      La falta de transparencia y apoyo por parte de Westgate ha hecho imposible disfrutar de los supuestos beneficios. He llegado a la conclusin de que mantener este tiempo compartido no solo es una carga financiera insostenible, sino tambin una fuente constante de estrs y decepcin. Compramos esta propiedad compartida porque la Sra. ******** dijo que sera una gran inversin. Lo que **** no mencion fue que nos cobraran una tasa de inters de casi el 18% sobre un prstamo de ** de $14,000. Esto nunca se aclar durante la firma y el cierre del contrato. Han hecho un gran trabajo mantenindonos distrados con la firma y no divulgando completamente lo que estbamos firmando. Hemos escrito directamente a Westgate para cancelar nuestro contrato, pero no han respondido, por lo que estoy escribiendo esta resea con la **************** respondan. Westgate es fraudulento y no recomendamos comprar una propiedad compartida con ellos. Su producto no vale nada y saben muy bien cmo venderlo como si fuera una oferta de por vida.       The experience with this company from the very beginning has been nothing short of a nightmare, marred by deceit, manipulation, and outright cruelty by the sales team. On August 24, 2021, my mother, her husband, my 3 children and I went to Westgate Palace located at *********************************** Orlando, Florida, for breakfast under the ruse that we would attend a short presentation in exchange of free tickets to *****************. The sales presentation I attended was a masterclass in deception, led by individuals who seemed to take pleasure in crafting a web of lies so intricate, it was designed to ensnare unsuspecting prospects. We started talking with a gentleman that started asking questions directly to my mother. Keep in mind that my mother is elderly, and she tires very easily, and the questions were all super-fast with the ill intent of confusing and tiring her out. They never mentioned there would be fees every year, in the form of a maintenance fee. This maintenance fee would always increase, going up by at least 5% every year. It was also never mentioned that it would be a lifelong debt that her grandkids would go on to inherit nor was it mentioned that there would be multiple weeks blocked off. Their tactics were not just aggressive; they were cruel. They mocked my financial situation, scoffed at my inability to afford lavish vacations, and used this as a battering ram to push me towards signing a contract. Documents were thrust in front of me with a demand for a signature, no explanation offered, no time allotted for review. Critical information was deliberately withheld, including the vital fact that I had a legal right to rescind the contract within a specific timeframe. It's clear I was subjected to a calculated scam, preyed upon by a team well-versed in exploitation and deceit. The practices employed by the Westgate sales team were not only unethical but cruel, and I refuse to be bound by an agreement that was forged under such tricky circumstances.

      We write this review today to describe the HORRIFIC experience we endured due to the false promises made to us by Westgate. We were offered a weeks stay at a discounted price if we participated in a short information session with no requirement of purchase. We went to the meeting with no intention or interest in buying a timeshare but more so in a plan to take our children to ****** parks after the required meeting. When the presentation started, they quickly separated us from other attendees, and had our own salesperson who seemed to have a perfect answer for every question we asked. We declined, as we did not want to visit the same resort every year. He told us specifically that because Westgate *********** is so popular being close to ******, we would have no problem trading our week with other resorts. They told us we could pay a small fee to use exchange companies like ************** to trade and go to other resorts or could also apply the week to book **************. At this point, we were more than 3 hours in, and our daughters were waiting to go to ******. We were not allowed to leave until after we saw a tour of the facility, which was another hour of driving around the property, where they showed a brand-new unit and promised our unit would be identical, as all unit, once remodeling was complete would be the same. The next day we went back and told the salesman that we made a mistake and wanted to cancel. He told us we couldnt cancel but instead would discuss the situation with his supervisor. After waiting a long time again, the supervisor came in and told us that we couldnt cancel the contract but could change to a different unit they had just got back due to foreclosure. Although we were relieved to have switched to a less expensive unit at that moment, we are furious that the staff knowingly lied to us about the LEGAL rescission period and all the false promises they made to us.

      Our experience with Westgate Resorts has been tumultuous to say the least. One area where we felt misled was regarding the timeshare's inheritance. We were told our children could use it after we passed away, but it was never clear they would have to pay yearly maintenance fees. We were also deceived about selling ********************** getaways to cover maintenance fees and the ease of booking getaways, which turned out to be against their rules. After researching, we discovered we could cancel within ten days, but we were not informed of this option. Despite canceling, we've been charged monthly, and our credit score dropped due to a late payment, even though we've since caught up. We don't believe the timeshare provides the value we were promised. They assured us that they would assist us in selling or renting our timeshare, but every attempt to contact Westgate Resorts for help was met with claims of unavailability. They led us to believe they'd always be there to assist, but that wasnt the case. At this point, we do not know what we own, other than a money pit membership.

