      ZERO stars from me. This company is the worst I have ever experienced. They do not fix things unless it is easy to fix. We have dealt with a stinch in a closet that smells like something died in the wall since 2022 and many other issues not fixed. They nickel and dime you and charge unnecessary fees for whatever they want to at any given time. I think it's time this company gives back to it's community and residents!

      Wow I thought for this Essex at least one persons give 4 to 5 star review ,When I get experience with them even 1 star also is more for them .I signed the lease for 1 year and vacated house in middle of the month but I paid termination fees around $4500+ for one BHK and paid one moth rent aftervecated house as well. Now they are asking concession fees around $4500 its seriously not acceptable .

      I lived in ***********************, a Essex apartment for 3 years, and decided to move out in May due to noisy and dirty environment.After I submitted a move-out request, a staff member came to check the apartment and gave a quote. I was told that I kept the apartment nice and clean, but that I would still be charged $150 for carpet cleaning...expensive, but still acceptable.However, a week after I moved out, I was billed $231.78 for carpet replacement instead. The reason given for the replacement was "due to heavy urine smell". It was obvious that this reason was made up, as we never had any pets, kids, nor babies in the household at any point. There was absolutely no way there could've been a urine smell. I sent an email disputing this, and was left without a response for a long period of time.When I did eventually receive a response, they claimed that the actual reason was a "water stain that can't be cleaned". We took good care of our unit and never spilled any kind of fluid on the carpet. When I asked them for evidence of this, as there was none in the initial response, they sent some very ambiguous pictures of a water stain. You can't tell where in the apartment the stain was even located, and it is very likely the image wasn't even from our unit.After I disputed again, I received another email from the management office, saying that the reason for carpet replacement has been changed to "damage to the carpet", with another ambiguous photo showing a large cut. Again, there is no way to tell where the photo was taken. Furthermore, if there was indeed a cut on the carpet, how was it not noticed until 1 month later? The dishonesty is very apparent!Overall, the whole process was arduous, and I would have to wait for long periods of time for responses that didn't address anything. It felt as if they intended to replace the carpet regardless of how well it was maintained, and believed they could trick me into paying more money than I was supposed to.

      Atrocious and incompetent service all across the board for hefty rent. (**************)1) Upon move in when I was told I would get an email with everything - nothing was received. I had to call numerous times and email. Extremely unprofessional customer service and difficult to get a hold of them. I mean come on! When someone is moving in? Then when I finally get a hold of someone the maintenance guy is in my unit that I paid for? Again unprofessional and a violation. I switch units they help me out then again no codes or key fob. I pretty much had to beg for this. Cut to poor maintenance service that does a Micky mouse job and don't actually fix anything.Drop in anytime they feel like it when we have a scheduled time and play dumb. A filthy living room window that I've tried to get cleaned zero response from **************. My car gets covered in dust and I try to get a different parking space - zero response. They overcharge me on rent saying I didn't have renter's. I show them proof that I had renter's they didn't process it. Then numerous followups and calls to get a credit. The pool has been properly cleaned once since I've been ************ chairs are filthy. Stairways are filthy. Elevators are filthy. The place smells like weed all the time it's horrible. Sounds like DJ lives below me and above me. This place is a total s*** show. I do not recommend it to anyone.

      Essex engages in dishonest practices, including lying, cheating, fraud, and exploiting tenants for financial gain. They attract customers with low deposit rates as part of a collaboration called the "Deposit Scam" with **************, a TransUnion subsidiary funded by Essex.Using deceptive tactics, Essex posts fake 5-star reviews on ****** Reviews to manipulate potential applicants. These misleading reviews create a false sense of security for applicants who are unaware of restrictions. ************** then sends adverse reports to Essex, demanding higher deposits.Applicants end up paying exorbitant amounts, far exceeding their initial expectations, with rent, deposits, and fees adding up to $6,500. Discovering the scam, they may question the validity of negative items on their credit report, but TransUnion confirms these items do not exist.************** claims TransUnion is responsible for the report, while Essex relies on a third-party credit checking company. It becomes clear that TransUnion provides factual information and does not provide biased reports, raising doubts about the source of false negative credit assessments.************** simply follows what clients pay them to say, while Essex benefits from controlling $250 million in cash deposits for 15 months, which funds their substantial growth. This means that a quarter of a billion dollars in cash deposits to Essex. You won't get your deposits back either, , Essex employees will claim they found a bed bug infestation in your apt after you moved out, and they will deduct $3k for that problem. Essex Employees are paid commissions on that income, even if they are false. Remember, applicants are motivated first by ******'s ubiquitous and highly deceptive 5-star reviews, which appear consistently across all Essex locations. Relying on ****** reviews, which are unreliable and deceptive, makes you a victim, but a very very lazy one. actual people are out to get you, or at least your cash money.

