This company has not been what it advertised to be. What is offered to owners in their meetings is nowhere near what you actually receive. We can't get to the locations we want to travel to. It is almost impossible to keep up with the fees that are rising steadily. Our biggest concern is leaving this to our families. Traveling is a hassle for us and all we want is for Westgate to take this back from us and set us free. They have denied our requests. It is not a surprise, but we are highly disappointed. We are sorry for any issues you may have experienced while attempting to book your timeshare. Be advised that we have sent additional information regarding your ownership to the email address we have on file.
As for your concerns about fees, we believe that you are referring to your maintenance dues and taxes (M&T). It is important to understand that the M&T represents the only source of revenue available to pay the cost of maintaining your resort. The Owners' Association is responsible for calculating the resort's annual budget and dividing it equitably among all the owners so that each one pays a fair share of the costs needed to preserve the integrity of the resort's services while keeping the costs as low as possible. If the cost of goods and services to maintain your resort increases, this increase to the Budget is divided amongst all the Resort Owners so that each pays his fair share of the increase.
Lastly, while we certainly understand your concerns about the willing of your timeshare, we encourage you to consult with a professional legal advisor regarding what will happen to the property in the event of your passing, as every owner's situation is unique.

Never in my life have I experienced such harassment and pressure. The salespeople at Westgate are manipulative and sneaky. The paperwork for my timeshare was never explained by any of their workers and now I realize I owe over $16,000. I thought I only owed $8,000, but after doing some reading of my contract, I found that to be a lie. I had already paid $12,000 by the time I took my first vacation with Westgate because the availability is non-existent. This company is a joke, and it saddens me they have walked all over me with no remorse. Westgate, you should be ashamed of yourselves. Furthermore, to the "General Public at Large", the best decision you can make is to avoid ANY type of sales presentations with this company. You WILL GET SCAMMED!Central Florida Investments, Inc.

Hi!
My name is Rose ******, My husband and myself went to Orlando this summer and got Duked. I'm so upset, irritated, Anxiety, Anger is through the roof. I've heard about timeshares in the past and never thought it would be us. Booked our vacation and one of the requirement was to attend a meeting. Both my husband and myself had attended and attempted to leave many times before falling into their traps. I had expressed to the salesman's that we were planning on buying a home and couldn't afford to buy or add anything to my credit. All the salesman's had looked both my husband and me in the eyes and told us " it will never shows up on your credit. If it does will pay for your down payment myself" over and over and over and over with their lies.
Last week checked my credit report and it's showing. I quickly called the all the Westgate salesman's and only 1 called back. After asking and basically begging how can you get us off. She laughed and said " this is a good thing because it shows you're making payments ".
I'm so disappointed in myself and humanity😒

With regard to your concerns about the sales presentation you attended, we ask you to understand that, although Westgate is a sales-driven company, at no point were you forced to stay at the presentation or purchase a timeshare. Let this comment be a warning that no one else makes the mistake of going to one of Westgate's sales presentations like we did. They convinced us to go to a presentation in exchange for a gift card and it turned out to be a serious mistake! Everything they say to convince you to compress one of their timeshares is exaggerated or misrepresented. They put a lot of pressure on you when you're there and it's very tiring. They trick you into thinking about buying. They tell you that their timeshares are an "investment" when in reality it is a waste of money. It is not cheaper to vacation with a timeshare. They boldly declared that they were associated with the Disney company, but that was all a lie. Do not believe them when they tell you that a timeshare can go up in value and that you can generate money. Worse still, they speed up the process of signing all the documentation, so you don't realize that what they say in the presentation is not really consistent with what the contract establishes. We did not find out until later that we were subjected to many illegal practices, such as not showing the Public Offer Declaration or not informing the time period to cancel the contract. It is very dishonest for Westgate to do this to people. They led us to believe that we could return the timeshare to Westgate if we ever didn't want it, but completely ruled out that we have to pay for it first. Pricing for timeshares is unreasonable and predatory. Do your family a favor and avoid Westgate and their notorious timeshares!Central Florida Investments, Inc.

