We purchased our first home in ************************************************************************************ 2014. Late spring early summer of 2022 we noticed a leak in our roof, I began my research to find the cause I first contacted the company that installed our solar panels. They came out inspected our roof and said our leak was not caused by the installation of the solar panels as the issue was not near the panels, but perhaps how the roof was installed. I then contacted four roofers each come out and inspect our roof and each one said it was how the singles were installed. Around June I contacted Lennar they basically said there was nothing they could, I then wrote two separate letters to the company. The first letter I received a call letting me know they would have a professional inspector come to look at our roof. The inspector never showed, I then wrote the second letter I again received a call from a Lennar representative who said an inspector would be out. An inspector did not come until August . We had one of the roofers we met with come and review the roof with the inspector Lennar sent. The we selected roofer said the Lennar professional roof inspector had no idea what he was talking about, our roofer pointed out issues the Lennar person overlooked. The Lennar inspector took loose shingles and said they would review and contact me with the results. Lennar NEVER contacted me. Our home is less than 10 yrs old there is absolutely no way we should have these issues a roof should last more than 8 yrs unless the material used is poor quality or the installation was done poorly. We are now stuck with paying for the deductible which is not cheap. Lennar has one goal that is to quickly build homes and sell them. We have had neighbors point out things on their homes Lennar failed to do correctly and they had to pay for costly repairs. We know we are responsible for things but for a roof that is less than 10 yrs old should not be oneBusiness Response

Your home is over ******************************************************************************** 2006. Having a roofing request made in the first year of warranty term regardless of the result does not extend the Lennar Limited Warranty. Also Lennar has no record of having any roofing complaints in at least the last 10 years, which is when we started electronic record keeping for warranty requests.
There is no warranty coverage in this situation. All maintenance and care of the roof is the responsibility of the homeowner. The request for reimbursement is denied.

I closed on my home over 40 days ago. Initially I wanted to delay closing as there were several outstanding issues including not having any shelving, mirrors, and extremely low water pressure. I was told I cannot delay closing and i received a signed letter of exemption from the vice president of construction, ******* De ********, that all issues will be remediated no more that 30 days after closing. At this point, I still do not have any shelving in the closets therefore I cannot move in completely. Also, there are no mirror or fixtures in the house. I cannot even shave in the house because there are no mirrors. At this point, this definitely does not feel like home. Attempts to contact customer care, the construction manager, and the vice president goes unanswered and i have no confidence they will deliver the shelving and mirrors. When first inquiring about this home back in November of 2021 we were told that the estimated closing date would be ******** of 2022 . Back when the interest rates were on average between 4.3-4.5% , acceptable ranges . With that being said ; since ******** our house has seen unexpected delays due to the error of Lennar.Our Grading of our home was done incorrectly obviously not our fault yet since that mistake on Lennars end the interest rates have spiked to almost 7% . We spoke with our seller **** about this and that Lennar should be partially responsible . Interest rates are out of everyones control naturally but an error in grading our foundation shouldnt be a penalty to us . This delay has wasted time and Interest rates have spiked in the meantime , making this mortgage payment unaffordable . Weve asked to speak with management about this concern yet we were told **** would speak to management on our behalf . We would still prefer to speak to management about this concern ourselves to see what can be done . We have done everything possible within this last year to make this home achievable, weve shopped rates , saved responsibly , and asked to speak to those in charge about Lennars mistakes but to no avail . Now we are at risk to lose our initial deposit of $11,500 for mistakes out of our control which is truly unfortunate.Business Response

We closed on a property sold by Lennar Homes on August 26th, 2022. Lennar had to make temporary fixes in order to get a certificate of occupancy to close. These fixes were removed post closing. The house is nowhere ready for full occupancy as of this date, Oct 6, 2022 and Lennar is doing nothing in making it so. We have a rental agreement with a couple to rent said property, but unfortunately we can't let them move in to a home that is not complete. We should not be paying a mortgage on a home that is unusable. This house should not have been closed. Lennar should not be selling homes until every necessary element of the home is completed. We paid $488,000 for this home and Lennar is doing nothing to make this right. A disgraceful, dishonest company in which to do business with. They care more about achieving business goals by closing on unfinished properties and leaving customers in the dark as to when finish details will be completed. We will bring a suit against them for loss of rental income to recoup the mortgage we should not be paying at this time. Same for insurance, utilities and CDD fees.I reached out to the *** of Lennar and heard nothing back. If anyone is looking into a Lennar built home, withhold $50,000 in escrow until your home is completed or hire an outside contractor to complete with the withhold money.Joke of a builder.*****Business Response

