      During Hurricane *** that happened recently I noticed non storm related issues with my window. During the storm I had water coming in through the framing of my window. It also appeared to be coming in the foundation as well due to water seeping into my baseboards. This only happened in my kitchen dining room area and not the whole house. This is a problem due to the construction of my home and not from storm flooding. My neighborhood was not in a flood zone and had no standing water. I contacted Lennar to look into this and soon as I mention Hurricane I was dismissed and told to contact my house insurance. I contacted my house insurance, and they denied the claim because this is not due to storm damage. I would like Lennar to repair this faulty construction and fix my window and baseboard due to this issue. I had several issues with this home with is only 4 years old and as soon as 1 year warranty expired they will do nothing to repair any construction issues. I am totally frustrated at this point and not sure what else to do.

      We closed on our home with Lennar in October last year. Immediately noticed the second story would be freezing cold in the winter and the home wouldn't stay below ***** in the summer. We notified Lennar and they came to say there was no insulation in the attic. Fixed that but then noticed this didn't fix the ** issue. We have a 2500SF Kensington model and they have given us a 3ton unit which is undersized. We were told by Lennar to pay $400 for a new Manual J inspection which we completed and submitted. They said they still weren't going to fix it and closed out our case without us signing the documents. They just voided them. I want resolution as this shouldn't be happening in a brand new home. We should be able to cool in lower than ***** in **************.

        A) *********** has given this response several times from different people in their organization and management is well aware of my situation. I have a current case number complaint (#********) that hasn't been addressed or followed up with by Corporate Customer Care. 

        B) I want Lennar Homes, LLC to refund by Escrow of $36067.00 due to the change in condition demand which has deviated from the original contract.

      Please be advised that no one contacted me from Lennar Corporation. This matter is still outstanding and would appreciate if you can follow-up with Lennar again. First complaint with BBB was filed on December 6, 2022.

      6.00. Lennar is building homes few miles from our home they could have sent a crew to remedy the problem. But elected to ignore the problem. They(Lennar) hide behind the 1 year insurance veil which in this case was not applicable as problem surfaced on the tenth year and was due to a shoddy product sold to the buyers.

      Home was built and closed back in 2012. There were no photos shown to indicate what they are stating other than a few shingles being lifted up. Management spoke to the homeowner and explained that based on the age of the home they are past the warranty period.

      Home was still not built to code on second walk through after being brought up weeks prior with first inspection. Other issues were ignored and marked completed by company. Other homes in area being built by Lennar are also not to code damaging value and reputation. I the buyer, backed out completely due lack of quality control and companies neglect. They will not release ******* money.

      Looks like @Lennar doesn't know how to stop leaks happening with wind.Message from Lennar Support:I had a similar case in another neighborhood where we inspected and couldnt find anything as well but did find when the flapper was open while raining, the water leaked down the pipe to the first pipe connection and leaked to the outside of the pipe. That is the only way that water can get past this.Lennar fixed roof during 1st year warranty and happened to leak every year during rain and finally Lennar started saying it's because of wind and dint find any actual roof leak ever, when the leak was not happening why did they repair during 1st year.

      I am rejecting this response because:

      While I did submit a request to Lennar about the tree, the request was denied which was expected. Lennar has a history of denying valid requests when their trades fail to deliver. I took it upon myself to go across the street to another neighborhood and took a picture of a matured version of the tree (it is the same as the tree behind ***********). I also took a picture of where Lennar trades install such trees in my neighborhood; along the fence where there isn't proper space to grow and will cause damage to the sidewalk (in the future). While my concern is not the trees along the sidewalk, as a customer who spent 250k+ on this townhome, I didn't expect to be in a "design a townhome/landscape" scenario where I am having to coach on the proper way to install trees. Lennar has trades that installed the landscaping and it doesn't appear there has been adequate follow-*** on the work that is done. This is customers continuously complain. Trees, shrubs, and plants do have spacing requirements and surely it was not followed behind ***********. If it sounds like I am complaining, I am as I have not had a breezy time with Lennar.

Lennar rep were told that we could just throw the tree away or have someone come out to move them for us but again, you pay 250k+ for a new townhome (this year) you expect thing to be in order. Pics attached: if you look closely at one of the pictures, you will see a white fences with trees in front of it...clearly our trees are not aligned with those nor are the proper distance from the patio as it is with the "model" building.

      I am rejecting this response because: I find it hard to believe that anyone came out to actually look at the property to validate the complaint. Had a represntaive actually came out to see, they would notice that the building closest to the mailbox (the model unit building) the trees are pushed further back from the "property line". As noted in the attached file, you can clearly see that these trees get way too big for the location there were placed in. The issue of the trees being too close to the townhomes are seen around building 5 and the building to the left. The building behind my unit, those trees are also pushed back from the "property line" giving space for proper growth. 

      Unless Lennar is insinuating that the other buildings in this community has a property line that extends further out in the rear exterior (which they do not) then I would gladly shut my mouth and be quiet. Again, why are these trees being installed if they were not going to be installed in a location that would allow for adequate growth? Personally, I find the issue to be a lack of attentiveness when they were installed which is why they were placed too close to the townhome. 

      HOA also sent someone out to review the tree and they also stated that these trees were installed too close to the townhomes and they can be moved back. So why can't Lennar move these trees again or is it that Lennar doesn't want to move them?

      The landscaping has been reviewed by our construction team and our land team and all the trees and other landscaping are placed in the correct locations and we are unable to relocate them. They are all within the property line. We're sorry if you don't agree with our decision, but unfortunately there is nothing further for us to do at this time.

      *************************** to send us the documents to sign to go forward and promised it would all be fixed by the 28th, which was to be our closing date. When we did receive them our names were forged on his report. Our thoughts were how we had been telling them for a month and a half about all the needed repairs and nothing was done in that time and now a water leak thru the wall and we felt there was no way would've been able to fix all the repairs and the leak in time for our closing. Plus the representative forging our names was over the line. They had not ********* single thing we had talked about before, we were not comfortable with their promises to have all the repairs done after we closed. Then we tell them we are not interested anymore in the house due to all the issues and we would like to cancel our contract, but say if we backed out , they are going to keep our $1000. It was because of their lack of action on the repairs and nothing being fixed.
