Tricon residential has broken multiple local state legislature in their predatory practice of collecting illegitimate depts. We spent months trying to work a reasonable agreement where all parties were lawfully fallowing proper protocol, Sadly Tricon couldn't be bother to follow the ********* fair credit act or respond constructively to any questions we had about the outlandish charges being forced on us without proper documentation or reasoning. This company is buying up large amounts of property in many states around the company and I am fearful that these predatory practices will one day ruin someone's life who wont have the means or ability to fight back. A company with such negligence should not be allowed to operate freely and I know the BBB has a lot of pull in the corporate world. As of today I have been notified that collections has been contacted for an amount that wouldn't even be viable in small claims court. This is just another massive company preying on the middle and lower class. Luckily I will be handling my issues in court but I feel it is important for the BBB to know about what type of operation Tricon Residential is trying to squeeze by.Business Response

My lease ends August 22, 2022. I signed the notice to vacate. They charge me a month to month fee of $250 and said august rent was due on July 26th 2022. When normally the month rent is due on the 1st of every month. I tried to contact *********************** and *************************** via phone and email no response. Never sent monthly statement for August. Whenever I tried to call the customer service number I was given the run around or hung up on. I spoke with a rep named ****** who was supposed to get the supervisor ***** on the phone but no one is helping. Now they are trying to charge late fees and the month to month fee even though I am not month to month and the only reason it is late is because they wont allow partial payments but Still havent taken the month to month fees off.Business Response

I had to submit a complaint previously about this company just to give me a call to end our lease. Now that they updated us to release us from the lease at ********************* effective end of lease 7/5/2022, they have charged for charges we didn't discuss. We didn't have a walk through which is why i complained early July. My refund should have been lease the rent of 5 days in July around $260. ***************************** or anyone never called back to inform the refund would be anything less than what I expected. I lived there for 3 years and they have charged me $500+ for paint, not sure what that is for. I expected my deposit to be around $1200. This is ridiculous that I need to complain to get a response from this company. I have screenprint when my account was closed out and email trail.Business Response

I moved into an apartment that already had a leak in the roof and got mold I have a little baby and I have an autoimmune disease and breathing in that toxic air is not good for any of us. It's been almost a month and the issue has not been resolved. The manager at the leasing office is rude and with the amount of money I spend to live here I should not be breathing in mold. ******************** called on 7/13/2022 to report a stain on her ceiling after the heavy rainstorm. The maintenance supervisor went to the unit on 7/14/22 to inspect the issue. He contacted the roofing company which came to inspect the apartment and roof on 7/18/2022. They emailed a proposal to our team on 7/18/22 and it was approved by the manager on 7/19/22. Due to the weather (rainstorms) the roofers completed the repairs to the roof on 7/25/2022.
On 8/2/2022, our maintenance supervisor went to complete the final inspection to the unit (after a heavy rainstorm that day and the night before) to ensure the ceiling was not wet. He determined that the roof was repaired and scheduled with the painters to come out the next day to complete the repairs to the ceiling inside the apartment home (8/3/22). He removed the dehumidifier from the apartment home.
******************** stated that the repairs can wait until she moves out as she was going to email the manager the next day to request to be let out of her lease.
Our team has contacted ******************** directly to verify what date she would like to vacate the home so that we may send her a DocuSign with her notice to vacate.

Tricon added on a $15.75 charge for the months of June and July 2023 for renters insurance. Tricon failed to inform me that I needed to provide my renters insurance that I have with **************** Tricon was given my new email address for correspondence last year when there was a previous problem regarding my lease renewal. My former email address @netzero.net email account was not nsync with the third party company's email so that's why I updated it with Tricon so that in the future, I would receive correspondence from their third party company without errors using my yahoo email account. Tricon continues to send correspondence to the old email address and not the new email at my yahoo mail therefore I did not receive any info to submit my renters insurance and only discovered it when time to pay my rent online last month with added charges. I was charged $15.75 for ********** And now it appears on the Aug rent too yet another $15.75. I have called and emailed Tricon reps and yet no correction. I have been getting the run around. I have attached email correspondence and proof that I have sent their third party company the insurance info. I have never lapsed in my renters insurance with Geico. Tricon is running a scam with their third party company to take money from me for a service that I am already paying for. I did not give them permission to enter into any contract on my behalf with their third party company for renters insurance. I need assistance to refund my money and to correct this matter so I can pay my August rent timely when they remove the additional fee of renters insurance to allow me to pay my regular rent amount.Business Response

Unfortunately, this was not provided which caused the lapse in our system.

I was not aware of the renter's insurance verification until I tried to pay my July's rent and seen the fees added. Had I been sent the information to my updated email the company was given multiple times last year and the final time last past February 2022 informing me to provide my verification, this matter could have been avoided.So their response is incorrect because it reads as if I failed to timely submit the verification. The fees were removed for this current month of August however I have yet to receive a credit for the prior mo the fees taken. Until that part is resolved, the complaint is ongoing.Business Response

Upon ending of my lease agreement I cleaned out the property beyond the State legal swept clean and had a witness who helped clean. The next day I was not allowed a chance to be at the exit inspection and was told I did not clean. I contested their holding of my security deposit. Their itemized **** was price gouging to say the least. I was promised further review (have email in writing evidence) and a second inspection to confirm the condition of the home. The second review did not happen. I never received the rest of my security deposit. The property managers are clearly acting in bad faith. Do not recommend anyone do business with a contract breaker.Business Response

Our team has contacted **************** and have advised him that after reviewing the move out photos we decided to reduce the charge for cleaning and trash by the cost. The move out statement was reversed, and *************** is going to receive a $300 additional refund but not the entire deposit refund. **************** had an existing balance on his ledger at the time of move-out as well as other move out charges. The charges justify the condition the home was left in.

I was living in one of Tricon Residential homes for 5 years. I am a school teacher and single father. Tricon forced me out once my lease was over during the pandemic. I'm sure it had a lot to do with how the market is now for rent and I was paying well below that. Nevertheless, I moved out and wanted to know about my deposit. I reach out to customer service and they tell me the ********************** manager ******************************* is not available, nothing written in the notes, but they gave me her email address *************************************** She did not reply to me once, I stopped after 3 attempts. I paid $1575 deposit 5 years ago, this company could at least reply and let me know something. I did not leave the home in bad shape. I just don't understand how a business continues to operate and they handle business in this manner.Business Response
