My name is Luiz ******** ***** ** ***** and I am a tourist from Brazil. In October 17, 2022 to October 31, 2022 I was staying at Westgate Lake Resorts & SPA at 10000 Turkey Lake Rd, Orlando with my wife Fabiele Rangel de Souza and 2 kids, A Brazilian called João ******* ****** ** *****, CPF: **************, who lives in Orlando, take me 1125 USD to make a reservation, which generated the voucher (attached), presenting a total of 1102.50 USD for 14 nights.
Upon check-in, I was informed of a charge on my wife's credit card of 50 USD, which would be refunded after Check-out, That`s OK! However a second debt of 307.13 USD, without any warning or reason, was performed simultaneously. (Please see attached file)
I would like to understand the reason for this debt. If there isn´t a reason, I ask you, please, to return the 307.13 USD to my wife`s credit card.
I received an email response from Iago Fonseca of West Gate on 01-23-2023, stating that he was looking into the information to provide me with an answer. However, I have not received any further response since then. I have sent several emails, but have not received any replies.
An unauthorized charge was made on my credit card, and they have not responded. This is a complete disregard for the customer.Central Florida Investments, Inc.

The only document I have regarding the reservation is the one attached.
Who made the reservation for me at West Gate Orlando on Turkey Lake Rd, Orlando, FL, was a Brazilian who lives in Orlando named **** ******* ****** ** *****. Originally the reservation was made for the 15th of October but it was changed to check-in on the 17th of October (according to the attached document) .

I wish we could leave a NEGATIVE 100 stars!!!! Westgate is the biggest scam of a company we have ever encountered. The perpetual contract that they have you sign should be against the law. THERE IS NO WAY OUT. They do not have any ways of assistance to help you when you no longer want ownership, and believe me, once you stay at one of their properties, you will no longer want ownership. Although we have already addressed your concerns, we hope that this additional clarification is helpful.
Regarding, your claim stating that “there is no way out,” please understand that Westgate does not have a buyback program; however, if your desire is to dissolve your ownership as previously advised, timeshare real estate sales are highly regulated and contractual in nature and once your state-mandated rescission period for contract cancellation expires, we are unable to cancel the account simply at your request.
That said, as you may already know, as the owner of the timeshare you may sell or transfer your ownership, to whomever you choose at your discretion. Please understand that Westgate does not assist with this process. However, to reiterate the information provided to you by the Contract Mediation Team on March 14, 2023, due to the outstanding balance on your account, this option is not currently available.
As it relates to your allegation of a scam, our records indicate that you have not provided any documentation to support your claim and as such, this claim is unsubstantiated, based on your executed contract documents. Westgate’s position remains as previously set forth that your contract is valid and enforceable.

I recently purchased a timeshare from Westgate Resorts in July 2022 and I have to say, it was a terrible decision. I had attended a presentation back in 2018 and declined, but they gave me a free week to try it out. During that week, I was harassed relentlessly to purchase a timeshare, with the salespeople giving me the highest levels of pressure possible. They told me that they had kept the unit they were trying to sell me back in 2018 and that it had gone up in value since then, yet they offered me the same price as before.
When I expressed my concern about the price, they dropped it even further. They pitched the timeshare as a rental, Airbnb, investment, and business opportunity, but I didn't like that it was only available for end-of-year use. Things got even weirder when they asked if I was a veteran, and even though I am, I didn't understand why that had anything to do with a timeshare.

We apologize if you felt uncomfortable or pressured in any way while attending our sales presentation. Since there may have been offers presented on a first-come, first-served basis, depending on the available inventory, the representative may have expressed some urgency regarding the offer. However, you were never obligated to remain past the agreed-upon time to receive your incentive or to purchase a timeshare. Ultimately, you have the right to inform the sales staff or closing officer of any discomfort to ensure proper action is taken or refrain from purchasing if your concerns are not addressed to your satisfaction.
Regarding rental and investments, your executed documents show that you purchased this property for personal use and that there were no representations made regarding investment or resale potential. Additionally, they confirm your understanding that the Developer does not have a rental or resale program. As owners of deeded timeshare real estate, you can use, rent, sell, or transfer any rights of ownership at your own discretion as the Developer does not assist with this process.
As it relates to your contracted usage only being available at the end of the year, please understand that your All season ownership gives you the right to occupy your villa at your home resort during your current year and season without being charged additional fees. Please know that all reservations made under the Floating Use Plan are based on availability; because of this, Westgate allows owners the opportunity to book reservations as early as eleven (11) months in advance to help secure their travel plans. In regard to the sales representative telling you they kept the unit they were trying to sell you in 2018, we can confirm that you previously purchased a price lock and ask you to understand that purchase prices have increased since 2018 at the resorts.
Regarding being asked if you were a veteran, please understand that the sales team asks a series of discovery questions in order to fit you with the best property based on your needs and wants, and to be able to offer various day-of-sale discounts, based on the available inventory, that you may be eligible to receive.