      We are past residents of Paragon(Essex Property), Fremont. We had to break the lease and requested if they could reduce the termination fee. They gave us an option of being rent responsible, meaning pay rent till the new tenant moved in. We were informed by them that a new resident is moving in less than a week. This is the only reason we decided to become rent responsible for an apartment. We waited for a final statement to pay what is owed which never came till we moved out. The very next day after we moved out, We were sent a statement asking ** to start paying rent. We paid the entire termination fee and partial rent.The security deposit was also withheld. We were getting statements to pay rent even after our payments. We were deliberately misled about a tenant moving in. The email was just a farce and a ruse to set a trap . The deception is pretty astounding. We were reported to the credit bureau's and they absolutely ruined both our credits. The incredible thing was they were even threatening to garnish our wages!!!. It is just disgraceful what these people did to **.

      This management company hikes rent as much as possible every year. They do not warn tenants far enough ahead of time of what that hike will be to give ** proper time to look for a new place to live. Essex refuses to give our complex 24/hr security although security is listed as an "amenity" and even though we have a heavy homeless population here and crime is pretty consistent. They never have resident services onsite, so we can't talk to a person face to face - ever. They don't hire enough maintenance and we have to wait FOREVER to get things fixed usually if they are not urgent.

      This is a Mickey ***** operation that has the sole goal to pat your pockets with their fees and raise the leases in $400 - $500 increments each year. If you are like myself, and are not afraid to pay for quality, do not expect that here. I lived on one property and never missed a payment, never was late, not loud, and not even requesting a lot of maintenance, and the only positive interactions that I have had with the people of Canyon Pointe Apartments came from outside contractors. A garbage organization objectively speaking.

      I live in ********** apartments (***************************************************************************). I would recommend everyone to stay away from this place. A day is not complete without having an issue with this place. Uninformed water cuts for days, filthy hallways, pee in elevator that barely operates, crammed parking spots, package theft, you name it. Adding to those I currently don't even have a mailbox (it was broken into by some hobo and it's inside the building btw can you imagine?) they haven't fixed and I don't know where my mail is going, the *********** told me that they fixed it but there is no mailbox. It's been months now and they don't even respond to the maintenance request anymore. They don't even pickup your calls btw so don't even think about it. So what I am saying renters should stay away from this place even in their desperate times

      I would never recommend this apartment complex to anyone. The management is completely unresponsive and does not handle work orders in a timely manner. From the day I moved in I had to open work orders because things were not right in my unit. Most of them I had to resolve myself or wait months for them to get to. It has gotten so bad that management is now just sending blanket emails to the entire community that they are behind on work orders and will get to them when they can. If you are unable to spend time, money and knowledge doing your own repairs do not live here. In addition to that, the management does not answer the phone or emails, and when they do, it takes them forever to get back to you. It's like they don't care about their tenants at all.The parking lot is a disaster. There is trash everywhere, and there are broken down cars all over the place. It's an eyesore and makes the place look like a dump. The dumpsters will be empty, and trash will just be piled up in front of the dumpsters. To make matters worse, the internet was out for October and November, and the management has lied to us about the cause multiple times. It's incredibly frustrating and unacceptable. This was an ongoing thing from the beginning even when Dish Network came to install service I was told dont even bother upgrading your service because the property wiring cannot even handle the base service that is offered here, and we are and understand that it is common for this property to have multiple outages per week that neither the call center nor we can resolve. We have communicated this to the management, and they refuse to spend the money to correct and update the building wiring. Even long before the outage the maintenance supervisor told me they were aware of how bad it was and were exploring satellite and cellular options because they were unwilling to spend the money to properly allow any other providers to provide more reliable service to the property.