First and foremost, we are sorry if you felt uncomfortable or pressured in any way while attending our sales presentation. Since there may have been offers presented on a first-come, first-served basis, depending on the available inventory, the representative may have expressed some urgency regarding the offer. However, you were never obligated to remain past the agreed-upon time to receive your incentive, nor were you obligated to purchase a timeshare. As for your concerns regarding the speed of your closing, please know that if you had informed your closing officer of this concern, they most certainly would have proceeded at a pace with which you were comfortable.
In regard to your investment concerns, allow us to refer you to your Acknowledgment of Representations document, which you received on the day of the sale. You acknowledged within this document that you purchased this property for personal use, that there were no representations made regarding investment or resale potential, and that the Developer does not have a rental or resale program to assist you. In addition, the Public Offering Statement (POS), which you received on the day of sale, discloses that "the purchase of a timeshare interest should be based upon its value as a vacation experience or for spending leisure time, and not considered for purposes of acquiring an appreciating investment or with an expectation that the timeshare interest may be sold".
We ask you to understand that there is no requirement for the POS to be reviewed with owners prior to or during the signing. As advised earlier, you received a copy of this document on your CD-ROM on the day of the sale. It would have been up to you to review it within your rescission period.
Be advised that your claim of being told you could return the timeshare if you did not want it is a verbal claim we cannot validate. While there are instances where Westgate may acquire property back, such as in the cases of upgrades or foreclosure, specific criteria must be met in order to qualify, as we do not simply take back timeshares based on an owner's request.
Your claim of being told that Westgate is affiliated with Disney is another verbal claim we cannot validate. As an owner benefit, you are able to exchange your week with Interval International to stay at a Disney resort, based on availability and subject to their terms and conditions; however, be advised that these exchanges are not contractual in nature.
Lastly, in regard to your concerns about the rescission period, we ask you to understand that Westgate fully complied with its legal duty by clearly disclosing the mandatory terms for rescission within the Contract for Purchase and Sale. We are not required to verbally disclose this information.
Mr. *******, our review has concluded that full and fair disclosure of your purchase terms, including the financial terms, was provided on the day of the sale. We entered a timeshare agreement with Westgate Resorts, and we can't escape it. We are in a very tight financial spot that was only compounded by our daughter being involved in a bad car accident. She shattered her ankle and broke her back. We're unable to make ends meet between how expensive the timeshare is and the medical debt, along with the other bills. The sales team was aggressive and relentless. They eventually convinced us, after 6 hours, it was supposed to be 90 minutes, that it would be a great deal. We have a family of six, so the free breakfast was very enticing, since we thought we were gonna save big. The "meal" turned out to be a cold danish and some bacon... how kind of them. We can't afford to keep paying for it. Plus we haven't even be able to use it because there's apparently never anything available. We've explained our financial situation to them, but they've not done anything to help us: we just want it to end. I don't know where they think we're going to get the money to keep paying for this, but I'd love to know if they've got some magical money tree they expect me to know about. One of the worst decisions to date is getting involved with Westgate. They have been impossible to work with. We reached out to them to call them on their lies and schemes and they have met us with disappointment after disappointment. They mislead you about what is available as far as amenities go. They fail to mention key points of owning the timeshare. Fees have gone up significantly. We truly do not want this to go to our children in the future. Westgate does not care about their owners or their heirs, just money, money, money! They take our payments but feel absolutely no moral obligation to them. My father and I inherited a Westgate Resort timeshare deeded in Gatlinburg from his late wife. Unknowingly, we became responsible for high interest payments and rising maintenance fees. My father passed away this April and all Westgate was concerned with was getting my name on a deed so they could hound me for the payments. I agreed to this, but they never disclosed I would have to continue paying, otherwise I would have declined. I am not able to continue with this financial burden on my own. I have reached out to the company and asked them to take back the deed and cancel my association with them. I have yet to hear from them. Stay away from WESTGATE!Central Florida Investments, Inc.

Westgate lied to us about the total price of our timeshare and that is just the tip of the iceberg with their lies. We were told the unit we were buying was roughly $13,000. We have paid about $26,000 for a unit we have only used about 2-3 times, and we still owe a little more than $5,000. We later found out we had a period to cancel but it was too late by the time we received our contract which was approximately a week later. Makes me think they do this on purpose to keep the sale. The main reason we agreed to the purchase was because we were told Westgate had a buy back program and if we ever wanted to sell, we had to come to them first and a fair offer would be made. When we tried this, we were told that Westgate doesn't buy timeshares!Central Florida Investments, Inc.

We thank you for your patience while we reviewed your correspondence. Please accept the following as Westgate's response. Be advised that you received copies of the documents mentioned herein on the day of sale.
First, in regard to your concern about your contract documents, allow us to refer you to both your executed Receipt for CD-ROM and Receipt for Timeshare Documents, wherein you acknowledged that you received copies of your documents on the day of the sale as required.
As for your concerns about the total price of your timeshare, please refer to your executed Truth in Lending document, which discloses the total purchase price and the interest rate if you chose to finance over the entire life of the loan.
We regret any misunderstanding there may have been regarding resale. Be advised that Westgate does not have a rental or resale assistance program, nor are we associated with any; however, you are well within your rights to rent, resell, or transfer your timeshare interest at your own discretion. While we do not have a buyback program, we are allowed to exercise our Right of First Refusal (ROFR). The ROFR allows us to match offers to purchase a property from an owner under the same terms being offered by a third-party purchaser. As previously advised, this option does not constitute a buyback program.
Lastly, in regard to your concerns about the rescission period, please understand that Westgate fully complied with its legal duty by clearly disclosing the terms for rescission within the Contract for Purchase and Sale. We are not required to verbally disclose this information.
Mrs. *******, our review has concluded that your contract is valid and enforceable. We ask you to understand that you remain financially and contractually responsible for your purchase regardless of your personal usage, or lack thereof.
