Why is it so difficult to get a straight answer from these people that answer the phone at First Service Res. (The rep would not let me speak to a manager today) The system doesn’t come up. I’m still waiting for my $170 credit balance refund to be sent out. Does it really take 4 to 6 weeks?FirstService Residential Florida, Inc.

Mr. ****** contacted FirstService to request a refund which is being processed and sent to him. Terrible company.. Nothing but trouble since our HOA approved First Residential. Billed several owners that were on auto pay late fees and penalties due to change of banks. They refused to refund the above. No one answers phone. Left messages,no call back. Get a lot of BS when visiting office. Refuse me reimbursement for emergency work done over a weekend for clogged Building AC condensation drain line. .Can continue on and onFirstService Residential Florida, Inc.

FirstService Residential takes direction from the association’s board of directors, which includes maintenance issues. In this instance, rather than notifying the association of the maintenance issue and filing a work order request so the association could handle the repair, the residents reached out directly to a vendor and handled the repair themselves. 1 starFS is undoubtedly the worst company selected to manage Las Ramblas-Via ******* Community. The Board is equally as incompetent. Both should be replaced, immediately. Oddly, FS got an A+ rating when it repeatedly fails to manage the community by means that truly maintain the value of the community in the past 3 years. Perhaps because often one is unable to file a complaint & directed to writing a review_having no impact upon the BBB rating & should.As to FS/Board's errors (ie. missing docs, lost checks and futile dealings with its collections firm, etc.) the blame is inevitably placed on the resident, requesting proof. ********** should take responsibility. FS should properly maintain their paper/computer files. With the transfer to FS, they seem to have misplaced or lost all things important causing residents to jump through hoops. To add insult to injury, notices of alleged violations are administered & excessive fines imposed. As a cover up, new rules are randomly proposed and immediately ratified because they can under 6.1.2 of the Bylaws as is evident by the 4.10.2024 meeting agenda. Many that should have been implemented/enforced 3 years ago.Proper thought should be given in proposing & ratifying rules to order to truly maintain the value of the Community. Having rules that benefit the community as a whole is good. Creating and enforcing rules "arbitrarily & capriciously" is not. On ********************* many of the black and brown ******************* are being targeted with bogus violations to generate funds, align pockets & simultaneously eradicate them from the community via FS Tenant Eval App portal ($200). Rules serve a purpose & must be enforced equally across the community as this is a democracy, "not" an autocracy. To this end, BBB should conduct its own investigation based on complaints & negative reviews in relation to civil rights violations and non compliance with certain ** laws that govern HOAs and Prop Mgmt & reach its own conclusion.Review fromFrederick H

FirstService is threatening to lein my property on a ********** claim that I did not pay a monthly maintenance fee. I have tried for months to resolve this issue with the association management company, First Service Residential, however, I have been shown absolutely no courtesy nor cooperation to resolve a situation of their own deliberate making. Last year, I received a coupon book documenting a payment schedule and the amount of payment for each coupon. I have dutifully paid by check for each and every coupon. The Customer Service Department for First Service will not even acknowledge sending me the coupon book. To avoid such a situation from happing again, at the end of last year, I signed up for auto-pay with their vendor, Click Pay. On the 25th of each month beginning last December, the current monthly maintenance fee is debited directly from my credit card account. On the, Notice of Intent to Record a Claim of Lien, the second item on the list is, 2/1/24 Monthly Assessment, $116.00. This fee was directly debited from my credit card account on January 25, 2024 and paid by my bank on January 26, 2024. I see what must be deliberate errors in the coupon book provided by First Service, the lack of cooperation to correct those errors, the error in my February payment, the exorbitant fees and now the threat of placing a lien on my property as nothing less than an attempt at extortion to build more profit. I also see a criminal endeavor that the law firm, Mankin Law Group, is now a party to. I am filing a formal complaint against, First Service Residential and the license holder, Kimberly Pennington, with the State of Florida, Department of Business and Professional Regulation, as a prelude to the legal action I will be taking to protect myself and prevent further abusive, unprofessional behavior from all involved. I will also be submitting a complaint against the law firm, Mankin Law Group, with State authorities.FirstService Residential Florida, Inc.

