My encounter with Exploria Resorts was an absolute nightmare. It all began with a persuasive cold call promising a free vacation in Orlando, but there was a catch—I had to endure a never-ending 90-minute sales presentation. Little did I know it would turn into a grueling three-hour ordeal of false promises and intense pressure tactics. They painted a picture of affordable global travel through RCI, but it was all smoke and mirrors. Attempting to book vacations through RCI proved to be a futile exercise, and even when I managed to secure something, it was never my desired destination. The entire experience reeked of deception and left me burdened with hefty annual fees for a property that served no purpose. Despite my pleas, Exploria Resorts refused to release me from the contract, displaying a shocking lack of empathy. Trust me, steer clear of this fraudulent company!Club Exploria, LLC

I sent and Exploria received a 2-page letter with detailed information regarding my presentation, and the mis-reps that took place, and they responded to it, with a basic, generic, boilerplate template. A measly 3 small paragraphs. They do not address the concerns you bring to their attention and are so unwilling to help you! I am no more than a dollar sign to them!
They’ll ask you questions to establish rapport, and seem so charming, and they use what you tell them against you, and make you believe you’re getting this incredible offer, when in reality they’re setting you up to pay tens of thousands of dollars, for something you’ll quickly learn you cannot use how they described!
THE ONLY thing mentioned in their response was they were unable to buy back the timeshare, after we were verbally told this was possible at any point, if we decided we no longer wanted it! Exploria continues to state, our mortgage is not transferrable, and if we want to sell it, we MUST pay off the loan. I’ve done some research, as EVERYONE READING THIS SHOULD, and timeshares are listed for as little as $1 online and have been sitting for months if not longer! Tons of people are practically giving these away and still NO BODY WANTS THEM!! DO NOT IGNORE THESE RED FLAGS!!Club Exploria, LLC

confirm that you elected to purchase your Vacation Interest at the point of
sale, we would like to remind you that attending a sales presentation is
completely voluntary and potential purchasers may decide to leave the
presentation at any time. In reference to your correspondence sent to us
directly, you mention that you traveled on a discounted vacation package. Per
the terms and conditions of these low-priced getaways, purchasers are to attend
a sales presentation. Exploria Resorts could not ascertain the exact length of
your sales presentation (you are stating the presentation ended up lasting over
five hours). Notwithstanding, Exploria Resorts provides clear and unambiguous
disclosure in all its applicable advertising that a timeshare sales
presentation lasts an average of 90-minutes. At the conclusion of the timeshare
presentation, if a purchaser decides to purchase, the purchase process can take
longer. That purchase process includes the discussion of price and purchase
options, providing additional information on RCI and other exchange programs;
processing applications; obtaining credit reports; preparing contract
documents; scheduling and completing the closing with a Verification Officer,
etc. Unfortunately, we have no way of knowing in advance how long the purchase
process will take to complete, so we make no representations in that regard.
Also, your attendance at the sales presentation was completely voluntary. We
did confirm that you were provided with 230 Bonus EXPOs which are valid for 18
months from the date they were issued. You state that you cannot use your
Vacation Interest as described, please note that our Member Services team are available
to assist you with understanding booking windows, EXPOs, exchanges and how to
fully utilize your purchase to enjoy vacations as you wish. They can be reached

It is important to note that purchasing a vacation interest is designed
to be a long-term commitment, providing you with travel benefits to enhance
your vacation lifestyle. As per the terms and conditions outlined in the
original Purchase Agreement that you signed and acknowledged, the cancellation

If I could give less, I would. NEVER, and I mean NEVER do business with this company. When you sign a contract with this company, you have literally opened your bank account for them to hold hostage until you die. Each year, the fees are increased to the maximum rate, and because these are based on a percentage of the previous year, the increase is basically compounded. To get out of the contract you're left with two options - refuse to pay and destroy your credit rating, or declare bankruptcy and destroy your credit rating. We purchased from a small, family resort decades ago in an area we haven't lived in for at least a decade. The original resort has changed drastically, and has gone through multiple ownerships and changing amenities. We are now on a fixed income, having retired some time ago; unable to use the amenities at many of the resorts and will soon face the inability to pay the yearly fee due to the exorbitant increase and our fixed income. Trying to cancel this contract is absolutely IMPOSSIBLE. We've even offered to give it back at no cost with no success. BTW - we own prime time and they still won't take it back free of charge. That says something about how they feel about their own product - they won't even take it for FREE!Club Exploria, LLC