I moved into my home 03/01/2022. Originally when I moved in I had over 25 items that needed repair. Since then most have been addressed. But as time went by more issues continued to arise. Since June 2022 **** manager of grading came to my home and saw that I needed repair with the grading. I called him numerous times and lennar customer service with no response. After hurricane ******** now receive an email stating all sod is flooded and no repairs until late October early November. What happened prior to this? Also, many hours prior to the hurricane (no winds) light drizzle of rain only; we noticed my daughters room had water coming up from the floor. There are cracks outside the window. Lennar denies my claim stating its not bigger than 1/8th of an inch. How can you tell by a simple picture?? Then *************************** states it was coming from the window? Now thats a joke. There was no water on the wall at all. He refused to even have someone take a look. *** tried reaching ****** and *** from Lennar with no response. They now choose to ignore me. It is not my fault that their contractors made a home that was not ready to be moved into because several of them that came to try to fix things told me that. Many of them said that inspections werent even done prior to me moving in. I am only asking for things to be fixed. Im supposed to worry now every single day that it rains that Im going to have flooding in my daughters room. First they try to say it was a hurricane , then they said it was coming in through the window. I have timestamps of when I submitted the request and when I took the pictures. I even have a video which shows there were no hurricane or tropical storm winds. This was an issue prior since my child is small I thought she probably spilled something on the carpet. All Im asking is for someone to come and take a look and take responsibility to fix this. What if I now start having a mold issue thats a health hazard. I have a video to proveBusiness Response

Also the carpeting needs to be reinstalled as it was pulled out to determine where the water was coming from as well. A dehumidifier has been placed to dry out what was still wet. Our House was purchased in June ** had Non-stop issues with electrical Non-stop issues with poor workmanship Finally we got to a livable home after 3 months only to discover a leaking shower pan which lennar left for 5 weeks and still has yet to test for mold or remove the wet wood Additional we continue to have electrical breakers flipping and multiple electrical code violations were discovered and none of these issues are treated as an emergency by lennar. ** need electric in our house for daily use Currently we have no power in the bedroom and our bathroom has started smelling like mold where the shower was (the wood is still wet not yet repaired) ** have tried working with lennar and have multiple customer service reps on email chains and none of them have done anything. On the phone the say they will do xyz and yet nothing is up to any standard or ever completed There was 0 lennar oversight on the construction process. ** are finding moldings that were never caulked and tiles not level and tons of issues still unresolved including a bathroom that was never painted correctly (multiple spots in the house were not painted)Lennar sends people out who do not complete the work. Each time doing the tiniest amount of work or not even showing up when scheduled. ** are constantly taking off of work time to be there for lennar contractors who either dont show or show and wont do the work needed without sitting there babysitting them ** paid lennar for a new build house with the understanding it would be designed and built to a basic standard of living established in the US and they have not provided such a house. US standards is to open the refrigerator door without it hitting a wall and to have working electricity outlets in every room. We were contacted on 9/7 by **** the customer care coordinator for our *** and TLC meetings. We confirmed 9/23 and 9/30 for those meetings. Then on 9/14 we receive an email from ****** the construction manager saying "there is no way our home will be finished in September". On 9/17 we sent an email to **** asking for an explanation and clarification regarding our house timeline and confirmed meetings; in which we never received a response. On 9/21, we received an email with new dates of 9/26 for ***, and 9/30 for TLC. We receive a separate call from ****** saying he was told to ask us about having the *** on 9/27 and TLC on 9/29. We were given a very short notice to make any changes and moving arrangements and expected to make these appointments on short notice with no ability to get off work. We then had our *** on 9/23 where **** the warranty manager performed our meeting. There were many problems and we were provided multiple excuses as to why our home is not presented as a quality new home. Excuses such as "this isn't a multimillion dollar home" and "its good for a production build." As well as complaining that she and ****** are under a lot of stress and pressure to finish the home. We sent an email voicing our frustrations with still never being contacted by upper management as we had previously requested and how **** excused many issues with the house. Then we were supposed to close on 9/30, and at this meeting **** treated and spoke to us very poorly and unprofessionally as she was angry that we sent an email voicing our frustrations. There were still issues to be completed on the house and we voiced our frustrations with these. With these discussions **** would storm out of the house to make calls, while slamming doors on her way out. We then had agreed to write these as exceptions to close. Then as we were finishing she comes in and tells us we are no longer closing that day and we would be contacted by her higher **** and never were. There is much moreBusiness Response

We closed for ************************************************************** on 24th August 2022 and I saw that Lennar reduced the price of the house. In our purchase contract the house price was ****** and now the same house not even after a week of closure is marked down. I feel it's not fair to us as we just closed and the house price is reduced. On the draw day Lennar was very defined about the prices and could also confirm that they will be ** in each successive draws and so I think the decision to make the price down is something which would have been on table during our closure period. ******************* down is a huge decision and so I expect that we should be considered as we have closed right in the duration of these markdown events. Lennar had our full cooperation at every step to achieve the closing date. We did see incorrect flooring which was a huge miss and I did convey the same within time and could have caused a delay. Also on closing day we did even find leaks , doors scratched , front porch missing completely, paint issues, electrical switches were not worked on and etc since our NHO meet, still we closed and did not opt to delay from our side. You can confirm all of these events from @*********************** or @********************************* . As of today none of the remotes for the main gate and swimming pool work but we have managed and given more time to fix these things. We expect the same co-operation from Lennar and so thought of sharing all this information. We have also asked before closing if the prices would be reduced as Lennar did in other markets but we were completely unaware that our plan and community would be the next to have prices marked down soon after we close. We don't know if Lennar even considered buyers like us who closed in the same week they marked down the price but I request whoever works with pricing to consider buyers like me who are in this difficult situation.Business Response
