      DO NOT BUY from Westgate. I paid my timeshare in cash 10 years ago, recently my husband passed away. Westgate charged exceeding late charge for 9 months while my husband was sick refuse to reduce the price, told there wasn't anything they could do. When I went back to the their collection department, I was spoken to by a very rude person., when I asked if I could deed back he told to call Westgate. When speaking with Westgate about my current situation they said there was nothing they could do. I can pay $3000 to deed back my time share but before doing so I have to pay this years maintenances and taxes of $1800 so after paying my timeshare with cash in 2010 they now want more money when they will turn around and sell my time share for profit. this company are a bunch of crooks

      My wife and I are retirees who have been lied to by Westgate salespeople from the very beginning. We were checking in for a vacation at a Westgate Resort in Florida. Before arriving, we were promised that the meeting wouldnt require us to make any additional purchases which we confirmed on the phone call with their associate. When we checked in and attended the meeting, we were given fruit and small Danishes which we thought would hold us over through a promised 90-minute meeting. The meeting dragged on much longer than expected and my wife started to get back pain. When I tried letting the salespeople know they didnt seem to care much. They pressured us into staying and told us repeatedly that if we didnt buy, we would be making a huge mistake. Everything had become so overwhelming, so we just purchased it so we can get out of there and have my wife rest her back. These people are savages and dont care if you are comfortable or not. I wrote to the President and CEO Mr. ***** ******, and I am hoping to get a response to cancel our membership. If they dont want to let us out, I will look for an attorney to help us. We are elderly folks who feel that we were targeted. Do not waste your time with these people and be careful or you will certainly lose a substantial amount of money.

      I am writing this review because this purchase was based on deceptive sales and significant omissions that influenced my decision. I was invited to attend a timeshare presentation in Orlando, which I was assured would only take an hour. Instead, it lasted six hours! During the sales presentation, I was convinced that buying this timeshare was a great investment opportunity. The sales team promised that the property, situated in a prime Orlando location, had significant potential for appreciation. They assured me that I could rent it out on ******, generating substantial income, with projections suggesting nightly rates over $500 and even up to $1,000 during peak seasons like Christmas and July 4th. Their claims were backed by detailed ****** listings they showed and their promise to assist with setting up the property for rental. This was all a lie. To date, this investment has cost me $25,000, I have never been able to rent my unit, and I have only taken 1 vacation consisting of 7 nights. Their pitch about the investment aspect was pure fiction as there is no rental market to access. I also learned that I can easily go online and book any Westgate resort I want for FAR LESS than what I am paying to be an owner, disproving their salespeoples claims that being an owner with Westgate I would have exclusive access to their resorts.The sales presentation was marked by a lack of transparency and aggressive tactics. The Total Interest Percentage was never disclosed, and the sales team used high-pressure strategies, including creating a false sense of urgency about purchasing the second half of the timeshare due to its increased resale value. Their claims about the investment potential were misleading and overly optimistic, failing to reflect the true financial realities. Furthermore, their salespeople omitted information about the right of rescission, leading me to believe the timeshare was a lucrative investment when, in reality, it's been far from it!

      Don't get involved with timeshare, in fact, avoid it at all costs. I am a retired veteran who served in the *****************, and my wife and I were taken advantage of by Westgate Resorts. We were approached by a guy who offered us free tickets to ******** and Aquatica if we were to sit through a presentation. My wife and I thought nothing of it and figured why not, if it was for free tickets. The representative used my serving in the ************ to say that he can offer us a discount because I am a veteran. These people were relentless and could not take no for an answer. Their presentation ended up being a relatively high pressure sales pitch to get us to become members. These people really know how to make it out as if what you are purchasing is of any value. We are spending more money on this worthless timeshare contract when booking a room on their website would be a lot cheaper. After our presentation we get endless calls to upgrade and come back for another presentation. We are consistently declining their offers and wish we never made the mistake of allowing them to pressure us into buying a timeshare. These people are relentless, and I strongly recommend staying away from anyone who is trying to get you to attend their presentations. Save your money and save up for a trip instead. Its less expensive and doesn't really matter if you own a timeshare or not because booking is open to everyone, timeshare owner or not. Just trust me and save your money.

