We moved into our Lennar home November Of 2019. From the minute we signed contract we were lied to. We were told our daughter could start school there as long as we had a contract with Lennar. Well the school said absolutely not. So my daughter had to change high schools mid year. Our sales associate made so many mistakes we had to resign documents four different times. We went with Lennar financing mortgage company for the discount, 2 days before closing we were called by the loan officer that she made a mistake and we had to come up with another $10,000 in cash not an easy task 2 days before closing. Our final walk through we found someone me minor mistakes and after a few weeks of living there the list kept building. My quartz counter top was cracked at the seem, it was never fixed properly. My gutters leaked again never fixed properly, the grade has of our backyard was never addressed and still floods. Our basement has 3 seperate crakes thats causes seepage. Our Brick is cracked and still has not been addressed. The poor quality of the floor joists they used makes my entire **** square house shakes when anyone walks through it. Lastly my thermostats is not placed in the proper places its alway at least 5 degrees cooler in the main living space. Some of the issues were addressed but quickly broke again. Now its August of 2022 and was finally contacted by 4 different people. It has gotten so bad that they dont want to take responsibility for any of it and me and my husband have been verbally attacked and asked to sign a legal document saying we will not contact them again. These issues were all reported before warranty was up, but no one is willing to help. I had to stop allowing phone calls and told them they could e-mail or text me because they have been condescending and harsh in their conversations conversations with me. and I have no proof. Also one of their concrete trucks totaled out my husbands parked car. I feel unsafe!Lennar Homes, LLC

1 starI was in contract for a home and made a deposit for ******* money. The contract ended on the 27th of July and the ******* money should have been returned because the loan was not approved. When I asked the lender to return my money (**** USD) I was asked to sign a form that said I have given up my rights to the money. I politely asked for reasons but I was told by the lender to contact the sales person. When I contacted the sales person, he didn't cooperate with my request. The ******* money should be returned as the loan was not approved. I am doing this before I file a court case in small claims court. I was happy with the care the loan agents did until the time arrived when the loan didn't work because the company I was working for didn't send employment and salary verification. I was told to extend my contract but that option was too expensive and unrealistic since I was moving to a new town and I would have to rent a place for a month. In the end, the loan agent stated he will no longer work on the loan which I see as the loan being denied and that is the EXACT condition for the eaarnest money to be returned to me.Review fromAlex T

1 starBuilt new house in 2019, 18 months later water heater went out.. at 36 months AC Unit got bad Evaperator Coil leaked and they want $3000 to repair.. sent emails to Lennar customer care.. didnt get a reply.. bad builder, my sugguestion go with someone else.. all the sweet talks when signed the paper then after that you doneReview fromValerie M

1 starI was asked to give a 10% deposit on 7-11-22, thinking I had 3 days to cancel, I wired the deposit. Less then 24 hours later I texted the Lennar rep I dealt with I wanted to cancel and he said they would keep my 10% deposit. I was so upset, I asked several time to cancel knowing they had someone behind me that wanted the townhouse and I was still told no.-This is wrong!!Review fromTT

