I live at ********************* managed by Grand Peaks. ***** entire operation seems to be nothing more than a scam. I've been here all about one month and trying to get any maintenance issue resolved is worse than pulling teeth. My initial move in maintenance issues and safety issues still have not bee addressed. Seems as if once you sign the lease they got you so from then on you get the middle finger. I have my own renter's insurance yet my bill is still reflecting the companies insurance billing. Horrible experience thus far. Looking at options to just walk away from this lease and take my chances on the lawsuit and fight this bs in court. I have a stovetop where the burner has exposed wiring so I dare not try to use the stove as of now. The washer at the top of the stairs leaks onto the floor causing a slipping hazard to fall back down the stairs. I have almost no water pressure in the shower or apartment. I've put this in my complaint as to what needs to be fixed yet none of the issues have been addressed. Worse leasing office experience ever. Leaving message, emailing, even going to the *************** seems to get no remedy. Never got a tour of the property. Not sure where the gym is.Initial Complaint

I submitted an application for a rental property on 4/28/25. I tried calling daily to follow up for 5 days after but had to leave a message and never got a returned call. On the sixth day I spoke to someone who said they had not gotten to the application yet but it appeared there was still some additional documentation needed. I told them to cancel my application and issue a refund because I didn't feel confident on their management abilities if they can't look at an application or return a phone call for a week. They apologized and agreed. A week later I see the charges are still on my account so I tried calling again, for another 5 days before someone actually answered the phone. I was asked if I got the email confirming my application was cancelled. I had not. They mentioned the refund is issued by check and that was explained in the email. When I said I had not gotten the email, I asked if that meant they had not done their part of cancelling the application to start my refund process. The staff member disconnected the call and I have not been able to get my calls answered or messages returned, to date. I left a review online in which the property owner responded and encouraged me to contact the property management so the issue could be resolved. How does the issue get resolved if I can only call and they don't answer the phone?Initial Complaint

I have been renter from ************************************ in *********. Property of Grand Peaks. They have over charged me for the amenities that are included with our rent. The amenities are never fixed and the management is extremely poor. I pay a lot of money for a studio. The hot tub has been broken for over 4 months, the trash compactors on each floor are always out of use. The toilets on each floor are clogged, the coffee maker is never working, the game room is missing parts of the arcade parts that we pay a fortune for, the patio and lounges are extremely dirty, and are never washed, and the gates we enter for parking our always not working. I have been here for two years ,just because its a nightmare to move. This business needs to be investigated. They have had many complaints filed. Thank You, *****Initial Complaint

The Art on Highland previously owned by ******** (now owned by Grand Peaks) is my place of residence. I have lived there since April 2023. I have always been responsive to their emails and have never been late with rent. Two months ago, the apartment complex was acquired by Grand Peaks. The only notice we received was a printed sheet taped to our door. We were informed that we could no longer pay rent online and that payments would now only be accepted via checks delivered directly to the office manager. I followed this instruction and delivered checks in both February and March. While delivering my check for March, I informed the staff on duty that I would be out of the country for a month and would not be able to deliver my check for April 1st in person. I asked if I could submit my cashiers check early, but the staff member declined and told me the online portal would be operational by then. I explained that I wouldnt be able to have someone else deliver the check, but he repeated that the portal would be working. Two weeks before the 1st, I began calling their office but received no response. I also tried contacting the new management company, sent messages through both websites, emailed the old Art on Highland contacts, and used their text bot multiple times. I finally got a response on April 5th and was told I had been charged late fees. I explained my repeated attempts to reach them before the 1stand reminded them that I had tried to pay early. They told me I shouldve had someone bring a check. I informed them that I would not be paying late fees due to their lack of communication and failure to provide a functioning payment system. Tuesday I had a friend attempt to deliver the check but they refused it, saying it was for the wrong amount. I am currently out of the country until the 17th. I was recently laid off from my job and am in recovery from cancer surgery. I do not believe it is fair for me to be charged additional fees because of their negligence.Initial Complaint