      Regarding your claim that you felt pressured to purchase a timeshare interest, we apologize if you felt uncomfortable or pressured in any way while attending our sales presentation. Since there may have been offers presented on a first-come,first-served basis, depending on the available inventory, the representative may have expressed some urgency regarding the offer. However, you were never obligated to remain past the agreed-upon time or to purchase a timeshare.Ultimately, you had the right to inform the sales staff or closing officer of any discomfort to ensure proper action was taken, or refrain from purchasing if your concerns were not addressed to your satisfaction.

      Additionally,regarding your claim that you were allegedly advised you would receive a discount due to *** ******* veteran status, while it is not possible to validate any verbal statements regarding the matter, we can confirm that the Sales Department does offer discounts depending on available inventory. Moreover,regarding your concern with any calls you may have received regarding an opportunity to upgrade whether with Westgate Resorts or Westgate Cruise & Travel Collection (WGCTC), please know that these calls can be requested to stop if you choose.

      With respect to your claim that you were allegedly advised that the purchase of a timeshare interest would be an investment opportunity, as it is not possible to validate verbal statements, the Developer requires all owners to complete the Acknowledgment of Representations (AOR) document, which you received on the day of the sale. With this document, the Developer strives to eliminate the possibility of any misunderstandings with regard to what may have been presented to you, which may have influenced your decision to purchase.Acknowledgments #3 and #5 show that you purchased this property for personal use, that there were no representations made regarding investment, rental or resale potential, and that the Developer does not have a rental or resale program to assist you. However, you may rent at your discretion. Additionally, the Public Offering Statement discloses that the purchase of a timeshare interest should be based upon its value as a vacation experience or for spending leisure time, and not considered for purposes of acquiring an appreciating investment or with an expectation that the timeshare interest may be sold.

      As for your concerns regarding booking and availability, please understand that,at each property, there are two allotments of inventory: sold and unsold.The Developer pays the *** on all unsold inventory just as owners, such as you, pay the *** on sold inventory. Because of this, each of you has control over the usage rights,which will allow you to rent, sell, or use the property any way you see fit based upon availability.  That being said, the Developer chooses to use his unsold allotment toward growth, which results in offsetting resort fees. However, to be clear, this unsold inventory in no way affects your sold allotments availability.

      We initially got roped into our contract with Westgate Resort after being aggressively approached at the Westgate Resort Hotel in ********* on May 9, 2023. While paying our hotel bill, an employee came up and insisted we attend a presentation for purchasing a timeshare. Despite my clear refusal, and after explaining how I was not in a financial position to purchase anything, this employee would not take no for an answer. It felt like our boundaries were disregarded, as they kept pushing and would not let it go. They only backed off once they dangled a free breakfast in front of us as bait to get us to listen, which we reluctantly accepted. This whole experience has felt like one big fraud. From being aggressively pushed into attending the presentation, to being sold on promises of easy access to properties and a so-called "great investment," none of it has held up. We were made to feel special with offers of free breakfast and airport rides, but once we left, everything changed. We could not get reservations when we wanted, the costs were higher than we were told, and trying to get help from anyone has been a nightmare. They conveniently left out key details, like the maintenance fees and the deadline to cancel the contract. If we had known how hard it would be to use the timeshare or how much of a financial burden it would become, we would have never signed up in the first place. It is clear now that this was never about helping us, it was about making a sale. We have complained to the company; we will see what happens.

