    Evolve is the worst!! Booked through vrbo for three nights at rental. Had a family emergency the week before our vacation. Property owner referred me to evolve for help. Spoke with evolve customer service and they texted me a link to change or cancel our reservation. No refund was available if we cancelled, so i chose to change the dates. After changing the dates for a three night stay through the link it showed that no extra money was owed and that i could actually cancel before April 15 for a full refund which was a week after our initial rental dates. I rescheduled and surprisingly i was charged another $400 which evolve automatically charged my credit card for without my knowledge. Then i received an email from evolve starting that the extra fees were due to me booking for more days which i didn't not do. I called and spoke with evolve customer service three different times and each representative was nice and seemed helpful, but wasn't helpful and hard to understand due to language issues. All promised me a resolution within 1 day to 30 minutes and no email or phone call or refund ever came. Then evolve changed their reasoning saying that out new dates had higher rates. The link where i changed the dates should have indicated the additional change but actually showed explicitly that no more was owed due to the changed dates. Very unhelpful and i felt lied to and taken advantage of. I also couldn't remove my credit card info from the evolve sight and i was worried that they would charge me more for no reason again. HATED THIS COMPANY and their unfair business practices!!!! DO NOT BOOK WITH EVOLVE EVER!!!

    To clarify, the additional cost you were charged was due to the new dates selected being priced higher than the original booking. While we do our best to communicate rate differences during the rebooking process, we understand this was not your experience and regret any confusion caused.

    That said, because your change request came outside of the cancellation window, we followed the standard policy in place at the time of your original booking. We know that policies dont always account for emergencies and weve shared your feedback internally as we continue looking for ways to improve the guest experience.

    Awful! They high **** your listing and will not adjust it to how you want it. Its my house and know what to highlight. Yet its almost like AI responses to the requests you enter for updates. The photographer they sent was awful, had to figure out to take my own pictures. Not worth it. And worst part is they trap you. All that work you do to get reviews, once you cancel, all disappears. Dont bother. Just do it yourself from the beginning.

    I don't feel I should have "flagged" about booking performance when you have provided 3 bookings on the last 9 months. That activity works for itself.

    I was very happy with evolve, they texted and emailed me several times leading up to my vacation. They were in continuous contact from the time I booked until my vacation day. I honestly would use them again in a heartbeat.

    This is a nice facility that a group of us have stayed at a few times. Unfortunately I take issue with the cleaning requirements. When checking out one has to do just about everything any hired cleaning person would do with the exception of cleaning the sinks and sweeping the floors. And we get to pay a few hundred dollars for this privilege. Unfortunately I go with a group of people and despite us NOT being OK with this arrangement, the place is convenient and quiet.

    Evolve is a good company when it comes to securing guests and they are very polite. They also have a good system for reporting,, etc. I found out though that when you have a bad situation, you get a lot of polite kindness and lip service but they do not deliver.When you sign up, they tell you not worry about background checks or damages. They made the guest pay a fee for up to $5k of insurance. They don't tell you that if your guest is a criminal and steals anything it is not covered. They also do not cover anything that you cannot prove with an invoice or other paperwork. My guest stold every single towel in the house and ruined an expensive set of sheets, but that was not covered. he also put cigarettes out on my furniture without using anything but my coasters. (It's a non smoking home, btw.) They also say that it covers the extra cleaning fees but if you use a local couple who cleans for you every time but does not run it as a business and therefore does not send you a paid invoice that is not covered either, even when you can prove that you zelled them the money and said that they were free to contact the couple and ask them what kind of mess the guest left. He completely trashed my beautiful spotless little cottage and I had another guest coming in a day an a half. My husband and I took time off work to get the majority of the debris out of the house and to take all of the dirty laundry to the laundromat, because there was no way we could get it all washed in the day an a half we had. The guest was arrested a couple of weeks after he vacated my house, for selling cocaine. Oh, and he also left his dog behind for two days before we were able to get in and let him out. The only thing they paid me was $450. $250 for dog expenses and $200 for carpet cleaning. I will be very ***** of letting a single male rent from me ever again. I'm actively looking for another property manager

    Please know thats never the experience we want for our owners and we truly appreciate your understanding throughout this process. We also empathize with your frustration regarding how the claims process has unfolded.

    While our Damage Protection Program is designed to help cover unexpected guest-related damages, it does require documentation for reimbursements. In this case, we requested an invoice to support your claim for additional cleaning costs. Instead, the cleaners contact information was provided. Unfortunately, were only able to approve reimbursements for professional services with proper documentation and as a result are unable to verify claims through personal contacts alone.

    We also want to clarify that risk protection does not cover missing, lost or stolen items. This is outlined in our owner agreement and applies to all claims.

    Nonetheless, your feedback has been documented and shared with the appropriate teams to help improve our processes moving forward.

    Would rate negative if I could. They cancelled our property about 10 days before the rental was to begin, leaving 9 of us in hanging in the wind as to where to stay for a family member's wedding. They said they cancelled because of the owner pulling the property. We asked for assistance in rebooking, they referred us to ******, where they had listed the property for the owner and through which we had our reservation. We asked for compensation to make up the difference in the rates we would now have to pay on short notice and in a very busy season for this location, they said they don't do that. They confirmed that THEY charge the owner a stiff penalty for cancelling, but their policy was not to share that with the actually affected party. Just ridiculous.

    Terrible company! I was hood winked into signing up with Evolve about a year and a half ago and they have shown themselves to be a completely immoral excuse for a ************** scam every step of the way! Do not even think about signing up with this business, stick to reputable companies like **** and *******

    We rented this unit in *********** for a month off of VRBO which we learned was managed by Evolve. Appliances didn't work or only had 3 legs and the place was filthy. Discussions never went anywhere except after almost 2 weeks they fixed the clothes washer. They won't return calls. I would stay away from using Evolve. They won't even return calls to ****. I would never rent anything that is operated by this company. I should have read more reviews because it seems to be a standard for them.

    The only offer we received was $206.00 from a rental amount near $4000.00. Nothing really compared to the amount paid. It says on the front page of the Evolve page that all units are guaranteed professionally cleaned and this was far from that. We never even got a code to enter the community and then our code was not entered in the door of the unit so we could not get in there either. We had to call someone at night just to get us in. We had to use a laundry mat.

    We have used Evolve to list our property for over 5 years. They have been nothing short of amazing the whole time! Bookings have been great, if a guest has broken anything, Evolve has stepped up and reimbursed us, and they get top dollar for our rentals. Their booking fees are below average and their service is fantastic. I would highly recommend to all considering Evolve for bookings or listing! Great company all around