Westgate Resorts seems to (based on the reviews below) have a history of misleading and harming their consumers. We purchased a 3 night, 4 day package that was significantly reduced given that we go to a time share presentation. We are grateful for the very affordable price and the ability to go on a vacation we would not have otherwise been able to go on. However, the information we received ahead of time about the presentation was very misleading. We were told it would last 90 minutes (approximately). We were told that the whole family (including a 19 month old child) had to attend the entirety of the presentation or we would forfeit the reduced rate. We were told this would be a no pressure, conversational presentation. Instead, the presentation lasted over 3 hours. We were constantly pressured to purchase. When our child fell asleep (after crying as babies do), we were asked if we wanted to reschedule or pay the whole price. We were asked to remove him from his stroller to take a tour of a unit that was identical to the unit we were already staying in.
Our sales person (and I understand they have a job to do, I truly do get that) was disingenuous and felt "slimy." He asked us the same personal questions (presumably trying to get to know us) multiple times. He just never seemed to really care about anything other than getting the sale. In part, I understand that, but please don't insult me by trying to make me believe you care.
The most heinous part of the experience was the dishonest and condescending way the final portion of the sales pitch was executed. We were given the original price and then magically better prices starting falling out of thin air. Eventually, as we continued to refuse the offers, the level of courtesy dropped as well. We were finally shuttled out like cattle without any sense of how harmful (we were physically ill) the experience was for our family.
This was a horrible experience and we are absolutely disgusted by this company.Central Florida Investments, Inc.

Weare looking for help to guide us in how to deal with a scam of a purchase. There should be laws against the stronghold they have on individulas. My wife and I are both retired and deal with multiple health issues. We have tried reaching out to westgate multiple times to discuss ending this contract with them, but we keep getting indiduals who care not about what we discuss with them. We have spoken to different agents , including Alex, Tenisa, Denise and Xavier at westgate. We also tried to utilize the program that they promote on their website that says we would have the option to return to the developer (which is another one of their scams) This cannot be right. No one should be to a perpetual clause that tineshares have in their contracts.

With reference to your allegations, please understand that any verbal claims are unsubstantiated as evidenced by the executed documents on record. It is important to understand that when purchasing a timeshare interest in real estate property, the documents will always supersede any verbal claims.
As for the Legacy Program, as you may know, Westgate does have a Legacy Program wherein Westgate may take the property back from an owner through a Voluntary Deed Back. Please know, there are many variables and factors that determine if Westgate would agree to accept inventory back (including inventory demand, and account status, among others). This request was respectfully declined by Westgate. However, as owners of deeded timeshare real estate, you can use, rent, sell, or transfer any rights of ownership at your own discretion, as the Developer does not assist with this process.
Our review has confirmed that you received full and fair disclosure of all matters pertaining to your purchase transaction. Regardless of how you get exposed to Westgate Resort’s fast-talking sales pitch, you will most likely regret it. We got sucked in by the low prices on Priceline to spend a 2-night stay at Westgate Vacation Villas. Our frugal mindset sucked us into a “presentation” in exchange for $75 cash and a free meal. Hours upon hours of what we now know were total lies about Westgate’s availability, benefits, and costs used to dupe people into signing a contract is what we endured. Reflecting on how the product is presented, it feels like they are talking about a pyramid scheme, implying that it will pay for itself, if not create revenue through rentals and referrals. They tell you to purchase their product and then “resell” it to friends and neighbors. Here is the truth, the all-in price, once you count the interest, fees, and loan payments thus far have been about $743 per night, for the exact same properties that Priceline had listed for about $50 per night. So, accepting that “gift” in exchange for a presentation, was a terrible idea.
Employees at Westgate will claim they do not make commission & are not concerned with the price of the timeshare, that their passion is fostering an incredible deal: a unit of immense value at an amazing, affordable price. If they tell you that the timeshare will appreciate, creating the impression that it was a good investment; that owning a timeshare would make vacationing affordable; that you could rent your timeshare for a profit when not using it; that you could give your timeshare back to the developer, sell or transfer it to another party should you no longer want it. Westgate Resorts methodology of continuous high-pressure marketing to get you on another presentation is overwhelming and truly oversteps the boundaries of harassment. We are both retired and living on an extremely tight budget. Unfortunately, a couple of years ago we were lured in to a presentation while in Gatlinburg, Tennessee. At that meeting, we were told that this would be the ideal method of vacation for us. The salesman told us that the timeshare he was offering would certainly increase in value, would be easy to resell, and would let us travel at any time during the year. He also stated that we could rent the timeshare out and make easy money. We were still hesitant, so we asked if we could think about it. Instead of giving us time to think though, he told us that we needed to decide immediately. The pressure combined with false selling points led us to make an uninformed purchase. We have had whole years where we were not able to secure any reservations of any kind. When we asked for assistance, we were informed that we could only travel in February and March. Because of the limitations associated with what we originally purchased, when we finally travelled in 2022, we were put on a presentation for a second time. They again, manipulated us in to purchasing additional points, with this additional claim, that if my husband passed, the contract would be paid off in full. This we have since found out it is yet another falsehood. These people are bottom feeders who prey on retirees. They will lead you to financial ruin; Westgate employees strategically make false statements about the benefits of timeshare ownership. These false statements resulted in our decision to purchase, which has subsequently put us in a mountain of debt that we cannot afford on our meager fixed income. It is painful to admit, but we have found ourselves victims of Elder Abuse.Central Florida Investments, Inc.