I bought a new home with Lennar Homes in 2019 (during the pandemic). We closed in 4/2022 when we walked through the new home for the final inspection and signed the contract. There was issues that needed to be fixed (ie. dry wall separation at the corners, cracked & wrong windows that needed to be replaced, touch up paints on the dry wall, back & side fence that needed to be repaired, and other issues throughout the house that needed to be followed up). At first, we were assigned a Lennar contact person who was supposed to coordinate the repair men. We kept getting delayed as Lennar contact person blamed it on COVID & could not get people to service our home. The repair men were sent sporadically and some of the issues mentioned above were done. However, it was done such a snail pace that to this date not all the issues are completed. In the mean time, we made complaint with the Lennar contact person and then emailing his superior. Finally, we were assigned another Lennar contact person who promised to do better. We had 1 meeting with her as she came for another walk through to take notes of what had not been done. She promised to get people out to complet the project which is now 2.5 years old.Since her only visit, we have not heard from her except a docusign email for us to sign for the completed project. At this point, we returned her email asking that everything she promised to be done should be taken care of before we are signing any document at all. That was the last contact as another email to her went unanswered. We also attached our email to her superior, but getting no answer neither.At this point, we are not sure where to go from here. A friend suggested that we contact *********************** for some help. Hence, this email. I do not know if Better Business Bureau can be of help, but it is worth a try. 1 starI was in line to build a home south of *******. Went through the Preapproval process with Lennar mortgage in January of 2022. Was next in-line when they decided they are only going to accept offers and no longer recognize the waiting line. I am a veteran using a VA loan and cant compete with cash offers. The agent told that I would need to look at town homes if I did not want to participate in the highest and best ****. Ok fine, we opted to look at townhomes. Found a townhome that would work for us. The agent told us that the property is released with an expected closing on 8-28-22. Keep in mind that this entire time interest rates are going up. The agent said they wouldn't release the property unless that had all the material needed lined up. We signed the contract and gave them our deposit. Our lease is up at the end of August so this seemed perfect. In June we gave our 60 days at our apartment. I had decided not to use Lennar mortgage but instead decided on veterans united for my mortgage. The agent and the loan officer from Lennar gaslighted me saying. There is no way that can give me a better deal. That there were going to be fees added at the last minute. I was adamant about using my own lender. The agent drug her feet and didn't do the paper work. I got an email from Lennar title to make an account, which I did. They had Lennar mortgage listed as my mortgage lender. I called in to correct it. They supposedly emailed everyone involved to get it handled. After about 2 weeks with no change I called in again. This time they said they would email the agents supervisor. Then they gave me the bad news. My closing day had moved from August to December. I told them that I would be homeless at the end of August. I had planned on staying in a hotel for a couple weeks because I figured there would be a delay of some kind but not 4 months. The supervisor called and basically they have 2 years to build the house so I'm S.O.L. They are keeping my deposit and I have no homeReview fromP. R

Been working with Lennar since June. Signed up to use their preferred lender w/incentives of closing costs. Submitted application, & the **** ***************************** was supposed to be contacting us on 6/9/22 to lock in our rate. She didn't return our call until 6/10/22. Of which by then the rates had gone up. With no apology she stated we would have to fork out more money to keep the rate we were originally quoted. First hiccup was having the wrong counter tops installed. Well then our home didn't appraise. It came back ****** less than what the builder was asking for. Next they tried to offer us a different home that had issues such as a leaky island & terrible electrical work. After speaking w/listing agent ***************************, we decided to switch to a different neighborhood. The ******* deposit required was $10,000. Again, we are still having to work with ***************************** their preferred lender. Since June 28, 2022, there has been no communication from ******. No update on our loan package, what our new rate would be or anything. We asked for a new **** but was promised by the listing agent, that he would speak to ****** & have her contact us. When she finally did reach back out on 7/20/22 at 8:30pm by email, it was by the rudest email of which still had no answers. Email said that she would get her team to reach back out to us the next day with a closing cost sheet or if not we would have to start over with a new application. By Friday 7/22, we still hadn't heard anything and have just decided to end the journey of looking for a home. When I spoke with the listing agent ****** again, he stated that everyone else has worked with ****** and never had any issues. So that makes us wonder if something was wrong with us? We submitted documentation on time, and have done everything asked of us by Lennar. At this time all we are asking for is our ******* money deposit back. We will NEVER, EVER build another Lennar home. This is our third built home. First AND last with Lennar. Poor communication from Lennar ***************** Poor quality craftsmanship especially on finish work, stupid mistakes like drywalling over HVAC returns, forgetting to put plug in test drain pipe, warped door needing to be replaced, about 30 areas of corner bead coming undone within 2 months, missing county permits, lacking integrity about permits, no ability to offer apology for inconveniences and, worst of all, indignant, hostile reaction when onsite employee approached. Yes, most problems ultimately corrected but some took 6-8 months & significant inconvenience. Should have known at outset when they do not even offer, or allow, review of blueprints.Lennar Homes, LLC

I am tired of paying HOA fees when our property looks horrible. The landscaping doesn't get done but I was asked if we knew someone who can cut grass because HOA did not have enough funds to pay for landscaping. When I first moved in it was $60 every quarter back in 2020. Now this January it went up $100 every quarter to make up for some residents who were not paying. What I want to know where is my money going because that's called stealing if we live in a community with no gate NO security and no landscaping. WHAT ARE WE PAYING HOA FOR!!!