**STAY AWAY FROM FIRST RESIDENTIAL MANAGEMENT - A NIGHTMARE EXPERIENCE**If I could give zero stars, I would, because First Residential Management doesn't even deserve one. From the moment I purchased my apartment, it's been an endless loop of frustration. Despite countless emails and phone calls over several months, getting a response from them is like finding a needle in a haystack. In a desperate attempt, I even took PTO to visit their office, only to be told to email them and expect a response within ***** hours - a laughable promise that never materializes.The incompetence of this company cost me my mortgage, as the bank grew weary of their non-responsiveness. In a last-ditch effort, I arranged financing through the landlord, and our lawyer sent over a $60k check, which First Residential claimed to have misplaced. Here we are, three months later, still no trace of it. To add insult to injury, they acknowledge an assessment under my name has been paid but then turn around and charge me late fees, threatening to send the debt to collections.Despite finally admitting they have the check, it remains undeposited, with a constant merry-go-round of excuses: "It's another department's responsibility," or "Our system is having issues." Their so-called system is a joke, clearly incapable of handling even the most basic tasks, reflected in the glacial pace of any maintenance work.*In summary:*- Avoid First Residential Management at all costs.- Expect zero accountability or efficiency from their team.- Communication is virtually non-existent; emails and calls go unanswered.- Unprofessionalism is the norm; expect rudeness and blame-shifting.- Their systems are antiquated, leading to endless errors and delays.- There's no direct way to contact someone who can actually resolve issues.I'm now over $60k out with nothing but stress and empty promises to show for it. For your own peace of mind and financial well-being, steer clear of First Residential Management.FirstService Residential Florida, Inc.

The customer ********************** is literally terrible, just a waste of time. First they don't have any direct numbers and then when we call the customer ********************** line, it takes forever to get a live person. Once the live person comes, they'll get our information for five minutes to verify and then they'll receive our complaints and say that they'll pass it on to the right people. Ultimately nothing happens. Not sure how they are functioning still.FirstService Residential Florida, Inc.

You always hear negative, but rarely do compliments make it to the "top". ******* and **** assisted me today regarding the transition to our new Passport *********** at Latitude Margaritaville. How wonderful to have 2 smiling faces greet me as I walked in to ask a few questions. They were knowledgeable, helpful and very professional and seemed pleased to be able to assist me. We are living in ************, ************** since 2011. The ***** of ********* made a terrible mistake by replacing HOA w/First Service few years ago. First Service Residential has teamed up with the collection companies for scams on us homeowners.Absolutely terrible management of the community. Doesnt rectify problems. Billing errors all the time, also does not provide community support for home owners. However, the maintenance work is slow or never been completed because the management keeps saying that they need to get the best quote from the vendors. Meanwhile the management ignore the repairs needed for individual homeowners. The ongoing issue of a bee infestation that has plagued my residence since 2022. Despite numerous attempts to address this matter, the workers sent to resolve the issue have been unprofessional, and the problem persists. Regrettably, their actions have resulted in damage to my celling and never been repaired. I sent to the association manager ***************************** so many emails he never responded to me. The service to homeowner is abusive and terrible, this company is typical hire unqualified people with License to operate and then ignore any complaints, they manipulate the situation charging you Hundreds of dollars for everything. You can no agree with their abusive and excessive charges and try to contact them but you never will hear from them a solution, they are *********** take your money and nothing can do by you to stop or receive a fear treatment. They make their fortune with penalties and charges. It is a shame that you **** a property and they have the right to harass you.FirstService Residential Florida, Inc.

Seems FS residential main focus is to raise association fees every year. Always with the excuse of new higher taxes and insurance, meanwhile the property remains the same regarding lacking maintenance. I had noticed, that they let small repairs unattended and this creates a larger problem later on costing lots of money to the homeowners. For example, If there is an small hole in the wall and FS don't do the proper repair on time this will become later on a structural damage costing us, the homeowner unnecessary high expenditures. The managers for FS residential stay in their position for same building for years because they seem to protect more their company than the homeowners paying the monthly fees. There is not supervision for this managers from the corporation. There is always an excuse to avoid accepting the problem and usually made unfulfilled promises. The manager at my complex have an attitude that intimidate the residents whenever a complain arise and so residents prefer to live in a calm environment letting things just go. Very unfortunate way to manage large properties. This community have more renters than owners at this time and that is a good way to avoid owners filling complains letting things go to waste, meanwhile HOA fees are thru the roof. I which I can meet our managers supervisor and show him or her the lack of maintenance in the building without being bully in the future by the local office manager. Usually They protect each other so its worrisome to be bully in a way if they find out who said what. Other buildings in the same area managed by other companies are beautiful, well maintain, pride of ownership. In another hand, the lack of laws protecting owners from abusive fees is something to consider. The power of associations in Florida is beyond belief. Thank you.FirstService Residential Florida, Inc.