decision. If at any point you felt you were unable to do as you chose, you were
well within your rights to have stopped the transaction altogether.
With
respect to your claim regarding the rental or resale value of your timeshare,
please keep in mind that timeshare real estate sales are highly regulated and
contractual in nature. For this reason, we have examined the documents you
signed at the time of purchase. Please understand, it is not possible to
validate verbal communications you may have had with the sales agent;
therefore, the Developer requires all owners to complete the Acknowledgment
of Representations document. With this document, the Developer strives to
eliminate the possibility of any misunderstandings with regard to what may have
been represented to you, which may have influenced your decision to purchase.
Upon review of this document, your signature indicates that you understood
there had been no representations made regarding the rental or resale potential
of your timeshare. Keep in mind, the purchase of a time share period should be
based upon its value as a vacation experience or for spending leisure time, and
not considered for purposes of acquiring an appreciating investment or with an
expectation that the time share period may be resold.
Regarding
your concerns about availability, please allow us to provide some clarification
about your ownership. You originally purchased usage rights for annual use of a Value-Season Week in a 1-Bedroom Deluxe Villa at the Westgate
Smoky Mountain Resort & Water Park. Keep in mind that you purchased under the Floating Use Plan
for reservations, wherein you do not own the use of a specific unit, but of a
certain unit type, based on availability. To
improve the likelihood of securing desired travel dates, Westgate allows owners
to book reservations up to eleven (11) months in advance of their travel dates.
Additionally, with regard to your concerns about being able to travel any time
during the year, please know that Westgate does not restrict owners with
black-out dates. To clarify, there are no weeks that owners are prohibited to
access, and all weeks are available for booking but are subject to availability
and any applicable exchange or seasonal upgrade fees which are assessed when
traveling outside of your contracted occupancy.
In
reference to your claim regarding points, be advised that Westgate does not
utilize a point-based system. As such, we are unable to address any concerns
regarding points; this includes your claims of purchasing additional points.
Additionally, we can confirm that our records do indicate that you purchased
mortgage protection. In the event the covered Owner passes, the remaining
balance would be paid via the insurance, should the Owner have an eligible
claim.
Mr.
*****, Westgate’s position is that the contract is valid and enforceable.

Maintenance fees will increase every year and you will have to pay them for life. They never disclosed to us the recession period or even the financial information they are required to disclose! The interest rate with this junk is very high and there are serious concerns about the availability of units. The whole thing is rubbish. The pressure you are subjected to is abuse and when you finally realize that you have been ripped off, it is too late. You're stuck with what they sold you with lies. How can these scammers justify an interest rate of 17.99%? They were quick to sign the legal documents, so this was never made clear to us. Don't trust any of them, one of their reps misled us into thinking she had our best interest and made herself available to help with questions about our new purchase. When she found out we wanted to cancel she disappeared and we never heard from her again! Westgate is predatory and vicious. They are making millions of dollars by lying to people and it seems they are targeting Hispanics. Be careful!!! I look forward to the day these brutes pay for their crimes. I won't stop exposing them until my timeshare is voided!

Westgate Resorts is abundant with soulless thieves. DO NOT BE FOOLED BY THE SNAKE OIL! We have been wronged by this predatory company in multiple states at this point. They told us their resorts were private, only for owners, and they made us feel like we were a priority. Still, we found out that you can go online to *********** or ******* and find Westgate Resorts that is less expensive than being an owner with more vacation booking options as non-owners. They told us we had bonus weeks we could use or rent to others to cover our timeshare fees, but we had to pay a fee upfront to sell our weeks to make any money, with no guarantee that they would be sold. They said this was a deeded property we could pass down to our children, but we are just finding out that they will be responsible for paying the maintenance fees forever. The costs have risen at a much higher rate than inflation. These of course are the same fees that they presented as fixed costs.
The truth is that they lie about everything to “sell” you; then the omissions will bury you in endless debt for something that has no value. Do you want to know who knows they have no value? The banks. The banks will not refinance because this is NOT REAL ESTATECentral Florida Investments, Inc.