      During our vacation in ********* in July 2021, my family and I checked into the Westgate resort in *********, only to be greeted with a barrage of harassing offerscoupons and free lunchesif we agreed to attend a timeshare presentation. The representative insisted this opportunity was exclusively for married couples, making it clear we wouldnt be eligible since we were traveling with another couple who werent married. However, when we expressed our intention to decline, they quickly backtracked, claiming they could make an exception for my cousin and her partner. It felt like a calculated tactic to lure us in, masking the true nature of what we were stepping into. Unfortunately, over time, the payments and maintenance fees became a significant burden, especially after my cousin chose to back out and stopped contributing her share. Another area where we felt misled was the assurance that maintenance fees would remain stable; instead, they began to rise, and we learned that our children would be left holding the bag for these escalating costs. The mounting confusion, pressure, and misinformation made it increasingly clear that we needed to rid ourselves of this timeshare nightmare. All our interactions with Westgate Resorts salespeople have been marked by deception and misinformation. We were given fabricated time constraints to make a purchase, provided a deceptively affordable quote, and then not provided with crucial financial details at the time of signing. This was presented to us as an investment in real estate, but it is clearly not. We are absolutely fed up with the lies, and we have demanded to be released from this contract immediately. Westgate Resorts are void of all professionalism and ethics in our opinion.

      My husband and I, first purchased the timeshare from Westgate Resorts, starting two decades ago. Since then, we have faced numerous issues with availability and increasing cost. To make matters worse, we have fallen victim to several high-pressure sales scenarios in which deceptive, coercive tactics were used against us. During one such meeting they removed my husbands name from the Deed, we would later be told for a substantial fee he could be re-added. My husband was our only household income at the time. We are livid about everything to do our Westgate timeshare and, after being owners for two decades, we believe we are well within our rights to request our contracts termination. We've explored every possible option to make our timeshare worthwhile, including attending meetings where we were promised we could rent out the rooms to cover the increasing "maintenance" fees. Despite our efforts, we found renting them out was not feasible. Despite our attempts to resolve these problems and make the most of our investment, we have encountered ongoing difficulties, including deceptive sales practices, unfulfilled promises, and mounting costs. We have been misled about the benefits and rewards, faced unnecessary financial burdens, and have seen no progress in resolving these issues. We believe that terminating the contract is the most equitable solution, allowing us to move forward without further financial strain or dissatisfaction.

      We went to Westgate ********* with a travel package we bought two years ago with no intention of buying timeshare. The sales person assigned to us *** was playing so nice and got us into signing fir time share. He said he was going to help us get the rooms rented through his wife and that will help us pay for college for my son. They kept us for 5 hours and by the time we signed the documents we were not told about *** recession period. We where told if we do decided to sell for any reasons they have buyers that can take it off our hands because of the casino. They lied to us. I called them few days after we got back I was transfer to the legal team they did not pick the phone. I was calling to cancel. I called the loan closer she did not pick her phone. The next day I called and told her our intention and she said I was a day late. They deliberately did not want us to cancel. I explained my financial situation and they said they can offer hard ship. On the contract it states that the property cannot be used as investment but their sales person convince us to buy it and he will help in renting it out. I have sent emails to Westgate that I would like to cancel and they will not assist . The sale person also convince me to add my children on the contract because his wife will train them to rent the rooms out. Now my two sons credit is at stake and I cannot afford the payment due to financial reasons. Westgate refuse to do a buyback. This is 2 months old contract.

We ask you to keep in mind that the only requirement to receive your agreed-upon incentive was to remain at the presentation for 90 minutes. You could have stopped it at any time as you were under no obligation to purchase. Please understand that Westgate cannot control whether you chose to exercise that right, as hundreds of consumers do on a daily basis. It would have been at your discretion to inform the closing officer of any discomfort to ensure proper action was taken or refrain from purchasing if your concerns were not addressed to your satisfaction. As the consumers, the final buying decision is always yours.

      Moreover, while Westgate may acquire properties from owners from time to time through upgrade sales, foreclosures, and the exercise of its Right of First Refusal (ROFR), it does not have a buyback program. The **** allows the Developer to match offers to purchase a property from an owner under the same terms being offered by a third-party purchaser; however,this option does not constitute a buyback program. As an owner of a timeshare real estate interest, you are able to use, rent, will, or sell your property;however, this activity would occur at your discretion as Westgate has no form of resale or rental program. While Westgate does not offer assistance with this, a comprehensive timeshare resale resource is available at the American Resort Development Associations Resort **************** (ARDA ROC)website: ************************************************* or by calling **************.