The reply from Exploria is an insult to a long-time customer. First, when they say to call, there's a point far beyond reason, where hearing "please leave a message" or when reaching an actual person, "someone will be getting back to you" reaches the realm of absurd. Furthermore, the "offer" of a payment plan, is nothing more than demanding the same amount of money, simply broken into smaller payments, as if we are so irresponsible that we are incapable of financial management to pay our bills. But, when yeary fees reach a point of unreasonable greed close to usury, especially concerning people who have paid each and every fee for FORTY YEARS, and are now on a fixed income, of an age that resort activities are of little interest is an insult.
It's obvious that Exploria cares nothing about long time, responsible customers as well as have absolutely no commitment to or faith in their own product as they are unwilling to take it back to resell even when offered back for FREE. On our part, we have made each and every fee and payment in full and on time, never even a late fee! Being an Exploria owner isn’t what it used to be. I have been an owner for 25 years and for the first 20, I was happy. However, that all took a turn for the worse, when I was heavily pressured to upgrade in 2018. I am retired, in my 60’s and on a fixed income and this new upgrade has decimated my finances. In 2018, I was on vacation when they roped me into an “owner update” to receive a parking pass. During the presentation, they said a lot has changed since I initially bought, however, the salespeople quickly started talking about upgrades and said that now their new or upgraded owners are investing in real estate, could start to rent out the timeshare to the public, and were able to cover the cost of ownership with these programs. I decided to go for it, but later found that there was misleading or missing information that was critical to making this decision. My original timeshare was paid off and with the new purchase, the closing agent suggested I wait for 6 months and then take the loan to my bank to refinance. Quickly, I learned that there were availability and booking issues. I looked at my contract and found that I had the right to cancel within 10 days, which was incorrectly disclosed. Additionally, the fees in the contract have significantly increased, which was never explained. This prompted me to write to the CEO to request cancellation due to the elder abuse that their employees utilized. I received a reply that basically said I was on my own and that I could sell or transfer my ownership through a resale company and then they went on to warn me to read the reviews of these resale companies, so I don’t get scammed. Why would you advise your owners to avoid resale company scams when you are a scam yourself? Of the 2 resale companies I’ve investigated, the reviews are horrible, Yet, this company only has 1.19/5 stars, so they are probably the last people that should be warning people about scams!Club Exploria, LLC

Exploria Resorts bate and switch methodology must be called out! Consumers should be fully aware of what they “pitch” is lies. We were told that this product had:
-fixed maintenance fee costs associated with them, which is a lie, there has been a 23% increase.
-open availability at the resort(s) of our choosing, another lie, we have had ZERO “luck” at finding any availability that fits our schedule.
-discounts, discounts, discounts – sure if you simply used a standard booking engine like Expedia or Airbnb. The fees and interest rates associated with “ownership” are astronomical comparatively.
-“Cash for points”, aka what we bought has a cash value, the third lie. There is no mechanism to allow for this.
Finally, Exploria obviously does not care about the actions of their employees, as we have simply asked to be relieved of a what we NOW understand is a financial obligation with no physical or intrinsic value, in perpetuity. No one should be saddled with these bills for a product that simply isn’t real. Crucial details like availability, cost savings, and international destinations were all dramatically hyped by Exploria staff. I am done dealing with Exploria and their shady business practices. They promised me the world when I purchased my timeshare, but have done nothing but lie to me since day one. Firstly, they assured me that I would be able to rent out my timeshare and make money off of it. Not only did that turn out to be a complete lie, but the availability for using my timeshare is extremely limited. It's all been an outrageous lie. I have never been able to use my timeshare. It is a complete waste of money. I was never informed that the maintenance fees for my timeshare would continue to increase at such an exorbitant rate. And when I try to get in touch with Exploria to sort out these issues, they simply ignore me or give me the runaround. It's like they don't care about their customers at all. They simply want to take more of my money, without any intention of providing the services they promised. At this point, I just want to cancel my timeshare and sever all ties with Exploria. But of course, they are too busy with their shady dealings to even bother responding to me. I wouldn't recommend this company to anyone, and I urge anyone considering purchasing a timeshare to steer clear of Exploria. I don't have many good things to say about Exploria. They don't deserve a single star for the way they lie and trick people into buying their timeshares. Exploria sells timeshares to people under false promises and lies. Beware! They invited us to a presentation in Florida, the whole thing lasted more than 5 hours. They were very aggressive when they tried to convince us to buy. They kept telling us lies, they said their timeshares are an "investment", what a joke, more like a waste of money. They gave us incorrect information about RCI, which is also a horrible program. They described the purchase as a real estate purchase, which it's not, it's a horrible timeshare you'll never get to use. Their resorts aren't even exclusive to the owners. Anyone can stay there, don't bother getting sucked into the timeshare. Timeshare is a way to trap you into paying the fees to maintain the properties. They don't tell you the truth in the presentation, they don't tell you that you have a limited number of days before you can cancel. It's a complete scam. Awful and dishonest. They were unclear on the financial details and mishandled everything on purpose when we signed. The whole ordeal has left our family with a huge amount of debt and what's worse is that we have informed their executives of what has happened, but they don't care. Exploria only cares about making money. It is impossible to get out of the timeshare contract. They lie and cheat anyone to make money. It's sad to see what they are getting away with. Hopefully the authorities will step in and put an end to this scam! They only deserve 5 stars for being the best scammers in Florida.

To be clear, regardless of how our story started, we believe now that Club Exploria and Exploria Resorts, engaged in deeply deceptive sales practices, developed to steal money from young families like ours. Club Exploria invited us to stay at their property in Daytona Beach, Florida, with a required presentation.
When we checked in, we found the accommodations to be right in line with “free”. Given that there was no obligation to purchase, we were pleasantly surprised, and the kids settled in. The next day we went to the presentation, which left us with the impression that what Exploria had to offer was an exclusive travel club. They told us that there was an array of benefits, advantages, and opportunities for us to use if we invested in their product. When Covid-19 hit, we could not use any portion of these privileges, as we are Canadian, and the boarders were closed. When we asked to suspend, postpone, or bank the usage, we were flatly denied. Still, like the rest of the world, we adjusted and tried to remain positive and hopeful.
As we have reflected on our experience, we are now convinced that we were plainly hustled and succumbed to pressure tactics to buy into a scam. 3 hours of high-pressure sales at the hands of 3 different crooked salespeople. Not only can we never book any stays, but we now have also realized that the same places that we are paying for, as exclusive to members, are available to the public at far lower prices. We have never had the opportunity to use the timeshare in the last three years. Allocating money that we should use for more pressing matters in our day-to-day struggle. Lies, lies, and more lies!
