Defamation of character by UDR, absolutely horrendous experience. During the application process, they denied my application because of a "bankruptcy" tied to me. I have never filed for bankruptcy and have a 800+ credit score. When I asked them where they found this information, all i received was "it's what our internal screening system tells us". This type of slander has to be held accountable and I will be seeking remedy for this experience. Not only was that an embarrassing situation for me, imagine your girlfriend falsely being told their boyfriend has a bankruptcy on file when he does not.

*****,We are sorry to hear that you were dissatisfied with your leasing experience. According to our records, your application was denied due to unsatisfactory rental history. This does not relate to your credit. It means that you may have an outstanding balance with a community that you have rented from in the past. I do not see how UDR appreciates its tenants, or seeks to resolve issues--some worth noting as violations--in a just manner. The lack of recognition and options they provide to meaningfully right these wrongs do not align with, "*******'s Most Responsible Companies".I would like to add positive comments, but until my situation is rectified all I have is the following: -Poor communication: I signed a lease for a unit & paid a deposit, which they failed to countersign & never responded to my numerous calls/emails. They then made the unit available again to the public for a higher rental price. There is never an email or a letter with a specific POC; all communication is centralized and handled by "teams", managing multiple properties across the country.Moved into another unit, where a sprinkler/pipe burst in the building from insufficient heating. This caused water damage to my apartment. Within a week I received a letter stating that if I do not renew with a higher lease rate, 3 months before current lease terminates, then the renewal rate will increase or I will have to pay 58% more of current rent on a monthly basis.Unannounced & inappropriate visits that weren't on the originally said dates to inspect water damage a week after the incident by (contractors?), people who never provided any detail as to who they were. One month later water damage not fixed. ************* start to grow within 48 hours of water exposure. Unit with the most damage (became uninhabitable for that tenant), took priority and was renovated & now open for a new tenant. Instead of addressing the same water issue with current tenants, it was priority to seek new revenue. Your tenants should be more than your KPIs. demanding more rent from me, after all I have stated above, just 1 week after water damage from lack of utility upkeep sends the message: I am to help UDR appropriate funds and pay for their mismanagement--UDR will not provide any benefit or just compensation to you.

Awful experience with moving out of 14 North. Was charged to replace the carpets that had wear from the daily foot traffic that is unavoidable. The carpet was already worn within the first year of living there which I was appalled by but with how everything else in the unit failed to work properly ( heating/AC, oven, garbage disposal, toilets in both bathrooms as well as the showers) it was clear that UDR does NOT maintain the units what so ever. UDR added that there were stains on the carpet which if they cleaned the carpet after moving out (as thats what a reputable landlord does) the stains would be gone (there wasnt anything major that a carpet cleaner wouldnt be able to clean up) so UDR added that to carpet fee to deflect from them taking responsibility to replace the cheap material carpet they install in the units. Stains or no stains, UDR would have had to replace the carpet due to the wear from daily foot traffic. One of the ************** door had to be replaced & I priced both out at Lowes across the street & both doors Came to be a little under $300 for both doors. Maintenance was aware of both doors & came & measured Both door & told me Not to worry & hed take care of both & I wouldnt be charged. UDR sent me a bill for $2100 I sent email after email asking what the $2100 door charge was for & what were they adding to the charge as its not for ***************, bedroom door or even the installation for both ****************************** refuses to clarify & answer my questions. Basically was told TFB, theyre charging me anyways. I expressed multiple times my concerns but ****** response was if I dont pay what her Invoice has then theyre putting me in collections. Shes aware shes over charging for the ************** thats UDR responsibility due to unavoidable daily foot traffic. UDR takes advantage of people & over charges former ***************** money from them as they choose not upkeep or maintain the property or units

Typical generic response which doesnt address the over **************** UDR pockets from tenants moving out because UDR are known slum lords who dont maintain the properties. If youre not allowed to walk on the carpet then why is carpet installed in the units. Why am I being billed $2100 For doors that cost under $300?! Oh yah, your slumlords who make money off former tenants! How are those roaches that have infested the main building at 14 North?! Hahaha!! No point in asking because you dont care!! All UDR does is lie to people to get a lease signed so they can take advantage of them later & pocket money

On 12/24/2022 My apt and several other apartments in the building were flooded due to a massive water leak. Most of my belongings have been destroyed. I have tried reaching out to management through multiple outlets with zero response. So on Christmas Eve the UDR Brewers Hill left ** to fend for ourselves and made no offers to help us find temporary housing. This has been one of the worst experiences Ive ever had dealing with management of an apartment building.

