      Back in May, I toured the property and applied for Unit ****, which had a lease date of August 1. **** was my leasing agent. He told me that the unit was going to be vacant the first of June, and that it was receiving a complete renovation. He showed me the model unit on the 10th floor, which he stated was exactly the same layout as Unit ****, just a mirror image of it. He also stated that when the renovations were completed in ****, that it would look exactly the same as the model unit. I expressed my concern about 2 months not being very long for that extensive of a renovation, but he assured me it would be done on time. I was very excited about the unit and the property and had already paid all of my fees, scheduled movers, furniture delivery, electrical service to be started, etc. Today, I dropped in to see the unit, assuming it would be done, or close to done since August 1 is about two weeks away. We walked into the unit, and no work had been done. The unit was a mess, and no renovations had even been started. On top of that, the floor plan was not the same as the model home. I would have been willing to overlook the differences in the floor plan layout even though it was a much less efficient layout and it really wasn't as nice as the model unit (major differences in the entryway and the location of the washer and dryer were totally different). I again expressed concern that I am moving cross country in 16 days and this unit hasn't even been touched. **** again insisted that they only needed two weeks for the renovations and that it would be done on time. After I viewed the unit and thought about the situation some more, I tried to call the office back to get more affirmation that the renovations would be complete on time, since I do not have the option of delaying my move date. I called the office at least 20 times, before finally calling the concierge and having them track down someone to call me back. Instead of calling me back, **** emailed me and told me he was working with the contractor, that the unit would not be done on time, and that he had to find me another unit. I declined to change units and asked for my lease to be terminated and my money to be refunded. I am still waiting for this to be confirmed. Given the fact that this was 100% the leasing agent's fault and *************** failed to deliver the unit that I signed a lease for and paid the required deposits/fees for, I need to be released from the obligations in the lease and given my money back. My frustration here is the obvious lack of communication between the leasing agents and the contractors, and then the flat out dishonesty that I experienced. Had I not shown up today asking to see the unit, I feel certain that I would have been homeless after driving cross country in a few weeks, expecting to have my new apartment when in reality, it was never going to be done by August 1. I hope that action is taken to correct this, so no one else has to go through this stress. The company needs to terminate my lease and refund the $775 I have already paid.

      Wyndham west villas is where I have been living for the past 8 months. Its very bad for a family to live here. As loud noise and loud cars dogs always at night that we can hardly sleep. Police was called more than 4 times but cant do anything and said management office should take care of issues. They dont When decide to move out they still want to charge me for the full year. More than $7000 !!!!!

      My car was illegally and incorrectly towed from my apartment complex - Grand Peaks owns it and will do nothing to resolve the problem. It is $500 to get my car back and I pay for parking monthly. Theyre saying my permit wasnt visible (the tags they gave ** are small and dont fit around my rearview).

      Property management is towing vehicles with a displayed paid for parking pass. They towed my vehicle when I paid for a parking spot. I found my parking pass clearly on the dashboard at the impound lot. They take bad photos. To make matters worse, instead of helping to clarify options, the front desk person yelled at us and acted like an interpreter of law thinking she gets to be judge and executioner, then called me to harrass me some more. There is also dog p*** in hallways, stairwells, marijuana smell all over, you can step in dog p*** right outside the building. Check ****** reviews. Break ins to storage units and vehicles happen all the time. Security, safety, and health concerns are never addressed here.

      We moved out of ****** Landings apartment 11/26/2022 and were given a receipt of a full refund of our security deposit of $437.72. I've called several times about the return and they told me it was sent out. However due to their incompetence, they sent the check to the address we vacated and not our new address we provided on paper. I was patient, now however, *************************** the manager of that establishment hasn't followed through on her end of the agreement, and honestly being treated rudely by her staff when they are withholding my refund that was due to me by this time. It is well past the 60 day security deposit return law in ********. As of now, I am requesting three times the amount, according to the security deposit law of $1,313.16, for our inconvenience and unreliability on their part.

      Hello,I was living in one of the properties of Grand Peaks. The name of the rental community is **************** on ************************************************************. After one year I decided not renovate my leasing contract and to move somewhere else. On December 7th (24 days before the end of my lease) I gave my keys to them and I paid my last month as well. The property staff ensured me that I would get my deposit back within 4 to 5 weeks from the end of my lease. We are now on February 3rd and still no response from them.I tried to call the rental community and also corporate but no response from them.I really want my deposit back as promised by them and as stated in the contract. Please help me to get my money back and don't hesitate to contact me in case you need more information from me.Thanks,*********