I am a resident of Grand Peaks - ******************** Apartments. In October of 2024 I paid my remaining rent with a money order. The office advised me that there was a discrepancy with their money order processing and balances were not updated. I provided the office with my money order receipt. I have called multiple times each month to check on the resolution status. I am being told that this matter has been sent to corporate office for balance adjustment. I have called and emailed Grand Peaks corporate office without any response. I have been denied a loan due to my rental history reflecting delinquent since October. I have to call the office each month to get my rent balance due to the online portal reflecting a incorrect past due balance. The balance is growing larger and larger each month, so I am not certain the staff is providing me with the correct amount to pay each month. I am also unable to use a program called Flex offered by the property management, which is credit line that allows you to split your monthly rent payments and report your rental history to credit. This is now affecting my credit and options to improve my credit. I have recorded phone calls to the office and emails I will be uploading showing my many efforts to get this resolved with no action taken on the company behalf.Initial Complaint

I was a resident of *************** in *****, ** for 5 years. When I moved out, the manager claimed that I owed over $600 for a damaged bathroom vanity.. I requested photos and she emailed me saying I would be receiving them shortly.I not only NEVER received the photos, I never heard from the company at all again.I just pulled my Credit Report yesterday and Club ***** has now sent me to COLLECTIONS. I had not received anything in the mail- no prior warning whatsoever.They kept my entire security deposit, and then made up a fake item in order to collect more money. This is the review I left on ****** Reviews, which summarizes the situation:"*********, would rate as a zero if I could. I applied for an apartment and paid the required fees ($400 total). You're supposed to get a decision on your application within 72 hours. I never heard from them, despite two phone call messages and an email from me in that 72 hour period. After more than two weeks went by and no contact from anyone at *************, I had ********** Security cancel the charges.Lo and behold, a business day later, I got an email from their Assistant Manager, *****, letting me know my application fee "bounced" and if not paid within 24 hours, my application would be cancelled. This was followed the next day by a bill for $400 and a note that legal action would be taken if I did not pay within 30 days.I emailed ***** and explained the above scenario and that I would not pay for services I did not receive. I don't want this affecting my credit. I also left him a voice message. Of course, I have not heard back from ***** or anyone at ************* two weeks later.If similar happens to you, where your money is stolen and no services are provided, get a free lawyer, report them to the police and to the Better Business Bureau."I received the bill for $400 on April 16, 2024 and I have 30 days to pay. I've been trying to reach the apartment complex for over six months to get my deposit refund since I moved out in June 2023. Initially, I wanted an explanation for the refund amount due to disagreements with certain deductions, but no one returned my calls. I was charged for vertical blinds that were actually left in the apartment. I also got charged for leaving items outside, despite being instructed by maintenance to do so. Id like to talk about a possible health violation that I found in a washer machine at the community/on-site laundry room of ***************. Now, since *** moved in to this apartment complex, every single time Ive had to do laundry, I cleaned the ************** units that I use, out of consideration for other tenants. However, I often find clumps of human and animal hair collecting inside the main tumbler/tub area of the washer machine, as well as dirt. Well, today, as I was cleaning the tub I discovered a foul smell coming from the rubber rings around the front of the tub, and after a few wipes with a paper towel, I started seeing thick, brown smudges. I kept going, and then found a quarter-sized clump of some sort of brown, mushy, substance. I immediately threw it away in disgust, because I may have just removed human or animal f**** from the washer machine. I went to the main office right away, where I was told by the Property Manager that there is nothing she could do, and that I would need to contact the company where the washers and dryers originate. As I write this, Im looking up the number for that company, as well as Grand Peaks, which owns ***************, so that I may find someone who is able and willing to help resolve this issue. I only hope this doesnt fall upon deaf ears, because this is a serious health issue, and it affects not only me, but every single tenant at ***************.Initial Complaint

I have a bill to pay, and the company has not give me any access to pay the bill. They have sent my invoice to collections yet wont respond to me trying to pay the bill. I have sent emails to MULTIPLE people trying to open up the invoice and pay them instead of the collections. I was never sent more than ONE email regarding the bill that was pending. Again was never granted access to actually pay it. I am not paying a collection agency when the company never gave me notice prior to sending to a collection agency and will not call or email me back regarding the matter.