My Fianc and I live in ***************************** in ***** ******* a luxury apartment complex. Id like to blame my issues solely on the management company but the front office and employees on property definitely sprinkle a bit of rage on the situation as well. They are only responsive when they need something. When it comes to maintenance, expect to wait over a week if youre lucky. Typically it takes about a month to get anything fixed. Oh and dont get me started on the move in, move out process. When I moved in I was given an apartment key and pretty much told good luck. I did not receive a mail key until a month later and I did not receive a parking pass so my car was towed, twice. One time I was actually forced to pay for my vehicle being towed because no one explained the parking situation since once again I was just handed an apartment key on move in day and thats it. After reading the reviews of other properties it seems as though this is a reoccurring trend. Maybe the company should work on hiring employees that are actually fit to work at a luxury property so that they can implement better processes and make tenants feel like they actually live in a $2300 1 bedroom apartment, rather than the equivalent of a college dorm.

I moved in to ************** Apartments in *******, ** in 2013, when I first moved in the apartment complex was fine, mgmt and staff were very good. In the last few years the quality of the the complex has gone downhill. The maintenance has been very bad, it is hard to get a hold of staff. In the 9 years since I have lived in a UDR property I have had 5 floods in my apartment, none of them caused by me. The condition of the apartments borders on poor to bad. The rent on my apartment has doubled since I have lived at **************, with no quality upgrades. Ii will not be renewing my lease when it expires. I would not reccomend a UDR property and would urge anyone looking to rent to consider other alternatives to UDR..

Horrible company which should be avoided. The apartment staff was great but the move out and the fees were outrageous. I had a death in the family due to COVID and despite this I continued to pay my rent for 4 months that I did not live in the apartment. During that time I had gone up and packed everything to move back closer to my family. I had a cleaning crew come in... not professional because ******* pretty much locked all of those businesses down during COVID. But hey... I was putting food and money in the pocket of someone that really needed it. I'm not sorry I don't require receipts for that.Anyway... I am now fighting collections on $240 for the professional cleaning they want to charge you for their "cleaning crew". After visiting one of those "cleaning crew" completed apartments I almost made a move into earlier still looked like c*** They don't really have a crew, and if they do, they aren't ones you paid to do your house.Seems more like another way to siphon money off people and take advantage. Way to go UDR!

      Travis,
We are saddened to learn of your disappointment with your recent move-out experience. Per the signed lease agreement, the resident is responsible for having the unit professionally cleaned and must provide receipt of cleaning to management. It also states that the resident agrees that failure to have the apartment professionally cleaned, will make them responsible to reimburse Owner for the cost of
professional cleaning. We apologize for the inconvenience.
      Kind Regards,
      Madison

This is by far the worst residential management Ive ever encountered. The rental staff are very unprofessional. Just goes to show you anyone can get a job. They make mistakes, Crickettsresident makes a mistake all h*** breaks loose. Very combative!!! Ive never experienced anything like this in my life. Maintenance requests are ignored. I had water pouring threw my vent in the bathroom like a rainstorm. Contact emergency maintenance only to get voicemail. Tried to reach them 6 times. When I finally spoke to someone, I was asked is the water still coming thru the vent, this is after ***** minutes. I responded no, her response Ill put a ticket in. Shared it resident manager the next morning. Her response, if you have a small leak you should have contacted emergency maintenance. What do you think I am a child. Of course I contacted emergency maintenance. After getting voicemail every single time. I had to act on my own. Then you gonna spend your day investigating what happened. Calling emailing sending maintenance men to my home invading my privacy. Wasting my time. Whats done is done!! Today is a new day. The water stopped so why are you wasting my time? Next, a complaint about whats on my balcony. Nothing is suppose to be on it except patio furniture and bikes. As I look around I see a lot of balconies and patios with stuff on it but what was said. Then when I comment, I get another combative remark!!! You dont have to stay hear a year, you can terminate your lease at any time, you werent saying anything when we accepted you into this complex, ****, ******** though during said process, the rental amount quoted is only for 14 days, then you have to start the ****************. Sending the inspection team to inspect the wrong apartment which caused another delay so on and so on!!!! I really wish I had done my homework prior to coming up in here. I would have never applied and accepted this apartment. One thing for certain, two things for sure Im out 1 year!!

Hello!Im a former resident at *************** in *********. I was charged for carpet cleaning($75) and some random electrical damage($380) on my move out invoice. Ive attempted several times to communicate with UDR Billing to find out what this actual damage was and the last reply I received was, This was damage to the wiring, photos could not be taken as the damage could not be seen. I asked for an explanation of where the damage was located in the apartment and what exactly this issue was for damage; I have not received any feedback and asked for a phone call to resolve this matter. Clearly, we have no problem paying a carpet cleaning during move out; thats to be expected at any rental. The issue here is a charge for damage that has not been explained to us. We had no electrical issues while we lived in the apartment, nor did we modify any of the electrical during the one year we lived at ***************. Please help me understand why weve been charged a fee without any additional proof that we caused this damage.

I don't think I could recommend a company less than UDR. They took over my building in 2019 and the quality of life took a complete nose dive. My rent has been raised over $1,000+ in the span of 3-years and now my building is infested with mice and repair on my AC unit (during a record heat wave) has taken WEEKS with no fix. Avoid these people like the plague, they are emblematic of the corporate rot that has ruined this country. No wonder they aren't BBB acredited.
