We haven't had any problem with ORHP as of yet, but we will see how they handle it when a big price item goes bad (air conditioner, stove, dishwasher or refrigerator to mention a few). When we purchase ORHP they said they would cover the cost of a new A/C when it goes bad, but we have since learned those aren't the facts. We have had some really good tech's come out, but one that we don't want to see again is APPLIANCE SERVICE CENTER, ************ I think the tech was above his head on that and he let water run on our wood floor which caused it to buckle and also put a long scratch in the floor when he turned the dishwasher over to work on it. ORHP is too hard to talk to a live representative they prefer the computer to do everything. We tried to talk to a representative about the service people above and they said it would probably take longer if they had to assign someone different than what the computer assigned. They would be a lot better off if they were more hands on. There is always room for improvement.Old Republic Home Protection

Had to wait over a week for an appointment, then the company was a no show and when I went back into my account the work order wasn't visible anymore. Submitted a duplicate work order and someone finally came out, did a cursory look at the issue only to say that it wasn't a covered repair (which Old Republic could have told me over the phone before I waited more than a week). He also said the fix would be super invasive and cost $8k. All told, I had no gas in my house (no hot water, no stove, no oven, no dryer, etc) for 26 days. I called a different company not affiliated with Old Republic and they investigated, found a simple fix and had it repaired next day for $1300 total.Old Republic Home Protection

Super easy and excellent service! AC went out at 9pm went online, entered a claim and AC company called me by 830am the next morning. Contractor was here by noon and went above and beyond to find me the part that was needed by that afternoon. My home was cooling off again by 3pm. I have been with Old Republic Home Protection (ORHP) for years and have referred many friends. My garage door open went out. The sent a company out to do the repair and collect the $85 service fee. While onsite with a fiend that was there in my absence their provider called me and said there is a $330 charge for the battery back that is mandated by the State and my current unit does not have it. I told them to hold off until I resolved this with ORHP. I have called and explained to ORHP that a new unit at ****** with the built in battery back up is $329.99. I also explained that their vendor cost is $400 or less and there is no way they could by a garage door opener for $70. I then called liftmaster and I confirmed the price of the battery back up that is built in on the liftmaster model ***** is $39.01. I presented this evidence to ORHP and said I will pay the $85 service fee plus the cost of the battery backup of $39.01. It was then escalated to a supervisor that after my follow up finally called me back. She would not even listen to reason and that the battery back up in the unit could not cost $330 and that I provided proof. She told me I have to pay $330 and would not even look at the evidence I submitted.I have filed a complaint with the ********************* of ********* and now I am filing a complaint with the BBB in hopes of getting resolution.Old Republic Home Protection

Old Republic is awful. I've had the displeasure of having them for multiple home purchases. I've had a couple water heaters go out and submitted claims. Only the worst companies are willing to work for them, so you get terrible service. The cost to replace those water heaters after warranty was the same as having a 5 star plumbing company do it, and it takes weeks rather than days to get the problem fixed. Most recently, I had a water leak under my sink that needed some pipes replaced 3 weeks after buying the house. I just wanted to call a plumber and pay for it, knowing what was coming, but my wife insisted we try to go through the home warranty to save money. Water leak fixes are covered under my warranty. I submitted the claim, a company came out, reviewed, and a week later, I finally hear that my claim was denied. I could have had it fixed in a day by just calling a plumber. I buy a lot of investment properties and I'll stipulate in the future to never have Old Republic be the home warranty again. I've had nothing but terrible experiences and botched claims.Old Republic Home Protection

