for the investment to be frozen. This seems to be some kind of fraud in which they kept peoples hard earned money with no options to cash out and it seems they re getting away w this activity. Please find a resolution.

    Hello ****,

Thank you for your submission to the BBB.  Please not that we did not add an additional 2 years as you stated.  Our fiduciary duty to investors like yourself are to sell the assets under management at the highest possible valuation in order to maximize potential returns.  We recently extended the liquidation date for the fund in order to do so.  We expect to begin selling properties in 2025 as interest rates drop and valuations for commercial real estate increase.

That said, we can add your name to an early redemption list.  That is an option we are looking into for investors like yourself who would rather receive their initial investment back instead of waiting for the returns that will resume as properties are sold next year.

    Kind Regards,

    Your DiversyFund Team

I've been trying to contact ************** to request a redemption request and proceed with closing my account. When I log into my account there's no option to request this in the user dashboard. There's only the generic website contact us email or to call the help desk directly. When I email them, there is no confirmation of receipt or email help desk ticket assigned to show that someone is working on my emailed request. When you call, the person on the phone seems unsure of what to do and gave me a general statement "someone will call you back regarding this request" - then of course no one did. I'm beginning to feel like ************** is a scam and that I'm out the money I've invested. (I've used similar platforms like Fundrise without any issues). At this point I would just like my money back and to delete my account with **************.

    Hello Valerie,

Thank you for submitting this to the BBB for us to review.  We are looking into the issue you are experiencing.  While we do not see any email inquiries from you, it does look like you submitted a phone message which we will reply to this week.  For fastest service, please fill out a form on our website here:  https://site.diversyfund.com/contact/index.html

Per the terms of your investment, there are currently no refund options as your investment is currently in physical assets, specifically multi-family real estate.  We expect to begin liquidating the portfolio in 2025 which is when you will see more returns.  Until then, we will add your name to a request list for early redemption and keep you posted on that option.

    Kind Regards,

    Your DiversyFund Team

DiversyFund promised to return funds to investors around 5 years. For me, it's been almost 6 years. I do not wish to do business with the company anymore. I have multiple times now requested my funds back, and I get the same response about 5 years. I can show from my transaction history attached that I invested in January of 2019.