      I moved out of **************************, owned by Grand Peaks Property Management, in September 2022. Prior to moving out, I had an issue with water leakage in my apartment. The water heating tank was leaking to the point where water was flowing under the floor boards and into my kitchen, and whenever my pets or I walked around the kitchen puddles of water would start forming. Managements solution to this was to simply put a fan in my apartment and towel dry the floor. During this time I had developed a cough and phlegm issue causing me to believe that mold was forming under the floor. After many complaints sent via email, I was told on the phone that they would have my floors replaced, which never happened. I was never offered a temporary hotel or to move units. Around this same time, I was experiencing harassment so was able to break my lease with a newly issued restraining order. I broke my lease under section ORS ****** which means that breaking my lease with proof of a restraining order, I cannot be charged rent, a lease breaking fee, or any damages. I sent all proper documentation and received assistance in this process by the Oregon *****************************. A month after moving out i was sent a bill for about $3,500 which I shouldn't have been. I contacted cooperate with no response so figured that maybe it was a mistake on their end until January 20, 2023, almost 6 months after leaving, I get an unexpected call from a collections agency asking for payment. Again I contacted cooperate via phone and ************************** via phone and email with no response as usual. There was no contact by mail, email, or phone notifying me that this would be happening. This is the second time I've had to come to the BBB, because this company refuses to solve issues on their own without pressure from a bigger organization. So I would like the bill to be dropped, and if not I will have to pursue legal action to get it dropped and for compensation for moving costs and legal fees.

      I moved out of their Lumina Apartments property/turned in my keys on 10/26/2022. On 10/27/2022 I received a final account statement indicating I would receive a refund of $772.06 but to date have not received any refund. I have sent emails and left voicemails with the property leasing office and have contacted the Grand Peaks corporate office but received no response. Then, on 12/02/2022, I received a "revised" final account statement saying they only owe me $285.66 because cleaning cost more than they expected, and they were charging me to repaint the unit. This is despite the fact that I hired professional cleaners to clean the apartment when I moved out (I have photos to show this) and I lived in the unit for 3 years and there were no blemishes on the wall other than normal nail holes for pictures. Even after receiving their "revised" statement I still have not received any refund. When I called them again on 12/13/2022 they just said "yeah we're really backed up". ****** law states that a landlord must refund any amounts owed within 31 days of vacating the property (it's now been 46 days and counting) or they can be sued for double the amount. I want them to pay me the refund they owe me, and I want the amount they originally assessed ($772.06) because I think it is the correct amount and their lateness warrants them honoring this amount.

      Grand peaks has been the new owner of a apartment complex since July 2021 (*********** apartments in ********* **************.) I have been contacted by a debt collector under the name ***************************** regarding this debt when I indeed didnt reside in the ******* during July 2021. In May 2021 and June 2021 when the ******* was owned by (American landmark) I had issues with mold , mildew , roaches and flooding . I had to be put on medication to open my lungs and my apartment was deemed inhabitable by ***************** (insurance company associated with American landmark ) I stayed in a hotel and was reimbursed for hotel stays and property damaged and since American landmark sold the ******* they broke my lease and moved me to their sister property (the district ) in north *********. I dont owe anyone anything nor did I ever sign anything with the new owners grand peaks . When I asked for verification from ***************************** they stated that the ******* handed over a old lease with the signatures of my name and an employee of American landmark not an employee of grand peaks. The employee I signed the lease with worked for American landmark and that lease was non invoid when they placed me in a two bedroom at there sister property and reimbursed me over $3,000 for property damaged and reimbursement for displacing my family . This issue has also been reported to the state . As the conditions of the apartment were horrible and deemed inhabitable by their insurance company it was a lawsuit. If grand peaks doesnt remove the false accusations of debt owed and of me breaking a lease with them when I never spoke with them . I will contact the state and hand over all documents including my child suffering with lung problems inside of that home as well as medical bills will be reimbursed by this company and American landmark since they took ownership .

      Grand Peaks so called management are scam artists and have robbed many peoples (including myself) from our hard earned money. After applying and paying $200 for application fees ($100 per adult) plus an additional $300 administrative fee , I was aware that only the $300 would be refunded if we didnt sign a lease or within a timeframe in which after they gave us the run around for about a month we decided to try to lease somewhere else because we couldnt keep waiting and having them play games with us. They (office workers for ****** square -grand peaks management) agreed to the $300 refund as stated on the pre-lease documents that they had us sign, all in which they even sent us a document through email stating that we would get it back and we were told by the office manager to wait about 4-6 weeks. After patiently waiting over 6 weeks now, I called to see what was going on in regards to it only to be told that grand peaks is no longer in charge of the apartment office/ location and to call Grand Peaks corporate. When I called corporate, the lady that answered the phone said she cant help me and to call them back where I applied. All she did was take my name and number down but that was it. So now, grand peaks in ************., for apartment name ************* has disappeared into the abyss and has ran off with several peoples $300. I was wondering why they said it would take 4-6 weeks for the refund, such a long time. But its clear that they new what they were doing and committing a scam / fraud. There are many others (based off reviews and new management feedback) that are all still waiting for our money. I am not rich and even if I was, $300 is still money and I was promised to get it back. They lied and cant be trusted. Theyre thiefs.