      Over the past two years we have experienced a myriad of issues regarding the cost, availability, and general usability of our timeshare. The lack of information during our sales presentation (and overall misinformation) resulted in us purchasing a timeshare that wasnt properly explained. To date, we have not used the timeshare nearly enough to justify its cost, which mainly comes down to the lack of availability. We are fed up with lies and deceit and want to get out of this nightmare as soon as possible. During the sales pitch, the representative kept pitching latest ideas and trips to convince us to buy. In fact, they specifically mentioned that I would have access to ****** theme parks as a benefit of upgrading my contract. I received a letter dated 9/1/22 claiming that our Vacation Traveler account was expiring or had expired, even though we weren't owners at that time. Mentioning a requirement to complete occupancy within 27 months of the contract date, with a copy of the letter attached. I couldn't get any assistance to understand this additional contract. I didn't want to feel trapped again, especially with Westgate potentially adding charges to my credit card and pressuring me to spend more on the Vacation Traveler account.Several different managers, higher up in the chain of command, offered us supposedly better deals on maintenance fees and lower mortgage amounts. Despite my repeated refusals, they wouldn't let us leave and kept presenting different figures to confuse us.Everything they do is rooted in deceit and distraction to fraudulently seize your money!

      Westgate Resorts have not honored there agreements with us. Have been a member for a year. In this time we have been on 6 week-long trips. Westgate has not made or had accommodations for us on any of these trips. We have had to use other hotels or trip advisor websites for accommodations. Westgate contract promised us that they would schedule and provide us with accommodations anytime and wherever we traveled.

      This hotel has been ripping people off by way of rigged smoke detectors. I have learned that they are incorrectly charging dozens of guests with a smoking fee, and they recently charged me $566. There are multiple reviews on Trip Advisor revealing that they have been charging non smokers who just wanted to come relax at your property.Not only do I not smoke, I was outside at the pool at the time the property randomly charged me. I am currently waiting for a locks report to prove I was not in the room, however I am sure they can just make that up too.

      We strongly believe that our consumer rights have been violated, and we were misled into signing the ********* contract under false pretenses by Westgate Resorts. We requested a formal investigation into our case and the immediate cancellation of our timeshare contract to alleviate the financial and emotional distress we have endured. This was caused by the following High-Pressure Sales Tactics, the presentation extended well beyond the promised time, totaling 4-5 hours. We were subjected to relentless pressure from both the salesperson and a manager, who made it difficult for us to consult each other or seek external advice. Lack of Proper Disclosure, we were not informed about the rescission period, which is a critical right of the consumer to cancel the contract within a specific time limit. We were not provided The Truth in Lending Act disclosures, which should detail the financial charges and the annual percentage rate (APR), were omitted from our discussions. All of this has led to financial and emotional hardships. The financial burden of the timeshare, with a monthly mortgage of $273, has been unsustainable, especially given household challenges related to unforeseen medical bills and the current economy. This situation has caused us significant stress, anxiety, and regret, impacting our mental health and relationships.

Please remember that you were only required to attend the presentation for the agreed-upon amount of time to receive your gifts and had no obligation to remain past that time or to purchase a timeshare. We ask you to understand that it would have been at your discretion to inform the sales staff or closing officer of any discomfort to ensure proper action was taken and refrain from purchasing if your concerns were not addressed to your satisfaction. As for your claim regarding the rental of your ownership, please know that while renting out your ownership is an option available to you, this would be at your discretion, as Westgate has no form of rental program to assist you with this process.

      Additionally,regarding your claim that you were not informed about the state-mandated rescission period, please be advised that at the closing, you were provided a state-mandated rescission period for contract cancellation, as clearly stated in the Contract for Purchase and Sale (Contract) document. This clause provides detailed instructions had you decided to cancel within the rescission timeframe. Ultimately, Westgate fully complied with its legal obligation by conspicuously stating the mandatory recission in the fully executed Contract, and there is no requirement for this disclosure to be completed verbally.

      With respect to your claim that you did not receive the Public Offering Statement (***), please be advised that contrary to this claim, your signatures on the executed Receipt for Timeshare Documents and Receipt for CD-ROM show that you acknowledged you received the *** document. Furthermore,regarding the Truth in Lending Disclosure, please be advised that the Closing Disclosure document encompasses and amplifies the information formerly given in the Truth in Lending Disclosure.

      *************, as for the remainder of your allegations, they are verbal and unsubstantiated. Ultimately, Westgates position is that full and fair disclosure of all purchase terms was provided on the day of sale, including the interest rate and total amount financed. As such, your contract is valid and enforceable, and your request for cancellation is respectfully denied.