      Furthermore, at the closing, you were provided a state mandated rescission period for contract cancellation. You were also provided with clear instructions had you decided to cancel as well as the mandatory timeframe.Because we have nothing on record to show that you cancelled within the allotted timeframe, it is Westgates position that the rescission period for contract cancellation has passed; as a result, your request to be released from your contract has respectfully been denied. As such, your contract stands valid and enforceable. Nonetheless, should you have supporting documentation to show that you attempted to cancel within the rescission period, we highly encourage you to provide it to our email address shown below so we may further review your claim.

      Hello,The presentation was supposed to be 90 minutes but lasted more than 2 hours. Your salesman *** ended up deceiving us that the timeshare was going to help pay for college, and he was going to help us set it up with his wife to get it to rent because his wife helps other people he signs up. He went ahead to show me his account and how much he received when he rented and also said it could be sold quickly if we choose to sell it.We did not realize we were seeing; he was doing everything to get us to buy the timeshare, which we did. At closing, the loan closer did not mention anything about cancellation, and she printed some documents and gave them to us but did not mention our option to cancel, which is a breach of contract right there. She gave us a tablet and a flash drive. After getting home and receiving an emergency call from home, we decided to cancel and call your office, and it went to voicemail. We reached out to the loan officer's direct number, and it went to voicemail. mail we left a message and told her what our intention was, and she called back the next day and told me that I was one day late and there was nothing that could be done. I asked her why she did not include the cancellation letter with the document she gave us, and she said they didn't; it is in the **** This seems to be a way of deceiving people and making them fall victim without a way out.I have proof of the calls that were put in and the different responses that were given. Your salesman represented your company by giving false information; your closing office closed out the loan without giving a cancellation notice, and she said Westgate does not give it out with a printed-out document; they give customers. These are people you employed and trained to decide consumers, and they refuse to pick up their calls, waiting for the cession period to pass and holding on to it.All I am asking for is a Quit Clain of Deed to sign the property to Westgage and lose the $5000 that Westgage have already collected from us.

      Westgate took advantage of an elderly family member (75 years old), who had been a timeshare owner with them for over 20 years. They had him come to their meeting during one of our stays to review his timeshare. He returned three hours later very frustrated and visibly upset with a new timeshare contract. Note: He already had four weeks a year at the Orlando property and they pressured him to move his timeshare to ********** with six weeks a year for an additional $18,000 dollars. My relative explained how he tried to leave the meeting several times, but they kept bringing in other sales representatives until he finally broke down and upgraded his timeshare to the Gatlinburg property. He was obviously upset but decided protect his pride and accept the new contract. The next year he attempted to book a stay at the ********** property and was denied. Further investigation into his contract revealed he had paid the additional cost to upgrade his timeshare to six weeks EVERY OTHER year, which means he paid an additional $18,000 dollars to go from eight weeks every two years to six weeks. He immediately called Westgate and spoke to numerous individuals He explained how the contract was misrepresented to him at the time of signing and was told he had six weeks every year. Westgate response was thst it was his problem necause the contract had already been notorized and his payment had already cleared. Note: Westgate did offer to return him back to his original contract with a one time fee if $10,000 dollars.

      I just want to take a minute to explain our Horrific experience with this company. We had done put in close to 1000$ on our previous room just to get to the point where we could do a stay. So we did the owner update. At the owner update we were pushed into upgrading to a 2 room. When we got home after talking about it we decided that we would have rather stayed with our previous package. The next couple days we spent talking with our closing officer and our guide. The guide was upset because we decided to downgrade but our closing officer kept saying he was working with us but was continually hanging up and not returning our calls and eventually was not answering the phone for us at all. He just acted like he was too busy to even talk with us He was very rude for someone dealing with a customer. He also offered us two other rooms but one was out of our area but afterwards would never answer our calls very unprofessional. Later we found out that we had 10 days to switch back to our original contract, but no one to this day has straightened any of this horrific mess out. I would not recommend this company to anyone. If I could rate this company a negative I would you do not treat your customers this way. Its very disrespectful and rude, not only were they rude but now we have to wait a whole year to even use it after we have already waited a year.