I have been without a refrigerator for 4 weeks now. I have been constantly calling and staying on hold for up to 2 hours. The first person that was sent out to repair my refrigerator told you all it needed to be replaced. Instead of listening to him you all decided to send another repair man out. Why contract with someone if you don't trust them? So now this second company has come out and it has been nothing but lies and procrastination. Bells appliance is blaming you all and you all are blaming them. Meanwhile I still don't have a refrigerator and when I told the last customer service person that all of this was unprofessional he told me to take that up with Bells appliance. Not having a fridge has caused a financial burden on a non working teacher this summer. I have to spend all my savings on eating out and the customer service person told me just go buy another refrigerator. I have been paying you all for 4 years and this is my 2nd time calling you all. The first time you didn't even cover my water heater. This is despicable. I shouldn't have to come to ******** because there isn't an email for anyone in 2022. My issue still hasn't been resolved and now they told me it can take up to 10 days to get an email of a refrigerator replacement. I am not understanding in 2022 why it would take that long to find a comparable refrigerator. In addition, she stated that if I didn't like the refrigerator that is emailed then they would send a check. At this point why not just send the check so I can go get it myself. Now I will have to wait the 10 days for the email then however long it will take to deliver the refrigerator. I also asked for a number for purchasing and a complaint department and was told those don't exist. I find that hard to believe.I feel they are taking people's money and stringing them alone.Old Republic Home Protection

Today is 08/02 and I finally received my cash-out checks in the mail in the amount of $4k. Still took me more following up through my realtor and a few hours on hold myself, but eventually it got pushed through.In conclusion, my first service request dates back to 06/13. It took over a month for ORHP to conclude that they cannot provide a replacement AC and to cash me out instead. They figure that offering me $4k is enough for my troubles. I got a local vendor to replace my AC unit and it cost me $12k. I understand that some things were never going to be covered under the policy, but the compensation offered isn't proportionate. All the while, I spent 1.5months locked in my bedroom with portable ACs because it was 115degrees outside and ORHP couldn't care less about that.ORHP only works for ORHP. The vendors only make money by doing the bare minimum and taking the callout fee. Once it turns into a big job, it's a loss for ORHP and the vendor, so they will cut you a check for an amount about 1/3 of your out-of-pocket expense and that's that. You'll also lose about ten hours of your life waiting on hold to talk to someone, only to be told different stories every time you call. Across the board abysmal service.Old Republic Home Protection

Old Republic Home warranty is a waste of money and time and are very unprofessional. Service calls take forever. From ordering parts to extended service response times. Then after all the waiting and my services were finally complete..2 months without a refrigerator and 2 mobtsh without a washer, they cancelled my plan because I used it to much!Old Republic Home Protection

I think it is unethical for Old Republic to sell their home protection plan for a house/condo/townhouse in ****** knowing any service request for an appliance will not be settled. I purchased a condominium in ****** ** on Catalina ****** in April 2022. My relator purchased an Old Republic Home Ultimate Protection with AC - including washer, dryer, and kitchen refrigerator as part of the transaction. My kitchen refrigerator stopped cooling on 07/28/2022 and I submitted a service request on the phone. Old Republic did not have a service provider for ****** and authorized an outside contractor. There is no appliance repairman on Catalina ******, and I was unable to find an appliance repairman or appliance repair company that would travel to Catalina ****** to repair the refrigerator. I priced a new refrigerator of the same manufacturer and model at ********** for $800.00. The refrigerator would have to be shipped from San ***** by ************** Services and delivered to the condo by *****************. The cost of shipping and delivery is not included in the $800.00. I contacted Old Republic to get authorization to purchase a new refrigerator and was transferred to "authorizations". I was on hold for 45 minutes before I gave up. I attempted to contact a representative in "authorizations" several times during the next 2 days with hold times over 30 minutes each time. I finally talked to a representative in "authorizations" on 08/01/2022. He informed me that Old Republic couldn't authorize a new refrigerator without an appliance technician providing a diagnosis of the refrigerator that does not cool. The representative said he would put a note in my service request that Old Republic didn't have a service provider for my zip code, and I was unable to find an outside contractor that would come to Avalon to repair/diagnose the refrigerator. Bottom line, no service provider or outside contractor, no reimbursement. A classic Catch 22.Old Republic Home Protection
